Building on Partnerships

Beyond 2020 &

At Pindan, Building on Partnerships is central to everything we do and in this unprecedented year we believe it’s never been more important

A WORD FROM

Scott

Strong partnerships have seen us continue to expand our national footprint in 2020. These partnerships have also allowed us to build on our strong foundation and record of excellence in Western Australia this year, as underscored by a raft of new industry honours we’ve received in recent times. In the first two months of 2020 alone, we added $73 million to our order book. That was followed by new wins in both New South Wales and WA during peak COVID-19 restrictions and there is more local and East Coast work to be unveiled shortly. In addition to projects throughout WA, we have new projects underway in Waverton, Cremorne and Belmont, NSW, and the outlook for Pindan’s business is strong. Over the past 12 months, our Executive Team has used its depth of Pindan experience and local, national and international knowledge, to consolidate our position.

This has been primarily achieved through a restructure and a refining of our focus and direction, all of which saw us enter the COVID-19 restrictions phase in a stronger position than most. These changes continue to put us in a solid space for increased future profitability. We’ve also positioned the group to bolster our growth opportunities by expanding our Executive team, with the addition of Nick Cater as Director Pindan Construction.

We look forward to building on existing partnerships and forging new ones in 2021 and hope that the rest of 2020 is healthy and happy for all. Scott Davison Managing Director

COMMITMENT TO QUALITY. DEDICATION TO INNOVATION. Following the successful delivery of the $71.5 million contract to build a construction camp, Contracting was also awarded the $94 million contract for the construction of an operations village for Rio Tinto’s US$2.6 billion Koodaideri iron ore project. As Rio Tinto’s most technologically-advanced mine, the contract involves the design and construction of accommodation for the project’s main village featuring 470 rooms, eight laundries, a 1200-person kitchen/dining hall, gymnasium, recreation building with café and alfresco space, administration office, and shop. Our Contracting business has also successfully secured two contracts for works linked to the US$2.6 billion Iron Bridge Magnetite Project in WA’s Pilbara region.

Iron Bridge, an unincorporated joint venture between Fortescue Metals Group Ltd (Fortescue) subsidiary FMG Iron Bridge and Formosa Steel IB Pty Ltd, is a new magnetite ore processing facility that lies 145 kilometres south of Port Hedland. This project, which is on-track to create about 3,000 jobs during construction and 900 fulltime operational positions, will deliver high grade 67% Fe magnetite concentrate product by mid-2022. Our work involves a $3.4 million contract to design, supply and install a number of office buildings, as well as deliver associated infrastructure, at Fortescue’s Herb Elliot Port facility in Port Hedland and a $3.6 million contract to design and construct the project’s landside airport including managing all civil works, design, and roadworks, and supply all resources, support facilities, labour and materials. We’ll also be constructing a communications tower for the airport terminal building, as well as fitting out the airport.

We expect this contract will provide 350 jobs over 12 months, which is great news for the region.

In addition, two new contracts to undertake works on behalf of the Department of Defence valued at $5.8m to be completed at RAAF base Pearce – the main Air Force base in WA has been secured. Our renowned D&C and Early Contractor Involvement (ECI) expertise can make all the difference to the success of any construction project.

DELIVERING CONSTRUCTION EXCELLENCE THROUGHOUT NSW Pindan has recently kicked off work on two new D&C contracts in New South Wales with a combined value of nearly $20 million.

Otto Apartments

The Sydney-based team is now on-site in Cremorne after being appointed by Winim Developments to design and construct its $16 million Otto Apartments project. The boutique Gerard St development, designed by Rothelowman Architecture, features eight two and three bedroom apartments over four levels, as well as basement parking. This project follows on from previous successful collaborations with Winim Developments, including the $37 million mixed-use development East Lane in North Sydney.

With greater frequency, an increasing number of our clients and architectural and engineering partners are collaborating with our dedicated in-house ECI/D&C team to find innovative ways to increase cost-efficiency and streamline their projects. In search of the best value outcome, we investigate everything from alternative structural systems, construction methodologies and material selections through to mitigating risk by flagging potential construction or compliance issues.

Pindan is also on the ground in Belmont, NSW after winning a $13.5 million contract to design and construct Greencoast Business Park and Greencoast Work & Store for Green Capital Belmont Trust. The project includes the construction of four industrial buildings on two sites. Greencoast Work & Store offers mini warehouse/storage facilities, whilst Greencoast Business Park features a mix of showrooms/warehouses and office space.

We are thrilled to be adding more work to our order books in NSW and the future looks very bright.

Clifton + Central

PAVING THE WAY TO SUCCESS Pindan Projects covers construction projects of varying sizes and scope. One of our key growing partnerships, which is benefiting both metropolitan Perth and regional WA, is with WA’s Department of Communities (DoC). A recent tranche of DoC work, valued at $7.5 million, will see us deliver independent living units in Bassendean, Rivervale and Beaconsfield, designed by Parry + Whyte Architects, as well as two additional multi-residential developments south of the river.

This comes off the back of securing three regional construction DoC projects worth $4.5 million covering the Shire of Kojonup, the Shire of Jerramungup, and the Shire of Kent. “We’re pleased to be partnering with the Department to deliver vital homes and facilities that enhance the West Australian community and create demand for local subcontractors as well, which is a welcome economic injection.”

Our integrated expertise allows us to partner across all stages of even the most complex or remote residential housing estates, infill projects, lowdensity apartments, retirement villages and suburb-sized developments. From initial feasibility, planning and design, through to development, construction and completion Pindan Projects adds value at every turn. Developers looking for a construction partner or to maximise land potential choose Pindan time and again as we have significant inside knowledge of the industry due to our own ongoing developments in WA and further afield. Civil works are now complete at Botanica Canning Vale where buyers can snap up the last three and four bedroom homes designed exclusively by Pindan.

In Kardinya, we have 107 house and land packages under staged construction at The Heights. These are enjoying strong demand, with Stage 2 now underway. Pindan Projects is also again joining forces with Willing Property. Following our successful partnership in constructing Terrace House, a four-level development featuring 22 apartments and two offices in Guildford, we have been appointed to build the bespoke Clifton + Central development in Mount Lawley – a boutique collection of 15 premium terrace houses, loft apartments and shops. “It’s an absolute pleasure to once again be involved in the design and construction of this unique development. We are thrilled to be partnering with Willing Property again and are excited to commence construction of their latest apartment development.”

Pindan Projects also undertakes high-end custom home builds and is well known for its reliability, efficiency and quality in this space. As we are well versed in property development, our highly experienced team can manage the whole project from start to finish. Whether it be a single home, house-behind-house, duplex or multi-unit property development, we are well placed to serve investors and landowners looking to maximise returns and develop residential property across Perth and WA’s South West.

Pindan Projects’ dedicated and highly experienced team is also well positioned to reap the rewards of the new $444 million housing stimulus package unveiled for Western Australia and enjoy the flowon effect of recently-announced building bonus grants during the remainder of 2020 and beyond.

In addition to our extensive build capabilities, we offer a comprehensive range of services, including asset management. This business specialises in hard facilities management for a range of clients, complementing our core business by bringing a ‘whole of life’ solution to the management of our clients’ assets. Our Asset Management business delivers responsive and planned maintenance services right across the far North West of Western Australia. With a directly-employed workforce of nearly 100 and over 400 subcontractor partners, it is seamlessly able to service coverage of more than one million square kilometres. This is achieved by operating from six regional branches, located in Meekatharra, Karratha, Geraldton, Carnarvon, Port Hedland and Newman, each equipped with a full support team and integrated warehouse operation to achieve the highest levels of productivity. Our remote operations are backed by our head office service centre based in Perth, which is responsible for providing contractual, safety, QA and supply support, as well as operational and strategic leadership. Pindan Asset Management has a $400+ million 11-year contract to maintain and service 6,000+ houses throughout the Pilbara and Mid-West/Gascoyne for the Department of Communities and a $7.5 million five-year contract with YARA Australia delivering property and maintenance services for the company’s 180 properties which house their Karrathabased workforce.

Both contracts demand a high level of compliance, quality and responsiveness, and our asset management division has invested heavily in a suite of fit-forpurpose solutions to ensure it continues to deliver as promised. To deal with the 850+ daily work order activities, our team utilises the marketleading IFS ERP system to receive, schedule, track and complete all related activities remotely and in real time. This is further supported by a range of innovative technological solutions to enable a consistently high-quality outcome; these include our Tenant Service Request app (PINDANFIX), call centre software (UCCX & 3CX), knowledge management program (LivePro) and our integrated app development tool (TOKN). Pindan Asset Management has recently secured a new West Australian Government contract covering the inspection, service, and maintenance of stormwater systems and gutters for a range of Government agencies across the state’s Gascoyne region, through the Department of Finance’s Building Management and Works Program. The work also includes planned maintenance on Government-owned sites including hospitals, police stations, schools and TAFE’s throughout the Gascoyne region.

This contract dovetails nicely with our existing maintenance portfolio in WA’s Midwest and it underscores our Carnarvon-based team’s ability to expand and deliver high quality maintenance solutions for our clients.

The business is also poised to benefit from the WA Government’s Social Housing Economic Recovery Package (SHERP) – another regional and metropolitan housing stimulus package. With an estimated value of $319 million, its aim is to aid the state’s recovery from the COVID-19 pandemic over the next three years through property refurbishments.

2020 SUCCESS IN SPADES

These new acknowledgments of our work served to cement our esteemed standing in the West Australian construction industry.

Pindan Group Executive Director Tony Gerber said it was wonderful for Pindan to be acknowledged.

We won Best Regional Project and Best Health Care Building in the $2050 million category for our work on the redevelopment of the Warren Health Service in Manjimup, completed in 2018.

“It’s great to win these awards as it was a fantastic project that we are very proud to have been part of and that positively changes the health landscape for residents in the area,” he said.

The Warren Health Service is part of a $300 million capital works program by the WA Country Health Service to develop and improve hospitals in 37 towns across the Wheatbelt, Great Southern, Mid-West and South-West regions.

“The teamwork between the Government, consultants, hospital staff and our on-site team resulted in a highly successful project that also created good opportunities for local trades and businesses.”

We are thankful Master Builders Western Australia found a way to continue on with the Awards process despite the events of 2020 because recognition of excellence plays an important role in encouraging the delivery of exceptional quality projects. SCOTT DAVISON Pindan Managing Director

The state-of-the-art $37.6 million Warren Health Service included a new emergency department, an expanded outpatient appointment area, a new ward, operating theatre, mental health consultation room, medical imaging facilities, consult rooms for visiting specialists, a palliative care room, and a family focused birthing suite.

Adding to this, Pindan also collected an award for its work expanding and upgrading Carnarvon Community College. Awarded as Best Education Building in the $10-20 million category the $19.4 million project included construction of a raft of new buildings and refurbishing existing on the Marmion St site.

Pindan also collected the award for Best Education Building in the $20-50 million category for Cape Naturaliste College in Vasse.

“We built specialist classrooms for science, IT, home economics, materials technology, and performing arts, and a sports hall, as well as nine new general classrooms for secondary students,” said Tony.

The $23 million project for the WA Department of Education included the construction of new Design & Technology, Science, Health and Visual Arts buildings, refurbishments to the existing cafeteria, a new gymnasium assembly undercover area, as well as a new hockey oval and sports shed, plus extensions to the existing basketball courts and car parking areas of the school. “We have a long history of teaming up with the State Government on school projects and it’s rewarding to be helping transform the learning environments of WA students to help ensure their success,” Tony said.

Combine that with warmth, spirit and response of recipients, it’s an experience made even more worthwhile.”

Pindan team member Natasha Curran was 25 years old when she passed away earlier this year. She was just 22 years when first diagnosed with the bone cancer osteosarcoma and lost her leg to the disease. Pindan recently decided to pay tribute to Natasha by dedicating a room to her at Milroy Lodge.

“Cancer diagnosis can mark the beginning of a journey full of emotional, psychological, physical and practical challenges. “For someone living in the country, these challenges are amplified by the additional stresses of having to travel long distances for treatment and separation from their home and support networks. “Adopt a Room gives organisations like Pindan the opportunity to be a part of reducing the inequalities country cancer patients face and help make this part of their experience a little bit easier.” PINDAN 2020 & BEYOND I 25

GOING GREEN A PRIORITY SMALL CHANGES, BIG IMPACT

Pindan is stepping up its focus on best-possible environmental practices, with 100 percent of building materials recycled on a recent project

Our decision to become a founding member of ECO Resources’ ECO Accreditation Program, which is a commitment to recover, recycle and reuse 93 per cent of building site waste, underscores our dedication to this space. Pindan Operations Manager Ben Murphy said every building company had a social responsibility to reduce landfill. “Builders have a direct relationship with the environment they work within, and Pindan Projects wanted to have a positive impact on that environment,” he said. “Building sites can create up to six or more truckloads of building waste, depending on the size of the project. We feel this is unacceptable in contributing to landfill, so we took action to develop a positive outcome.” ECO Resources Director Kristy Sumich said construction and demolition waste in Western Australia made up around half of the state’s waste stream. “We anticipate Pindan’s involvement with the program and approach to construction and demolition recycling will act as a catalyst for other waste generators to jump on board,” she said.

During construction of the $5.8 million Claremont Bus Depot, Pindan was able to recycle 100% of waste produced – an incredible achievement.

While some types of waste can’t be recycled, Pindan is focusing on better segregation to increase the amount of materials that can be saved from landfill. Pindan Asset Management is also making great inroads in this space, with 16 percent of its waste from annual operations currently being recycled.
