Evidently properties entering the market in our great City are rarer than hen’s teeth but our February issue is packed with the largest number we’ve ever featured, from the best agents in the area. According to the RICS, house prices nationally are increasing, but their advice is not to panic. Rather, it is a sign of increasing confidence and a positive economic signal. We may all be shivering in this seemingly endless wet winter but the property market is clearly hot. If you want to add value to your home, we all know the best place to start is in the kitchen, so this month we include advice on pages 32-34 on what you need to do to get the latest ‘look’. Also inside, read all about the inspired new development in Rottingdean within a stone’s throw of the sea. In this fabulous location, these apartments are bound to go quickly so rush to page 21 to find out more. Enjoy.

Claire Cook

from Talk Money Are you making the most of your money? The last few years have been a financial shock to many of us. Before the credit crunch many took their finances for granted, things appeared easier and confidence was high. It seems people are now looking at their finances with more scrutiny, making sure their hard earned money is not wasted and making the most of simpler (and less costly) things in life. Some people have taken time to get properly in control of their finances, checking exactly what they are paying for and making sure it is still relevant. By making a review there can be great savings to be made. The first thing to check is your mortgage, the remortgage deals are now so competitive you could make a good saving each month. Not only your mortgage, but out of date policies can be a waste of money especially if your situation has changed. For example, a self employed person still paying for redundancy cover, you cannot be made redundant if you are self employed and this policy would not pay out.You may have taken life cover when you were a smoker, but have since given up. A substantial saving could be made each month. These examples are quite common, and there are many more. You can see how things get out of date. Make a review As an independent financial adviser I deal with the whole spectrum of financial advice. I can check out your mortgage and also any protection plans, pensions or investments. I would make sure any policies are still relevant to you and make sure you are getting the most for your money. I have access to the whole market place and can compare your current arrangements with others on offer. Often the process will make you a monthly saving or will give you more for your money. Your pensions and investments could be languishing in funds which are not performing. You may see your pension as being “frozen”, meaning you are no longer paying in, but it is still invested. A difference in performance can have a great impact on your retirement income. This is your money, it’s important to make sure it’s looked after and invested in the right place. It may seem complicated to review things, but we can take the stress of out that. We can contact the life companies directly for information, meaning you don’t have to find all the paperwork. All we need is the policy number, the name of the life company and your permission to obtain the information. If you would like your finances untangled, and an independent review, please call me Claire Cook on 01273 224667. I offer a free initial consultation and would be very happy to help. Talk Money is a trading style of Best Practice IFA Group Ltd which is authorised and regulated by the Financial Conduct Authority. The value of investments can fall as well as rise and you may not get back the amount invested. Your home may be repossessed if you do not keep up repayments on your mortgage.

Help to Buy boosts confidence in local property market The start of 2014 has seen the property market in Brighton and Hove remain buoyant. Traditionally, January has seen an influx of properties being put on the market and with more positive news emerging about the

There has been some criticism of the schemes however. Some experts claim it will create a price bubble and when this bursts we will see prices plummet leaving large numbers of people in difficulty and repossessions. It could be argued this is part of the risk on the part of buyers in deciding to enter the property market, but regardless of that, should the worst happen it would create real hardship for many. What we are seeing at Quality Solicitors Howlett Clarke are enquiries from a number of people looking to use the Help to Buy scheme but we are finding that some are falling at the application stage which suggests there is quite a rigorous approval process.

The Absolute Sport Interview

A CHANGE

IS GOING TO COME

Muay Thai Boxing is slowly on the rise in Sussex and Ruth Ashdown, the female World Number One, talks to Daniel White about helping its ascension. “Change will not come if we wait for some other person, or if we wait for some other time. We are the ones we’ve been waiting for. We are the change that we seek.” - Barack Obama

Ruth Ashdown, 34, currently holds eight titles, with her most prestigious the WBC World and International Championships, however, her achievements are largely unrecognised to the majority as they fly quietly under the radar.

In the world of sport change is inevitable.

Since her interest in the sport started ten years ago, she has been on a mission to increase its popularity and is finally getting somewhere.

As clubs and rules progress parallel with the societal developments and changes we observe in public attitudes, so too must the sports themselves. In this light, there is a growing optimism that a sport such as Muay Thai Boxing is about to make its mark in England as the martial arts to follow. As boxing continues to decline in popularity, with charismatic figures such as Sugar Ray Robinson, Muhammed Ali and Mike Tyson void from the sport’s spotlight currently, attitudes are changing and martial arts are catching the eye of many people throughout the nation, with specialist sports clubs popping up all over the country. Yet, despite a growing interest and a healthy spectacle of fights on offer throughout the country, the women’s World Number One female Muay Thai boxer remains largely unknown in her home county of Sussex.

“I think people prefer watching it now more than boxing because there’s more action,” Ashdown explained. “Look at the WBC, they used to only sanction boxing, now they sanction Muay Thai. They could have picked any other martial art but they picked Muay Thai because it is getting that much bigger.” The part-time personal trainer first developed an interest in Muay Thai back in 2003 when she decided to photograph an event before quickly catching the bug. Her ascension has been rapid but during her rise to the top Ruth has had to overcome a number of obstacles, with her resilience predominant at no time more so than after recovering from two straight title shot defeats to beat two-time world champion Serin Murray in Australia and take home the world title.

Ashdown is now undoubtedly the woman to fight in Muay Thai and, after 25 wins from 32 fights, she doesn’t need to prove it to anyone. “I think I’ve proved it and some since then,” she laughed. “I won the world title and then I’ve won two more since then and I’ve got a WBC so no one can question me now.” After a career of hard-work and dedication, the rewards are now evident for the Ashdown. As the most successful female Muay Thai boxer in the country, she has raised the bar for success in the sport. Despite its relative adolescence as a recognised professional sport in England, Ashdown has been invaluable to the martial art’s long-term future, spreading its appeal nationally while raising England’s profile as a leading exponent of the sport. “I was over the moon when I won my WBC, I kind of felt I’d done nearly everything I needed to do,” she smiled. “Obviously there’s a few more boxes that need to be ticked but you can’t get much bigger or better than (the WBC Title) so I think I’ve left my legacy, in my club and in Thai boxing.”

Why would I get up early to come and talk to other business people? I’m the worst person in the world for getting up early. It’s one of my least favourite things. PENSIONS Employers need to install pension models that are fit for purpose Scientists reckon the first person who will live to 150 has already been born. Currently, on average, a man lives to 86 and a woman to 88 if they make age 65. While this claim reflects well on the advancements in medicine and healthcare generally, the implications for pension providers of all types are so vast the current debate about a retirement age of 67 would, perhaps, be better off focusing on 127 instead! Food for thought, not least for business leaders who currently have government pension reforms looming large over their balance sheets.

Auto Enrolment. Auto Enrolment is the government’s new scheme designed to address the sizeable problem created by seven million people who are not saving enough to generate the pension income they are likely to want, or expect, in retirement. Not surprisingly, the reforms mean extra costs for businesses in the shape of administrative fees to manage automatic enrolment and increases in the pension contributions a business is compelled to make on behalf of their employees. It quickly adds up.

“Up to 6 months before a company is due to comply with Auto Enrolment, they should be thinking about how auto enrolment can be integrated with payroll. This is one of the most important areas employers need to consider. “In terms of choosing an Auto Enrolment system, there are now dozens of pension, payroll and middleware providers that can deliver some, or all, of the employer duties in a software package.
