COMMUNITY
Cabin Conversion A new community group has been formed in Brighton with the aim of creating an outdoor classroom and wild life interpretation centre. Beacon Hub Brighton brings together community volunteers from environment conservation, preservation and education groups. They are planning to convert a disused golf cabin next to the Rottingdean Smock Mill into a unique outdoor gateway to the South Downs National Park. The cabin is on the edge of the 40 acre Beacon Hill Nature Reserve, home to rare birds and plant species. Community volunteers are bidding for the cabin to be used as a public facility by local schools, artists, walkers and photographers. Rottingdean resident Clive Bonny, a Fellow of the Royal Society of Arts, says: “Funds are being raised through public donations and education bodies. We need people to share their views on our facebook site to support this project” www.facebook.com/ beaconhubbrighton

EVENT
House prices up 9.5% from 2013 The figures come from the latest Nationwide house price index. Nationwide chief economist Robert Gardner said: “There is little doubt that the recovery in the housing market is now firmly established, with activity levels picking up and house prices recording their fifteenth successive monthly increase in March. Rising consumer confidence among borrowers, increased lending and government schemes such as Help to Buy, are all contributing to the uplift in property prices.” Online training for estate agents Agent Masterclass has launched its online training enabling estate agency owners, managers, valuers and negotiators to engage with estate agency trainer Richard Rawlings. Delivered weekly via a series of interactive video tutorials, the service allows agents to understand and adopt ideas, tips, techniques, methods and strategies. “Agents often ask me how they can overcome the issue of staff taking time out of the office for training, and I’m delighted to have been able to crack this. Agents can now take a thirty minute module every week at a time to suit them.” A video can be found at agentmasterclass.co.uk Read more about these stories and more at www.estateagenttoday.co.uk
Absolute Professionals The second Property Professionals lunch took place in April and again it was a packed house. This event is now firmly established within the property and business community as a great networking opportunity, whilst enjoying a fabulous lunch courtesy of Pub du Vin. This month we were joined by the well known motivational speaker and estate agency trainer Richard Rawlings, who shared a fascinating insight into using ‘big data’ within the industry. The event also regularly supports the Rockinghorse Childrens charity and its C.E.O. Ryan Heal announced that the event had already raised sufficient funds to purchase a baby incubator. The latest lunch will add more to continue to support this worthy charity. The next event, run jointly with SearchesUk and Absolute HOME magazine will take place on July 10th with a special summer theme. Sussex-born broadcaster and all-round national treasure Holly Willoughby is a busy girl. As well as her TV career and a third baby on the way, she has just published the third title in the School for Stars series, written with her sister Kelly Willoughby. Home-loving Holly recently told The Telegraph that her home is her hobby. “It’s where all my money goes... I have scrap books that I’ve been filling for years with snippets from Homes & Gardens and swatches of fabric” she says. Could TV’s golden girls’s next move be into homes and interiors? HAMMOND’S PLACE, BURGESS HILL A property of considerable historical value which was Grade II listed in 1957. Built in the 1400’s as a hall house on a northsouth axis before being virtually rebuilt in around 1500 on a west-east axis but retaining some elements of the original hall whilst creating a larger timber framed structure. By 1566, the house was in possession of an influential local family, the Michelbornes’, who added three further additions in brick to the east, south and west to create an Elizabethan quadrangle and decreeing it a manor house befitting an estate of over two hundred acres. Sometime later, the occupier, Edward Michelbourne was knighted by Queen Elizabeth I. By the 1820’s, the new owner decided to build a new manor house on the estate called Clayton Priory and bricks and other materials were taken from Hammond’s to help it’s construction and subsequently the old manor house fell into disrepair. In the 1890’s, a new tenant restored and repaired the house adding a contemporary extension. In 1933, the Dutch Ambassador lived there for around five years after he had taken a lease on the house following extensive improvements in 1930. EPC exempt.

Claire Cook
from Talk Money Retirement options – what has changed? The recent budget announced some surprising changes to how you can take your retirement income. These apply to “money purchase” arrangements, the type where you build up a lump sum of money, not for final salary or public sector schemes. For many years there have been several options you could have taken with your fund when you retire. The main ones being the purchase of an annuity or the alternative, income drawdown. I will explain the main features and changes which have occurred: Annuity An annuity would give you a guaranteed income for a set term, or more commonly for the rest of your life. The rate is set when you purchase the annuity, with initial income levels being based on criteria such as health and whether you smoke. With this option you are effectively giving away the lump sum you have saved for a guaranteed income which may go on for a long time into the future, or only a few years depending how long you live. Although annuity rates have reduced over time, this is still the preferred option for many people who want the security of know exactly what income they will receive. This continues to be an option when you retire. Drawdown If you take income drawdown, instead of giving away your lump sum to purchase an annuity, the money would be invested. Your income would be withdrawn directly from the fund. Drawdown has been available for some time, although for most people the annual income level has been restricted. In the budget, it was announced that people can now take a higher level of income from their plans, and from April 2015 there will be no limit to what can be taken, giving people access to the whole fund. Any withdrawals, however, be taxed as income, which in itself will often limit the amount people will

withdraw. There are further changes for people with smaller pension pots allowing them to access the full fund from now. The limits to how much you can take have also been increased.

Although the above changes may sound simple, the flexibility introduces more complexity when planning your retirement. Everybody has different circumstances and needs when it comes to taking their retirement benefits. Some are not dependent on the money, whilst others are. Some have a specific need to take money from their pension fund, whilst others don’t. With this new flexibility it becomes even more important to get the right advice. For independent advice on your retirement planning, please call me Claire Cook on 01273 224667. I would be happy to assist. Wood Flooring Beautiful, warm and versatile, wood has an unmistakable quality. A classically good looking wooden floor is the ideal investment to enhance your home. Wood has a natural patina; it has an ability to blend with any decorating scheme, anywhere in the home. It is also hard wearing and ages gracefully, and what makes wood so appealing is the vast range of colours and textures available. A deciding factor when selecting your wooden flooring is whether to choose solid wood or engineered boards. Solid timber is more durable as it can be sanded and resealed, however, it is susceptible to changes in temperature and humidity. Engineered boards have a top layer of hard wood bonded onto timber layers with grains running in different directions, this minimises the effect of expansion and contraction. Using engineered boards makes the floor more solid than using pure timber boards. These types of boards are particularly suitable for the moist conditions of a bathroom. In terms of wear and tear, soft woods like pine will show signs of wear quickly. More solid hardwoods including maple, cherry, ash or oak will be far more suitable for busier areas in your home. Oak flooring remains a current and popular choice in today’s interiors as it suits virtually any scheme. An oak floor will never date
“Practical and aesthetically pleasing, that’s the beauty of a solid wood floor.”
and will remain effortlessly stylish. Oak also offers good value, longevity and is available in a variety of widths and lengths. This timber can be lacquered in various tones either dark, pale or the latest silver or lime-washed tones. There are a great many finishes on the market that will bring a distinctive look to flooring. You can buy your wood flooring pre-sealed or treated but buying unfinished boards gives you the freedom to stain or paint them to the exact colour you want, for your interior scheme. If you can buy timber sourced from managed forests, preferably carrying the FSC logo (Forest Stewardship Council), this will ensure sustainability.

TEDx inspires at Hurst Hurstpierpoint College welcomed over 200 pupils and adults to its first ever TEDx event in which renowned speakers shared some inspirational ideas shaping our world. The event, titled Putting the F into the Future, invited students from the College’s Sixth Form as well as those from Seaford, Bedales, Roedean and Burgess Hill. The first session included Gabi Zedlmayer, a leading figure at Hewlett Packard, and Lachlan McWilliam, cofounder of the Band4Hope charity, whose topics ranged from social justice to “Generation F” to fighting breast cancer. The lunch and afternoon breaks in the St John’s common room were buzzing with excitement. Activities included the Big Booth Boutique which invited the students to record their responses to the sessions and have their photograph taken. The Mint House, from Hurstpierpoint village, sold books relating to the talks while some of Hurst’s talented Design and Technology students displayed their projects. Light entertainment came in the form of some of Hurst’s most accomplished musicians; performances from the Barber Shop Quartet and the delightful ukulele duo, Doug Brion and Robert Loveless, maintained the high energy levels of the event. During the second and third sessions, Hurst pupils Olivia McShane and Ellie Walsworth spoke beautifully and with 46│

great confidence about femininity, showing their insight and understanding. The audience was then raised to its feet as online sensation Daria Musk was connected live from America via a Google Hangout to sing and tell her incredible story of using the internet to perform her live music. Host, Bea Meborah-Collinson, member of the Hurst Upper Sixth, introduced each speaker with ease and kept the audience on its toes with riddles and games. The event was a great success, as has been reflected by the hugely positive feedback the organisers received, both on the day and afterwards, from the audience. Co-organiser of the event and Hurst Director of Communication, Heather Beeby, said, “The talks were inspirational and uplifting. All the pupils were fully engaged and with young people spreading big ideas and discussing them so avidly, the future really does look bright.” Each speaker was filmed during the day and now the videos can be viewed on the TEDx Youtube Channel. Just search, “Putting the F into Future”.
What is TEDx? In the spirit of ideas worth spreading, TEDx is a program of local, self-organized events that bring people together to share a TED-like experience. At a TEDx event, TEDTalks video and live speakers combine to spark deep discussion and connection in a small group. These local, self-organized events are branded TEDx, where x = independently organized TED event. The TED Conference provides general guidance for the TEDx program, but individual TEDx events are selforganized. (Subject to certain rules and regulations). TED is a nonprofit organization devoted to Ideas Worth Spreading. Started as a four-day conference in California almost 30 years ago, TED has grown to support those world-changing ideas with multiple initiatives. The two annual TED Conferences invite the world’s leading thinkers and doers to speak for 18 minutes on a diverse mix of topics. Many of these talks are then made available, free, at TED.com. TED speakers have included Bill Gates, Jane Goodall, Elizabeth Gilbert, Sir Richard Branson, Nandan Nilekani, Philippe Starck, Ngozi Okonjo-Iweala, Isabel Allende and former UK Prime Minister Gordon Brown. The TED2014 Conference will take place in Vancouver, British Columbia, along with the TEDActive simulcast in neighboring Whistler. TEDGlobal 2014 will be held in Rio de Janeiro, Brazil. A Missionary Zeal Words by Mike Holland
The old Hanningtons store in North Street Brighton
A lot has been written about the old Hanningtons store in North Street Brighton which finally closed its doors to the public in 2001. Dubbed the Harrods of Brighton it dominated North Street for almost 200 years since being first set up by its founder Charles Smith Hannington. It was very much a family affair and continued to be so until 1969 when Dorothy Hannington passed away and the shares were bequeathed to the Royal Sussex and London hospitals. However by far the most colourful character in the families history was James Hannington who was born in 1847. The family lived at Hurstpierpoint in a mansion known as St George’s which his father Charles had acquired. It was a rambling property and young James had many an adventure in and around the grounds. He was without doubt completely fearless and so full of mischief he became known by family and friends as Mad Jim. One of his more notable adventures ended with him losing a thumb whilst blowing up a wasps nest. Far from putting him off he became even more inquisitive, although by this time his parents seemed to have channelled his efforts into collecting all kinds of objects and he filled cases and cabinets almost as quickly as he obtained them. James had a private tutor up till the age of thirteen but was then sent to the Temple school in Brighton where he stayed for the next two and a half years. However he was no academic and could not wait to leave, which he did at the age of 15. He immediately started work in his father’s Brighton Counting House which he found almost as monotonous as school. However the monotony was broken by numerous trips on his father’s yacht which further fuelled his thirst for adventure. By the age of 21 James had visited every capital in Europe and, unbelievably, managed to have risen to the rank of major in the 1st Sussex Artillery Volunteers. He was an excellent officer and under his leadership the detachment won several prizes at the annual camp competitions. He was an excellent horseman and could hit any target with a rifle. He excelled in just about every outdoor activity imaginable. His father, who was extremely proud of his
adventurous son, had long come to the conclusion that young James was not destined for a life in business and managed to persuade him to enter further education at Oxford with a view perhaps to entering the clergy. Mr Hannington seems to have had a friend in the Reverend Dawson who seemingly became a great influence on James who after his ordainment became a rector at his father’s chapel in Hurst. It wasn’t many years, however, before the adventurous spirit seems to have resurfaced when he volunteered to join the Church Missionary Society. He was immediately dispatched with five other missionaries to Zanzibar from where they would travel to the continents interior to what is now Uganda. They were to replace other missionaries who had been murdered the year before but whilst travelling to the interior James was stricken down with fever and, near to death, transported back to Zanzibar then onward to England. The following year, having returned to good health, he set off for Africa again. Travelling into Uganda he knew, only too well the dangers as King Mtesa had recently died and the new less trusting son King Mwanga had even less time for Christians than his father. James took just one other missionary with him on this trip although 500 natives formed the caravan. Having left the main body with the other missionary in charge James advanced into Uganda with about 50 natives. The messengers of King Mwanga met and imprisoned this advance party. They were held captive for eight days before Mwanga decided they should all be put to death. Only four men escaped, the rest were speared to death although there are conflicting reports of how James met his end. One report says he was shot with his own rifle. However the more likely is the version from the executioners themselves who stated that the priest was speared from both sides. They stated that his dying words were. “Tell Mwanga I have purchased the road to Uganda with my blood” James Hannington was certainly one of the great sons of our city and one that should rightly be long remembered. The Bishop Hannington church in Hove was named after his memory.

- AUDI A5 ... Convertible
If Audi were at school, the teacher’s report card would read ‘has made very good progress over the last academic period and if he keeps up this rate of improvement, he will begin to seriously trouble his friends BMW and Mercedes’. It must be said that Audi are producing some excellent cars and although very different in character from its rivals, top marks. The A4 convertible was always a good car, yet very heavy and thirsty but with the benefit of

Cabriolet is the most versatile of the rag
The A5 looks quite staid and solid and not until you turn the key do you realise it’s a bit of wolf hidden in sheep’s clothing, as this thing really flies. The engine is fabulously smooth with a silky gear change and enough torque to please Lewis Hamilton. The 3.0 litre TDI S line is a joy and there is a great feeling of solidity about the car. Fluid is the best word to describe the drive, although you might not agree if you purchase the entry level 1.8 model but once into the 2 litre (201bhp) and higher, fluidity is what you get. Although you can choose 2 or 4 wheel drive, l don’t understand why anyone would ever reject AWD as it is infinitely safer in adverse conditions, helps cornering and you would never know it was there if you didn’t need it. tops, in that it’s got four usable seats and a plethora of engines, ranging from the entry level 1.8-litre TDI to the supercharged 3.0-litre petrol in the high-performance S5 and for immature Neanderthals like me, there is the ridiculous 4.2 litre V8 in the RS model that is so insanely fast, in what is basically a saloon car, that l was forced to accept the very kind invitation from Tony Rice at Coulsdon Audi to gently drive it around Brands Hatch on one of their Audi track days last month. I might of missed the gently memo but when presented with the entire range of their RS cars and a racetrack – well, l rest my case. I will give a full report on this rather surprising day next month. The A5 is one of Audi’s best-looking cars and the Cabriolet version does little to change this. Even an earlier facelift recognised this,

SUSSEX TO STAGE TOUR OF BRITAIN Words by Daniel White
The Tour of Britain will be staged in Sussex for the first time in the race’s modern history this September
Sussex cycling has been handed a boost with the announcement that Stage Seven of The Tour of Britain will be staged throughout West and East Sussex. The eight-day event, which is the UK’s biggest professional cycle race, will feature some of the world’s top riders and is set to kick off on Sunday 7th September in Liverpool. Following six days of competitive racing, the riders will arrive in Sussex on the Saturday, taking on the famous climb of Ditchling Beacon before heading to the finish on Brighton’s Marine Drive The stage finish comes 24 years since the last time a Tour of Britain came to Brighton and Race Director, Mick Bennett, is excited to incorporate our picturesque county. “We are delighted to be bringing The Tour of Britain to Sussex and Brighton for the first time in the race’s modern history,” he says. “While the finish in Brighton is definitely 52│

final day in central London, featuring an individual time trial and circuit race finishing on Whitehall. Coming just over 20 years after the Tour de France’s finish in our seaside city, cyclist and lead councillor for transport at Brighton and Hove City Council, Ian Davey, is hopeful it will encourage a continued growth in appreciation for cycling across the city. “It’s so apt that a stage of the race should finish in a city which has seen an explosion of cycling in recent years,” explains Davey. “As a city we’re really improving cycling facilities so now I’m hopeful The Tour of Britain will inspire even more people to take up cycling for fitness, recreation and transport.”

IRON MIKE Former Sussex Captain Michael Yardy has been through the mill in his extensive career and Daniel White caught up with him to chat about his expectations for 2014 Fifteen years after making his debut for Sussex, Michael Yardy has well and truly seen it all. From the highs of international success to the lows of his well-documented battle with depression, he would be forgiven for a slight lack of motivation. Yet the left-handed all-rounder, who first played for Sussex in their under-10s team, has not seen his eagerness wane over the years. “It’s always exciting early season because nothing has happened and there is lots of enthusiasm around the place,” Yardy smiles. “I think as long as you have the enthusiasm and the commitment to do well then you’ll do well and we have a good squad in place so there is no reason why we can’t push ourselves forward in terms of challenging. “ The side fell away during the closing stages of the County Championship last season and endured a very disappointing one-day campaign in 2013, however, the Hastings-born left-arm batsman feels their disappointments will help improve the squad. “We’ve had a few years where we’ve kind of rebuilt and when you’ve had a period of consistency and success sometimes it comes as a bit of a shock but it can be a good thing because it can make you look at different areas that you maybe haven’t looked at in the past,” he explains.
Michael Yardy batting for Sussex trophies at the end of the season, so it is an exciting year,” Yardy enthuses.
backing and having that opportunity but he’s certainly got everything in place.”
Led by experienced Head Coach Mark Robinson, Yards, as he is known to teammates, feels that they are in good hands and can foresee the former Sussex player moving onto high honours in the future.
The former England limited-overs player has seen the club rise from obscurity to their all-conquering Sussex squad of the naughties, before their recent fall back into mediocrity and Yardy feels it is time for Sussex to deliver once again for the fans.
Yardy, who was part of The Golden Decade squad, is convinced that with the winter’s additions, they are once again in a position to challenge this season.
“He’s been here for a long time but he’s still got that genuine hunger and enthusiasm that’s never waned since I’ve been here and I think he’s a fantastic coach,” he reflects.
“We’ve added well, we do have a lot of adaptability in the squad and if we stay tight as a unit, with a little bit of luck here and there, there is no reason why we can’t win
“He was rewarded with the England Lions job in the winter and will, I’m sure at some point, go on to further honours in terms of the coaching. It’s just a case of having that
- Sport|Cricket -
“I think the success the club had over 15 years means the expectation’s obviously a bit higher, which is right, and it’s important that we do deliver because when you’re a successful team you get better supported and it’s key that we keep getting people through the gates and that only comes from performance.”

MY PERFECT WEEKEND by Maarten Hoffmann, Features Editor, Absolute Business Magazine
Naturally, my perfect weekend would be spent with my children. Oh, who am l kidding – my perfect weekend would be spent without the children for once, so my heart was all a flutter when my wife announced that she was off to Devon with the girls to see some friends.
quarters, for ‘illicit behaviour and dirty deeds’. I have no idea what this means of course, but when the first bottle of Silver Patron 100% de Agave Tequila arrived at the table with some noisy chap called P Diddy at the next table, l started to get an inkling.
I was immediately on the phone and following their departure the next day, l was at Gatwick within the hour and aboard my EasyJet flight to Nice. I have a long love affair with the South of France since l was a kid and it is also home to my oldest friend, artiste Lionel Dumas. Lionel is a phenomenal artiste in the vein of Tamara de Lempicka and is well known in the SoF.
As much as l would love to regale you with stories of the rest of the evening, l remember nothing except for this P Diddy chap sending over another bottle of Patron (apparently we had polished off the first two), an odd encounter with Kate Moss, dancing to a DJ set by Boy George and being poured into a cab as the sun peeped its painfully bright head over the distant horizon. Having woken slightly the worse for wear but famished, we headed off to Monaco to one of my all-time favourite restaurants on the planet, Le Louis XV Alain Ducasse at the Hotel de Paris in Monte Carlo’s Casino Square. Alain, and Executive Chef Franck Cerutti, have created an astonishing menu that invades the senses and stuns the palate and with a cellar consisting of over 600,000 bottles of the finest French plonk, the day was starting to pick up. After Gnocchi de Pommes de Terre aux Courgettes, Veau fermier cuisine en Cocotte and Vacherin glace Vanilla, Abricot et Peche a Notre Facon and one of the finest bottles of Pinot Noir ever to have graced my tongue, it was time to dash to the airport for my flight home.
Upon arrival on Saturday morning, we drove down to the Promenade des Anglais, parked up and went for lunch at one of my favourite restaurants, La Terrasse, owned by my friend Maurice Greco, which has views to die for right across the croissant. As always, l started with the finest Onion Soup on the planet, followed by Red Mullet Tartare with Ginger and Lemon Grass with a few delicious Bay Scallops on the side followed by a superb Millefeuille, all washed down with two bottles of a fine Chablis Grand Cru. Sated, we strolled along to the Gallerie San Voit, where Lionel was showing a few pieces of his work. The Gallerie owner, Michelle Hollande, was charm personified and merrily stated that all of Lionel’s work had been sold and then proceeded to crack open a bottle of vintage Louis Roederer Cristal Champagne in celebration and we duly obliged and consumed first that bottle and then assisted her with the next three – well, she had just made a fortune in commission and it would have been rude not to! By now the sun was disappearing over the yardarm and we accepted an invitation from Lionel’s good friend Patrice, to join him at St. Tropez’ top nightclub, Papagayo on Route Residence du Port, which has been going strong for over 40 years and is known, in some
I awoke with considerable confusion that refused to dissipate until an eight year old jumped on me and with an eerily accurate knee, got me full in the groin and left me doubled up in agony. More pain was to follow as tears of pain from my throbbing crotch were followed by tears of disappointment, as l had just had my Bobby Ewing shower moment and realised it was all a dream and l was in bed, in Rottingdean, with a painful groin and a bunch of kids screaming at me to get up and entertain them. I guess my perfect weekend will indeed be with my children – reluctantly. Issue 2 of Absolute Business Magazine is out now.
