stadtmietmarktes ist der enorme Leerstand von etwa 100 000 Wohnungen, der sich allerdings vorwiegend auf Wohnungen in wenig attraktiven Lagen oder in Gebäuden wie den ehemaligen Sozial- und Plattenbauten 16:12:56 Uhr bezieht, die oft schon kurz nach ihrer Entstehung als „Bausünden“ bezeichnet wurden. In den nächsten Jahren wird mit einem Rückgang dieser Zahl gerechnet. Denn einerseits wächst die Einwohnerzahl der Metropole langsam aber stetig an, andererseits steigt die Zahl der Haushalte, weil immer mehr Menschen alleine leben. Über 50 Prozent aller Haushalte sind inzwischen Singlehaushalte, der Trend zur kleinen Wohnung ist ungebrochen. Daher sind die Mieten für Wohnungen mit weniger als 40 qm seit 2007 auch deutlich stärker gestiegen (um über 5 Prozent) als für größere Wohnungen. Um die ideale Bleibe zu finden, nimmt man sich am besten eine zeitlich befristete Wohnung über eine Mitwohnzentrale und sucht dann in Ruhe weiter. Oder man bezieht in einem sogenannten Appartement-Hotel kurzfristig ein eigenes kleines Reich mit Küchenecke (siehe Seite 18). Von hier aus hat man dann verschiedene Möglichkeiten, auf Woh-
nungssuche zu gehen: Tageszeitungen, Agenturen, Makler und Internetportale vermitteln zwischen Mietern und Vermietern. Man kann sich aber auch direkt an einen Vermieter oder eine Hausverwaltung wenden. Oder man wird selbst Eigentümer, indem man einer Wohnungsbauge nossenschaft beitritt. bout 90 percent of Berlin’s residents live in rented apartments and they mostly pay lower rents than people in other German cities. For example, renters in Munich pay a hefty 50 percent more on average every month. A delicate problem in the capital city’s rental market is the enormous number of apartments (about 100,000) that are empty. These are mainly apartments in less attractive locations or in buildings that used to be for the socially deprived or in prefabricated concrete buildings. These were often considered blots on the landscape even when they were newly built. The number of empty apartments
is expected to decrease in the next few years as Berlin’s population slowly grows and the number of single households continues to rise as more people live alone. More than 50 percent of all households are now single households and the trend towards smaller homes remains unabated. Rents for apartments less than 40 sqm have risen sharply by more than 5 percent since 2007, noticeably more than rents for larger apartments. To find an ideal new home, it’s best to move into temporary accommodation via a housing agency and then carry on looking at leisure. Or you could take a room with a small kitchen in an apartment hotel for a short while (see page 18). Having done that, there are a number of possibilities for searching for accommodation. Newspapers, agencies, realtors, and Internet portals bring landlords and tenants together. You can also contact landlords or property managers directly. Or you can even become an owner by joining a cooperative building society. Cooperative members have a lifetime right of residence.
