Market Overview Spring is the season of new beginnings, as the saying goes. Fresh buds bloom, animals come out to play, and the earth seems to come back to life. This September has seen the largest monthly gain according to the Corelogic Australian Property index since the market found its floor in May 2019. This gain has been the largest recorded since March 2017 and has been driven by the strong rebound in Sydney and Melbourne. Nationally, there has been a 1.7% increase in dwelling value over the last quarter, with Sydney (3.5%) and Melbourne (3.4%) leading the way. Brisbane (0.5%) and Hobart (0.4%) are the only other capital cities to see growth in the latest quarter. Overall, market prices and demand have benefited from low mortgage rates, and improved access to credit. Superior economic and demographic conditions have helped New South Wales and Victoria outperform other areas of the country largely due to higher population growth, lower unemployment, and stronger jobs growth.

Although markets outside of Sydney and Melbourne haven’t showed the same recovery trend, Brisbane has also shown a modest trajectory of growth. The loosening in credit policy, has created a rise in mortgage demand for owner occupiers (+5.3% in July) and Investors (+4.7% in July) according to ABS data. Improvements in auction clearance rates, and increased buyer activity and limited stock is also creating more urgency amongst buyers. These September results provides further confirmation that the Brisbane market should be gearing up for recovery. On the rental market side, according to REIQ residential vacancy report, the vacancy rate of Greater Brisbane area for September 2019 quarter is 1.7%, compared to 2.4% for June quarter and 2.2% for March quarter. Compared with Sydney and Melbourne, Queensland provides a strong investment return over the medium and long term for investors.
