Hello

friends & family Happy New Year and welcome to 2019! We hope you had a safe and relaxing holiday season. We are almost through our hottest time of the year here in Queensland and I’m sure more than a few of us are looking forward to the cooler weather in Autumn. We hope you have made it through sunburn free this summer season! In this quarterly wrap up, we’ve put together some key information to keep you updated with the latest sales, developments and community news happening in your local area. This is hopefully a positive sign for times to come, as we move towards Easter and the impending election. As always we appreciate your support and feedback on our market reports and we try our best to bring you the most relevant and up to date information possible. If there’s anything in regards to real estate you’d like to know about or even if you would like to feature your local business in our next issue, please don’t hesitate to get in touch. Market place overview It was a rollercoaster of a year with the real estate market in Australia gaining persistent media attention consistently putting it in the spotlight. The royal commission investigations into Australia’s financial sector caused a clampdown in bank lending by a number of the major banks causing plenty of headaches for borrowers. Foreign demand has also declined with restrictions on Chinese capital outflows and tax changes on foreign investment in residential markets. This combination along with several other factors resulted in falling property prices in Sydney and Melbourne dragging the national market into the biggest slump since the start of the global financial crisis, but there is a silver lining to all of this. Brisbane continues to defy the downturn, according to the latest CoreLogic Hedonic Home Value Index. Figures from CoreLogic’s Hedonic Home Value Index show Brisbane was the only major capital city to record growth in prices at the end of last year — albeit a modest 0.1 per cent.

4

on the other hand, some properties saw strong marketing campaigns with higher than market expectation sale prices. All in all, it is quite clear we are no longer in a booming market (sellers’ market) where EVERY property draws large amounts of interest, sells above expectation and in a short period of time. Buyers in this market are being more selective, doing more research and being more patient with their purchases. Does this mean properties aren’t selling or are not achieving great prices? Absolutely not. In fact, the supply (properties available on the market) in Eight Mile Plains is so low at the moment that homes in the area are still seeing plenty of activity at Open Homes and auctions. The steady demand from young families and interstate migrators wanting to buy into Eight Mile Plains for its ultra convenience and solid education will be one of the key buying forces heading in to 2019. For more detailed information on the market forecasts for 2019, the best times to buy and sell or simply have a chat about where your property sits in the current market, give your local area specialist a call today.

Locally, Eight Mile Plains had a mixed response to market conditions. In some cases it seemed that days on market (DOM) stretched out and there were minor George Yang 0488 199 888 corrections in certain sale prices, whilst

RENOVATE OR RELOCATE? Should we renovate? If we spend a certain amount of money in the renovations can we benefit from it when we sell? These are some of the questions that we often get asked. Let us give you some answers! Starting renovations is a big step and there are crucial steps involved in getting it right! The first step is to receive a market appraisal for your home to see how much your home is currently worth in today’s market. The reason we heavily recommend this process is to minimise the risk of over capitalising. As we are currently in the market place with active buyers, we understand what the buyers are looking for in their next/first home, and we may introduce ideas that might be cost effective but highly impactive in your future returns. Next, tally up the cost of the changes you want to make for your renovation. This includes labour, materials, potential

alternative accommodation, even time taken off work. We recommend taking 10% of this figure and adding it to the overall number for a more realistic total to account for the unforeseen costs that can often accrue. Focus on the popular areas of your home when renovating, such as your kitchen, bathroom and living areas. These are the areas future buyers will use to determine value of your home and look at first. Nevertheless, before you decide on renovations, let us help by offering an obligation free appraisal to see how much your home is worth in today’s market or thinking about selling, get in contact with us today! Looking forward to meeting you soon.

DEVELOPMENT

Application Submitted

A development application has been lodged for a Service Station, Café and Fast Food Restaurant (with drive throughs), located at 2433 Logan Road, Eight Mile Plains. Designed by Elevation Architecture, the proposal seeks a Seven Eleven Service Station, Carls JR Restaurant and Starbucks Café both with drive throughs co-located together. The existing outdoor car sales yard and a mechanical repairs shop will be removed to facilitate the proposed

12

development. The site is within the Emerging Community zone and has road frontage to Logan Road and Bleasby Road, Eight Miles Plains. At this stage it is just the proposal to the council so it might be a little while before we get any updates about it but I will keep you posted. Let me know your thoughts on this proposal as well, I’d love to know what our locals think about it! Email me: georgeyang@eplace.com.au

CARBONARA UDON

GEORGE’S SECRET RECIPE

INGREDIENTS

1

Slice the garlic into thin slices, cut bacon into rectangular pieces.

2 portions of Frozen Udon

2

In a bowl, put the egg yolk and grated parmesan cheese and mix well (cheese sauce).

3

Start boiling water in a pot for the udon (use a big pot that comfortably fit 2 portions of frozen udon).

4

In a fry pan, put 1 tblsp of olive oil or butter along with the sliced garlic. Put on low heat.

5

Sear garlic until the smell comes out, then put the sliced bacon in and continue to sear until you can see some brown patterns on the bacon.

6

Once the bacon is ready, put the udon into the boiling water and stir to untangle the udon. After 45-60 seconds take the udon out into a strainer.

7

Put soy sauce into the fry pan and stir for 10-20 seconds, then pour the milk into the fry pan. Put up the heat to high heat.

8

Once the milk starts to bubble put the udon you strained into the fry pan and mix well for around 60 seconds.

9

Pour the cheese sauce you made in step 2 into the fry pan and turn the heat from high to low heat and mix well (*to keep cabonara sauce from getting chunky, do not take longer than 20 seconds in this step).

(Serving for 2)

1 Garlic Clove 2 strips of Bacon 1 tsp of Soy Sauce 100ml of Full Cream Milk 2 Egg Yolk 2 tblsp of grated Parmesan Cheese Pinch of Black Pepper 1 tblsp of Olive Oil or Butter

10 Serve on a plate with some black pepper. Enjoy! 13
