Hello
friends & family Happy New Year and welcome to 2019! We hope you had a safe and relaxing holiday season. We are almost through our hottest time of the year here in Queensland and I’m sure more than a few of us are looking forward to the cooler weather in Autumn. We hope you have made it through sunburn free this summer season! In this quarterly wrap up, we’ve put together some key information to keep you updated with the latest sales, developments and community news happening in your local area. A new year can sometimes bring a slowdown in the market, although statistics and activity are currently remaining consistent with what we saw towards the last half of 2018. This is hopefully a positive sign for times to come, as we move towards Easter and the impending election. As always we appreciate your support and feedback on our market reports and we try our best to bring you the most relevant and up to date information possible. If there’s anything in regards to real estate you’d like to know about or even if you would like to feature your local business in our next issue, please don’t hesitate to get in touch. We love supporting our local community! Enjoy this issue! Your local specialist | Place Sunnybank

Market place overview The Australian property market in 2018 was a turbulent one. Since Australian property prices reached its peak median price in October 2017, the latest data has shown a 5.2% drop nationally. Comparatively, during the Global Financial Crisis (GFC), national dwelling prices declined 5% from peak to trough. We are currently experiencing the sharpest decline in property value to date, and where will this lead us in 2019? The silver lining in all of this, is that Australia has enjoyed 27 years of unbroken economic growth. Our government have been countering the effects of the end of the mining boom, and international events by loosening bank lending, lowing interest rates, introducing favourable tax laws, and stimulating foreign investment. But all of this worked too well and highly inflated the property market, and now the policymakers must delicately deflate this bubble, and try to bring us into a soft landing.
4
Speculators believe that this time, the current government won’t have the ability to slash interest rates, and give out stimulus packages, especially with a general election looming. For Runcorn, we reached our peak in June 2018, and have since, fallen by 0.1%. Sydney (-8.9%) and Melbourne (-7.0%) markets are anticipated to drop to as much as 15% this year, and whether or not this will affect us in Brisbane is yet to be seen. Recent data has still shown Brisbane prices to be growing (0.2%), due to the increase in interstate, and international migration to our city. As the property owners’ dreams end in Sydney and Melbourne, they are finding opportunity in Brisbane as a viable choice.
As your area specialist, we have been carefully monitoring the activity in Runcorn, and with this information we have identified a shift towards a buyers market. In order to still help you get the best outcome for your asset, we have developed a strategy to help you list at the right time, attract the maximum The Royal Commission has caused banks to tighten up their lending policies, amounts of qualified buyers and techniques to progress them to be your making it hard for buyers to enter the ultimate buyer. market. This domino effect could see developers go under, leading to job H.Y Kim 0434 643 144 losses, and more pressures on the banks. hykim@eplace.com.au

RENOVATE OR RELOCATE? Should we renovate? If we spend a certain amount of money in the renovations can we benefit from it when we sell? These are some of the questions that we often get asked. Let us give you some answers! Starting renovations is a big step and there are crucial steps involved in getting it right! The first step is to receive a market appraisal for your home to see how much your home is currently worth in today’s market. The reason we heavily recommend this process is to minimise the risk of over capitalising. As we are currently in the market place with active buyers, we understand what the buyers are looking for in their next/first home, and we may introduce ideas that might be cost effective but highly impactive in your future returns. Next, tally up the cost of the changes you want to make for your renovation. This includes labour, materials, potential
alternative accommodation, even time taken off work. We recommend taking 10% of this figure and adding it to the overall number for a more realistic total to account for the unforeseen costs that can often accrue. Focus on the popular areas of your home when renovating, such as your kitchen, bathroom and living areas. These are the areas future buyers will use to determine value of your home and look at first. Nevertheless, before you decide on renovations, let us help by offering an obligation free appraisal to see how much your home is worth in today’s market or thinking about selling, get in contact with us today! Looking forward to meeting you soon.

At this stage it is just the proposal to the council so it might be a little while before we get any updates about it but I will keep you posted. Let me know your thoughts on this proposal as well, I’d love to know what our locals think about it! Email me: hykim@eplace.com.au

CARBONARA UDON
STAN’S SECRET RECIPE
INGREDIENTS
1
Slice the garlic into thin slices, cut bacon into rectangular pieces.
2 portions of Frozen Udon
2
In a bowl, put the egg yolk and grated parmesan cheese and mix well (cheese sauce).
3
Start boiling water in a pot for the udon (use a big pot that comfortably fit 2 portions of frozen udon).
4
In a fry pan, put 1 tblsp of olive oil or butter along with the sliced garlic. Put on low heat.
5
Sear garlic until the smell comes out, then put the sliced bacon in and continue to sear until you can see some brown patterns on the bacon.
6
Once the bacon is ready, put the udon into the boiling water and stir to untangle the udon. After 45-60 seconds take the udon out into a strainer.
7
Put soy sauce into the fry pan and stir for 10-20 seconds, then pour the milk into the fry pan. Put up the heat to high heat.
8
Once the milk starts to bubble put the udon you strained into the fry pan and mix well for around 60 seconds.
9
Pour the cheese sauce you made in step 2 into the fry pan and turn the heat from high to low heat and mix well (*to keep cabonara sauce from getting chunky, do not take longer than 20 seconds in this step).
(Serving for 2)
1 Garlic Clove 2 strips of Bacon 1 tsp of Soy Sauce 100ml of Full Cream Milk 2 Egg Yolk 2 tblsp of grated Parmesan Cheese Pinch of Black Pepper 1 tblsp of Olive Oil or Butter
10 Serve on a plate with some black pepper. Enjoy! 13
