Market place overview It was a rollercoaster of a year with the real estate market in Australia gaining persistent media attention consistently putting it in the spotlight. The royal commission investigations into Australia’s financial sector caused a clampdown in bank lending by a number of the major banks causing plenty of headaches for borrowers. Foreign demand has also declined with restrictions on Chinese capital outflows and tax changes on foreign investment in residential markets. This combination along with several other factors resulted in falling property prices in Sydney and Melbourne dragging the national market into the biggest slump since the start of the global financial crisis, but there is a silver lining to all of this. Brisbane continues to defy the downturn, according to the latest CoreLogic Hedonic Home Value Index. Figures from CoreLogic’s Hedonic Home Value Index show Brisbane was the only major capital city to record growth in prices at the end of last year — albeit a modest 0.1 per cent.

Locally, Parkinson had a mixed response to market conditions. In some cases it seemed that days on market (DOM) stretched out and there were minor corrections in certain sale prices, whilst

on the other hand, some properties saw strong marketing campaigns with higher than market expectation sale prices. All in all, it is quite clear we are no longer in a booming market (sellers’ market) where EVERY property draws large amounts of interest, sells above expectation and in a short period of time. Buyers in this market are being more selective, doing more research and being more patient with their purchases. Does this mean properties aren’t selling or are not achieving great prices? Absolutely not. In fact, the supply (properties available on the market) in Parkinson is low at the moment that homes in the area are still seeing plenty of activity at Open Homes and auctions. The steady demand from young families and interstate migrators wanting to buy into Parkinson for its life style and solid education will be one of the key buying forces heading in to 2019. QUEENSLAND DAY Celebrating the birth of our great state Do you know the age of Queensland this year? Did you know Queensland was almost named Cooksland? In 2019, Queensland will celebrate its 160th birthday on Thursday 6th June. On 6th June 1859 Queen Victoria gave her approval and signed the Letters Patent for separation from New South Wales. The Queen favoured the name Queensland over suggestions to call it Cooksland in honour of Captain James Cook. Celebrated annually, Queensland Day

is an opportunity to commemorate the state’s culture, heritage, people, places and industry. Since 1981, Queensland’s birthday has been officially promoted by the Queensland Government and has expanded to include a series of events and celebrations. A highlight of these activities is the prestigious Queensland Greats Awards. In celebrating Queensland Day, the community can share a sense of pride in being both Australian and a Queenslander. It is a time to reflect on how lucky we are to be part of such a wonderful, diverse state.

When Queensland Day meets the Lions Club The Algester Parkinson Lions Club has hosted Queensland Day events since 2017 and they are putting on another QLDay event this year even bigger and better. The QLDay is intended as a family fun day with free admission, free rides and free entertainment, as well as stalls offering information on local organisations as well as a wide variety of food and drinks. The Honourable Leeanne Enoch MP, Member for Algester, will also be presenting her Queensland Day Awards at our event. The day is planned as a community day, the Club therefore have the need to seek assistance in funding such an event. Should you wish to be involved, the Lions Club is looking for sponsors, contributors for the raffle prizes as well as volunteers. The Lions philosophy is that all money received from the community must go back into the community.
