Market place overview It was a roller coaster of a year with the Australian real estate market gaining persistent media spotlight. The royal commission investigations into Australia’s financial sector caused a clampdown in bank lending by a number of the major banks causing plenty of headaches for borrowers. Foreign demand has also declined with restrictions on Chinese capital outflows and tax changes on foreign investment in residential markets. This combination along with several other factors resulted in falling property prices in Sydney and Melbourne dragging the national market into the biggest slump since the start of the global financial crisis, but there is a silver lining to all of this. However, Brisbane continues to defy the downturn (CoreLogic Hedonic Home Value Index). Figures show Brisbane was the only major capital city to record growth in prices at the end of last year — albeit a modest 0.1 per cent.

Locally, Calamvale had a mixed response to market conditions. In some cases it seemed that days on market (DOM) stretched out and there were minor corrections in certain sale prices (especially seen in larger homes), whilst on the other hand, some properties (in particularly around medium sized homes) saw strong

marketing campaigns with higher than market expectation sale prices. Our increase of 5.3% in median price shows Calamvale is holding strong despite surrounding market conditions. With that said, we are no longer in a market where EVERY property draws large amounts of interest, sells above expectation and in a short period of time. Buyers in this market are being more selective, doing more research and being more patient with their purchases. Does this mean properties aren’t selling or are not achieving great prices? Absolutely not. In fact, the supply (properties available on the market) in Calamvale is currently low and hence resulting in good activity at Open Homes and auctions. The steady demand especially from upsizing young families wanting to buy into Calamvale for its lifestyle and convenience will be one of the key buying forces heading in to 2019. LOCAL BUSINESS SPOTLIGHT What made you open 4 Fishies? As we also live locally, we found it hard to find a nice local seafood/fish and chip shop that was family friendly, had great food and ambience. All around us was your traditional take away fish and chips but we wanted a little more than that. That’s why we decided to start up 4 Fishies, we wanted to give the locals (including ourselves!) what we believe was missing in the area; a family friendly shop with great atmosphere and most importantly quality fish and chips along with a few special menu items such as fish tacos and seafood marinara.

We take a closer look at one of our favourite local Fish and Chippery 4 Fishies. We sat down and spoke with the owners Jules, Ty & their parents Thang & Maito to find out a little about them and the business.

What do you believe sets 4 Fishies apart? We’ve put in a lot of thought to ensure that we are delivering our guests the best food, from the oil we use, the quality of chips, and the freshness of our seafood. We work with local suppliers for fish that comes in fresh, not frozen and sourced locally. We’ve even tested the quality of our chips for take aways to ensure that our guests still enjoy a great product when they arrive home. We believe it’s making sure our guests enjoy a great meal whether they are dining in or taking it home.

We opened our doors on the 14th of April 2018, so 10 months now.

We’re really hoping that in 5 years time, 4 Fishies is a big part of the community, that we’ve really extended our family and supporting our local communities, schools and local businesses. We believe in locals supporting locals.

Where was the name inspired from? 4 Fishies represents the number of members in our little family! Mum, dad and two energetic boys! But we can’t forget to mention the grandparents too that you will also see in the cafe.
