It was a rollercoaster of a year with the real estate market in Australia gaining persistent media attention consistently putting it in the spotlight. The royal commission investigations into Australia’s financial sector caused a clampdown in bank lending by a number of the major banks causing plenty of headaches for borrowers. Foreign demand has also declined with restrictions on Chinese capital outflows and tax changes on foreign investment in residential markets. This combination along with several other factors resulted in falling property prices in Sydney and Melbourne dragging the national market into the biggest slump since the start of the global financial crisis, but there is a silver lining to all of this.
higher than market expectation sale prices. All in all, it is quite clear we are no longer in a booming market (sellers’ market) where EVERY property draws large amounts of interest, sells above expectation and in a short period of time. Buyers in this market are being more selective, doing more research and being more patient with their purchases. Does this mean properties aren’t selling or are not achieving great prices?
Brisbane continues to defy the downturn, according to the latest CoreLogic Hedonic Home Value Index. Figures from CoreLogic’s Hedonic Home Value Index show Brisbane was the only major capital city to record growth in prices at the end of last year — albeit a modest 0.1 per cent.
The steady demand from first home buyers, young families and interstate migrators wanting to buy into Rochedale South for its ultra-convenience and bright future due to increased infrastructure will be one of the key buying forces heading in to 2019. For more detailed information on the market forecasts for 2019, the best times to buy and sell or simply have a chat about where your property sits in the current market, give your local area specialist a call today.
Absolutely not. In fact, the supply (properties available on the market) in Rochedale South is low in comparison to previous years leading to homes in the area still seeing plenty of activity at Open Homes.
Locally, Rochedale South had a mixed response to market conditions. In some cases it seemed that days on market (DOM) stretched out and there were minor corrections in certain sale prices, whilst on the other hand, some properties Lachlan Pratt 0413 514 156 saw strong marketing campaigns with

RENOVATE OR RELOCATE? Should we renovate? If we spend a certain amount of money in the renovations can we benefit from it when we sell? These are some of the questions that we often get asked. Let us give you some answers! Starting renovations is a big step and there are crucial steps involved in getting it right! The first step is to receive a market appraisal for your home to see how much your home is currently worth in today’s market. The reason we heavily recommend this process is to minimise the risk of over capitalising. As we are currently in the market place with active buyers, we understand what the buyers are looking for in their next/first home, and we may introduce ideas that might be cost effective but highly impactive in your future returns. Next, tally up the cost of the changes you want to make for your renovation. This includes labour, materials, potential
alternative accommodation, even time taken off work. We recommend taking 10% of this figure and adding it to the overall number for a more realistic total to account for the unforeseen costs that can often accrue. Focus on the popular areas of your home when renovating, such as your kitchen, bathroom and living areas. These are the areas future buyers will use to determine value of your home and look at first. Nevertheless, before you decide on renovations, let us help by offering an obligation free appraisal to see how much your home is worth in today’s market or thinking about selling, get in contact with us today! Looking forward to meeting you soon.

LOCAL BUSINESS SPOTLIGHT
We take a closer look at one of our favourite local eateries Frankee + Co. We sat down and spoke with the owners Mal, Bec and Vik to find out a little about them and the business.
What made you want to open Frankee + Co?
banana and coconut water. They then get topped with fresh seasonal fruit and crrunchy toppings. The peanut butter version is tasty too.
Bec and I, along with our business partner Vik, took over in November 2018. We also own Shady Palms bar/cafe in Stones Corner which Vik runs. We were drawn to Frankees as Bec is a local girl and we have always eyed off a spot in her old ‘hood’! We also see that healthy eating is more than just a trend and Frankees appeals to everything from plant based diets, and tasty vegetarian, to indulgent meaty burgers. In our previous cafes we have always had a good selection of options for vegans and vegos and always tried to keep it interesting for them- Frankees is a continuation of that.
Where does the name ‘Frankee + Co’ come from? Previous owners Luke and Ann had two children, both boys. If theyd had a girl she wouldve been named Frankee.
If you could have breakfast with one famous person, who would it be and why? That is a hard one to narrow down! Maybe Elon Musk and see if he’ll shout us some solar panels, an electric car and a trip to Mars!
If you were a type of coffee which type would you be and why? I think i’d be the classic Flat White. Im a fairly laid back person and like to keep my life simple, like this aussie favourite!
Where do you see Frankee + Co in 5 years’ time? I see Frankees evolving as a neighbourhood cafe with an even stronger ‘green’ focus. Hopefully by then we will be utilising our waste in a ‘loop’ system and sourcing all our produce closer to home with a fully seasonal menu. I see plant based eating being the main focus by then.
Tell us something we might not know? Bec and I were contestants on My Kitchen Rules, Season 2. This year will be 10 years since we filmed our series as well as opening up our first cafe, Lady Marmalade.
What is your all-time favourite menu item at Frankee + Co? In this hot weather its hard to go past a nice cold Acai bowl. We use organic Amazonia Acai berries and blend them with fresh 12
