Market place overview The Australian property market in 2018 was a turbulent one. Since Australian property prices reached its peak median price in October 2017, the latest data has shown a 5.2% drop nationally. Comparatively, during the Global Financial Crisis (GFC), national dwelling prices declined 5% from peak to trough. We are currently experiencing the sharpest decline in property value to date, and where will this lead us in 2019? The silver lining in all of this, is that Australia has enjoyed 27 years of unbroken economic growth. Our government have been countering the effects of the end of the mining boom, and international events by relaxation of bank lending, lowering of interest rates, introducing favourable tax laws, and stimulating foreign investment. But all of this worked too well and highly inflated the property market, and now the policymakers must delicately deflate this bubble, and try to bring us into a soft landing.

interest rates, and give out stimulus packages, especially with a general election looming. For Sunnybank, we reached our peak in April 2018, and have since, fallen by 0.3%. Sydney (-8.9%) and Melbourne (-7.0%) markets are anticipated to drop to as much as 15% this year, and whether or not this will affect us in Brisbane is yet to be seen. Recent data has still shown Brisbane prices to be growing (0.2%), due to the increase in interstate, and international migration to our city. As the property owners dreams end in Sydney and Melbourne, they are finding opportunity in Brisbane as a viable choice.

RENOVATE OR RELOCATE? Should we renovate? If we spend a certain amount of money in the renovations can we benefit from it when we sell? These are some of the questions that we often get asked. Let us give you some answers! Starting renovations is a big step and there are crucial steps involved in getting it right! The first step is to receive a market appraisal for your home to see how much your home is currently worth in today’s market. The reason we heavily recommend this process is to minimise the risk of over capitalising. As we are currently in the market place with active buyers, we understand what the buyers are looking for in their next/first home, and we may introduce ideas that might be cost effective but highly impactive in your future returns. Next, tally up the cost of the changes you want to make for your renovation. This includes labour, materials, potential
alternative accommodation, even time taken off work. We recommend taking 10% of this figure and adding it to the overall number for a more realistic total to account for the unforeseen costs that can often accrue. Focus on the popular areas of your home when renovating, such as your kitchen, bathroom and living areas. These are the areas future buyers will use to determine value of your home and look at first. Nevertheless, before you decide on renovations, let us help by offering an obligation free appraisal to see how much your home is worth in today’s market or thinking about selling, get in contact with us today! Looking forward to meeting you soon.

Owen Chen FABULOUS AGENT! We received appraisals from several agents but Owen stood out primarily for his enthusiasm towards the property. We found the whole process to be professional , genuine, and a pleasure to deal. Owen sold the property quickly, was able to generate several competing offers, and ultimately met his premium price suggestion. We couldn’t recommend him and his team highly enough. – Marc, review from ratemyagent.com.au
