Market place overview Looking back on 2018, in Mount Gravatt East we started with a high listing number of 19 listings in January along with 11 sales and in the first half of the year we seen consistent listings and sales even though the media continued to repeat the message that the market was going backwards because of the downwards market trend in Sydney and Melbourne. However, towards end of 2018 the listings and sales number started to drop, and we started to see buyers taking more time to make decisions.

4

This may not sound very positive however, if you look at the overall Brisbane market there were many suburbs that had performed far worse, and we are still very hopeful with this market. The reason for this is even with the sour news above we continued to see strong numbers coming through the inspections, which meant that we continued to have strong buying interest in Mount Gravatt East.

Considering all of above and after having a few weeks of open homes in 2019, the interest level from buyers In terms of sale price, we have seen has not changed. What this means is strong results up until mid-year and then that there is still high demand which we around June, July we started to see some can influence the buyers by creating a change and the sales results started to competition. However, since the drop in scatter and confuse both buyers and the median price, it is more critical now sellers as some comparable homes had than ever to make sure that your house fetched far below what others had. This will stand out from the crowd and also affected the market significantly because having an area specialist to help you when buyers see a cheap sale in the handle the sale. Moreover, the days on the Call me today to find out how I can help market started to creep up around that you make the best profit possible. time. At the end, the median price for 2018 was $650,000 which was 1.14% Stan Egawa 0466 999 300 lower from the median in 2017 which was $657,500. The days on market closed at 40 days in 2018, which in 2017 it was much healthier at 28 days.

RENOVATE OR RELOCATE? Should we renovate? If we spend a certain amount of money in the renovations can we benefit from it when we sell? These are some of the questions that we often get asked. Let us give you some answers! Starting renovations is a big step and there are crucial steps involved in getting it right! The first step is to receive a market appraisal for your home to see how much your home is currently worth in today’s market. The reason we heavily recommend this process is to minimise the risk of over capitalising. As we are currently in the market place with active buyers, we understand what the buyers are looking for in their next/first home, and we may introduce ideas that might be cost effective but highly impactive in your future returns. Next, tally up the cost of the changes you want to make for your renovation. This includes labour, materials, potential

alternative accommodation, even time taken off work. We recommend taking 10% of this figure and adding it to the overall number for a more realistic total to account for the unforeseen costs that can often accrue. Focus on the popular areas of your home when renovating, such as your kitchen, bathroom and living areas. These are the areas future buyers will use to determine value of your home and look at first. Nevertheless, before you decide on renovations, let us help by offering an obligation free appraisal to see how much your home is worth in today’s market or thinking about selling, get in contact with us today! Looking forward to meeting you soon.

COMMUNITY NEWS

MOUNT GRAVATT EAST Townhouse development battle continues

As you may already know last year there was a sad incident in Mount Gravatt East where a huge block of land in the middle of Carrara st, Nurran st and Coolong st bulldozed and cleared by a developer which destroyed home to many natural life including koalas without no communication to the council nor the local residence or development of townhouses. A group of local residence had stood up against this and in November last year we had good news from the council that the council was going to buy back some part of the land they cleared to make a natural reserve so that we can hopefully bring back habitat for the koalas. However, early this year the developers have finally submitted a development application to develop 29 townhouses on

the cleared block. According to the Mount Gravatt East Townhouse Development Action Group, Councillor Krista Adams have confirmed that the council’s acquisition of the partial block is still in process and it is heading towards going ahead. Although the DA submission by the developers will be a negotiation tactic for them and they have been advised to still submit objections to the DA. There was a sign board that went up onsite which said all submissions needed to be submitted by the 4th of February which has gone past. As a resident who lives in the suburb, if you are interested for further updates you can find more details on their Facebook group. (see below)

CARBONARA UDON

STAN’S SECRET RECIPE

INGREDIENTS

1

Slice the garlic into thin slices, cut bacon into rectangular pieces.

2 portions of Frozen Udon

2

In a bowl, put the egg yolk and grated parmesan cheese and mix well (cheese sauce).

3

Start boiling water in a pot for the udon (use a big pot that comfortably fit 2 portions of frozen udon).

4

In a fry pan, put 1 tblsp of olive oil or butter along with the sliced garlic. Put on low heat.

5

Sear garlic until the smell comes out, then put the sliced bacon in and continue to sear until you can see some brown patterns on the bacon.

6

Once the bacon is ready, put the udon into the boiling water and stir to untangle the udon. After 45-60 seconds take the udon out into a strainer.

7

Put soy sauce into the fry pan and stir for 10-20 seconds, then pour the milk into the fry pan. Put up the heat to high heat.

8

Once the milk starts to bubble put the udon you strained into the fry pan and mix well for around 60 seconds.

9

Pour the cheese sauce you made in step 2 into the fry pan and turn the heat from high to low heat and mix well (*to keep cabonara sauce from getting chunky, do not take longer than 20 seconds in this step).

(Serving for 2)

1 Garlic Clove 2 strips of Bacon 1 tsp of Soy Sauce 100ml of Full Cream Milk 2 Egg Yolk 2 tblsp of grated Parmesan Cheese Pinch of Black Pepper 1 tblsp of Olive Oil or Butter

10 Serve on a plate with some black pepper. Enjoy! 13
