RESIDENTIAL SALES: The story for 2013 was an increase in the number of sales in most areas - overall sales were up 17.8% over last year & the inventory of homes on the market was down to 5.4 months. Above you will see the average sale price jumped in most areas. Days on the market have dropped and homes sold a little closer to the list price. As for 2014, the FED made a statement that they would continue working to keep mortgage interest rates low, but they expect the rates to inch up.

CONDOMINIUM SALES: As you review these Condo Stats you will see that most areas experienced improved sales and some areas experienced higher prices. If a condo neighborhood is FHA approved the buyers can usually get a property with 3.5% down-payment. Most other condo neighborhoods will usually require a minimum of 5% to 10% down payment. This has been this way for a while now. When it comes to purchasing a condo we will need to check to see if the neighborhood is a PUD (Planned Unit Development) before writing an offer. Most PUD’s will allow FHA loans.
