7 Steps to a Successful MEGA Open House Step 1. Identify Property. Find the best property and get permission to hold it open. Start with your listings first. If you don’t have any listings, ask agents in your office, your broker, or agents in other offices. It’s easiest to get sellers of vacant homes to agree. Pick homes in your target market and price point. Set a date and time.

Step 2. Prepare Marketing. Pull your marketing together. Build out a property flyer (don’t forget your contact information). Prepare a comp sheet. Print out your registration forms. Call your title company to get neighbor addresses and phone numbers. Design flyers or postcards you’ll hand or mail to the neighbors inviting them to join you. Plan your sign placement using an area map or drive the area and make notes. Shoot your 3 minute video for YouTube. Write your internet ads. Gather all signs, flags, and balloons in one place.

Step 3. Invite People. Put the word out. Create a buzz. Make sure buyers (and sellers) know about your open. Utilize the Top 10 Traffic Boosters. Hand out flyers to neighbors or mail announcement post cards. Call the neighbors and invite them. Knock on neighbor doors if you are ambitious. Place internet ads. Email your buyer list. Post on your Facebook page and announce on social media sites. Link your YouTube video to all posts. Tell everyone.

Step 4. Set Up. Start 1 hour before the open. Set up property first. Stage it. Turn all lights on. Open all window blinds. Place your flyers, comps, brochure, registration forms, refreshments, giveaways, and other handout. Once the home is ready, set the signs. Hint: start from furthest sign and work towards the property. If reverse, people will attempt to get in while you are gone. Use the String Formation to draw buyers and the Star Formation to draw sellers. Place flags and balloons. Open door.

Step 5. Host Event. Smile. Be friendly. Greet all guests. Ask if buyer or seller. Offer services. Collect contact info. Stay in control of the flow. Give tour when possible. Ask lots of questions. Determine goals and motivation. Set follow up appointments. Use one of the 4 major approaches: Seller’s Safety, Working Hard, Green World, or V-List. Have a servant’s heart. Work the room. Have fun.

Step 6. Wrap Up. Close door. Clean up. Pick up signs from property to furthest sign. Call seller or listing agent and give report.
