September 2012 Around the nation, most housing metrics should follow their usual, autumnal movements – higher inventory and days on market, fewer sales. That applies only to month-to-month seasonal trends. Most indicators should show impressive improvement on a year-over-year basis. As we all know, all real estate is local – down to the city neighborhood, suburban development and exurban lot. Let's dive into some local figures. The third quarter of 2012 showed more positive gains; a trend central Indiana home buyers and sellers have enjoyed all year. In the quarter ending in September, New Listings in central Indiana were flat, increasing by less than one percent. Pending Sales were up 14.9 percent and Closed Sales increased by 13.1 percent. Prices were stable but not dramatically higher, reinforcing the slow and steady gains seen throughout 2012. In the third quarter, Median Sales Price increased 2.0 percent to $131,500. Average Sales Price inched up by 1.2 percent to $166,211. The balance of housing stock continues to stabilize with Months Supply of Inventory down 23.1 percent to 7.6 months. So the third quarter played out much like the first two: impressive amounts of consumer interest and slow, steady price gains. The measure of success remains the same as well. Employment growth remains critical. Housing experts are looking for more than just sluggish job growth to stimulate the housing market and lead a true recovery.
