STRONG DEMAND AUSTIN BOARD OF REALTORS PRESIDENT-ELECT ROMEO MANZANILLA ON THE STATE OF AUSTIN’S REAL ESTATE “There’s still a very strong demand for housing here. You still have a big influx of new residents coming into the area, especially with a lot of the tech that is moving here. Of course, Google is expanding their footprint here, and Apple announced their new billion-dollar campus that’s going to bring in 5,000 jobs initially, and up to 15,000 jobs in the Northwest Austin area. And then we have a lot of commercialization being developed over off the Hwy. 130 corridor and the Pflugerville-Round Rock area, along with the Kalahari convention center, the $550 million convention center being built in Round Rock. So, I think a lot of that commercial development is definitely attracting people
to the outskirts of the Austin metro area, and that’s where we’re seeing the majority of the growth. There’s still a very strong demand—when you look at the appreciation year over year, it’s still fairly consistent. The number of sales from January 2019 compared to 2018 are down just a little bit in the number of units, but when you look at the median prices, they’re still steadily climbing. So, 2019 is a little more of a balanced market as compared to 2018, in terms of the demand and inventory. It’s climbed up a little bit, but it’s still a strong seller’s market. Typically, to have a balanced market, you have about six months of inventory, and on average, we’re between two and two-and-a-half months of inventory in the area.”

What excites you about the real estate industry? Technology has enabled me to be more productive. The systems you put into place enable you to work smarter and not harder. When I first started, we didn’t have cell phones or faxes. We had legal-sized contract forms, which required having legal-sized carbon paper so we could prepare the offer plus five carbon copies. We carried a phone-book size printed multiple listing book around with a big round key chain with builders’ keys to access the new construction. You’re 10

out there in the field juggling all of this plus answering your client’s questions. It can get really crazy. Technology—sometimes with its downsides—has made it a lot easier for us. I used to run around late into the night getting initials on contracts. Now DocuSign has helped in that we can obtain signatures digitally. Some of the newer agents to the industry don’t know how good they have it. What’s the most challenging part of your job? Winning contracts for your clients in a hot market. It’s difficult sometimes. One of the fears of a buyer is paying too much. They want it, but I want to also advise them: You may want it really bad, and you may get it, but if you’re going to try to sell the house in a few years, it’s not going to be a good thing for you. Anybody can win if you’re crazy enough to pay some exorbitant amount to get it. I try to write contracts with the best possible terms without going crazy on the offer price. Trying to win for your clients makes it difficult. You can’t always win. The other disappointing thing is you have all these “coming soon” listings and we’re missing them because they’re going under contract. It’s great when you’re a listing agent. Boy, when you are representing a buyer it makes it difficult in this market that we have in Austin. You have lots of buyers but no inventory.

How did you get into real estate? My aunt and mentor convinced me to go into real estate in 1978. She was 95 when she died last year. We had an office on Hart Lane just off Spicewood Spring Road. Before that, I was a legal secretary for the Attorney General’s Office. It was a pretty monotonous job just sitting around typing in a typing pool all day long so with the encouragement of my aunt and husband I went into real estate. My aunt sponsored me in the business and I worked for her for three years. I then went to work with Amelia Bullock Realtors from 1982-92 then went out on my own in 1992. I had my own company from 1992-2010. I then made the best move of my whole real estate career—I joined Realty Austin, where I’ve been ever since.

How did you get into real estate? I’ve always loved architecture, homes, and home decor. Growing up in the Lake Travis area, I witnessed all of the growth in the Lakeway area first-hand. After graduating from Baylor, I interned with a top Realtor in Austin and that’s when it all clicked. I knew I wanted to be an agent. I went to school and got my real estate license. The rest is history! What excites you about the real estate industry? Everything! The nature of real estate itself is very exciting. I enjoy the whole process. Helping people find their dream home or selling a home, so they can embark on their next journey—there’s an emotional element that makes it truly special and memorable. What’s something about you that people are surprised to learn? People might be surprised to know I’m an avid bookworm. If I’m not with my clients or my children, you’ll probably find me curled up with a good book.

How did you get into real estate? A few years ago, my wife Amy set her sights on pursuing a career of purpose and impact. With her uncanny knack of genuinely wanting to serve others, she quickly became one of the top-producing solo agents in Central Texas. In an industry where 90 percent of agents fail and quit in the first two years, Amy’s passion for helping others shone through and she served hundreds of clients in her first couple of years. This success allowed me to step down from my executive role at one of the nation’s top fitness companies and go all-in with The Seely Group. I’m now the CEO of The Seely Group and a top producer on the team. What excites you about the real estate industry? Our mission is to positively impact the lives of family and friends through real estate. This not only applies to the families we serve, but it also applies to our partners as well. We strive to raise the standard on how real estate is bought and sold by serving each and every client as if the transaction was our own. After booking the music for Rodeo Austin during a college internship, I fell in love with the city. I graduated from Texas A&M in 2008 and moved to Austin to pursue music. I sang at night and was a personal trainer during the day. My fitness career quickly took off and I soon became the VP and one of the founding trainers of Camp Gladiator. That real-world experience of building a business from scratch prepared me for the real estate industry.

ASK THE EXPERTS AGENTS OFFER INSIGHT ON THEIR MOST FREQUENTLY ASKED QUESTIONS
hen is the best time to sell my home? I suggest taking a comprehensive look at the market to see historically how many homes have sold each month in the area, the number of active listings per month, and the median sold price per square foot per month to see the comparison on which time of year looks best to list in that specific area. I find the central areas of Austin are less affected by the time of year, while listing after school starts in the suburbs may not be the best timing for that area. It also depends on the goal of the seller. If they are moving up, it may be more advantageous for them to purchase in a slower month because of the savings they may get on the more expensive home. Kristee Leonard, The Leaders Realty What prevents a home from selling? Three things: price, condition, and location. All three must meet a buyer’s expectations and needs in order for an offer to take place. Alexia Dauterive, Realty Austin What kind of return can I expect for putting a pool, guest house, or other type of high-dollar improvement into my home? It all depends on your market and how common those types of improvements are in your area. You most likely won’t get a dollar-for-dollar return, but you will likely sell your home faster and for more money than a home without your upgrades. Stacy Bass, Rivers & Oaks Sky Realty
What tips do you have for first-time buyers? My tip for first-time buyers is to not jump in and start looking at homes. Interview Realtors, get pre-approved, get educated on the process and expectations, and enjoy who you are working with, as this is one of the most-stressful and biggest purchases you’ll make. Where is the market headed? For liability reasons, we don’t predict the future, but I do tell my clients that I feel the next downturn will look different than the last. In my market there is so much cash, and such strong down payments, I don’t see the short sale market behaving as it did the last time unless we have a real crash, which no one projects. I direct clients to market experts, not Realtors, for information sources. Ashley Pope, Austin Homes Why should I work with a real estate agent rather than a digital company like Opendoor or Perch? There’s a valid proposition for every different business model, and the valid proposition for these new internet companies is convenience—in terms of being able to sell on your time and so forth. What’s not necessarily mentioned is that you pay for that convenience. So, if you go to 7-Eleven for a box of cereal, it’s going to cost you $5, whereas if you went to the supermarket, it might cost you $3. So, there’s definitely that trade-off. One of the benefits of working with a Realtor is the Realtor knows the market and is also going to create a plan to get you top dollar for your home. Aside from that, an experienced Realtor—and that’s really the key, to work with an experienced Realtor—is going to be your advocate as well as your guide in guiding you into a successful sale. An experienced Realtor can let the client know what some of the potential pitfalls are. I think when you try to do it yourself, especially if you’re not an experienced homebuyer or seller, you don’t know what to look for. The Realtor is earning their commission based on their experience, their due diligence, and their overall care and loyalty, as well. Some of the new models—and I’m not speaking disparagingly about them—but when you think about a company like Opendoor, the offer they’re making is for their own benefit. There’s no loyalty or fiduciary obligation to the seller in that situation. Their obligation is to their company to maximize revenue. So, it’s one of those things that there’s a tradeoff there. Yes, it’s convenient, but ultimately if your goal is to sell your home for the most amount of money and have an advocate on your side, then that’s the benefit of working with a Realtor.
