STRONG AND STEADY SAN ANTONIO’S HOME MARKET CONTINUES TO GROW AT AN EVEN RATE While home sales in San Antonio continue to grow compared with previous years, the Alamo City still is one of the best values for homebuyers in Texas, says Grant Lopez, chairman of the San Antonio Board of Realtors (SABOR). “In San Antonio, you get big city living without the major market prices that you’re seeing in places like Austin or Houston or Dallas,” he says. “We have a nice and steady pace of growth.” In 2018, just over 32,000 homes sold in San Antonio, an increase of 4 percent from 2017, while the median home price rose to $225,600, a 5 percent increase from 2017, according to SABOR. Because there are economic centers at multiple places in San Antonio—from downtown and the Medical Center to Brooks and Lackland Air Force Base—Lopez says Realtors are seeing demand throughout the city. Major growth areas include Alamo Ranch on the West Side, North Highway 281 near Bulverde, east toward Schertz, the center of the city (whether Alamo Heights or downtown) and South San Antonio. For those looking to sell, Lopez recommends working with a Realtor to accurately price the house as overpriced homes often sit on the market longer than normal, which scares off potential buyers. “The home builds up a stigma and people want to know why it hasn’t sold,” he says, adding that the final sales price is often lower than average for overpriced houses. For buyers, Lopez says it’s important to meet with a mortgage broker before looking at homes so that you know what you’re qualified to purchase and can make an offer when you find the house you love. “You want to be able to take action quickly,” he says. “We are still expecting as we go into the spring and summer months that the days on market will get less and less.”

ith 430 agents spread between nine Coldwell Banker D’Ann Harper Realtors offices in the region, president Leesa Harper Rispoli spends a lot of time in her car. “It’s imperative that I stay connected with our agents and listen to exactly what they need,” says Rispoli, the Platinum Top 50 2019 Broker of the Year. “I go from office to office and meeting to meeting.” Connecting with agents who, in turn, connect with clients is a major part of running the D’Ann Harper brand, which was first launched by Rispoli’s mother D’Ann in 1986. “My mom built this business with sweat and tears,” says Rispoli, who worked in education for 16 years before joining the company in 2002 and taking over as president in 2016. “Working with family and having a second-generation business, especially one that thrives and is successful— what a blessing that is.” Rispoli says it was her years as a special education teacher and academic dean that taught her the people skills she needed to manage while her work

ethic came from watching her mom. Technology has provided tools for managing a real estate business more efficiently than was possible in the 1980s but Rispoli says she stresses to new agents that the industry still requires hard work and a commitment to building relationships with every client. “Real estate never shuts off,” she says. Since becoming president of the brokerage firm, Rispoli and her team have launched the Global Luxury Division of D’Ann Harper Realtors and the first Coldwell Banker Luxury Office in the U.S. Her office also continues to be in the top 5 percent of Coldwell Banker–affiliated companies. Amid all of it, Rispoli says she’s worked to keep the focus on people, cultivating a family atmosphere in each office and a commitment to the hard work that made her mother a success decades ago. “It’s a privilege for us to serve the public and to help people,” she says. “It’s also a privilege to get the Broker of the Year award, but the award is a team effort.”

CHOOSING THE INDUSTRY
FIRST-TIME FINALIST JORDAN PHILLIPS FINDS HIS OWN NICHE IN REAL ESTATE
J
ordan Phillips may have earned his real estate license at 18, but it wasn’t until he completed college and spent a few years in the tech industry that he realized he indeed wanted to become a real estate agent. “It was something that I wanted to choose,” says Phillips, who earned his license initially so he could help his parents, Tom and Dana Phillips, with digital marketing for their real estate business. “I didn’t want to do real estate just because that’s something my family did.” The 24-year-old who was named to the Platinum Top 50 membership for the first time this year earned a degree in psychology at the University of Texas at San Antonio and took a job at Rackspace following graduation. “I loved it,” he says. But when he enrolled in graduate school, thinking he wanted to pursue organizational psychology and work in human resources, Phillips encountered a fellow student who shared that he was celebrating his 10-year work anniversary. It hit Phillips suddenly—he didn’t want to put in a decade of work for someone else’s business.
He put grad school on hold and in April 2017 went into real estate full time, working with his parents at Phillips & Associates Realty. He’s since listed and sold homes throughout the city, entering $13.1 million in transactions in 2018. As a new agent, Phillips says he never passes up a chance to tell people about his career. When he’d land a listing, he would knock on doors throughout the neighborhood, host open houses and pass out flyers both to help sell the home and to get his name out to potential future clients. He may not be using his psychology degree directly, but Phillips says the knowledge has only helped in relating to clients and meeting their needs as they search for the place they’ll call home. “I have a big love for people. I think a lot of people don’t understand how much real estate affects people’s lives. It’s a big deal,” he says. “I always tell new agents, this isn’t about you. Every transaction is about this family and how many years they’re going to be in that house sharing smiles and watching their kids grow up.”

PLATINUM TOP 50 MANAGER OF THE YEAR LISA MUNOZ TRADED CORPORATE FINANCE FOR REAL ESTATE
A
s a CPA who had spent 12 years in corporate finance, Lisa Munoz wasn’t looking for a new career when she and her family moved back to San Antonio in 2001. But during the process of buying a house and watching their real estate agent gracefully manage all of the details involved with the purchase, Munoz found a passion for the industry. “Her service and the way she handled things was great and she seemed to really enjoy it,” says Munoz, the 2019 Platinum Top 50 Manager of the Year. “I enjoyed the process and I got my (real estate) license that year.” Seven years ago Munoz became a broker and as a team leader with Keller Williams Heritage in San Antonio she now manages an office with over 1,000 real estate agents. “It’s a great business to be in, especially in this market in San Antonio,” she says. “You get out of it what you put into it.”
Munoz says training is paramount at Keller Williams and along with a six-week course for new agents, the company also offers mentorship and ongoing education to help its agents succeed as laws, technology and markets change. In her previous life as a finance professional working with a Fortune 200 medical corporation, Munoz was involved with mergers and real estate acquisitions. The transition to working with homeowners, she says, was an enjoyable one. Munoz grew up in a military family and lived around and outside the United States before her dad retired in San Antonio when she was in middle school. When she and her husband had kids, she says she knew she wanted to return to San Antonio and raise their kids where she’d been raised. SAN ANTONIO

hat’s your best advice for home sellers and buyers? Real estate transactions are often complex. I tell my sellers that it is important to remove your personal emotions from the sale. Of course, many people are emotionally invested in their home, but when it comes time to sell it is best to compartmentalize those emotions and remove them from the equation. By doing this, you can view the details as a business agreement, lessening the emotional turmoil that may arise if viewed otherwise, which in turn could have effects on the outcome of the sale. For buyers looking for their dream home: I tell my clients to find out what’s important to them on a day-to-day basis, then write down a list of musthaves. Once you identify the lifestyle you’re accustomed to, that will help define what your dream home is going to look like. Traditionally there are more buyers looking to purchase in the spring and summer months, but there are also more sellers on the market which creates more competition.
