ith Brexit just around the corner, many of us are sat wondering the type of effect this will have on the housing market. Whether you’re a firsttime buyer, or a homeowner looking to sell their home and move on, this can add even more uncertainty to an already confusing time in your life. The truth is none of us has a crystal ball so we cannot predict the exact future postBrexit – in this article, together with the advice of some of the industry’s leading professionals, we are going, to sum up the whirlwind of information out there and offer some tips and advice when it comes to being a buyer or seller in the current housing market.

Research recently released by financial services provider – One Family – suggested that 55% of would-be first time buyers are delaying their purchase due to the political uncertainty surrounding Brexit. According to the Financial Times, in areas where prices are falling, householders are also waiting to see the outcome of March 29th, rather than commit to anything now. The research, officially released on the 8th of January also showed, however, that 1 in 5 first time buyers will proceed to buy a property before Brexit – with 29% citing they did not mind losing money on their ideal home.

Current homeowners have remortgaged loans to the value of £9.2bn, which is the highest monthly total since November 2008. They are taking advantage of a competitive market and are locking in attractive deals now.

The uncertainty of Brexit is keeping mortgage rates low, which means homeownership is the most costeffective it’s been in years. This research shows that both firsttime buyers and homeowners are pretty 50/50 when it comes to securing a property during Brexit - so what now?

Current Housing market First, let’s take a look at the current housing market. The uncertainty that is Brexit is keeping mortgage rates low – which means homeownership is the most cost-effective it’s been in recent years. Sharron Sandey from SWLaw - a Solicitors and Financial Advisors firm based in Ivybridge - explain the drop in prices: “Lending rates are down for the most part as people wait to see if property prices will fall. Nobody wants to buy a new home and see it fall in value in the first year. “Current rates are competitive and are expected to become more so over the next calendar year for regulated and non-regulated loans as lenders try to make up for slow lending in the first quarter. This is a great result for borrowers that can take advantage of the changes.” These low-interest rates are also appealing to first time buyers and household owners who have secured great mortgage rates are locking them in using five or more year fixed-rate deals. According to Curwins - a Financial and Mortgage Advisors based in Plymouth: “In the short term we don’t envisage mortgage interest rates changing very much up or down. The fact is that mortgage lenders still have an appetite to lend money and the uncertainty surrounding what will happen this year means the Bank of England will be very wary about increasing interest rates. “However it might be a good time to consider fixing mortgage payments now as rates are historically low.”

Industry professionals are advising both first-time buyers and current homeowners to be clear on whether they are purchasing a home to live in or a property as part of an investment. Because if you plan on staying in your property for the foreseeable future, the whirlwind that is Brexit shouldn’t be at the top of your worry list! Bright Solicitors - an award winning law firm based in Plymouth - say: “With regard to uncertainty, you can never be certain of what the property market will do in any economy. Property speculation is a fascination of British culture and the risks surrounding this type of investment never seems to come to a complete halt – even in the deepest of a recession the housing market still move, albeit a bit more slowly.”

Recent price drops in asking prices for homes means that it’s becoming more of a buyers’ market, so you might be able to get a good deal. The average price of a UK home dropped by 3.2% between October and December last year, with the asking prices for homes being nearly £10,000 lower than they were in October. This is especially good for people on lower incomes who are looking to buy a home, and also for those looking to add to an existing property portfolio. Maitlands – an Estate Agent based in Plymouth – explained how they think the next few months are going to be interesting: “Wouldn’t it be great as a first-time buyer if the market were to collapse and you can go in and get a property at the lowest price. “The impact of Brexit is unlikely to be instant, but let’s just say the market over the next 18 months dropped 10% - if you’re living in rented accommodation costing you £700 a month, that is £12,600 you have effectively thrown away.

Ways to get on the property ladder If you want to move house but cannot quite afford the deposit, the governments Help to Buy scheme could make a big difference.

“One of the major advantages of buying a new home is that you can get Help To Buy. It could mean that rather than looking at two beds, you could afford to jump to a three bed in your new home; or if you were looking at apartments, you may be able to afford a house. “Help To Buy is only going to be available for a limited time, so this is something that needs to be taken into consideration when looking at how soon to buy.”

Giving thousands of people a foot onto or up the property ladder, boosting the housing market, shifting new build homes and helping the wider economy are some of the reasons that the Help To Buy Scheme was introduced and it is available until 2020.

However, there are some limitations to carefully consider. Although you will benefit from 5 years without interest, after this time the rate of interest applied to your loan will increase each year. While you will only pay 1.75% in your sixth year, each year following, your loan fee will increase by 1% plus any RPI increase The principal seems simple on the surface: added on top. There are many pros and cons of ‘A help to buy mortgage’ scheme, and if this is an opportunity you’re interested in we advise booking in with a local mortgage advisor. Leander Developments offer help and advice on the Help To Buy Scheme for anyone looking to use it. They explain that: “Even if Brexit slowed or caused a slump to the housing market, the two overarching reasons why the Help To Buy Scheme is so relevant will remain true; the gap between pay and the housing market makes accessibility onto the property ladder difficult for many without some assistance, and property is a solid, long-term investment.” Deposits can be a bit daunting when you first work out the figures. The average deposit in the UK currently sits at around 20%. If you were looking at a house worth £200,000 – you’d have to save up a whopping £40,000! When considering your deposit, often the bigger the initial deposit, the lower the interest rates can be. A lower interest rate could mean your monthly repayments may be less or you could

keep your payments slightly higher and have a reduced mortgage term.

It’s up to you to work out whether you wait and save for a bigger deposit – or get on the property ladder sooner and potentially have higher monthly mortgage repayments. Help to Buy isn’t the only option that offers a 5% deposit. Many lenders offer first-time buyers a 95% mortgage, on any house that’s not a new build. There are also 100% mortgages – although they are not widely available due to the fact you have to have a family member acting as a guarantor. Putting down a 5-10% deposit means you have access to fewer mortgage deals, and your interest rates may be slightly higher. Bright Solicitors commented: “We are still seeing a very strong demand for new build properties through the Help To Buy Scheme and other affordable schemes. The mortgage lenders are still offering very attractive rates for all home buyers and buy to let investors, so this

enables the market to continue to move.” The best way to find out what mortgage option would work best for your individual situation is to sit down with a trusted mortgage advisor for impartial, unbiased advice. They can help you unravel all the confusing terms and lingo, and guide you through the process once you are ready to do so.

If you are looking to sell your property remember the additional fees that come with selling a property after an offer has been accepted. There are many companies that will be there to guide you through the process of buying a property. It’s just knowing the right places to go and understanding how they will help. A Conveyancer will be required to handle all the legal and administrative work associated with transferring the ownership of land or buildings from one person to another. All solicitors are qualified to undertake works of this kind; however, not all are experienced in it. It could, therefore, prove sensible to hire a solicitor who

specialises in residential property transactions or a dedicated licensed Conveyancer who only works on cases of this kind. Stamp Duty may also need to be considered. Stamp Duty is paid at different rates, depending on the purchase price. For example, someone buying a property for £245,000 would pay no tax on the value of the property up to £125,000 and 2% tax on the property value between £125,001 and £245,000.

“Aw, you’re a good man. See the thing is that it’s been about 29 years since I got signed – I can’t believe that – but it’s been 25 years since I did my first tour and that one was with Madonna, I was the opening act for Madonna. On the Aussie Tour, I was on her Girlie Tour and that was incredible because that was her stadium shows, so it was a great way to start really.” So that was your first ever tour then, with Madonna? “Yes – well actually my first ever tour before that was with Bobbie Brown, but in the same year it was with Madonna at The Melbourne Cricket Ground, so it was just like wow. So we’re celebrating 25 years of being on stage.”

So back then, how did you get into the music business? “So I used to enter competitions from when I was 13 years old. My first time was with my brother Chris and I would literally enter competitions – wouldn’t win any of them – and I thought, well, okay maybe I’m picking the wrong songs. Sometimes I wouldn’t even get as far as singing the song, they would just hear the title and say ‘NEXT’. “So anyway, one year in 1989, there was a competition called ‘New Faces’ which was a national competition and it was a bit like Britain’s Got Talent. “And everyone was telling me you should audition for it and I was like why? I haven’t won one local competition, how am I going to win a national one and be humiliated in front of the whole country? And people were like you should because you’re not getting through because they’re not even letting you sing! So I went on New Faces and got offered a recording deal live on air!” So 29 years later, now an internationally acclaimed, global media star, 24-date tour; how excited are you for that? “Well now it’s actually 25 dates and it’s celebrating 25 years. We were actually going to do 25 songs but we thought no, we don’t want to bore people to death! But it has generally got a 25 theme. “In that time - it’s quite unbelievable because I’ve written hundreds of songs and in the UK and out of them we’ve had ten, top five singles; and three number ones; and a lot of people don’t remember them except for Mysterious girl, but these were hits. “Sometimes when we’re onstage people will be like ‘Oh I didn’t know he sang that?’, and I hear people say it all the time like ‘I didn’t realise that was your song.’ So it’s great in a way, you know?” Yes definitely! So is there a particular style of genre that you’ve chosen for this, or is it a bit of a mix and match? “Well it is a bit of a mix match. The one thing is, what I don’t want is people to come to the show and think it’s going to be an hour and a half of pop music, an hour and a half of swing music, an hour and a half of any type of music. “It’s basically going to be like a night out, and I even want to sort of narrate it and talk about the different stages and what happened at that time.

“The thing that makes it more of an entertainment night rather than a theme of ‘you’ve got to know every single song that I’ve done’ is that it’s not a concept. Where like, for example, Madonna: who has 20 worldwide number one hits where everyone know every word to every song – that’s a different story. This is more of a night of entertainment.” So when does it all kick off? “On the 11th of Feb, two weeks before I’m 46! Can you believe it?” 46, but you look like you’re 33! And I am jealous because you look younger than me. So when is your Plymouth date? “Aw you’re a good man and I bet you any money that you look young! I think I’m down in Plymouth on the 21st. The thing about Plymouth, nine years ago is where I met Emily! It was at that Pavilions.” Oh wow really? Because Emily used to work at Taunton, didn’t she? “She did and her father operated on my kidney. So what happened was he operated on me, I gave him tickets to a show and they said that they could come to Plymouth.

Now I did see you on Michael McIntyre’s Midnight Game show – did you really not know that Michael was coming into your room whilst you were sleeping? “Oh yes, he got me good! Here’s the thing right, what happens is that obviously they’ve got to make everyone else aware so that no one freaks out; and they’ve planned how they’re going to get in, how you turn the alarms off, all that sort of stuff. “So that was one thing, but the other thing is that, someone said to me: “How did you not go crazy?” when someone’s in your house and I just said it’s quite simple. If you wake up to your wife screaming, you’re going to react accordingly, but if you wake up and your wife’s laughing her head off, then you know something funny has happened. “I knew something funny had happened because she was laughing her head off – what a monkey she is. So of course, she waited until I was asleep and I was snoring. She actually said to them: “Oh, he snores.” So they were waiting up the road until I was snoring. So yeah, she got me good. I could say Michael McIntyre got me good but it was Emily that got me good.”

“They came to Plymouth, I met Emily and I met some of the family, we were all friends and didn’t think anything at the time; then about two years later, obviously we’re friends and always seeing each other and the whole family, I just let the penny drop. I knew she was the one and obviously I was hoping she felt the same!

Aw that’s lovely. I read somewhere that you’re going into a Greece Touring Production? Is that correct?

“But yeah because we were all friends: her family were friends with my family and there was no talk or no thought of us being together!”

“I love Danny Zuko and I was offered Danny Zuko bout 6 years ago, and I couldn’t do it because we were filming the reality show. This time I didn’t want to go with Danny Zuko for the simple fact that it was – I think – a six month commitment, eight shows a week and I couldn’t do that.

So her father worked on your kidney and you met Emily that way? “Yes and it proves two things: one, that there’s no love without pain, and the other is that I always said to her dad if you knew then what you knew now then the operation would have been completely different.” Haha - so when you’re not performing, or not in the media, what do you like to do? “I am an avid cook. I love cooking. It’s definitely one of my hobbies! I love watching TV, haha. You know, cooking – for me – is therapeutic. Some people dread the thought of cooking, but I just think I can’t wait!”

“I sure am. I needed a role in a theatre show that wasn’t the commitment of everyday; and obviously Grease, of course I would go for Danny Zuko.

“So I asked if there was a part I could do because I wanted to dabble a bit in theatre and he came up with a Teen Angel who was ‘beauty school dropout’, which I think is great. “So I’m really looking forward to that and it literally means that I don’t have to do every show, I could do a week every four weeks, or two shows a week – they’re really flexible with me which is fantastic.”

Of course, you have a busy schedule. I’ve also read that you’ve landed your first Hollywood film role; ‘Undoing’, is that what it’s called? “Yes, so I’ve done my first short film in America and at the moment I’m doing something called ‘The Inheritance’ in Los Angeles. So that’s being sent around to all the film festivals around the world, so we’re just waiting to see if we get a nomination which could be amazing, you never know! “And also, I’ve got a small part in a feature film in the cinema in America. So I won’t say what it’s called or anything because they will want to announce that when they’re ready – but yeah, I’m moving in the right direction.” So one last question: Pete you have a great family life now, will there ever be a chance that you’ll do another series of ‘My Life’? “I will never say never, but I do think that time has come and gone. It was such a good time, we left on a high and we left when the viewing figures were huge. I remember thinking that I was mad for stopping it, but it was good to end on a high and sometimes it’s good to step away before things go wrong; and I took that lesson from the Osbournes.”

T

he term stress conjures many images, and there are a staggering number of stressors that can make you or I very stressed indeed. Research from as early as the 1950’s shows that when the human body is exposed to a harmful stimulus psychological stress, extremes of cold or heat, bacteria or viruses, physical stress (pain or dysfunction) or even chemical stress (allergens, etc.) – the body responds to stress in exactly the same way.

The initial response to these stressors is to produce adrenalin as the body engages the “fight or flight” response. In the short term this is beneficial to us, readying us to run or fight; anything to keep us alive. With this our blood proportionally shift towards the muscles, away from the gut (digestion is not important in fight or flight) and away from the skin (so that in a survival scenario if we cut our skin we do not bleed as much). When the stressor has disappeared our “relax and repair” systems re-engage, calming the “fight or flight” response and reversing its effects. If, however, this fight or flight switch remains on we have a problem. If there is continual stressor that is triggering our fight or flight response we won’t just feel “on edge” but in actuality our body is in a perpetual state of readiness to respond to a threat.

If we remain in fight or flight for a long time the body is writing more and more cheques which will eventually need to be paid, or else the bank manager will not be best pleased! If we remain in long-term “fight or flight” mode, the increased adrenalin levels and other stressor hormones causes our sleep to become increasingly erratic, dulls our immune response, impairs

our digestive function and so a process begins which can lead to real lasting harm to the body. A rough guide to the symptoms of long term stress are as follows; poor sleep and digestion are some of the first to arrive, later the body struggles to deal with infection or even becomes so overworked that it thinks everything is a threat (intolerances, rashes, etc.), and in the long term these people many end up incurably tired and suffering from hormonal issues.

So why does this switch, this “fight or flight” response stay on? There could be a number of reasons. The answer, however, is to try and rid your body and mind of their stressors. As said before stressors can take many forms, the common ones seen day to day include stressful work or home life, long term pain or stiffness in the body, or chemical stressors like viruses or too much alcohol, sugary foods or cigarette smoke. As a Chiropractor the stressor I see most regularly in patients is mechanical. Mechanical stress is pain, dysfunction or stiffness of the joints, muscles, tendons or ligaments of the body. The chiropractor’s role is principally to help redress these imbalances by creating movement in dysfunctional joints (usually in the spine). When joints are restored to normal function they reduce the pain input to the brain.

With normal joint function and reduced pain, this in turn further reduces the “fight or flight” response of the body. Over time, this can have a profound impact on the general health of the body. www.omplymouthmagazine.co.uk


Furthermore to best help mechanical function, posture is critical. When we respond to any threat our normal biological instinct is to lean our heads come forward, our shoulders round and the muscles of our abdomen and calves tighten; ready for fight or flight.

Over time, if people have experienced a lot of stress they can become incredibly practiced at this posture. If the initial stressor is then removed (the individual has a less stressful job for example) the posture will naturally want to change but crucially if this person has become fixed in that hunched posture from long practice and long term stress, their hunched posture still tells the brain “help we are still under attack”, as if the stress is not full removed. The muscles, tendons and ligaments have shortened up in the front of the chest and neck; the muscles of the upper back have become weak from lack of use. A tip to try and help reverse this is to imagine there is a cord attached to your sternum (breast bone) tied to a helium balloon - this balloon pulls your chest up to the sky. This posture if sometimes called the superhero pose, with shoulders back, head up and chest out.

A good posture is one where the head sits directly above the shoulders and which in turn sit above the hips. In this balanced posture the body is producing far less mechanical stress. For this posture to become ingrained, it must be practiced constantly throughout the day, which seems like a lot! But a subconscious habit like posture takes diligence.

It is common sense to say the more you practice the better you become, if you forget during a busy day don’t be upset with yourself, up just pick up where you left off - even a little practice can help. If you find this practical advice too difficult or painful it is likely that your spine, ribcage and hips are too tight or dysfunctional and may need professional help.

Chiropractic is very well placed to help with mechanical stress and I urge you not to suffer in silence, we are here to help! LEVEL SPAGHETTI CARBONARA

1 tbsp olive oil, 150g rindless unsmoked fatty pancetta or guanciale finely chopped, 1 garlic clove bashed, 200g spaghetti or fettucchine, 4 good quality egg yolks (2 are optional), 50g parmesan finely grated, a few drops of truffle oil (optional)

two Bring a large pan of salted water to a simmer and cook the pasta until it’s slightly firm (cook about a minute less than what the packet says). Meanwhile, whisk 2 egg yolks in a small bowl with a pinch of salt.

three Using kitchen tongs, lift the pasta from the water into the pancetta pan along with any dripping water. Use a wooden spoon to stir it into the rendered fat - if the pan looks dry, add a small ladeful of pasta water and mix it in. Keep adding until you see a little pasta water at the bottom of the pan. four Working quickly, tip the beaten yolks in with the pasta and give it a good stir. Rinse the yolk bowl out with a little more pasta water and pour that in too. Add most of the parmesan and beat again. If it any point it starts to scramble, pour in more water. If you’ve added too much, stir the pasta over the lowest heat for a ♥ few moments. FIVE Transfer the pasta to the serving dishes, scatter over the remaining parmesan and nestle the last two egg yolks on top - if using. Season with some salt and pepper, and drizzle over the truffle oil just before serving.

ONE Heat the oil gently in a large, shallow pan. Fry the guanciale or pancetta and garlic for 10 minutes, or until all the fat has rendered off and the meat is golden and crisp. Remove and discard the garlic clove, then turn off the heat.

1 sweet potato roughly chopped into dice with the skin still on, 1 red pepper de-seeded and cut into chunks, 1 red onion peeled and cut into chunks, 3 garlic cloves peeled, 1 tsp smoked paprika, 2 tbsp olive oil, 200ml coconut milk, 200ml chicken ♥ stock, 1/2 tbsp sriracha, 1 tbsp maple syrup ONE Heat oven to 190C/170C fan/gas 5. Put the sweet potato, pepper, onion and garlic on a baking tray. Sprinkle with the paprika and seasoning, then drizzle with the oil. Toss together. Roast for 30 minutes or until beginning to brown.

TWO Tip the roasted vegetables into a blender with the coconut ♥ milk, stock, sriracha and maple syrup. Blend until smooth. Pour back into the pan and heat until piping hot. Check for seasoning and pour into a flask. Serve with soda bread or toasted sourdough.

sweetheart chocolate and hazelnut sandwiches

4 slices from a small sliced brioche load, 3 tbsp chocolate hazelnut spread, 1 large egg, 75ml whole milk, 1 tbsp vanilla extract, 1 tbsp caster sugar, 2 tbsp chopped toasted hazelnut, 1 tbsp butter, icing sugar for dusting, ice cream and raspberries to serve

♥ ONE Thickly spread 2 of the brioche slices with the chocolate

hazelnut spread, then top with the two remaining slices to make 2 sandwiches. Use a large heart-shaped cutter to cut the sandwiches into hearts. TWO Whisk the egg, milk, vanilla and caster sugar in a wide, shallow bowl. Top the hazelnuts onto a plate. Dip the sandwiches into the egg mixture, leave for 1-2 minutes on each side to allow the brioche to soak up the liquid, then dip one side of each sandwich into the nuts.

THREE Heat the butter in a wide frying pan until melted and foaming. Add the sandwiches and cook for 1-2 minutes each side until golden brown and puffed up. Dust with icing sugar and serve with ice cream and raspberries.
