RESIDENT OF 20 YEARS RUNNING FOR COUNCIL Having lived in Chaddlewood for 20 years, I know the area, know the people, and know how we can thrive as a community. I grew up in West Park Drive and Horswell Close, attended Glen Park Primary School and Ridgeway Secondary School, before starting an electrical apprenticeship. I now run an electrical services company in Plympton and am hoping to move back to Chaddlewood next year with my wife and three young children. I am known locally for installing the Christmas lights on Ridgeway, cutting the grass in parks and fields and painting the goal posts. I am involved in various charity groups, such as Plym Chamber, Clean Our Patch, and The Chaddlewood Community Centre group.
A local electrician has taken it upon himself to paint the decades old rusty goal posts in Chaddlewood Playing Fields. We ask why, how and what’s next? Ashley Ward grew up in Chaddlewood. He attended Glen Park Primary School and played for local football teams in the area. He used to play football with his friends in these very fields, between these goal posts. That was 20 years ago, and these goal posts hadn’t changed much. The rusty brown goal posts, with peeling paint and sharp edges didn’t fill the local children with optimism. Ashley admitted to being upset by the sight of these neglected goal posts. ‘It epitomises low expectations and lack of investment by everybody
involved’ he said. The lack of improvement in the area over 20 years, specifically the Chaddlewood Playing Fields and associated skate ramps, tyre swing and football cage, got under Ashley’s skin. ‘I was getting bitter towards the local council and councillors, feeling the community and local children were being left behind and forgotten. How hard would it be to replace or paint the goal posts, I thought? So, I painted them myself and I suppose I answered my own question! All it took was a few early mornings, some dedication, and some paint!’

PLYMPTON REMEMBRANCE DAY SERVICE AND PARADE As is tradition in Plympton. A march from Ridgeway to Castle Green for open-air service and wreath laying. Remembering those that paid the ultimate sacrifice for our freedoms is the least we can do. They died in the mud, in the air, in the sea, away from their families, away from their loved ones. All for one thing, Freedom. With their names being read out on a torrential Sunday morning, I stood with my son in my arms, trying to put myself in those brave soldiers’ shoes. As I walk towards the war memorial with my son holding my hand and as he lays the wreath on behalf of Plympton Chamber, I started to think. What can I do to help my local community more than I do? I already knew the answer.

Plympton and Plymouth It has already been implemented in Wales by Labour and The Green Party have been doing the same, calling the 20mph speed limit fundamental in their manifesto. Locally and nationally, they have both been pushing for 20mph speed limits for years. They have been installing average speed cameras all around the UK too, punishing motorists who accidently creep over the speed limit, with fines and points on their licence. Ashley Ward, a local electrician, who lived in Chaddlewood for 20 years, is running to be the new Councillor in the May 2024 Chaddlewood election. He has vowed to never support a move to decrease speed limits to 20mph and rejects the idea that local Labour and The Green Party are installing residents need average speed cameras to keep an 20mph speed limits across the UK eye on them. He says, ‘Chaddlewood residents do not want a 20mph speed limit and certainly dont want average speed cameras littering our streets. It really does show how little faith these councillors have in their residents. This attack on local motorists would be intrusive and expensive, and must be called out and stopped. There are plenty more things we could be spending our time and money on; such as upgrading our green spaces and parks or fixing our roads and pavements.’

No Deposit mortgage
With inflations at an all-time high, saving for a property has become increasingly difficult. But there could be light at the end of the tunnel yet with lenders now offering 100% mortgages.
B
uying a house in the UK has always been deemed one of life’s goals. However, year on year the house buying process for many firsttime buyers has become increasingly difficult, now more than ever. But, there is now a glimmer of hope with the introduction of no deposit mortgages. It’s no secret that the house buying process for first-time buyers has become pretty difficult, with the rise of living costs, rental increases and of course, the astronomical rise of property prices all whilst wages haven’t had the same increase to reflect these inflations. This topic tends to start a debate between the Boomers and Gen X with Millennials as whilst property prices were lower in the 70’s and 80’s, so was the house hold earnings. Let’s take a look at some numbers and stats over the last few decades; The average house price in the 70’s sat at just £9,277 (equivalent of £68,493 today after inflation) with the average earnings at £2,265 (equivalent of £16,723 today after inflation). The average home during the 70s required 4.1 times the household income. It climbed slightly in the 80s to 4.2 times the income and fell in the 90s to just 4 times income, making the 90s the most affordable decade since the 1970s to get on and climb the property ladder. Since then, property prices have been on the rise, we’ve seen prices needing 6.7 times income and then hitting 7.1 in the 2010s. At present, for this decade the average house price is £286,489 which is 318% higher than the average home throughout the 70s. Of course, the average earnings have increased, but just to £32,432

which is only a 94% increase. Today, a homebuyer requires 8.8 times income to cover the cost of a home, this has more than doubled since the 1970s. And with inflation across all fields, saving is pretty tricky especially if you’re a single person. BUT, not all is lost, you may be eligable for a 100% mortgage.
What is a no deposit mortgage? A 100% mortgage is as it says on the tin, the property price and loan amount are equal. The buyer does not need to put down a deposit.
Can anyone get a no deposit mortgage? The 100% mortgages are aimed for those who are struggling to save up enough for a deposit for a property.
How can you get a no deposit mortgage? What is the criteria? 100% mortgages are designed to help first-time buyers get on the property ladder. The criteria is that the prospective buyer/s would need to be currently renting a property for the last 12 months.
What are guarantor mortgages? Similar to when renters need a guarantor to rent a property, there is also the option for a mortgage guarantor. This would need to be a family member or friend who

already owns a home and would also be named on the mortgage too.

The mortgage company would apply the charge to the guarantos home using the home as secutiry

The guarantor puts a lump sum of money in a savnigs account which remains there for the mortgage term.
Are no deposit mortgages risky? What are the Pro’s and Con’s? For a traditional mortgage there is a deposit which is almost like a small amount of security for the lender that shows you can progress with the purchase. This is a more secure way of buying because if property prices drop you wouldn’t end up in “Negative Equity” as your deposit acts as a buffer. When you progress with a 100% mortgage if the value of your property drops there is a chance you could be trapped in that mortgage as you can’t clear it by selling as your house no longer covers the value. So it can be a sticky situation to be in. This is why they are not common practice and why Skipton Building Society require the rental evidence of repayments.

Secure way to build equity whilst owning a property which can then progress to traditional mortgage routes after the initial 5 years when remortgaging.

Good way for people who are renting to move without having to have large deposit’s which is hard to gather while renting.

In 5 years you still may not have enough funds/equity to proceed to a standard mortgage which means longer on a slightly higher interest mortgage. Effectively the lender dictates what they want to give you.
Are all lenders offering no deposit mortgages? There are only three lenders currently offering no deposit mortgages.
Skipton Building Society There are restrictions which can be found on their website under track record mortgage (QR Code below). All eligibility is listed on here.
Barclays: Springboard mortgage A Family member or friend locks in the deposit amount into a savings account for 5 years which acts as a guarantor. Borrower’s mortgage is on a 100% basis. Amount subject to affordability/income/credit score etc.
Santander They will allow you to take a mortgage out with a loan from another provider. Still subject to affordability and credit score. They will factor the loan in as a commitment. If you believe you could be eligable, then most mortgage advisors offer a free no obligation consultation. It can take around 1 hour and they will take a look to see if you meet all the critera.

RECIPES Pizza Margherita Makes - 2 Ingredients • 300g strong bread flour • 1 tsp instant yeast (from a sachet or a tub) • 1 tsp salt • 1 tbsp olive oil, plus extra for drizzling FOR THE TOMATO SAUCE • 100ml passata • handful fresh basil or 1 tsp dried • 1 garlic clove, crushed FOR THE TOPPING • 125g ball mozzarella, sliced handful grated or shaved parmesan (or vegetarian alternative) • handful of cherry tomatoes, halved • handful of basil leaves (optional)

Roll out the dough: if you’ve let the dough rise, give it a quick knead, then split into two balls. On a floured surface, roll out the dough into large rounds, about 25cm across, using a rolling pin. The dough needs to be very thin as it will rise in the oven. Lift the rounds onto two floured baking sheets.

Make the base: Put the flour into a large bowl, then stir in the yeast and salt. Make a well, pour in 200ml warm water and the olive oil and bring together with a wooden spoon until you have a soft, fairly wet dough. Turn onto a lightly floured surface and knead for 5 mins until smooth. Cover with a tea towel and set aside. Make the sauce: Mix the passata, basil and crushed garlic together, then season to taste. Leave to stand at room temperature while you get on with shaping the base. Top and bake: heat the oven to 240C/220C fan/gas 8. Put another baking sheet or an upturned baking tray in the oven on the top shelf. Smooth sauce over bases with the back of a spoon. Scatter with cheese and tomatoes, drizzle with olive oil and season. Put one pizza, still on its baking sheet, on top of the preheated sheet or tray. Bake for 8-10 mins until crisp. Serve with a little more olive oil, and basil leaves if using. Repeat step for remaining pizza.
