Fraser Health is beginning $5 million in renovations to the emergency department at Royal Columbian Hospital. Three projects at Royal Columbian Hospital got underway on July 8 and are expected to be competed by early 2015. They include upgrades to the emergency triage area, emergency mental health substance use unit and the emergency trauma and isolation rooms. According to Fraser Health, the renovation projects will improve safety and infection control measures, create more space for trauma patients, and enhance the emergency department’s ability to meet standards of care. The new mental health substance use unit is being designed to provide a more therapeutic environment in which health-care officials can assess and care for patients. “Patients and their families, as well as health-care professionals, will benefit from the renovations to Royal Columbian Hospital’s emergency department,” said Health Minister Terry Lake in a press release. “This project represents the government’s ongoing commitment to investing in health-care facilities and services for the residents of B.C.” Royal Columbian Hospital serves as a tertiary and trauma facility and a regional hospital for the Fraser Health Authority. Mother Nature is expected to cooperate with this year’s Summerfest in Grimston Park – much to the delight of organizers and residents alike. A group of citizens launched Summerfest in 2010 to celebrate the grand reopening of the renovated playground at Grimston Park. Popcorn will be available for the movie. “We are going to be presenting The NeverEnding Story at dark,” Mortensen said. “We select from a list of approved movies. Obviously we want to pick a genre that kids can enjoy and parents can enjoy.” Grimston Park is located on Seventh Avenue near 19th Street. The new-and-improved Queensborough Community Center is officially open for business. The centre opened its doors to the public on May 21 but waited until July 6 to hold its official grand opening. The community centre, which is the site of the City of New Westminster’s first neighbourhood hub, includes a library branch, police work spaces, multi-purpose rooms, an expanded fitness centre, a licensed child care for children three to five years of age, a community kitchen and a living room with a fireplace. “I hesitate to say this, but I’ve heard the words, ‘Oh, this is our country club,’” said facility manager Renee Chadwick about the community’s reaction to the new facility. “It’s lovely. The community living rooms provide a place where residents can meet with friends or just sit and relax, while the weight room is providing a place where people can work out in a space overlooking the grounds in a cooler environment because of the new-and-improved cooling systems.

Health authority warns New Westminster parents to close windows to avoid falls BY MARELLE REID REPORTER mreid@royalcityrecord.com

As temperatures rise this summer, so will the risk of young children falling from balconies or open windows. Last year, at least 29 children in B.C. were taken to hospital as a result of falling out of windows, and “several” have

already been injured this spring, according to a press release from the Fraser Health Authority. “It’s hard enough to tell a parent that their child has suffered severe injuries that require extensive surgery and will likely result in long-term effects,” said Dr. Iain MacPhail, program medical director of trauma for Fraser Health, in the release. “This becomes especially heart-breaking when it is the result of an avoidable accident like falling through a window or from a balcony.” To prevent injuries of this kind, Fraser Health and the B.C. Ambulance Service

are reminding parents of young children to think twice before opening windows in their homes this summer. With support from Partners Promoting Window and Balcony Safety, the two organizations have launched a campaign to offer free decals at daycares and public health units within the Fraser Health region. The decals are meant to remind parents and caregivers that window screens do not offer adequate protection against a fall and should never be relied on as a safety measure. Other safety tips to prevent falls

include: talking to children about window and balcony safety; moving furniture and planters away from windows and balcony edges to discourage children from climbing, especially cribs and beds; installing and maintaining window safety devices – ensure there is a safe release option in case of a house fire; keeping windows open no more than 10 centimetres – children can fit through a space as small as 12 cm; never leaving children unattended on balconies or in higher floor rooms with open windows. In May 2011, TransLink said there would be no United Boulevard extension in New Westminster in the foreseeable future, after city council and residents expressed concern about the impacts the options being contemplated would have on the community. Coun. Jaimie McEvoy said there needs to be better integration of transportation and regional planning. “I appreciate the trucks aren’t going away,” he said. “I think New Westminster’s position is we don’t have space for any more.” Coun. Bill Harper said having a truck route along Front Street is a “huge problem” for the development of the downtown and waterfront, an area that TransLink has classified as a regional city centre. He said there doesn’t seem to be much appreciation on TransLink’s part for the city’s efforts to demolish part of the parkade and connect the downtown to the waterfront. “I don’t think we have the ear of anybody at TransLink on this issue,” he said. Young voters didn’t rock the vote IN THE HOUSE

ne of the country’s top polling firms has investigated how it (and so many others) got the B.C. election forecast so wrong and has concluded one factor looms larger than any other: the low turnout of young people casting ballots. Angus Reid Public Opinion re-examined all its polling and its methodology and concluded that, more than anything else, the fact young people don’t vote nearly in as large numbers as older people skewed a series of polls (by Reid and other polling firms) that gave the false impression of what to expect on election day. Forget theories about last minute vote-switching or general low voter turnout, pollster Angus Reid says in a five-page summary of his firm’s internal investigation. Instead he found “that almost all of the discrepancy with our poll boiled down to one issue: low turnout among young voters.” Young voters are defined as being under the age of 35. They make up roughly 30 per cent of the population but only make up about 15 per cent of those who

actually come out and vote. Reid’s analysis concluded that, had he made an appropriate adjustment to better reflect the makeup of those who actually vote, his last poll would have showed a three per cent lead for the NDP (in other words, a statistical dead heat given the margin of error). He rightly notes that publishing such a finding a week before voting day may well have changed the media reporting on the campaign narrative, and predictions of an NDP landslide would have been replaced with a too-close-to-call theme in news coverage. Ironically, the series of polls by Reid and others (notably Ipsos-Reid) that misleadingly showed the B.C. Liberals far, far behind the NDP for the entire campaign may have helped Christy Clark’s campaign “by energizing her base to get out and vote in order to beat back, as W.A.C. Bennett famously called them in 1972, the ‘socialist hordes,’” Reid writes in his analysis. I think there is considerable truth in that conclusion. Senior NDP officials and candidates have told me they ran into a significant “fear factor” on the doorstep among many voters as the campaign wound down. “They weren’t happy with the Liberals, but they were afraid of us,” one top party official told me. “We remain vulnerable on that point and probably always

end of this summer. It is one of the most beautiful gardens I have ever seen and well worth the money. The present owner, Brian Minter, deserves all the credit. Wouldn’t it be nice if the City of Chilliwack could take this over and keep it as is? If not the city, maybe the B.C. government would be interested? On another gardening subject, I am talking about the City of New Westminster baskets on Sixth Street. What a complete waste of money. First of all, the baskets are much too high on the lamp standards, and I didn’t even know they were there until a city truck pulled up to water them in the pouring rain. Can this employee not be used elsewhere when it pours days on end? I am not suggesting laying an employee off, just a more appropriate use by his supervisor. What I would like to suggest is a few planters on the sidewalk, just like Columbia Street, and maybe a few benches. I know why the baskets are so high – to prevent them from theft or vandalism. Dix needs a reality check

Dear Editor:

I really get annoyed when comments are made without any time taken to research

the topic. NDP leader Adrian Dix is quoted as saying that the Northwest Transmission Line being built by B.C. Hydro is over budget and that is not satisfactory. What Dix fails to mention is that NDP is NDP no matter where. For example, Dix had dinner with the NDP premiers Greg Selinger of Manitoba and Darrell Dexter of Nova Scotia and NDP federal Opposition leader Thomas Mulcair in December 2012. The NDP is one unification right across the country. Presently in the province of Manitoba, Manitoba Hydro is building a 1,384-kilometer transmission line at a costing budget of $2.24 billion. Manitoba Hydro wants the transmission line to run on the east side of Lake Winnipeg, as it is the most environment friendly. Selinger’s NDP government wants to override Manitoba Hydro’s decision and have the line built on the west of Lake Manitoba, which will involve more than 600 kilometres of environmental damage, and adding an extra $1 billion to the Manitoba Hydro’s budget estimate of $2.24 billion. The Selinger route is also longer. Now why is a $300 million cost over run a crime in B.C., but OK for an NDP government in Manitoba? Dix must face all facts and compare apples to apples before shooting from the hip and spreading more propaganda. Maybe Dix was born yesterday, but the readers were not.

will be vulnerable.” The so-called fear factor didn’t seem to exist to the same degree among young people, who tend to support the NDP by greater numbers than older voters. But that fact became immaterial on Election Day, as those young voters simply stayed home rather than vote. Reid, who has a long track record of accurate election polling, says he will change his firm’s polling methodology in the wake of the problems exposed by the recent election. Young people will have to be “weighted” in the polling sample that is proportional to actual voters rather than the general population. Apparently, this is a problem that is unique to B.C. Other jurisdictions don’t seem to have the same level of disinterest

in young people when it comes to voting. As a political journalist, I’ve relied on Reid’s polls since the mid-’80s for providing both an accurate snapshot of public opinion and a context on which to base political analysis. With the notable exception of the May 14 election, he’s always been right. When he and others were proven to be so wrong on election night, the media also wore the fallout from the error. In his analysis, Reid says he considered pulling out of polling altogether, which would have significant implications for political journalism. However, Reid has concluded that since corporations, special interest groups and political parties are still very much involved in polling (in the last U.S. election more than $100 million was

spent on private polling by the various parties) it is important that nonpartisan companies such as his continue their own polling. “A strong democracy needs accurate and independent public opinion research to help balance the discipline of power and add context to public debates,” Reid writes. People may not like public opinion polling (particularly when their findings clash with their own views) but it is an important part of our democratic process. It’s good to know that pollsters like Reid are going to make changes to ensure their findings are more accurate in the future. Now, if we can just get those young people to actually get out and vote. Senior staff presented New Westminster trustees at a recent school board meeting with the results of a consultation process asking elementary school parents, staff and students how they’d like to see the required additional minutes be added to the school day to make up for a two-week spring break next year. As The Record reported previously, trustees approved trustee MaryAnn Mortensen’s motion calling for schools to lengthen the school day by eight minutes in order to accommodate the new extended spring break that students and staff will have next spring. With the school budget officially approved by trustees, consultations for the district’s strategic plan will be back on track starting this September, according to superintendent John Woudzia. Due to the time spent tweaking budget numbers and dealing with layoffs, consultations with the New Westminster school district’s employee groups didn’t happen, Woudzia said. Trustees at a recent meeting agreed the strategic plan needs to be a priority come the fall and should be before the board by December.

Mortensen was curious to know if they’d be sharing their findings with the board. According to trustee James Janzen, Metro Vancouver usually publishes the reports online but agreed it would be good

to know exactly what they found. Janzen said the letter, which stated “no exceedances of ambient air-quality objectives were observed,” was vague and further information should be provided.

Royal City residents are soaking up the ambiance of Royal City Farmers Market’s summer season in Tipperary Park. The market kicked off its new summer season on June 6 in the parking lot next to Tipperary Park and New Westminster City Hall. The market runs every Thursday until Oct. 10 from 3 to 7 p.m. “It was a really positive first day,” said operations manager Jodi Appleton. “We had sunshine. We had great entertainment.” The market features vendors selling produce, dairy, honey, meat, fish, bread, baking and other treats. Other items for sale include jewelry, health and beauty products and items by local artisans and crafters. “Alot of our regular vendors are back,” Appleton said. “We have some new vendors. We have more produce vendors.” Each week, market goers will be able to dine on food that can be eaten on site such as perogies, souvlaki and chili. “Every market, there should be about three different places you can get your dinner,” Appleton said. “It is more of a community event.”

The Last Door addiction treatment centre in New Westminster is celebrating its 30th anniversary this year and inviting the community to join the party on July 27 from noon to 6 p.m. at Queen’s Park. Clowns, face painting, live music, a free barbecue and games for both kids and adults will be part of the festivities that will mark the kickoff for The Last Door’s year-long celebrations, stretching into 2014. At any given time, there are about 300 people receiving services through The Last Door, for drugs, alcohol, nicotine, video gaming and gambling addictions. “We’re probably one of the most successful treatment centres around,” said Giuseppe Ganci, director of community development, who credits the long-term community-oriented treatment model with helping thousands of patients since 1984. “Our goal is to get people to stop using drugs and alcohol, get involved in the recovery community and give back to a community.” Started with 20 beds, the

Some students spent their first weeks of summer vacation hitting the beach and shopping malls with friends, while others chose to cut vehicles open and put out fires. A group of Grade 11 and 12 students attended the City of New Westminster’s 2013 youth firefighter program, where they donned firefighting gear and got a taste of firefighting skills such as auto extrication, hose handling, CPR, search techniques and ladder climbing. Bryan Tuckwell, a 2013 graduate of New Westminster Secondary School, was thrilled to take part in the program. “It’s been a good day – climbing, searching,” he told The Record. “The searching is so fun. You are in there with everybody else and you are trying to find someone.” As part of the searching exercise, youth donned blacked-out face masks and entered a space at the Queensborough fire hall, where they attempted to find victims (dummies weighing in at 175 pounds or more) in the dark and drag them to safety using proper techniques. “It’s been awesome,” agreed New Westminster resident Mitch Flintoff. “My brother did this last year. He wanted me to do it.” Surrey resident Daniel Young grew up hearing a lot about firefighting from his father John, who recently retired after a 35-year career with New Westminster Fire and Rescue Service. Last week, the teen got to test out his skills firsthand. “It’s definitely a very good opportunity,” Young said. “I am very thankful for it.” Young, who is entering Grade 12, hopes to follow in his father’s footsteps and pursue a career in firefighting. “Definitely,” he said. “Everybody is one team. You get to save people’s lives.”

Blind Beginnings

Blind Beginning’s first talent show was such a hit it’s already thinking ahead to next year. The New Westminsterbased nonprofit held the

Blind Beginnings Has Talent event on June 22. Sixteen entertainers took to the stage at the Sapperton Pensioners Hall in a show that featured blind artists from around the Lower Mainland. Shawn Marsolais, a New Westminster native, founded Blind Beginnings five years ago to empower blind and visually impaired children and youth and to support

their families through a variety of workshops and programs. Funds raised at the event will support the organization’s youth leadership program, which allows young people from various parts of B.C. to meet and develop their leadership and life skills. exercise and auto extrication day. “It’s a cool kind of thing,” he said. “It’s not everyday you get to say, ‘I used the Jaws of Life.’” Participants in the annual program are always enthusiastic about the auto extrication component, said Shokar, because they get to use big tools like cutters and spreaders to “rescue” someone from a vehicle. Now in its fourth year, the condensed fire academy took place earlier this month, from July 2 to 7. Young said the program gives young

people a chance to see if they’re cut out for firefighting by exposing them to activities like climbing ladders and being in dark spaces (simulating the experience of being in a room filled with smoke). “It’s definitely a good experience,” he said. “You get to know if you have those fears. You would know if it’s not the right path for you.” Capt. Brent Joel believes the program has unlimited value for young people who may be contemplating a career as a firefighter. Ius said some of the students who have

taken the program in past years have come back to say they are taking steps to become a firefighter. “If nothing else, they come away with a boost in self esteem and confidence and the ability to do teamwork,” she said. “If we end up with one-half dozen or a dozen firefighters over the years, that speaks volumes to what the orientation does for them.” The New Westminster youth firefighter program is collaborative effort of the city’s fire and parks, culture and recreation departments, as well as the school district

and the Justice Institute. “This experience will stick with them,” Ius said. “I have spoken to some of the kids from four years ago – they say, ‘I remember every day.’” In addition to getting work experience credits for participating in the program, participants can also include the program on their resumes. “These are the fundamental building blocks,” Shokar said of the skills learned during the weeklong program. tmcmanus@royalcityrecord.com

nson Koo is a psychiatrist who has been the head of the psychiatry department at RCH for the past three years.

ON MY BEAT Marelle Reid

The Record caught up with Koo recently to find out what it’s like to be a psychiatrist at the hospital. Question: Can you describe your role? Answer: I’m responsible for overseeing mental health programs both at the hospital and in our community – New West and the Tri-Cities. In the hospital, I oversee a 32-bed in-patient unit. So that’s where people come in when they need psychiatric admission. These are people who are really unwell and need around-

the-clock care. We also have a psychiatric emergency department and we see over 2,500 patients a year there.

Q: What’s the most interesting thing about your job? A: The privilege that I have to be able to work with patients who share some of the most difficult experiences and periods of their lives. I think it’s fair to say that for many people when they’re new to a psychiatry ward, it’s one of the darkest moments of their lives. Q: Something you wish you could change about your job? A: I think the biggest challenge is that our program facilities are outdated and don’t reflect the need of our exploding population. So it’s really inadequate resources that we struggle with. But what I find is that the ministry of health is working with us to plan a new building and plan services that really meet the need of a population that has really doubled since we opened our department in the mid-’80s.

Q: Is there one myth you’d like to dispel about your job? A: Some people still have this idea that we are sort of mind readers or we’re analyzing and that’s the way we understand problems, and it’s really not true at all. We’re a scientific discipline and field of medicine. We use the results of research to guide our practices, and we really look at people holistically, and from the perspective of individual lives, families, we work with entire family units to promote recovery. … It’s not all about medication, and we certainly don’t read minds. Q: What’s the most common reason for patients to be admitted for psychiatric care? A: It’s extremely diverse, but I would say the big reasons are because of psychosis – people who aren’t able to perceive reality, so are hallucinating or having very powerful delusions – and the other is people who are in the midst of some life crisis and become profoundly depressed and, for instance, have tried to kill themselves or are suicidal and wish to kill themselves. Q: Are there any mental illnesses for which there are no cures?

A: Mental illness, … conditions like diabetes and hypertension, you know, there are no cures for most conditions in medicine. What we do is provide treatments that can help people to recover and try to reduce the likelihood of a recurrence of an episode and improve people’s quality of life through education, active treatment and (getting) people more functional. Q: What did you want to be when you were a kid? A: I think I wanted to be someone who navigated a boat, like a sailor or something so that I could go and see the different parts of the world. Q: So how did you become a psychiatrist? A: It was an area that intrigued me in medicine as a whole. I love working with people. I love not just working with people as individuals, but having a broader impact on the society I live in that has given me so much. Q: Do you wear scrubs? A: No, we don’t. We try to dress in a way that patients can kind of relate to us in terms of the mental space that they’re in. I dress generally in a jacket and not too formal, but not too casual.

At least, that’s the experience of certain Vancouver-area sushi chefs who have made the commitment to offering sustainable seafood options. Sustainable seafood has become more and more popular in recent years, thanks to heightened awareness around the issues of overfishing and unsustainable fishing practices, and initiatives such as Ocean Wise, Vancouver Aquarium’s national sustainable seafood program. This increased awareness has sparked questions among consumers as to where they can enjoy sustainable sushi options in the Vancouver area. The good news is that there are a growing number of Ocean Wise restaurants that provide sustainable sushi options on their menu (see below for a sample list of Ocean Wise sushi partners).

SFU’s Medical Tourism Research Group recently developed a tool that helps to answer questions related to ethical concerns about the health and safety risks associated with out-of-country health care. Created by SFU ethicist Jeremy Snyder, with support from a Canadian Institute of Health Research grant, the one-page information sheet outlines several key points to consider, including unforeseen costs, procedure risks, the potential for contracting diseases and patient rights. It also points to the potentially negative impacts medical tourism could have on local communities where surgeries or health care is offered. Snyder is hoping to distribute the guideline across Canada. Children are especially at risk of developing health problems later in life if they experience sunburn. To avoid harmful UV rays, Fraser Health recommends seeking shade between 11 a.m. and 4 p.m. when the sun is strongest, wearing long-sleeved shirts and pants as well as a wide-brimmed hat and sunglasses, and applying sunscreen with an SPF of 15 or higher. With the help of Ocean Wise, the team at Zen was able to replace unsustainable seafood options with Ocean Wise choices. “Prior to joining the Ocean Wise program, we practiced seafood sustainability on our own,” said the restaurant’s chef, Nobu Ochi. “However, it just became harder and harder to find accurate information on what is sustainable, so that’s why we jumped on board, and used information provided by Ocean Wise to help us in our quest to source sustainable ingredients,” he adds. It hasn’t always been an easy endeavor to source sashimi-grade Ocean Wise seafood for his sushi, but Ochi is committed to providing sustainable options, even with the challenges that may come with it. “It is well worth the effort because we are committed to seafood sustainability, to the

RECIPE | Ocean Wise Sunset Roll INGREDIENTS: • Cooked sushi rice - 1/3 c • English cucumber sliced 1/2 cm strips - 1 pc each • Sliced smoked Ocean Wise salmon - 3/4 pieces each

METHOD: - Cook sushi rice, season with sushi rice vinegar (50ml) and 1 pinch sugar and salt - Comb lightly - Spread sushi rice on shiny side of nori

(the following is mixed together) • Ocean Wise albacore tuna, chopped - 1/4 c • Tobanjan, miso chili sc. - 1 tsp •Sesame oil - 1/2 tsp •Sesame seeds - 1 pinch • Siracha chili sc - 1/2 tsp

- Turn over, place filling on once end with cucumber, then roll

Sauce: • Dijon mustard - 5 tsp • Heavy mayo - 1/4 c • Lime juice - 4/5 tsp • Fresh, chopped dill - 1/5 tsp

Turning around the New Westminster Salmonbellies has proven a bigger job than a new coaching staff might have thought. The senior A Salmonbellies lost their fourth consecutive Western Lacrosse Association game and are winless for almost a month since taking three of four points away from the defending Mann Cup finalists Langley Thunder back in June. New Westminster saw its record fall to 4-8-1 following a 10-7 loss to the steadily improving Burnaby Lakers at Russ Heard night at the Bill Copeland Sports Centre on July

New West also lost 10-5 to Langley on Seat for Soldiers night at Queen’s Park Arena last Thursday. In Burnaby, the Fishman fell behind 4-0 early in the first period and trailed 7-1 at the three-minute mark of the middle frame in a game that highlighted more the future promise of the young Lakers than it did the tribulations of the ‘Bellies‘ rotating lineup. Without its star rookie Logan Schuss and veteran keeper Tyler Richards sitting out the rest of the season, New West will need to do some soul searching in order to get back on a stable footing. Dan Lewis looked razor sharp

from the opening shift and set the tone of the game in the Burnaby net. It wasn’t until midway through the second period that New West appeared to solve the Lewis riddle. But by that time, it was too late. Kevin Crowley, playing in just his third game of the season, and Tom Johnson made the 9-5 score flattering to the visitors with back-to-back goals less than a minute apart late in the second. chances. In this one, we just finished off our chances and we could have had more. It was the determination of the boys, they really, really wanted it.” Quentin Fox opened the scoring for the New West club on a corner kick from Marcus Zacharuk. Sherwood headed in his first goal of the game on a Joe Finlay free kick midway through the second half that gave United a 2-1 lead.

But Killarney countered both times, including a penalty shot to knot the score at 2-2. Coquitlam won its first Tier 1 championship title in seven years at the 28th Jack Crosby Memorial novice all-star lacrosse tournament in Burnaby. The novice Adanacs avenged last year’s championship final loss and their only defeat in preliminary round play, doubling the two-time defending champion Oakville, Ont., Hawks 10-5 in the title game at the Bill Copeland Sports Centre on Sunday. O

nce you have found the right builder and decided on the home you want, you are ready to work out the contractual arrangements. This can be done at the builder’s sales office, where you and the builder (or salesperson) can work through the items that go into the contract. This is the most common approach with large or tract builders. Alternatively, the builder may write up the contract on their own and present it to you for consideration. Or you may choose to have your lawyer prepare the contract. Commonly referred to as the Agreement of Purchase and Sale, the contract is a legally binding document that outlines the terms and conditions of your purchase. There is no mandatory standard form; many professional new home builders use forms adapted from model contracts developed by their provincial Home Builders’ Association or new home warranty program. Often, the Agreement starts with your offer to purchase the home from the builder under certain terms and conditions. Once you sign it, the offer is binding on you. If your builder accepts the offer and signs the Agreement, it becomes binding on both parties. Similarly, if your builder presents you with a contract, it is an “offer to sell” that becomes legally binding on both parties once you accept. A sales representative may not be able to “close the deal” without a review by the builder. Approval or counter offer is usually quick. However, under some circumstances, you may consider adding an irrevocable date to your

offer-a deadline for the builder’s response, after which your offer is no longer valid. Read the contract carefully before signing it. Professional new home builders will go through the contract with you, point by point. This helps to eliminate errors or possible misunderstandings and is a great opportunity for you to ask questions. Here are some pointers for your contract review: • Verify the description of the home (e.g. model name) and lot. • Make sure you understand what’s included and not included in the base price of the home - particularly important if you have based your decisions on a model home with a mix of standard and upgraded features. • Check that any extras and upgrades you have chosen are documented accurately (e.g. model, brand name, size, colour, price). • If the price includes allowances -- for instance, for lighting and kitchen cabinets-the amount should be noted in the contract with a description of what happens if you go over or under budget. • Payment milestones should be clearly outlined -- e.g. initial deposit upon signing of the contract, additional deposit when conditions (if any) have been met, possible construction advances and amount due on closing (when you take possession of your new home). • The builder (or sales representative) should issue a receipt for the deposit and a copy should be attached to the contract. The builder’s refund policy and third-party deposit warranty should also be described in the contract--your protection in the unlikely event

that the builder for some reason is unable to honour the contract. • How will you pay for the home? This must be noted in the contract. It may be as simple as “cash”, or a description of your mortgage (amount, interest rate, term). If the contract is conditional on financing, this must be noted clearly, along with the number of days allotted for obtaining the mortgage, the process for notifying the builder and what happens if the mortgage application is turned down (i.e. the contract is null and void, and the deposit will be returned in full). • All other conditions, such as the sale of your current home or a favorable review of the contract by your lawyer, must be similarly detailed. That way, nothing is left to chance or misinterpretation. • If the new housing tax rebate is assigned to the builder, it should be noted. • All attachments or schedules that form part of the contract must be referenced in the main contract document. This includes site plans, drawings, specification list, design and approvals process for customized homes, and so on. • The closing date is the day you take possession of the home. Ask your builder to explain how possible delays will be handled. A home purchase is a significant investment, so consider having a lawyer review the contract before you sign it. A good approach is to go ahead and finalize the contractual arrangements with your builder first, but to

She was happiest teaching, playing, and laughing with her grandchildren and the many Sunday school children she taught over the years. Charmaine is survived by her husband Don, two sons David (Merilynn), and Grant (Lana), along with her 6 grandchildren, Sarah, Skye, Sophia and Scott, Abigail, Elizabeth.
