Appoint Estate Surveyor to manage your property — ESV. Agu advices Nigerians

Emmanuel Agu, has advised Nigerians to always appoint an estate surveyor to manage their property.
ESV. Agu gave the advise during a chat with Peoples Daily in Abuja, yesterday.
He explained that ”An estate surveyor and valuer is a professional trained in art and science to manage, direct, supervise, organize and control an individual’s interest in Real Estate with the sole aim of maximizing profits and obtaining optimum returns for the owners of properties”.
He said the services of an Estate Surveyor and Valuer, is ambiguous.
“ The services includes property management amongst many others “.
Speaking on Property Management,the Surveyor stated that, Property management is the daily oversight, control, maintenance and supervision of either a residential, commercial and industrial real estate by a third party.
“They take up responsibilities such as, day to day repairs, ongoing maintenance, security and upkeep of the property”.
He said property management has roles, such as rent determination screening and selection of tenants routine maintenance, management.
Others are preparation, maintenance of vacant property to keep in good tenantable condition advertising, marketing of properties to let, lease, for sale, estate agency preparation and enforcement of tenant agreement eviction of tenant rent disbursement and lots more.
He also spoke on the reasons why hiring an Estate Surveyor is key than hiring Lieu of a Lawyer or other Professionals to manage property.
“An Estate Surveyor and Valuer is the only individual who has undergone professional training and academic knowledge for a duration of five (5) years in a prestigious university or polytechnic and awarded a certificate to practice Estate Management.
And further undergone professional practice examination (PPE), registered with the national body; Nigeria
Institution of Estate Surveyors and Valuers (NIESV) and also registered with the board; Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON) to practice the profession”.
“Therefore, the knowledge and expertise of property management is professionally embedded in an Estate Surveyor and Valuer who is also the Property Manager.
“It is the rightful job of an Estate Surveyor and Valuer to handle property management because of his accrued skills, experience, academic qualification and expertise in the profession over time”,he said.
He maintained that,an Estate Surveyor and Valuer will go through rigorous mathematical processes to determine the value and rental value of a property.
“This is because he was trained in art and science to place value on a property.
The demand of the property in the property market, location of the property, physical conditions of the property, economic, social and aesthetic value of the property will be considered before determining the rental value of a property.
Property manager will be concerned with getting initiatives to obtain and maximize returns for the property owner,client.”
He noted that, management of a property entails duties like listening to tenants complaints, rent reminders, facility management, routine maintenance and other forms of routine management.
He maintained that, reverse is the case for a Property Manager because it is their full responsibility and one of the services rendered in the profession.
“An Estate Surveyor has the skill to build tenant and landlord relationships.
Property managers understand landlords and tenants which can help property owners avoid potential lawsuits which will save time, resources and energy in the long run.”
