HOTEL + OFFICE DEVELOPMENT Office Project Site: Santiago, Chile 2019 - Present Within an upscale neighborhood of Santiago, this project is designed to be able to function as either an upscale hotel, class A office building, or combination. The form of the building connects users to the natural surroundings, through the use of materials, access to fresh air, and daylighting throughout. Two separate angled wings with a central circulation space form an inviting western plaza for the public to enjoy. The building sets the glass line back from the face of the building, allowing columns, slabs, and vertical louvers to serve as natural shading devices for interior spaces. Each façade of the building is analyzed and the orientation of all columns and louvers are carefully calibrated based on their solar orientation to minimize afternoon summer solar insolation, while maximizing winter solar insolation. Operable louvers allow occupants to enjoy Santiago’s fresh mediterranean breezes. Local regulations allowing subterranean development create unique opportunities to bring light and air to occupiable basement spaces. A bicycle ramp on the western edge and light wells on the northern end of the property distribute light throughout the leasable basement space. Waterfall elements offer underground spaces with a unique visual and auditory element. I served as the senior architect on this project, leading design studies, zoning analyses, and preparation of all client presentations, from concept design through enhanced schematic design.

400 COLLINS CARPARK + CONDOMINIUMS Office Project Site: Miami Beach, Florida, USA 2018 - 2020 Located in a primarily residential section of South Beach, 400 Collins is a mixed-use development, consisting of ground-floor retail, 3 levels of car parking, and 3 levels of residential condominiums. Serving as a primaryuse carpark permits the project to increase its development area, yet special care was taken to integrate the project into the existing fabric of the historic neighborhood. Based on analyses of the color and architectural palette established by the Miami Beach Preservation League to preserve and promote the art deco heritage of the area, 400 Collins is a contemporary response to the rich architectural fabric of the neighborhood. The prime focus of the building is a unique, vertical cladding system enclosing the parking garage. The distinctive, double-fin design features white outside fins coupled with interior fins painted a different color on each level to match the pastel palette of the surrounding neighborhood. The interior color reflects color from within to offer a hint of color without overtly expressing it. Fins are spaced to prevent people from seeing headlights of the cars within the parking garage while still allowing the parking garage to be completely naturally ventilated. I served as the senior architect on this project, leading design studies, zoning analyses, as well as preparing all presentations for zoning board approvals. I was proud to present this project which received unanimous approval from the Miami Beach Planning Board as well as the Miami Beach Historic Preservation Board.

BUSINESS PARK AMENITY BUILDINGS Office Project Site: Irvine, California, USA 2017 - 2018 Consisting of a three-phase business park development in Irvine, I served as Project Architect for the exterior envelope of four destination amenity buildings within the development: a cafe, fitness center, conference center, and food hall with various vendors. The Cafe and Fitness Center, in Phase I, follow a similar language to adjacent office buildings of curtain wall construction with minimal frame profiles and low-e glass. However, they both introduces operable walls and refined mechanical wells to hide all site mechanicals for the project due to their visibility from adjacent offices. Phase II’s amenity, a Conference Center, is based off a pinwheel concept, where the main, dividable conference space is in the center and affiliated services radiate outwards. Both outside walls of the conference center are designed to open up similar to garage doors, uniting the interiors with adjacent cantilevered patio overhangs. Wood-like flooring continues from the inside out to the surrounding patios. Phase III consists of an expressed concrete structure, with shear walls anchoring 2 corners and supporting a 2-way concrete slab. The concrete is expressed wherever possible, giving the building a more industrial, lived-in feel. Inside, individual pods house various food vendors as well as WCs and mechanicals. I served throughout all phases of design, working with the associate architect for the interiors, as well as consultants, and the client.

UCLA BUSINESS SCHOOL EXTENSION Office Project Site: Los Angeles, California, USA 2017 As part of an extension of the Anderson School of Management, UCLA hired Pei Cobb Freed & Partners to design an extension to their 1990 brick and precast concrete school. Pei Cobb Freed & Partners came up with a unique solution of building the extension on top of an existing concrete parking structure nestled in a valley. To counteract the inward-facing design of the original school, the extension was designed to look out and connect with the rest of UCLA’s campus while mirroring the material elements of the original building. Programming included a central atrium that connected one side of parking with the other side facing the central campus. Public areas opened to terraces and green roofs and offices featured operable windows. I served as a façade designer for the Design Development and Construction Documents phase of the project, cataloguing and detailing all exterior conditions of the building and site. Challenges included seismic isolation of corners using a steel truss system to allow corner masonry zones to move independently of the main walls during an earthquake. Precast concrete, located throughout the building, had to have gravity and lateral loads accounted for in structural steel. Waterproofing conditions were numerous, including at stone ballast roofs, green roofs, paved terraces, and at the existing parking garage, upon which the addition was constructed.

SECTION DETAILS

1 DALTON TOWER Office Project Site: Boston, Massachusetts, USA 2014 - 2017 In order to raise capital funds, the Church of Christ, Scientist sold two plots of land previously belonging to the mother church complex to private developers. A triangular plot received city approval for the construction of a 700-foot tower. In response to the triangular site, an adapted reuleaux triangle rises 61 stories. A complex program of a hotel, condo, and ground-floor retail is achieved within a small footprint. Hotel and Condo access and movement through the building are carefully choreographed. Wrapped in a low, stone base, the podium ties the building in to the low-rise nature of surrounding buildings. The high performance glass of the curtain wall relates the tower to other high-rise developments of Back Bay. Striations emphasise verticality and serve as locations to conceal operable windows to allow natural ventilation. Striations give way to balconies towards the top of the tower. I was a core member of the team throughout Design Development, Construction Documents, as well as Construction Administration. My role was on the design and development of core, penthouse, mechanical, roof levels, vertical transportation as well as faรงade maintenance. I coordinated with the associate architect in Boston as well as MEP, Structural, and Interior Design consultants. I oversaw the construction of the marketing model used for condo sales.

CENTURY PLAZA TOWERS Office Project Site: Century City, Los Angeles, California, USA 2015 - 2016 As part of a redevelopment of the Century Plaza Hotel, twin 46-story condo towers as well as a retail plaza will be constructed behind the existing hotel. Relating to Minoru Yamasaki’s twin triangular towers across the street the condo towers are designed in the form of adapted reuleaux triangles. Structural bays house window walls that lead to generous-sized balconies framed in curved glass balustrades, giving the building an iridescent, undulating quality. I worked on the project during Design Development as well as coordination with the Architect of Record during Construction Administration. My role was in the design and development of canopies, tower storefronts, as well as the architectural design of interior spaces. My work involved coordination with the architect of record in Los Angeles as well as MEP, Structural, and Interior Design consultants.

CANOPY GEOMETRIES AND PLANS

RECONSTRUCTION OF FORDHAM PLAZA Site: Fordham Plaza, Bronx, New York, USA 2013 - 2014 Fordham Plaza is the center of a vibrant shopping district, the principal public entrance to Fordham University and a regional transportation hub. A redesign of the existing, paved plaza looked to make the plaza a more friendly and inviting place to be within the city. The program called for a café, green market, food kiosks of varying size and green spaces in which to relax. Challenges included a train tunnel running the length of the entire plaza upon which construction could not occur, numerous public utilities that couldn’t be altered, as well as many public agencies’ input and concerns. The design solution calls for a café straddling the edge of the tunnel foundations and a rooftop canopy arching over the tunnel, providing shade and rain protection for the stairwells to the train platforms. A green market canopy follows the edge of another secion of the tunnel and planters are arranged around the perimeter of the plaza and designed to be moved with a forklift to conduct bridge maintenance and inspections. I participated throughout the process of Design Development as well as Construction Documents. My roles included drafting, coordination with consultants, as well as meetings with the client.

CROTON GOLF COURSE CLUBHOUSE Site: Van Cortlandt Park, Bronx, New York, USA 2013 As part of the city’s infrastructure development, a new water treatment plant was to be constructed in Van Cortlandt Park in the Bronx, at the confluence of the Croton Watershed. Due to its location within a public park and on the site of an existing golf course, the treatment plant was designed with a green roof driving range. Package 4 included the design of a clubhouse wrapping the perimeter of the treatment plant. In order to illustrate the process of natural water filtration, a series of water cells filters greywater on site to be used for irrigation on the golf course and driving range. The clubhouse incorporates class curtain walls and wood paneling and mullions to accentuate connections between the indoors and nature. As the building peels away from the treatment plant, corridors, joint lines, and lighting follow the layers created. My roles in this project were on Construction Documents, drafting and coordinating with lighting, MEP, and landscape consultants.

SUBVERSIVE URBANISM Site: Hong Kong Partner: Chris Cornelissen 2011 - 2012 Hong Kong owes much of its success to its position as the world’s freest economy, maintaining this status through coordinated actions by the power elite of government, finance and media. However, increasing vulnerability to financial turbulence and rising poverty levels necessitate a reevaluation of traditional power within Hong Kong. Approaching this project from the framework of a social movement, parasitic analogies are used to harness the strengths of people to instigate change within the city. By operating outside legal boundaries, residents organise around a series of crowd-driven, “underground nighttime events. These initiatives lead to an overnight occupation of empty lands with demountable structures and a popular appeal for support through mass self-communication. Owing to the interests and strengths of neighbourhood residents, local development represents the community through peer-to-peer lending and open-source methods of determining built forms and functions. Increased involvement and confidence by citizens in their abilities to construct the city encourages further investment in similar developments elsewhere. Reparasitisation and alteration continues to align the city towards economic and social sustainability.

.25µm

XX The wasp lays up to 80 eggs beneath the cuticle of the caterpillar as well as injecting the polydnavirus.

The Sacculina Barnacle swims through the ocean until it reaches a crab. It releases its own shell and burrows through a joint on the crab. The Sacculina burrows to the crab’s abdomen. From there, it grows ciliary branches through the crab’s body. These are used to feast off the crab and to release chemicals to affect the crab’s neuromodulators.

6

About one day before emerging from the cuticle, the larvae secrete compounds which prevent the caterpillar’s ability to feed and move while the larvae chew their way out of the cuticle.

5

4

Neuromodular alteration now makes the caterpillar aggressive towards other parasitic animals that may try to parasitize the pupating wasps.

With the alteration of the host’s central nervous system now complete, the caterpillar spins silk cocoons around the wasp pupa instead of for itself, cementing its own fate towards death.

4

Once ready to hatch, the male or female crab will fan its claws to ensure that the newly-hatched Sacculina disperse, much as it would for its own young. The mother Sacculina will remain in the crab to await further fertilization.

After about 4-5 days, the wasps moult from their cocoons. Since the caterpillar’s neuromodulators have prevented it from foraging for food it eventually dies from starvation. Sources http://en.wikipedia.org/wiki/Sacculina http://www.springerlink.com/content/l6nhecf68jb192j8/fulltext.pdf http://nucleodecenio.blogspot.com/2008/02/horrid-phenotypic-integration.html

SACCULINA BARNACLE

The microsopic male Sacculina will enter through a crevice in the enlarged female to fertilize it. From the site of the female crab’s eggsac or the male’s reshaped abdomen, the crab will brood Sacculina eggs as if they were its own.

GLYPTAPANTELES

Sources http://www.ppls.ed.ac.uk/ppig/documents/parasitic_manipulation.pdf http://www.plosone.org/article/info:doi/10.1371/journal.pone.0002276 http://en.wikipedia.org/wiki/Glyptapanteles

5

If the Sacculina infects a male crab, it will reshape the crab’s abdomen to match a female’s. Neuromodulator modification will also convince the male crab to perform actions equal to that of a female. If the Sacculina infects a female crab, it will sterilize it.

The wasp larvae hatch and develop beneath the caterpillar’s cuticle, being sure not to damage any internal organs or touch the central nervous system. During the larval stage, the wasps release chemicals that alter neuromodulators released by the caterpillar.

URBAN MAPPING IN 3 DISTRICTS Office Project Site: San Juan Bautista, Misiones, Paraguay Site: Villarrica, Guairá, Paraguay Site: Limpio, Central, Paraguay 2009 - 2010 Two regional cities (San Juan Bautista and Villarrica) and a suburb of Asunción (Limpio) were selected to participate in a development program to establish urban planning programs within each district’s city hall. The projects consisted of surveying the existing urban infrastructure of the cities and subsequent graphic and numerical introduction into computer systems within the respective city halls. Collected data would be used for accurate property tax collection corresponding to land value as well as the economic and historic value of constructions within the property. Data would also be applied to planning practices to effectively deliver city services to different neighborhoods and develop informed guidelines for subsequent city growth.

BRIGHTON ROAD URBAN FARMING School Project Site: Brighton Road, Pittsburgh, Pennsylvania, United States Partners: Nina Marie Barbuto and Jenna Kappelt 2006 Joining dense urban planning with strategically-located urban farmland, this design creates a unique identity for the people that live in the three neighborhoods that border Brighton Road. Redevelopment would be supported by urban farming and an adjoining food cooperative to sell the locally-grown food. Materials of demolished buildings would be reused in the construction of infill development and existing structures would be adapted to farming use on the southern slopes of the site. Pedestrian paths would connect urban farming and new commercial, centered around a Food Cooperative, with elements such as benches and parks constructed from the materials of demolished buildings.

YOUTH PHOTOGRAPHY COURSE Volunteering Activity Site: Emboscada, Cordillera, Paraguay 2008 Beginning with the formation of an organizational comittee, strategic planning and fundraising activities were successful in securing the purchase of five digital cameras. A program was established to teach adolescent youth from an underserved city in Paraguay technical and creative skills of photography as a means of selfexpression and exploration. Seminars encouraged students to compare and contrast their own photographs with those of their peers as well as photographs from famous photographers from throughout the world. Included are examples of results from the class.
