The process for interiors projects, renovation, addition and New Construction are the same

Process: step 1 Clients share images that represent desired design concepts for thier project. We ask that you write a comment for each image to let us know what you like about the image, i.e. color, texture, layout, cabinet, natural sunlight etc. We also ask you to consider a answering a series of questions about your project that can help define the project. 8


Process: step 2 Based on the information provided to us by the client, we begin to generate a series of sketches that beging to bring the ideas to life. In this process we take notes of what you love and what you don’t love to then combine all of the items that you love into one sketch. Voila! This phase is the most fun, playful and flexible. Once a sketch is signed off on, that is the one we use for the blue prints and it becomes difficult to make changes without effecting the schedule and fee. 9


Process: step 3 Once a Sketch is approved, we begin to generate formal plans that will be used for contractor pricing, consultant coordination, and permit as required.. 10


It is important that our clients understand what they are getting and floor plans can be challenging to read. We want you to understand what you are getting and 3D plans are an effective way to do this. 11


Process: step 4 After the drawings are complete, we interview and ask for contractors to bid the project. We will work with your preffered contractor or we are happy to reccomend teams we have worked with in the past. Once you sign on with a contractor, they can tell us how long it will take them to build your project and they work with the city for any approvals needed. 12


Depending on the complexity and particularity of your proect, we may need to bring consultatns on board. It can be a Structural Engineer for any framing on renovation projects and mandatory of new construction projects. Mechanical, Electrical or Plumbing Engineers can be hired for green credits, solar panel installations and more. Code Consultants, Leed Consultant, Landscape Designer and others are also brought on 13 board as needed.

Process: step 5 While drawings are being priced for labor, we work closely with our clients to select all of the materials for each room. Architecture materials are different from interior materials and both are needed on new construction projects.

Process: step 6 Once the construction numbers are approved then construction can begin. For renovations, it is ideal for all of the materials to be selection and ordered prior to construction. For New construction, there is time to select interior finishes while the exterior of the house is being built.

We have a Milestones sheet that shows a list of design tasks, roughly in order, that require approvals and the invoice intervals. Clients have the ability to know when to expect an invoice based on completed work. This also allows our clients to have transparency and the ability to know where we are in the process. One of the main reasons for this is to maintain a bird’s eye view over the project. Often times we get busy in the details of each line item that we forget where we are big picture wise. We want to allow clients to have bearings on the project and know where we are and where we need to go. It also keeps us focused and helps prioritize.

This was a huge project for us! Taking down a wall, moving a door, and remodeling the entire kitchen. Now it is SO beautiful! We smile every time we walk into the kitchen. 1. We Provide free 3D renderings. Communication is important and this is one way to allow clients to visualize their project before it is built. 2. We are up date on all of our software allowing us to streamline most of our tasks that result in quicker turnaround, less billable hours for our clients and make us more efficient. Some of the programs we use are Revit for drawing, Google drive to collaborate with material selections, Houzz accounts to communicate design ideas, we even use Facetime on construction job sites and when at show rooms. Pencil drawings and Autocad are archaic programs that take a long time costing you to pay for that time. 3. We are straight forward, no fluff and no “yes maam yes sir� business. You are paying us for our expert opinion and we will be straight forward about your options and which one we recommend. Often times when dealing with more than one client, we have to serve as the mediator to get clients to come to a consensus. It is important to be able to make decisions and we know how to get our clients to a place where they can make a sound decision. 4. We are a one stop shop. We provide architecture and interior design services. Most of the time clients have to seek out each separately, pay each seperately and hope that the two designs integrate seamlessly. This saves our client time by only have to coordinate with one designer and pay less overhead when compared to having to hire 2 separate designers. We can even pick our your furniture once the project is complete! 5. We provide more design flexibility and options than others up front. Our confidence comes from knowing clients love our design/ plans. We are not here to force you into the first sketch we make in order to make a buck. We will work hard to get you the plan you LOVE. 7. We are not your typical boring firm with serious dry personalities. We are professional and love what we do making us light hearted and playful.

Based on the services you need we are able to more accurately price your project. Typical projects run between 10% - 25% of the construction cost (labor and materials) for simple projects plus any additional services. There are lesser expensive servies for spec projects. Getting Started on your project can seem like a nightmare because of the daunting question of “where do I start?� One of the best ways to dive in is to figure our where you are numbers wise: high, medium or low. The formula for determining your project budget is both challenging and simple. It is simple in that the formula is:

How to price your project. 30


There are many variables that can help control cost. For example there are different price groups of contractors you can sign up with, there are different price groups of materials, and there are variables in the amount of design services. In terms of time, quality and money, it is realistic to expect a contractor to have 2 of 3 quaities. There are contractors who pride themselves in high quality that charge a lot, then there are contractors who give you decent quality that are priced better, and then you have contractors who can help you meet your budget but the client will need to be flexible on quality. For general estimated purposes you can use these numbers: renovations $75/sf - $145/sf new construction $160 / sf - $300 A second way to figure out your renovation budget is to work backwards. Find out what the existing price per sqft your home currently is and that can determine the price group you need to be in. For New construction projects, use the comps provided by your realtor to help set a benchmark. Other Variables to help control costs are materials. You don’t have to buy $120/ square foot (sqft) or $60/ sqft on tile, you can stick with the $10/sqft or $3/ sqft tile. Other options are to go expensive in some areas and lesser expensive in others. For example, spend more in the master bedroom/ bath, kitchen and living room areas but spend less on the secondary bathrooms and laundry rooms. And finally, our fee for design can be customized based on your budget and how much design work you need from us. Spec homes without interior design will cost less than a full service custom architecture and interior services. Reference our services and pricing section. -We aim to maintain a very comfortale working relationship with out clients. It is important that we know as much about your needs as possible in order to bring your design reality to your vision as closely as possible, and we can’t do that if the conversations stuffy. -We like working with reasonable clients, and we can’t do this if client’s don’t ask questions. It is our job to make sure we are giving you the information you need so that you can have confidence in making decisions. Reasonability and confidence come in to play when clients are well informed. Please ask a lot of questions upfront! -We aim to put our cleints needs and design ideas first. So if that means you don’t like an idea, then “no biggie,” let us know and wel’ll keep pushing forward. We won’t get our feelings hurt if you don’t like an idea, because the end goal is to make sure you get what you need. -We will send invoices in advace of when they are due, this way clients have ample time to review and ask questions prior to the actual invoice due date. - We expect our cleints to let us know if there is anything that is not working out for them that way we have an opportunity to make adjustments in a timely manner. We don’t like to wait until the end to find out that you didn’t like something. We will send a survey mid project to gauge this. - We are good at reading you. We know when you LOVE something or like something. Feel free to be yourself. Sometimes I have to lay down the law and say things like “ I know you love it but it is having it more important than going over budget?” - The work that we design is the absoute ideal scenario; then once we get the design priced; we go through an exercize where we decide where we need to cut. Sometimes it means using less expensive materials, sometimes it means phasing the project out, sometimes it means getting another contractor to bid the project. Sometimes it means that we need to cut from the design.

We have our client’s sign a conract that is failry simple and ever project requries this to be signed along with a retainer to start any work. The contract states what work we will provide with the agreed upon fee. It outlines responsibilities for both Urban Loop Studio and client. It will also have a termination clause in the event the project needs to be cancelled. For smaller projects we use a simple contract. First we removed the existing dated kitchen cabinets and appliances; then we rewired the electrical wires, rerouted the plumbing and ordered the finish materials. Finally we installed the cabinets, ensuring the new wiring and plumbing aligned with the appliances that were selected. We then finished the spaces off with the tile , flooring, counter top, and plumbing fixtures.

On this project, a young couple did not want to move out into the suburbs and was outraged by the cost of new construction homes in Dallas, so what did they do? Purchased this 1980”s fixer upper. We found all sorts of holes in this house which required us to replace the 2 inch wood siding with 10” fiber cement panels. We also replaced all of the windows, applied a fresh coat of paint, replaced the skylights, spot repaired the roof and roof accessories. We updated the electrical, plumbing and lighting aspects of the home as well. We are working in phases on this project and have the ability to work with the client’s budget and time restraints. The exterior was phase I.

The Interiors was phase II which had french country aesthetic that this modern couple did not go for. The light fixtures on this stair well were a little do dated and were replaced by these LED fixtures. The carpets were also ripped out and replaced with concrete floors, we added a fresh coat of paint everywhere, including giant wall chalk boards. A client recently moved from Venezuela and was unable to get his new condo set up, considering how much he worked. We were hired to provide furniture and decor options for this condo by creating concept boards. The Concept board shown in the center image above is the final version of the board that was approved for the Living area. The image to the right is shows the furniture/ decor selections installed in the space.

This family recently moved to Frisco, both working with two children to keep them busy. They wanted the house to look more livable, functional and beautiful as this Reading / Lounge room is the first room you see when entering their home. Previously it was a space that looked more like a storage room than anything else. The Couple also wanted to treat this space as a potential guest room so we had to find a couch small enough to fit the space at the same time, large enough to house a pull out bed. The other major restraint we had was to work within a very tight budget, but we made it happen- it just took longer since we had to shop around for better pricing on selections. We have the flexibility and patience to work with our client’s needs.

This Frisco Family also needed children friendly decor for their dining room that would look simple and elegant. We found just the right pieces. The challenges in this space where lighting and liveliness. The main accent piece was installed high enough out of the reach of children, without pointy edges that can poke while also filling up the wall enough to make a statement. Here we were able to find such a large piece, with great quality from a name brand store all within $400 - which is unheard of.
