SYMBOLIZING THE IMPORTANT ROLE THIS TEAM PLAYS IN UNITING THE ENTIRE FAMILY OF COMPANIES, THE SPACE WAS INTENTIONALLY SELECTED TO EMPHASIZE THE SUPPORT THIS TEAM PROVIDES WHILE ENCOURAGING INTERACTIONS. BLOOMBERG: How has the purpose of design shifted since 2020?

JENNIFER: Design has changed dramatically in the last two years specifically. It used to be that the objective of office space was how many people can I get into a square footage of space.

There’s basically seas of workstations and what companies were starting to realize was that that wasn’t fostering productivity or engagement in any sense. It was not quiet for them to do heads down focus work but it also didn’t allow them space to meet and collaborate in teams.

The great benefit that happened during the pandemic was that it changed the mindset of a lot of leaders, so instead of providing that footprint of just a desk in a space it has to be a hospitality space where people want to come to.

It will include a lot of different amenities that you previously you would see that more in a hotel type environment. The office space needs to have that now to really encourage people that there’s a reason to come back into the office.

BLOOMBERG: How does the city of Detroit come into play with your design choices?

JENNIFER: We have had a tremendous opportunity in the city of Detroit to move into office spaces and buildings that were previously vacant and really transform

them. We work closely with Rocket Mortgage and were able to really take their space and transform the way that people were working and interacting in that environment.

BLOOMBERG: How do you define what the future of office space will look like?

JENNIFER: Future office spaces will not have one specific look or philosophy, it is much more customized than it’s ever been before because it has to really interact with the company culture.

It’s going to be less about trends and more about functionality so how are we supporting well-being, how are we supporting layers of neurodiversity for different ways that people need to work and really making sure that everything from the colors that are used to natural light to plants really support a variety of different work styles. We know and research has proven to us that our physical environment impacts the way we feel how productive we are and so it does have a dramatic impact. Really the the job of design is to take a look and say how do all these layers come together to really create space where when I’m in it, maybe I don’t immediately know why but I feel good, I have good energy, and I feel like I want to be here.

As hybrid work becomes the norm, many are working to decipher how to best position their office space to provide an effective working environment for their teams. Adjustments to desks, conference rooms, and communal gathering spaces may be the more obvious first point to focus on. However, an equally important, and impactful element that may miss consideration is the incorporation of Environmental Graphics. Environmental Graphics can be used to elevate the aesthetic, convey important culture and values throughout the office, and increase productivity utilizing the unique brand of the company.

Environmental Graphics are the extension of company’s brands within the physical space.

Whether it be from custom art installations, positioning statements, or wayfinding design, Environmental Graphics create a sense of place, help people find their way, and communicate important information to fuel dialog between users and the spaces they inhabit.

Human-centric environments that express consistent messaging make a significant difference in a person’s comfort and capacity to understand the office. In a recent study, having a sense of coherence within an office was positively associated with overall health, well-being, and work satisfaction. The inclusion

of Environmental Graphics and other unique features can provide a sense of orientation, and coherence to how team members interact with space.

A sense of belonging at work can hold deep significance for a team member and can build their overall experience. Environmental Graphics utilizing strong statements and energizing phrases such as core values can bring a company’s positioning front of mind and align teams around common goals. This physical space provides that sense of identity, community, and belonging – all critical components helping to unite people and drive business.

Environmental graphics are, at their core, unique artwork showing aligned messaging through your space. Detroit New Building HISTORIC DETROIT: ADAPTIVE REUSE

The Detroit News building, one of four in the Detroit News Complex, began construction in 1915 and finished in 1917. The wellknown industrial architect, Albert Kahn, was commissioned to design this building. This building became a unique undertaking in Kahn’s career as it allotted him the opportunity to create an industrial use building while blending in architectural ornamentation that was unknown in industrial use buildings at that time. At that time in 1917, some thought it was the most modern and largest newsprint facility in the world with a price tag of two million dollars.

Built in an Art Deco style, Kahn described the building as “perhaps our most successful (industrial) structure.” The location, close to the financial and center business district of the city, served as an impressive structure of the prestigious newspaper industry, demonstrating several notable features that truly allow this building to stand out.

Much of the lobby’s historic architectural features were destroyed in renovation and demolition, however not all was lost. The floor remains a gray Knoxville marble. The walls are lined with Indiana limestone, the same material used on the exterior of the building. The interior design called back to the architectural exterior details including the representation of medieval

ornamentation. Originally a large glass globe illuminated the lobby which represented the medieval world. A hand-hammered metal globe now lives in its absence.

The George B Caitlin library was used for factchecking the newspaper, at one point holding 50,000 volumes at its capacity. The plaster ceilings throughout the library are barrel-vaulted.

The oak used for the doors contains elaborate carvings using rosettes and acanthus leaves, reminiscent of the medieval style used on the exterior of the building. Leaded glass windows provide ambient light in the space.

Pophouse utilized local artisans and suppliers for as much of the building’s work as possible to reinforce and re-engage the mission of the News to encourage the “bond of civic unity.”

These minute details designed for the interior space allow the architectural details to be emphasized and supported while also providing a functional office environment.

The Detroit News Building has found a new life and continues to be a landmark demonstrating the strength of Detroit’s past while existing as a beacon for modern work and the bright future of this great city.

TUCKED WITHIN THE SECOND LEVEL OF A LOVELY BUNGALOWSTYLE HOME OVERLOOKING A QUAINT SUBURBAN LAKE, THIS EXECUTIVE HOME OFFICE WAS DESIGNED AS AN EXTENSION OF THE CLIENT’S PERMANENT WORKPLACE IN DETROIT. AN UNDERSTANDING OF THE CLIENT’S PROFESSIONAL NEEDS AND PERSONAL LIFESTYLE WERE CONSIDERED FIRST AND FOREMOST WITH THE DESIGN TEAM. THE RESULT IS A BESPOKE SPACE WITH THOUGHTFULLY DESIGNED AND METICULOUSLY CRAFTED MILLWORK AND FURNITURE. THE TRANSITIONAL STONE AND BRASS WALL UNIT LOCATED BEHIND THE CUSTOM DESK SERVES AS A FUNCTIONAL SHELVING DISPLAY AND A BACKDROP FOR THE EVER-IMPORTANT VIRTUAL MEETINGS. LIGHTING, ACOUSTICS, AND TECHNOLOGY WERE DESIGNED, SPECIFIED, AND COORDINATED BY THE POPHOUSE TEAM. THE RESULT IS A UNIQUELY BEAUTIFUL AND HIGHLY FUNCTIONING HOME OFFICE.

The Ace CASE STUDY: THE ACE

The Ace was an activation designed by our team at the Rocket Mortgage Classic in 2022.

This space was thoughtfully designed to provide inspiration, engagement, and connection— blending materials and sensory layers to encourage exploration, fascination, and restoration.

Having significance to the game of golf, The Ace, carries both the meaning as a hole-in-one, while also indicating that a token is best in class, top card, and first-rate. This space broadened the settings of the tournament and elevated the attendee experience. It transformed the ballroom into an exhibit that welcomed all to discover an unexpected amenity and supported individual belonging and communal gathering.

The brand visuals of The Ace were inspired by traditional elements reimagined to establish a modernized interpretation. Honoring the legacy of golf, The Ace pays homage through unexpected color combinations and maximalist visuals. Embracing the fresh spin on classic

styles the brand assets were expanded to signage, giveaways, tableware, and a website showcasing the design narrative and other events within the space.

The temporary nature of this popup space created unique challenges for the design.

Located in a ballroom within the Detroit Golf Club, the space would be installed for less than a week and required that everything return to its original state. This limited our ability to paint, recarpet or replace any light fixtures; but we knew to make significant impact these things were necessary to change.

Our team designed custom wall systems to transform the back wall of the space, layered rugs and carpet to enhance and create clear delineation of space, and custom fringe pieces were added to existing light fixtures to modernize existing fixtures. The immersion of texture and patterns all tied back to our narrative alluring, transforming, elevating and honoring the game of golf.
