PRESIDENT ’ S CORNER Doug PR Bolton, Board President Appreciation This time of year is always busy. The holiday hustle and bustle, lines everywhere, traffic, parties and family gatherings have a way of making the month of December a blur. Before things get too crazy, I would like to turn my thoughts back to Thanksgiving, more specifically, to express appreciation. As Board President I have a great deal to be thankful for. First and foremost I am thankful for our landowners. I especially want to thank the landowners who give their time volunteering for tasks and committees, for those of you who attend board meetings and link-ups, and for your comments and suggestions on how we can make our community better. Your approval and support for the beach house project will lead to enhanced livability and marketability of Port Royal Plantation. And I really appreciate the landowners who graciously donated over $80,000 to help purchase new furniture for the building. I can’t wait for everyone to see the finished project; it has turned out even better than imagined. On another note, Landowner approval of the real estate transfer fee is allowing us to pay off our storm damage line of credit, and create a greater financial stability for the future of our community. I am thankful for our Plans Approval Board and Board of Directors. The volunteers on the PAB donate more hours of their time to the Plantation than any other group. This is a vital behind-the-scenes group of landowners who rarely are given recognition for what they do to protect the aesthetics and character of our Plantation. The current Board of Directors is the most engaged I have ever worked with. A former boss of mine told me that being successful as a leader is simple - surround yourself with people who are smarter and better at what they do than you are. This is so true of the group we have. Everyone contributes his or her expertise as we set policies and work as a team to ensure a viable future for our community. I am thankful we have a General Manager who really cares about our landowners and the future of the Plantation. For Lance this isn’t a job – it is an obsession. His main focus this year has been managing the completion of the beach house project, while continuing to oversee the ongoing operation of our community. He was able to focus his time on the beach house project by increased delegation of Maintenance to Scott and Security to Rob. This team is doing an outstanding job for all of you. I am thankful for all of our Plantation staff. We are so fortunate to have people who care about doing their job well. Please join me in expressing appreciation to our staff – to your staff. Port Royal Plantation has always been blessed with landowners who show their thanks by giving generously to the employee holiday fund. Checks can be mailed or dropped by the office. Every dollar donated goes directly to our employees in time for Christmas. We recognize that we are in constant competition with other employers on the island, as well as the Bluffton area, to attract and maintain these valued employees. Our annual employee holiday fund is just one way to let our staff know how much we appreciate what they do. A smile and a kind word also make a huge difference in someone’s day. Take time to thank them this month as you are passing by, and join me in donating to the holiday fund. Drop off or mail your donation to the Administration Office. LINK UP WITH LANCE Lance Pyle, General Manager

I would like to thank those Landowners who braved the cold weather and attended the Annual Meeting at the Westin on November 28th. While the meeting was well attended, the proxy ballots established a quorum with 473 online and 19 paper proxies submitted prior to the meeting. I would like to thank the three outgoing board nembers; Linda Muehlberger, John Pollak, and Pete White for their service to the community. I look forward to working with our new board members Roger Briney, Marshall Fletcher, Eli Roth, and Don Blank who was elected to a second 3-year term. Every effort was made to get the Beach House ready for the Annual Meeting, but several items could not be completed in time for Town inspections. The contractors have been working hard to finish strong as they have been faced with material delays, e.g. lighting fixtures, safety items related to the fire monitoring system, and other supplies. The finishing details are being worked on, which is really pulling everything together. I am confident you will find the new Beach House to be a wonderful addition to the community and one that will make you proud. As we enter the final phase and complete the punch list items, we are planning a soft opening in early January for Casual Wednesday. Most of the furniture has been ordered and some of it requires assembly. We are looking for volunteers to assist with putting the decking and screen porch furniture together. If you are handy and available to help that would be great. Please watch for the e-mail notice or contact Lisa Trujillo at administration@portroyalplantation.net. As a reminder, in the Spring the Board approved revised rules for beach chair storage. As part of those rules, all beach chairs were to be removed by the end of October. Please make sure your chairs have been returned to your house for safe storage during the offseason. On behalf of the Port Royal Staff, I would like to wish the greatest group of Landowners on Hilton Head Island a Merry Christmas and Happy Holiday Season.

Mailboxes According to the Rules and Procedures, Landowners are not to affix any material or decorations to the mailboxes and posts. This includes reflectors, stickers, decorations, numbers, or any other material. The Association has invested in all the mailboxes and is responsible for the maintenance. Please help in preserving their longevity. To avoid damage and repairs please do not decorate your mailbox.

SECURITY REPORT Rob Wilkinson, Director of Security New Bike Gate Over the past year I have evaluated points of entry around the Port Royal community and one area of concern is bicyclists and pedestrians entering the community around the new Heritage tennis courts and parking lot. The security department in 2018 has stopped over 200 bicyclists and escorted them off the property.

To help correct this issue additional security protections have been put in place to minimize access in this area. 1) a new gate has been installed that can be opened with your Landowner amenity card, and 2) the fence along the cart path has been extended to provide a better access barrier. We are working with Heritage Golf Group to provide easy access for Landowner parking in the Landowner/Member parking lot that will enhance security. The new point of entry also provides easier ingress and egress for Landowners using Town-owned leisure paths. A new pedestrian crossing on Coggins Point Road is being added so Landowners can use the existing leisure path to cross Coggins Point, as well as the shared cart path to access the gate to exit near the tunnel and Club House Drive. It is important to remember your amenity card when you are planning to exit the community on bicycles. The new gate will be operational by Dec. 15th, 2018.

Christmas Travel With Christmas just around the corner, I have a couple of tips for the holiday season. First, if you have plans to travel for the holidays, please use our house check program. Second, while conducting house checks, our security team has discovered packages left at the front door. When ordering your Christmas gifts, check the estimated arrival dates and if you are planning on being away from your residence, please ask your key holder or neighbor to hold your deliveries until you return.

New Year’s Eve No Fireworks! I would like to give a friendly reminder that it is illegal to set off fireworks on Hilton Head Island without a permit. If an individual is caught setting fireworks off, it is considered a misdemeanor, which can result in a $500.00 fine.

MAINTENANCE CONNECTION Scott Kunkle, Director of Maintenance

Deer Spotlight Survey Every other year Folk Land Management conducts a survey of the deer density in Port Royal Plantation. This helps us to better understand the deer population so that decisions can be made on population control as the numbers increase. This year, the deer spotlight survey was conducted by Folk Land Management on September 27 and 28. A total of 26 deer were spotted. This is a relatively low number of deer per acre compared to similar residential developments.

Port Royal Street Signs and Personalized Address Plaques

The new Port Royal Street Signs have been ordered. We are hoping to start installation in January. They will be mounted on the same type of posts as the mailboxes.

Many Landowners have ordered a personalized Port Royal address plaque. You can order at portroyalplantation.net or pick up a form at the Administration Office. The cost is $109.00.

We’ve had a busy year in Port Royal! There were 21 new construction projects, with 14 new homes completed this year and 7 under construction now. That leaves only 54 vacant lots in the Plantation. This is the highest number of vacant lots sold since 2005! I already know that two of those will be submitting plans to build soon. We also currently have 10 homes with additions or major renovations underway. As for real estate sales, there have been 53 homes and 11 lots sold this year.

In one of my previous articles this year, I asked that Landowners contact me if they have any questions about needing permits for various projects. I’ve received many calls and emails as a result and I want to say thank you! If you have any doubt about what requires a permit, please don’t hesitate to pick up the phone or send me an email. Remember, several changes have been made to the PAB Guidelines in May 2018. Please refer to the Guidelines on our website when considering a new project.

PR Holiday Reminders HOLIDAY FAMILY SAFETY Getting ready to decorate? Keep all holiday decorations away from heat sources. Haystacks, cornstalks or any dried decorations are more prone to burning quickly. If you’re using a fresh Christmas tree, make sure the needles are not shedding. Check the water level daily! If you’re using an artificial tree, make sure it is flame retardant. Never decorate metal trees with electric lights and never connect more than 3 strands of lights together. If you’re using candles, keep them away from curtains & other combustibles. Never put candles near exits or windows ~ if the fire originates there, you may not have a way out. Candles should be located where children will not be tempted to play with them and where guests will not accidentally brush against them. Ready to enjoy a night in front of the fire? Always use a fire screen for your fireplace. Never overload your fireplace and don’t burn trash or wrapping paper ~ it can cause an explosion. Never leave your fireplace unattended while burning and have it inspected at least once a year. Safe and happy holidays to you and your family.

Coffee Ladies PR Annual Soldier Contributions

Once again Patti Soltys hosted a Friday morning coffee with the theme, “Support Our Military Overseas.” Each year Patti and the coffee ladies collect donations for our military. Many generous ladies of Port Royal attended for conversation, coffee, munchies, and to donate. And donate they did! This event is always held on the Friday closest to Veteran’s Day, and Patti has hosted it for many years. Her husband Bob, as well as her deceased first husband and her father, were all Veterans. Her grandson is in the NROTC program at Holy Cross. These connections have motivated her to reach out to our military at this special time of the year. Patti works with a coordinator in Savannah and military personnel who help determine the needs of service members on deployment. This year the Coffee Ladies were given an exceptional unit to help. The supported troops are located in eastern Afghanistan and are conducting major operations against the Taliban and ISIS. The soldiers live near their aircraft, far away from the dining area, and often eat around the plane, so as to be ready to launch when needed. The wish list for this unit included primarily meal replacement items, energy drinks, warm socks, and toiletries. Patti and the Coffee Ladies were happy for the chance to help. Over 25 boxes were shipped to the Unit in Afghanistan along with holiday cards and thank you notes from all the ladies. Patti continues her efforts to help those in need throughout the year and also collects pop-tops from soda, soup, and other cans to donate to Ronald McDonald House in Savannah. They sell them in bulk to raise money to house families of critically ill children, enabling them to stay at RMH adjacent to the hospital. She also collects small toiletries, such as hotel giveaways, and gives them to Hospice Care of the Lowcountry. Kicking off the holiday season by remembering those less fortunate is a wonderful tradition. For more than 30 years Port Royal residents have enjoyed good food and camaraderie in the Wine and Dine Club. It’s a wonderful way to meet and get to know neighbors in a relaxed setting. Dinners this year will be held in January, February, and March. Our kickoff party Thursday, December 13th BYOB and an appetizer to share. Anyone interested in signing up or looking for more information is welcome. It’s a great opportunity to learn more about the club and talk to our long-time members. Fish Haul Farmers The final 2018 meeting of the Fish Haul Farmers will take place on December 4 in the Administration Building Conference Room at 7 pm. Many farmers have been harvesting crops for Thanksgiving and the holiday season, and winter vegetables and crops are progressing nicely, helped by the mild and damp conditions. We look forward to holding our 2019 meetings in the new Beach House and dates for those meetings will be distributed shortly.
