Chairman As 2016 approaches for the Greater Mauldin Chamber of Commerce, we face many challenges for our nation, our local economies, businesses, and our communities. For 34 years, The Greater Mauldin Chamber of Commerce has devoted its energy and resources to promote growth and economic development of our local businesses. The Chamber is well represented by a diverse board of directors, which is composed of businessmen, businesswomen and community leaders who are well qualified to lead our Chamber. Our local city government is supportive of our Chamber, and working with the city enables our Chamber and community to meet and exchange progressive ideas and plans that benefit the entire area. Driven by the desire to promote and present community activities for our citizens, each year the Chamber presents events including the Train, Trains & More Trains exhibit, which is planned for

two weekends and attracts more than 5,000 visitors; the Tree Lighting Ceremony; Breakfast with Santa; and the annual Christmas parade. The Chamber organizes ribbon cuttings for new businesses, educational classes for the community and Business After Hours to promote area businesses. In addition, the Chamber is the official visitors center for the city of Mauldin. When newcomers meet the Chamber staff, they see how kind and helpful the office staff is, ready to provide relocation information and answer questions. The Chamber is often the first point of contact for many businesses that are considering locating in Mauldin, and we follow up with the City to let them know about the prospective new business. You will be joining one of the fastest growing communities in the Southeast as our population almost doubled in size to about 25,000 residents in the past decade. Mauldin is now the 17th largest city of the 270 municipalities in the state. Our police department is proud of their CALEA certification and our Fire department is one of only 37 of over 600 departments in the state with an ISO rating of 2. We were ranked as the safest city in South Carolina by onlyinyourstate. com. Our public works department provides Mauldin residents with clean neighborhoods through efficient garbage and recycling collection services along with leaf/limb and debris pickup services. Through structured preventive maintenance programs, our street and sewer departments ensure that our infrastructure is performing as it should be. We are pleased to see positive growth trends with our businesses and residential communities as revenues and permits continue to increase. Our most recent financial audit indicated that we are very sound financially and we were upgraded by our bond rating agencies to AA+ by Moody’s and A1 by S&P. We also received the Certificate of Achievement for Governmental Finance Reporting for the 13th year in a row. This award demonstrates our spirit of full disclosure in governmental accounting and financial reporting. Mauldin’s recreation programs and facilities are first-rate and state of the art. We offer some of the best recreation opportunities of any city in the state with 78 acres of parks in addition to the Maudlin Sports Center that includes a gymnasium, a climbing wall, and a full line of fitness equipment and classes. Our senior citizen program continues to grow each and every year and our Senior’s stay extremely active.

Mauldin’s Cultural Center located adjacent to the Sports Center and a stone’s throw from City Hall, continues to serves as a resource for the community by housing the Greater Mauldin Chamber of Commerce and various civic groups. Event attendance and building usage continues to set new records for the entity. “Expect Greater Things” as we continue to invest in this facility both internally and externally. If you are a business opening or relocating in our city we also welcome you and take great pride in being the most business-friendly city in the Upstate. Our goal is to make your transition to our city as seamless as possible. Welcome to Mauldin: City’s renaissance fosters exceptional quality of life for residents Mauldin residents are experiencing a city renaissance that promotes family time, small business success and consistent community support. As the city grows, opportunities for activities, health and recreation, the arts, dining and more serve to build the city’s identity as a haven for those who visit and those who make it their home. Ideally located for business infrastructure and easy access to the arts, education and the natural beauty of the Upstate, Mauldin offers an exceptional quality of life for residents while it meets the workforce and physical needs of their employers, including worldwide industries and homegrown small businesses. “We have great parks, a great sports center,” Greater Mauldin Chamber of Commerce President Pat Pomeroy said. “We have great opportunities for families.” Pomeroy said the Mauldin Cultural Center’s programs give residents opportunities that they did not have locally just a few years ago. Opportunities for concerts and

special events abound. “Even as a Chamber, we are trying to be not just a business center, but a community center,” she said. Throughout the city and its surrounding areas, business owners find outstanding networking opportunities and a city administration that values its business residents, Pomeroy said. Visitors and new residents also find warmth and welcome from fellow newcomers and those who have been in Mauldin for generations. “People knowing who you are and what you do and supporting each other is what makes us who we are,” Pomeroy said. Mauldin city planner and Economic Development Director John Gardner said the city is ideally located close to infrastructure and transportation needed for businesses, but also with easy access to locations that offer recreation and arts opportunities for families. New gateway signs around the city’s perimeter show the community’s pride. Gardner said residents can look

forward to the installation of way-finding signs that will denote the paths to parks, city hall and more. Residents are enjoying the convenience of new restaurants including Chick-fil-A, Bojangles’ and Jimmy John’s, all of which offer a family-friendly atmosphere and business owners who foster community spirit. Nearby Woodruff Road is close enough to offer residents the convenience of its shopping, dining and health centers within just a few minutes’ drive. The city of Mauldin continues to grow on many levels. The city’s focus on cultural affairs impacts the daily quality of life of residents, while offering visitors even more reasons to spend time in the city. And with such a close proximity to natural recreation areas and the Upstate’s other arts and entertainment venues, Mauldin residents have seemingly limitless opportunities to make family memories, stay active, enjoy a night on the town or learn something new.

Close to home Festivals, arts, events highlight many things to do in Mauldin With seasonal events, concerts by national acts, plays and more at their fingertips, Mauldin residents need not travel far to have a great time. Mauldin now has a true city center. The Mauldin Cultural Center, its outdoor amphitheater and surrounding properties give the city’s residents a place to gather and a site that draws in visitors as well. “We’ve had another really good year of almost 30,000 people using the Mauldin Cultural Center and 1,500 events or classes going on throughout the year,” Office of Cultural Affairs Administrator George McLeer said. McLeer also works on growing the facility as a tool for economic development. His office reflects an expanded commitment to programming for residents and

visitors, including Cultural Center events, community events and one-on-one interaction with local artists and community members. In late 2015, a new part of that plan comes to fruition with the first public art trail installation. “Over 10 years, we will fill the perimeter of the amphitheater with art,” McLeer said. “At the end of the 10 years, the first will be replaced.” Retired pieces will go to another public space in the community, allowing for a complete change of the art trail every decade. During the 2015 Christmas parade, a mural will be added to the side of the Cultural Center, adding yet another piece of public art. The Mauldin Cultural Center continues

to host several well attended concerts each year. In 2015, a performance by Edwin McCain was a highlight. The Railroad Concert Series remains a popular event, with acts such as Occasional Milkshake thrilling audiences. Other events also keep residents busy, including August’s National Night Out, which moved to the Cultural Center in 2015. “We had 1,300 people over the course of the event,” McLeer said. The Mauldin Barbecue Cook-Off celebrated its fifth year in September, kicking off the two-day event with a free outdoor concert by The Lone Bellow. The food tastings began with Friday night’s Anything Butt competition, which saw teams prepare their best non-barbecue dishes.

renovations at the Cultural Center, including the addition of an Innovation Studio that McLeer called “art studio meets chemistry lab.” The GHS Walking Trail will also be completed, along with improvements to landscaping and parking. The city’s popular train show, Trains, Trains and More Trains, continues to bring in visitors from the region for the twoweekend event. The event is coordinated by the Mauldin Chamber of Commerce and held at the Mauldin Cultural Center. The event attracts thousands of visitors who come to see and interact with model trains. Its popularity is leading to an expansion of the event for 2016, according to Mauldin Chamber of Commerce President Pat Pomeroy. The Christmas season is celebrated in grand style throughout Mauldin. On the first weekend in December, the Chamber of Commerce holds a Breakfast with Santa event at the Ray Hopkins Senior Center. The weekend also includes the city’s tree lighting and the always-popular Christmas parade.

Saturday’s events, as always, included plenty of pork, smoke and sauce, as well as family events. More than two dozen teams competed in the cook-off, with several added to a waiting list because the event has become so popular. “We’ve been deemed one of the most cooker friendly events,” McLeer said. “We’re getting a really good reputation.” Throughout the year, residents can enroll in music, dance and visual arts lessons – all taught by local artists. 2016 will bring even more variety to Mauldin’s arts scene. The end of winter will once again be celebrated with the annual Easter Egg Drop held at Sunset Park, followed by the Mauldin Garden Club’s Spring Fling at the Mauldin Cultural Center. In addition to spring outdoor concerts and a summer Shakespeare performance, the city will host Last Chance Fridays, to be held on the last Friday of the month in June, July and August. The events will feature local music, food trucks, beer and wine. Residents can look forward to some

Active and fun There are plenty of recreation opportunies in Mauldin Mauldin residents have a wealth of opportunities to get outdoors, join a team, get fit and connect with others. Recreation programs and facilities are available for every age or interest. Van Brannon, the city’s recreation director, said Mauldin’s programs continue to grow in scope and size. “We offered lacrosse last year for the first time ever,” he said. “That’s a program we are looking to expand.” Some activities develop from resident requests. The Mauldin High School rugby team used city facilities for its program, while a new effort will make one of the world’s most popular sports available for Mauldin residents. “We have a group working on cricket,”

Brannon said. “They are looking at adding a pitch next to Sunset Park.” The Mauldin Sports Center continues to grow its programs. Barre classes are now on the center’s regular schedule along with piloxing — a combination of pilates and boxing — as well as Zumba, yoga, cycling and more. The Sports Center is a critical part of community life where residents visit and have a cup of coffee together, in addition to getting fit. “Our walking track is continuing to get a lot of use from seniors and people who like walking in a controlled environment,” Brannon said. The facility boasts a double gym and a rock climbing wall that appeals to all ages.

Just down the road, the Ray Hopkins Senior Center regularly hosts special events that cater to the city’s senior residents. “Our senior program is, wow, just great,” Brannon said. Many seniors participate in a drama club that is winning the hearts of audiences. The city also offers a variety of adult and youth sports, including softball, basketball, baseball, volleyball, flag football and more. “Our basketball program was the largest it has ever been,” Brannon said. Just a short drive away, the GHS Family YMCA offers an indoor and outdoor walking track, a seasonal swimming area for

children, and an additional heated outdoor pool that’s available year-round. The pool is covered by a removable bubble that makes it a summer hub of outdoor activity and a protected place to swim during the colder months. The facility also features a cardio theater — a spacious room with an extra-large, theater-style screen – and a restaurant area that is home to cooking classes for children. The Mauldin Police Department offers a unique summer program for area residents ages 11– 14. The Mauldin Police Youth

Academy was designed to promote good citizenship through education and law enforcement. Boys and girls participated in separate programs, each providing opportunities to learn about a wide variety of law enforcement work, as well as CPR and first aid skills taught by the Mauldin Fire Department. Brannon said some of the city’s recreation facilities can expect a facelift in the near future. New lighting has already been installed at Springfield Park and City Park. Additional upgrades are also coming to Springfield Park and the city is exploring the possibility of adding playgrounds. Mauldin residents are also utilizing the Swamp Rabbit Trail and its Mauldin area segment that runs through the Lake Conestee area. Family activities are available in abundance throughout the city, including Sunset Park, which is home to a wheelchairaccessible playground and to the Mauldin Miracle League, a baseball league for children with special needs. The Miracle League field also hosts the Mauldin Maulers, an adult wheelchair softball league, as well the 2015 regional tournament for the sport. Brannon credits Mauldin Mayor Dennis Raines for the accessible programs at Sunset Park. Each spring, the city’s annual Easter Egg Drop brings thousands of people to Mauldin. “It continues to grow each and every year,” Brannon said. “It’s a perfect time of year. Churches really help promote it. It’s a whole community-wide event.”

Making a difference Many residents go above and beyond to help community Sherry Patterson’s job is, by its very nature, one of caring, kindness and respect. But where her job description ends, she continues to provide comfort, resources and empowerment to those in need. Patterson is the Mauldin Police Department’s victims’ advocate. She isn’t a police officer, but her role in the department is vital. She is one of many Mauldin residents who go beyond what is required of them in order to make a difference in the community. “As an advocate, we offer victims information about the court system,” she said. “We offer emotional support and find resources to help them financially and emotionally.” Patterson serves as a liaison between the court system and victims of crime. “If they choose to be a part of the case and want input, I will hold their hand,” she said. “I will go with them to court.” For victims, Patterson is a lifeline, often in more ways than they expect. “I will sit with you,” she said. “I will take you to the doctor. I will intervene with our employer. While I assist you, I also want you to help yourself.” When a crime occurs, Patterson said the victim is far more than just a case.

“The incident isn’t just a piece of paper,” she said. “This is a person. I am available 24-7. I feel like what I do, it gives you a lot of satisfaction to know you’ve made a difference.” Patterson stressed that her role is only a part of the support provided by the Mauldin Police Department. She said it takes a team effort. “You have to have a good support system,” she said. “With the chief and our officers, we have that. I couldn’t do it without good support and good people.” Balancing support with empowerment allows Patterson to encourage people to help themselves. No matter what brought them to her office, she employs the Golden Rule. “Don’t judge,” she said. “It’s not for us to do. How would I want someone to treat my family? You need to respect them.” But Patterson still manages to find a gentle way to have difficult conversations. She said she isn’t afraid to tell people when they are making bad choices. “Too many times, we don’t want to offend someone, so we enable,” she said. “I am not a counselor, although I feel like I am at times. If you want help, I can make it available. You’ve got to fol-

low through though.” At the end of the day, Patterson said she can go home knowing she has done her best to help. “That’s all I can do,” she said. When a Mauldin resident is in need, but their situation falls outside Patterson’s job description, she is still known to step in and help. When tragedy or difficult circumstances bring challenges, Patterson often gets the call from someone who has been referred to her. She gathers the resources she can to help. “I just do it,” she said. “I never really think about it.” Patterson’s faith provides the basis for much of that desire to serve. “As a Christian, that’s what we are to do: help others,” she said. “A decent human being won’t turn their back, no matter what your job is. I feel it is my obligation to help people help themselves.” And when the job gets tough, Patterson said she remembers that it is important to persevere. “It’s taxing,” she said. “It’s stressful. Sometimes it will break your heart. At the same time, it’s very rewarding to see someone rise out of being a victim to be victorious.”

Health and wellness Area medical facilities offer easy access, top-notch care At Hillcrest Memorial Hospital, the Greenville Health System’s Simpsonville Medical Campus, Mauldin residents find help for emergencies and illnesses, education to be proactive and a community partner that encourages good health for all. Eric Bour, the facility’s president, said the hospital continues to grow and change to meet the needs of local residents. Access to primary care remains a priority. Bour said Hillcrest Family Practice will join GHS in December 2015. “We are excited about new partners in the area,” he said. A second CT scanner was added recently to meet demand and make appointments more convenient for those who need them. “We now have the capability to do virtually any complex CT scans,” Bour said. Outpatient pharmacy services are coming soon to provide a convenient alternative for patients. The hospital staff regularly participates in community outreach programs, includ-

ing conducting blood pressure screenings at the GHS YMCA, and the facility is partnering with Mauldin to increase the its presence at the Mauldin Sports Center. Lunch and Learn and other programs will be offered throughout the year. The hospital is also sponsoring a fitness trail near the Mauldin Cultural Center that will give residents additional opportunities for outdoor activity. Women’s health screenings offered as part of the Best Chance Network are helping women have access to early detection methods that could save lives. The screenings are available to women who meet certain age and income requirements. Hillcrest Memorial hosts the screenings several times each year and the demand remains high. Care is not only available, but Hillcrest strives to make it convenient, through programs like its drive through flu shot clinic and hosting the Good to Go Mobile Market produce truck each week. The fresh produce stop each Wednesday afternoon

is a favorite with staff and community members. The produce truck supports the work of Mill Village Farms, which promotes community gardens in fresh food deserts within the Upstate, while employing neighborhood youth. At Hillcrest Memorial Hospital, Bour said changes and additions are allowing the facility to keep pace with the community’s growth and its changing needs. The hospital offers an emergency department that is open 24-hours, seven days a week and is staffed by the same emergency room physicians that rotate through Greenville Memorial Hospital’s emergency department. The campus also offers medical and surgical services, out-patient services, a sleep lab and pulmonary rehabilitation, among other services. The facility was reaccredited as a bariatric surgery center of excellence and expanded its post-anesthesia care unit for gastrointestinal procedures. On site, Steadman Hawkins Clinic of the Carolinas includes a pain management specialist and new physicians have been added.

“We are continuing to see growth in our emergency department volume,” Bour said. “We still understand the need for growth in primary care, internal medicine and family practice.” At Pelham Medical Center, patients might be surprised to find a wide range of services offered so close to home. The facility offers emergency care, primary care, specialists, full state-of-the-art diagnostics, outpatient and inpatient care and more. Tony Kouskolekas, Pelham Medical Center’s president, said the facility’s patient care even extends to the great outdoors. “We’ve had a garden here for years,” he said. “The vegetables are used in the meals for staff, patients and visitors.” A walking trail was completed recently. It connects to surrounding sidewalks to provide a place for staff and visitors to get outside and enjoy nature. When high tech matters, Pelham Medical Center provides that as well. The hospital has the only diagnostic cardiac catheterization lab in Greer. Gibbes Cancer Center is located just across the street, offering outpatient cancer treatment including infusion and radiation therapy. “Gibbes has a multi-year track record of delivering great outcomes,” Kouskolekas said. The facility also offers cyber knife treatment, a hyper-specialized radiation therapy that targets tumors while preserving surrounding tissue. It is one of two in South Carolina and is the most advanced model in the state. Kouskolekas said patient satisfaction rates at Pelham Medical Center consistently rank as some of the highest in the country. “The results are manifested in those customer satisfaction rates,” he said. Near CU-ICAR, Bon Secours St. Francis Health System’s Millennium Campus offers the St. Francis Institute for Chronic Health, which includes community learning, HealThy Self, Early Detection and Renewal, a sleep center, outpatient rehabilitation, laboratory services and after-hours care for minor illnesses and injuries. Located on the St. Francis Millennium Campus, the St. Francis Cancer Center is a 65,000 square foot cancer treatment center that creates a high-touch, high-tech healing environment. The design was

based on the patient experience and the latest research on what improves treatment outcomes. The center enhances the system’s faith-based care by centralizing all outpatient cancer care in one facility. Services include outpatient infusion therapy, radiation oncology, a healthy food café, a patient resource library, support groups and more.

It has one of the country’s few developmental-behavioral fellowship

programs. Child life specialists are available to help children undergoing procedures. A children’s outpatient facility is located on the GHS Patewood Campus. A class act Local schools offer excellent education opportunies

Nerissa Lewis knows how to make her Bethel Cardinals feel at home. Now in her second year as principal at Bethel Elementary, Lewis knows the school well – very well. Her first experience there was as a student. “A lot of kids say, ‘You went to school here with my mom or dad,’” she said. “A lot of the parents I attended Bethel, Hillcrest Middle and Mauldin High with.” Bethel Elementary is but one example of the excellent public and private schools available to Mauldin’s youngest residents. Area schools consistently receive honors at local and state levels for their innovative programs and effective teaching. Lewis began her career in 1998 as a teacher at Oakview Elementary. She

earned her master’s degree in education at Furman University, and then worked in administration at Oakview and at Woodland Elementary. After serving as principal during a transition year at Bakers Chapel Elementary, she became principal at Mitchell Road Elementary before coming home to Bethel. The school is very different from when Lewis was a student, but is much the same in many ways. The school experiences great support from the community and teachers still provide a small school atmosphere within a large student body. “It definitely has changed because it was a much smaller school,” Lewis said. “The second half of the building wasn’t in existence.” Under Lewis’ watch, a school-wide book club has students vying to win prizes when they answer trivia questions on the school’s morning news program. This year’s book is “Melvin Beederman, Super Hero: The Curse of the Bologna Sandwich.” Students are bound to have their noses in books all year, since Lewis has promised that they will get to capture the

administrative team and wrap them in streamers if the school meets its goal. “Our reading goal this year is 125,000 books,” Lewis said. Fun is an important part of the equation for Bethel’s students, but the focus is always on learning. This year, the school is equipped with Chromebooks for classrooms. “Those are being used schoolwide to give students additional access to technology,” Lewis said. The school continues to offer its innovative multiage classrooms, which allow students to collaborate across grades, as well as a vibrant club schedule for students in grades 1 – 5. Lewis said she was thrilled to take the reins of the school during its 50th anniversary last year. “It’s such a big school, but not really,” she said. “It’s big in terms of enrollment, but in terms of relationships and community building, you wouldn’t know it is 900 students. It is just a great school — a very diverse community. We get lots of support from our community. It’s a great place to be.”

A perfect fit

Retail business thriving in greater Mauldin Nina Britton’s store is the perfect fit for the Upstate and she found her ideal location in the greater Mauldin area. Britton’s shop, Mostly Made in the South, is located in the former Wild Radish location on Verdin Road. “We opened June 2,” she said. “Everything in the store is handmade from people all over the South, but we are not a consignment store.” The brick and mortar location was born from Britton’s online shop where she sold her decorative, hand-painted signs. Her daughter, Allison, sews burp cloth sets, bags and more. Shoppers are likely to find handmade soaps, jewelry, throw pillows and all manner of home décor. Expertly crafted wooden bowls are hand-turned by an 89-year-old master. Britton operated a retail store years ago, before moving to South Carolina. Once she was settled here, her entrepreneurial spirit and her need to get to know other residents kicked in once again. “I needed to get out of the house,” she said. “We just moved here from California a little under five years ago. It was lonely. This space came available and it was a great location.” In addition to her retail store, the loca-

Britton joined the Mauldin Chamber of Commerce on the advice of others. “Several people suggested it because we don’t know people in the community,” she said. “They were so, so wonderful. It has been very beneficial. It has been a good way to spread the word and the members support us.” Though she is still in the process of getting the word out about what she offers, Britton said her experience starting a business here has been very smooth. “It’s definitely more small business friendly in South Carolina,” she said. “It has been a very good experience. Everything fell into place really easily.” Marcus Colon keeps Mauldin’s drivers on the road in style. He co-owns Premier Express Car Wash, which also has locations in Easley and Seneca. The company offers

both full service washes and an express wash for those short on time. He opened in Mauldin after remodeling an existing site. “We have been in business since Oct. 5,” Colon said. “We took over and we remodeled every single thing. We remodeled the lobby to be an Internet café.” Colon said the car wash tunnel was gutted and refitted with state-of-the-art equipment. When he was considering a Mauldin location, Colon said he met with the mayor and other city officials to find out how his business could contribute to the community. “We’ve always prided ourselves in giving back to the community,” he said. “We are part of countless organizations in Seneca and Easley. One thing we heard was to join the Chamber and they would help us help people in need.” Colon hit the ground running with school fundraisers and other charity programs. He said the city and its residents have treated him equally well. “Mauldin is amazing,” he said. “They welcomed us. They rolled out the red carpet. They worked with us on permitting and made sure it was a smooth transition. The community really supports its own.”

Plenty of opportunity City continues to draw new business Mauldin continues to be a haven for new businesses, bolstering the city’s economic development and giving residents employment opportunities and access to everything they need for an excellent quality of life. Mauldin planner and Economic Development Director John Gardner said the city continues to welcome new businesses and new residents. He points to the new location of After School Plus as they kind of development that thrives in Mauldin by making use of existing sites. “The remake of the old 84 Lumber building is a big shot in the arm for the arts and economic development,” Gardner said. “They got a facade improvement grant from the Greenville County Redevelopment Authority. It’s amazing what a little facade improvement will do for an old building. It’s a great thing to use that building for a good purpose and to reuse that old building.”

The site had been long empty but is now home to After School Plus, Greenville Gymnastics and DanceArts Greenville. Gardner said Mauldin’s strong market is reflected by the addition of chains, including Chick-fil-A, Bojangles’ and Jimmy John’s, which have been well received by residents. Commercial growth continues as well. Gardner said an aerospace engineering supplier will make use of an existing site and bring jobs to the area. “That’s one of the employment sectors we’ve been targeting,” he said. Restaurant Depot, which Gardner described as a membership club for restaurant owners, is constructing a 60,000 square foot facility on Butler Road. “They will do everything from kitchen equipment to a lot of the staple products restaurants use,” he said. Esurance, a direct-to-consumer insur-

ance company, opened its fifth sales office in Mauldin. The company has won several “best place to work” awards and states that jobs at the Mauldin location will include inside sales positions that can offer an average annual salary of $50,000, as well as claims positions, including firstnotice-of-loss associates and express and material damage adjusters. “We just had their first anniversary celebration and they are growing on target at the pace we expected,” Gardner said. “They are continuing to grow and hire people and expand their business.” Gardner said Mauldin offers industries important access to infrastructure, including rail service and close proximity to Interstate 85, Interstate 385 and U.S. Highway 276, as well as the GreenvilleSpartanburg Airport. City officials are continuing to market a site on Old Stage Road that is ripe for industry. The 34-acre site is poised to host a company that needs to grow quickly. “We’re getting interest in it and it’s just a matter of finding the right fit for the site,” Gardner said. The land is certified by the South Carolina Department of Commerce as a certified industrial site, making it ready for a potential owner to build right away. Gardner said the city came out of the recession in a strong financial position without raising taxes or running deficits. He said the reuse of existing sites is becoming an important factor in the city’s growth without necessarily utilizing new development. “Those can be just as beneficial and important for the community,” he said.

Our staff goes out of their way, not because they have to but because they want to. The first people you meet when you come into a town leave a lasting impression.” Adam Wilson, the Mauldin Police Department’s business liaison, often accompanies Pomeroy to meet new business owners. “I’m a crime prevention officer with the city of Mauldin,” Wilson said. “I interact with the businesses and I give them strategies and ways to prevent becoming a victim of crime.” One of the ways Wilson assists business owners and residents is through a free crime prevention through environmental design survey, which assesses properties to make them safer. He also provides education on a variety of topics including how to deal with disgruntled employees and what to do in the event of an active shooter. Wilson is also a member of the Chamber’s Ambassador

Board and meets business owners with Pomeroy. “We go out on the same mission,” he said. “We want businesses to stay in Mauldin. I want them to be happy.” And if a business owner is unhappy, they can come to Wilson. “They know they can vent to me without getting in trouble or getting a ticket,” he said. “That’s important. It’s all communication. That’s the main part of my job.” Wilson said business growth means fewer vacant buildings and lots, which does far more than enhance economic development. It also helps to prevent crime. In addition to working directly with residents and business owners, Wilson said officers use data to drive their work in the community. If incidents increase in an area, they want to know why. “We do have one of the lowest tax mileage rates in Greenville County,” he said. “We are the fifth safest city in South Carolina. That ties together.”
