If you are a new resident or business locating in Mauldin, I would like to personally welcome you to this great city nestled in the Upstate of South Carolina. You will be joining one of the fastest growing communities in the Southeast as our population almost doubled in size to about 25,000 residents in the past decade. Of the 270 municipalities in the state Mauldin is now the 17th largest city. If you are a new resident or contemplating moving into our city, you have made or hopefully will be making a great choice to relocate here and become a citizen of our great city. We take the responsibility of measuring up to our city tag line of “Expect Great Things” very seriously. We are, according to movoto. com, the “Top 5 Best Places to Live in South Carolina.” All of our city employees are ready to serve you as they perform their daily tasks. In a National ranking of the two cities ranked in South Carolina, Mauldin was ranked the 29th best city to retire in, with the City of Charleston ranked 20th. Our police department is proud of its CALEA certification, and our fire department is one of only 37 of over 600 departments in the state with an ISO rating of 2. We were ranked as the “Safest City in SC” by onlyinyourstate.
com. Our public works department provides Mauldin residents with clean neighborhoods through efficient garbage and recycling collection services along with leaf/limb and debris pickup services. Through structured preventive maintenance programs, our street and sewer departments insure that our infrastructure is performing as it should be. We are pleased to see positive growth trends with our businesses and residential communities as revenues and permit activity continues to increase. Our most recent financial audit indicated that we are very sound financially and we were upgraded by our bond rating agencies to AA+ by Moody’s and A1 by S&P. According to Zippa.com, of the 62 cities ranked in the state of SC Mauldin ranked the fourth most successful city. Mauldin’s recreation programs and facilities are first rate and state of the art. We offer some of the best recreation opportunities of any city in the state with 78 acres of parks in addition to the Mauldin Sports Center that includes a gymnasium, a climbing wall and a full line of fitness equipment and classes. Our senior citizens’ program continues to grow each and every year, and our seniors stay extremely active. Mauldin’s Cultural Center, located adjacent to the Sports Center and a stone’s throw from city hall, continues to serves as a resource for the community by housing the Greater
Mauldin Chamber of Commerce and various civic groups. Our newest addition to this venue is our outdoor amphitheater, hosting several performances including “Beaching Fridays” this year for eight weekends. Event attendance and building usage continues to set new records for this venue. “Expect Greater Things” as we continue to invest in this facility both internally and externally. If you are a business opening or relocating in our city, we also welcome you and take great pride in being the most “business friendly” city in the Upstate. Our goal is to make your transition to our city as seamless as possible. Mauldin! “Our Time has Come” is a phrase that can readily be seen in action through the new development happening all throughout the city of Mauldin. From expanding programming at its cultural center, giving residents and business a sense of community, increased quality of life and a defining place, to the burgeoning office mecca along I-385 corridor, Mauldin is a town on the move. Peripherally, the city continues to expand its commercial, industrial and residential offerings. Brookfield Office Park and the surrounding area has seen its best year to date with the announcement of Morley; launching a new diversified customer service company bringing more than 270 new jobs, Anyone Home Inc. opening a call center and expecting to hire 570 workers over the next five years and TTI, Turbine Technologies Inc., a power systems supplier that will ultimately hire 50-75 people with a focus on hiring veterans. As well, “several projects coming through the pipeline of development” will add another $200 million plus in development and well over 1,000 jobs should they come to fruition”; according to City Administrator Trey Eubanks. Additionally CUICAR and what looks like the real possibility of landing an industrial unit at Mauldin’s last certified site, thanks to the work of retired economic director John Gardner, peripheral generators of business are coming into their own and impacting the local community in ways beyond business development. More business means more housing and service industry needs. While the peripheral picture for the city is bright, Mauldin has plenty of infill opportunities within its developing downtown that will drive the landscape for the next several years. There are plenty of developers, residential and commercial, who are beginning to look at the ripeness of

the market and drawing their own conclusions. One need look no further than the development of Tropical Grille on North Main to see what kind of impact a $1 million dollar investment will make in the city. A little further up North Main and the final steps of a new 18,000-square-foot federal project will greatly impact the palate of 276. To add to these exciting projects are the impressive demographics that make Mauldin a standout opportunity. Best median household income in the county, highest disposable income available, highest on time graduation rate in the county boasted at Mauldin High School and a recent boost in its financial rating to 2-AA gives one a sense that this city’s time has come. North and south, there is a redevelopment palate waiting for visionary investors willing to take on the challenge of an ever changing dynamic. Even with all the enthusiasm that seems to be growing, there is a great group of businesses who have paved the way to make Mauldin a great place for all. “It’s really good to be part of the dynamic changes and growth our city is experiencing,” said Mauldin Mayor Dennis Raines, who is serving his second term. “It takes a team to make it all happen and with a great council, staff and input from citizens, Mauldin’s time has really come!”

The Ryan Nicholas Inn is a beautiful, 11,000-square-foot southern mansion set on seven wooded acres that has the feel of times past. The Inn, named after the two sons of proprietor Kim Becherer, was designed and built to accommodate wedding ceremonies and receptions. It is filled with ornate wood and plaster moldings, Brazilian cherry hardwood floors, crystal chandeliers, fluted columns and period furnishings, wall coverings and draperies. In the center of the mansion is a 2,000-squarefoot Gathering Room. This room features a 24-foot ceiling, wrap-around balcony and grand “Gone With the Wind”-style staircase. Experience the most romantic ceremony on the staircase, followed by dancing the night
away under the crystal chandeliers at your reception. End your dream evening in the Crystal Swan Honeymoon Suite. Fairy tales do come true at the Ryan Nicholas Inn, from an intimate 50-guest reception up to 350-guest gala. The Inn is an all-inclusive venue, taking care of every detail, including its own catering prepared by the executive chef, and a full beer, wine and liquor license. Kim Becherer and her father, a retired chemical engineer, designed and built the inn, which opened in 2000. The inn has earned seven four-diamond awards from AAA and has hosted 795 weddings. “When you love your job, it never seems like work, Kim said. “It is just a great life!”

The Mauldin Recreation Department provides various opportunities to join a team, enjoy the outdoors, stay healthy and interact with others. We offer programs and activities for all ages and skill levels. Another staple of the Mauldin community is its strong youth athletic programs. We offer baseball, softball, tackle football, cheerleading, lacrosse and basketball. Below is an overview of each youth sports program. Baseball/softball – Ages 4-16 Sign-ups are usually in February. We normally have around 700 participants. We are affiliated with Dixie Youth Baseball Incorporated. Games are played with the surrounding communities of Fountain Inn, Simpsonville and Greer.

Football – ages 6-12 Sign-ups are usually in July. We participate in the Golden Strip Football League. We typically have around 250 participants. Postseason all-star play is done through SCAP (South Carolina Athletic Providers). Basketball – ages 6-12 Sign-ups are usually in November. This is an in-house league with around 325 players participating each year. The basketball program is offered for both girls and boys. Postseason all-star play is done through SCAP. Cheerleading – ages 6-14 Sign-ups typically run the month of May. This sport is offered to boys and girls. There are about 75 cheerleaders that participate each year. Lacrosse – ages 6-13 Sign-ups usually run in March. This program is offered for both girls and boys. This is our newest program offering and has around 50 participants. EVENTS The Mauldin Recreation Department also participates and helps organize other family events and activities to benefit the community. The Mauldin Miracle League calls Sunset Park its home and provides baseball for children with disabilities. Sunset Park is also the home of the Mauldin Maulers, which is a wheelchair softball team for adults. The Maulers host an annual tournament that brings teams from around the country into the city of Mauldin. Mauldin has also hosted games and tournaments for the growing international sports of Rugby and Cricket. The recreation department assists in the organization of the Veterans Day and Memorial Day services at the Mauldin Veterans Memorial each year. The most popular event each year in the City of Mauldin is the annual Easter Egg Drop. This event takes place at Sunset Park and brings thousands of participants each year to Mauldin.

The City of Mauldin welcomes Keira Kitchings as the new Mauldin Cultural Center director. She brings a wealth of experience and ability with her in the role of director. Having served the Arts Council of York County, the American Culinary Federation in planning and several non-profits, Kitchings is continuously working to add new events and programming for the citizens of Mauldin through the center. “I plan for this center to be the hub of culture and the arts within the community,” said Kitchings, who hit the ground running. This summer, she expedited the renovation of two classrooms for The Art Haven School of the Arts, which had been operating in the Golden Strip for 19 years. Looking to relocate, they found their new home in Mauldin. Throughout the week, The Art Haven offers classes in pottery, watercolor, sketching, ink and pencil drawing, and other multimedia arts to youth and adults alike. In addition to visual arts, the Cultural Center continues to offer lessons in vocal arts, guitar,

wood working, and ballroom dance. The most recent addition to the roster is youth cooking, classes where kids ages 4 to 14 try their hand at culinary arts. With the summer season came two new series — Every Friday evening in June, Beachin’ Fridays presents live performances by local beach bands. Saturday mornings from June through August are reserved for the Mauldin Downtown Market, which hosts more than 30 local produce vendors, local restaurant vendors, local artisans and a kids zone. For the past six years, the Cultural Center has partnered with the SC Barbecue Association, the parks, recreation, public works, police and fire departments to host Sooie., Mauldin’s Annual BBQ Cook-off. Twenty-five cookers come from all over South Carolina to show off their barbecue skills. Friday evening kicks off the event with live music and an “Anything Butt” competition, where cookers can cook anything but pulled pork. The event continues Saturday afternoon with another live band, a kids zone and a sanctioned pulled pork competition. Visitors can purchase tasting passes for the event, allowing them to taste samples from each cooker and vote on their favorite; they can also purchase pints to take some ’cue home for later. This year, Kitchings expanded the Cultural Center’s performance series with the inaugural Broadway Under the Stars, an event that showcases the talents of local theater professionals performing Broadway favorites live in the center’s outdoor amphitheater. Spring will also yield a series of comedians, the first being James Gregory, “America’s funniest comedian.” But don’t worry; Mauldin hasn’t forgotten about winter festivities. Partnering with the Greater Mauldin Chamber of Commerce, Mauldin’s holiday efforts have tripled resulting in Mauldin’s 12 Days of Christmas. The program runs Dec. 1 through Dec. 12 and will be jam-packed with events including Santa’s workshop, pictures with Santa, a tree lighting, a parade, an outdoor movie, a spirits tasting, musical performances and more. EDUCATION MAULDIN MIDDLE SCHOOL: A TRADITION OF EXCELLENCE When you arrive on Mauldin Middle School’s campus and walk through the hallways it quickly becomes evident why the school is considered to be one of the best middle schools in Greenville County. The Principal of Mauldin Middle School is Christopher Kilian, and he is in his second year as principal of the school. He expressed his feeling about the school in this way: “Mauldin Middle School is a very special place because of the remarkable people we have here. Our students, faculty, staff and parent community care greatly about helping our students reach their full potential. It is this strong partnership with the community that makes our school so exceptional. It is our goal to create a collaborative learning community and to prepare all students to become life-long learners who are responsible and productive citizens.” The motto for the faculty and staff at Mauldin Middle School is Professional Excellence. Every Minute. Every Day. The faculty and staff understand the great responsibility they have when working with the students. “We are not making a product or selling an item,” Kilian said, “We are working with great kids every day and recognize the impact we have on them will last a lifetime. Our faculty and staff understand this wonderful responsibility. The students are our future and we believe that the future is very bright.” Mauldin Middle School opened in the fall of 1999 and has almost 1,000 students. skills and life and career characteristics by their course offerings, they also are continuing to integrate technology into their curriculum to improve student learning. During the 2016-2017 school year, all students at Mauldin Middle School received a Chromebook which is used for instructional purposes. These Chromebooks are utilized by the teachers and the students to enhance the degree of learning. The academic program at Mauldin Middle School is extremely competitive and they pride themselves in providing students with the opportunity to take seven courses for high school credit. Students may embark in a more rigorous course load by advancing to Algebra I, Geometry, English 1, Spanish, Virtual PE, Google Basics and Keyboarding for high school credit. This in turn allows the student to take more AP courses once they enter high school. A scheduling committee was formed last school year to identify a new bell schedule which would best meet the evolving needs of students and teachers. The new bell schedule, which was adopted for the 2016-2017 school year, provides students with an additional related arts period. Students now have two periods of related arts each school day. This additional related arts period is extremely valuable for the future success of our students as they explore areas in which they are passionate. The new bell schedule also provides students with “flex time,” a period of additional instructional time during the

school day set aside specifically for teachers to meet students where they are academically. Students receive either assistance in a content area in which they are struggling, enrichment in a content area in which they are excelling, or individualized guidance in completing their assigned academic tasks from teachers. Mauldin Middle School has made a concerted effort to recognize the wonderful achievements attained by their students. A five part student recognition plan has been implemented to celebrate students’ successes. This five part recognition program includes the Principal’s Honor Roll, A/B Honor Roll, B.U.G. (Bringing Up Grades) Honor Roll, Premium Outdoor Lunch Passes, and the monthly Mustang Excellence Award. These recognitions are earned by students who demonstrate academic excellence, model exceptional citizenship, and exude strong leadership skills.
