OFFICIAL COMMUNITY PLAN NOTICE

NUTANA NEIGHBOURHOOD PROPOSED AMENDMENT TO OFFICIAL COMMUNITY PLAN BYLAW – NUTANA LAND USE POLICY MAP – BYLAW NO. 9561 Saskatoon City Council will consider an amendment to Official Community Plan Bylaw No. 8769, proposed by Urban Capital Property Group and Victory Majors Investment Corp., regarding land in the Nutana Neighbourhood. By way of Bylaw No. 9561, The Official Community Plan Amendment Bylaw, 2019 (No. 2), the Nutana Land Use Policy Map will be amended to change the land use designa$on of 604 and 610 Broadway Avenue from “Medium Density Residen$al” and “High Density Residen$al” to “Special Area Commercial.” A corresponding rezoning of the subject land is also proposed in associa$on with this ma"er. PROPOSED OPENING OF MEDIAN

The City of Saskatoon is proposing the following median opening on University Drive near the intersec$on of Clarence Avenue and University Drive – Varsity View Neighbourhood Loca"on: Median on 1000 Block University Drive

REASON FOR THE AMENDMENT – The proposed amendment to the land use designa$on of the subject land allows for the property to be rezoned. The corresponding rezoning will provide for the development of a mixed-use building at this loca$on consis$ng of 17 floors above-grade, commercial space on the first and second levels, 112 residen$al units in a tower above, and 141 underground vehicle parking spaces..
