I

f you’ve recently sold a home, there are some things you need to know at this time of year.

When you sell your own home (or principal residence) you usually don’t have to pay tax on any profit from the sale.

But what you might not know is that even if you are entitled to the principal residence exemption, you need to report the sale on your income tax and benefit return. This became mandatory in 2016.

It is also important to remember that on your tax return, you need to include income from property sales other than your principal residence. For

example, if you sell a property you bought with the intention of re-selling it and you make a profit, your profit is taxable. If you bought a home to renovate and re-sell, or bought a pre-construction condo unit to re-sell, your profit is also taxable. In the case of the sale of a secondary home, such as a cottage or a rental property, there are also tax implications. In some situations, this profit is considered business income; in other situations, it is considered to be a capital gain.

There may also be GST/HST implications.

In recent years, the Canada Revenue Agency has increas-

ingly been identifying cases where taxpayers did not report their income from real estate transactions. The penalties and interest associated with unreported real estate sales can be substantial, so make sure you get some advice from a trusted source on how to report correctly if you are unsure.

Transform dated kitchen cabinets with paint O ld kitchen and bathroom cabinets are like fashion – what looked good in 1977 doesn’t necessarily look so hot now.

Fortunately, painting cabinet doors, drawer faces and face frames is a simple and economical way to transform your kitchen or bathroom. Use these tips from Harrowsmith magazine to get started.

1. Select paint. Real, solid wood and painted composite wood, such as medium density fibreboard (MDF), can both be painted with high-end latex primer followed by 100 per cent acrylic latex paint. For melamine-coated composite wood materials, you’ll need high-bond spray paint such as Krylon or brushon paint and primer made specifically for melamine.

For a durable cabinet paint job, buy the most expensive primer by the manufacturer that makes your paint. A duller paint sheen is better than glossy because it doesn’t show surface defects as much. Look for 100 per cent acrylic formulations, which are tough and scrubbable.

2. Prepare to paint. Remove all doors and drawers. Then remove door knobs and drawer pulls. If you can, take the drawer faces off the drawer boxes (if you see screw heads inside the front end of drawers, the faces should come off by unscrewing them).

If there is detectable grease buildup, remove it with a dish sponge and mildly soapy water. Apply water sparingly, then let doors and drawers dry for a day before sanding.

For solid wood cabinets with a stained or sealed finish, lightly sand the surface using 150- or 180-grit sandpaper. You don’t need to sand back to bare wood. The same sanding process applies to factory-painted cabinets, except that the underlying MDF is softer than wood and demands gentler handling. Prepping melamine surfaces for painting varies depending on the specialty paint

you’re using. Sanding may be part of the process, but proprietary cleaners and prep liquids may also be required.

3. Apply paint. When it’s time to brush on some paint, be sure to use the right brush. Latex paint requires synthetic bristles such as nylon or polyester. Melamine paint usually isn’t water-based, so natural bristles work best. Apply thin coats horizontally. Place doors and drawer faces

flat on a bench to prevent runs and drips. Paint the upper face first, let it dry to the touch, then flip over and paint the back. Use two coats of paint after the primer.

4. Let paint cure. Many paints feel dry to the touch but are still susceptible to damage. It can take a couple of weeks or even a month for paint to reach its full strength.

Simple, inexpensive staging strategies that work

taging has long been part of selling a home, and for good reason. When selling a home, it makes sense for sellers to make their homes as appealing as possible, even if a recent study indicates that staging may not compel buyers to offer more money.

Researchers at Old Dominion University and Johns Hopkins University found that staging did not have a significant effect on the actual revealed market value of a property. However, homeowners should not interpret that as a reason to skip staging. In fact, the study’s authors note that staging gave buyers more favourable impressions of a property, which might accelerate the selling process.

Staging a home need not be difficult. In fact, homeowners can employ several simple and inexpensive staging strategies to entice buyers to make offers on their homes.

• Clear out the clutter, especially in bathrooms and closets. Clear out the clutter in each room in the house before hosting an open house. Note that it’s not just bedrooms and living rooms that should be made to look open, spacious and clutter-free. A luxurious, hotel-quality bathroom that’s open and airy can impress buyers, as can organized closets that are not jam packed with clothing, shoes and other wardrobe items that have a tendency to take over closets the longer someone lives in a home.

• Let the sun shine in. A home that’s bright and airy tends to appear more spacious and livable than one in which the windows and blinds are closed. Before hosting an open house, open the blinds and crack some win-

• Start right inside the front door.

A welcoming, clutter-free foyer or primary entryway makes a strong first impression, immediately giving buyers an idea of what it will be like to welcome their own friends and family into a home should they buy it. If you hang your coats on a coat rack in a foyer or entryway that does not have a closet, remove the coat rack before hosting an open house.

Coat racks can make the space feel cramped. If there’s room, place a small table and bench just inside the door.

• Take care of the yard. You only get one chance to make a first impression, and the first thing buyers will see when they pull up outside your house is the exterior of your home. Landscaping is important, and a well-maintained yard suggests to buyers that owners have taken pride

in their homes, and that may extend inside the home. Make sure the grass is freshly cut, shrubs and trees have been trimmed, bald spots in the lawn have been addressed, and exterior living spaces have been cleaned and cleared of clutter.

Before you get started, recognize that there are certain must-have items to turn a home into a smart home.

HUB The hub refers to software or hardware that connects all of your devices and gets them to work together.

Think of the various devices you have and then think of their manufacturers. Chances are strong you have devices manufactured by various companies, and enabling those to work together might seem impossible. A hub does that work for you. And because they can be connected to your

Tackling messes no matter where they are lurking is not a one-time project. Much like losing weight and getting healthy, clearing a home of clutter requires dedication and lifestyle changes. With these organizational tips and tricks, anyone can work through their home room-byroom and conquer clutter.

• Find a place for everything Clutter creeps up as people accumulate possessions over the years.

Over time, failure to regularly go through belongings and thin the herd can lead to the accumulation of clutter. But clutter also can accumulate if people fail to find a place to put items. Racks for garages, organizational systems for closets and furniture with storage capacity, such as storage ottomans, are some storage solutions that can help people find a place for their possessions.

• Utilize vertical space when possible Getting items up and off the floor can maximize square footage in a home. Bookshelves, hanging wall shelves, hooks, cabinetry, built-ins,

and other storage solutions that rely on walls and ceilings are simple and effective storage solutions. Unused space behind cabinet or closet doors are some additional places to store belongings. Hang razors or toothbrushes on medicine cabinet walls and curling irons and other hair tools on the interior of cabinet doors in bathrooms.

• Create a coding system Home offices can be some of the more disorganized rooms in a house simply due to the volume of electronics and paperwork within them. HGTV suggests using a colour-coded system for important files to keep them organized. Label important items, whether they’re paper or digital files, in accordance with your system.

• Put it away When you finish using an item, return it to its storage location. This eliminates piles of belongings strewn around the house – and hunting and pecking for missing things. If you can’t put it away immediately, have a few baskets on hand labeled for the different rooms in the house.

Pop the items in the requisite baskets and then routinely take each basket around the house to return the items.

Investing in custom cabinetry and organizational systems also can help people organize their belongings.
