‘Feminine’ style less floral more funky Put a soft, eclectic spin on decor MELISSA RAYWORTH THE ASSOCIATED PRESS A year ago, menswear-inspired decorating was wildly popular. Interior designers hung sharply tailored draperies alongside furniture covered in pinstripes. Sophisticated shades of grey were everywhere, as was navy blue. But “since the pendulum always swings, we’re starting to see fresh feminine spaces,” says interior designer Brian Patrick Flynn, “regardless of who lives in them.” The trend that designers are calling “the new feminine” isn’t a return to an excess of florals, shabbychic lace and other cliches of feminine decor from a decade ago. Instead, “feminine style” has evolved into “an

esthetic that’s classic with a soft, eclectic spin,” says Flynn, founder of Flynnside Out Productions. Pretty is back, but designers are using traditional florals on furniture with edgy, sleek lines to create modern mash-ups. Even the colour pink has enjoyed a makeover: Pantone’s “colour of the year” for 2015 is a sexy, dark pink called “marsala.” “There was a period in design when ‘pretty’ or ‘feminine’ were considered bad words,” says New Yorkbased designer Young Huh. “It was considered lightweight and not serious. Ideal rooms were masculine, a bit sombre, devoid of pattern and softness. Recently, there is a return to appreciating traditional design and also pretty rooms.” Believe it or not, Huh says, “there is a new generation discovering chintz and florals.” So how do we pull off this new look to give rooms a beautiful, feminine touch without getting too “girlie”?

CONTRAST IS KEY

Anne Maxwell Foster and Suysel dePedro Cunningham, the designers behind the design firm Tilton Fenwick, suggest layering a feminine room with an eclectic mix of furniture and patterns. “We love traditional-style upholstery details (like a gathered skirted chair, for example), but aren’t afraid to pair it with a clean and modern side table,” they said. Huh also emphasizes contrast: “When I think of feminine elements, I turn toward traditional design, such as the curvilinear shapes of Louis VI pieces, floral or other nature-inspired textiles and wallpapers, trims and passementerie, and traditional curtain and furniture making,” she says. “But to make the style fresh and moder n, make sure the room contains contrasting elements that are edgy, clean and contemporary ... Having modern bookcases, simple moulding and contemporary architectural lighting make the fem-

inine embellishments look new and fresh within that context.”

SHAKE UP THE COLOURS

Pink is possible, but it doesn’t have to be your starting point. “I’ve been designing and decorating homes for eight years, and not once has a female client asked for a pink room,” says Flynn. “There are so many colours to choose from that add a soft, feminine spin. ... You can never go wrong with white on white, but if that’s too impractical, mint green and red, lavender and white, and turquoise mixed with just about anything are excellent modern-day feminine options.” If your heart is set on pink, he says, “pair it with navy blue. Dark blue and muted pink strike a genderneutral balance and also create a super preppy vibe.” The Tilton Fenwick designers suggest uncommon colour pairings.

Millennials drive growth in housing STU NIEBERGALL For those of us who follow housing closely, the first quarter of each year is always busy with housing pundits and economists making forecasts and sharing opinions on the future rate of growth or decline of the housing market. Housing boom or housing bust — that appears to always be the question. How many housing starts can the market absorb? Who will buy these new homes, where will they buy and what will they buy? These are the questions we look to the mystic housing forecasters to gaze into their crystal balls to tell us about the market future. In many ways, it is the opposite of predicting the weather. The short-term forecast is much harder to predict than the long ter m. The short ter m is impacted by interest rates, price of oil, mortgage rules, local market conditions, but mostly by consumer confidence. The long-term horizon is somewhat easier, because you need to understand immigration rates, birthrates, the amount of households that will be created through marriage or partnering up, the amount of household families that will separate or divorce. A few other things like young people entering the workforce and how many will retire and you can, at some level, get a fairly good picture of how many homes will be needed in Canada’s housing stock to match housing demand. What I predict today, and it is a fairly safe bet (not a guarantee), is that housing starts in Regina will be below what they were in 2014. Today, a lot of the market intelligence is focused on what the millennials are thinking — the generations born somewhere between the early 1980s and the early 2000s. As a demographic cohort goes, they are a larger group than the infamous post Second World War baby boomers that have gained the most from decades of escalation in housing prices. However, under the radar, those millennials are now fast approaching the prime home-buying age. There is only one problem. For the most part, they are not buying. At least not at the same pace that previous generations did at the same age. For several years, researchers have been stating that the main factor is the high level of student debt that millennials are carrying. That, mixed with an economic recovery in Canada that left them a bit on the side lines, stalling their careers and leaving many of them still living at home or with several roommates. Add to this the continued messaging millen-

nials are receiving from investment gurus on Bay Street and Wall Street, like Robert Shiller, of the Case-Shiller indexes, who suggests they would be “smarter” to rent and invest in the stock market if they are looking to accumulate wealth. Which may be true, if you are a highly knowledgeable and disciplined investor, but for the majority of people as a means of building wealth, there is no practical substitute for home ownership. I would suggest that the millennials have been slow to buy homes not because they are overwhelmed by student debt or they don’t see it as a future path for a fat portfolio. I think they have been slow to make the leap into the housing market because they are not marrying or finding long-term partners and starting families at the same age as earlier generations. The median age for first-time marriages is now 27 for women and 29 for men, about six years later than their parents. In addition, shelter is taking a larger portion of household income, either as rent or as a mortgage payment. Mix this with tighter mortgage rules and shorter amortization and it is easy to see how decision makers are squeezing many of the millennials out of today’s market and forcing them to rely on the bank of Mom and Dad to get them over the mortgage hurdles. People of all demographics have numerous reasons for buying a home. For the most part, those reasons align well with why people have always bought a home. Owning a home provides stability and a safe place for you and your family to live, grow and prosper. Buying a home builds equity in that you retain a portion of the money you have paid for your home over the long-term horizon, in a way that is very different than renting an apartment or buying a car that never builds equity. Home ownership engages you in the community, creating a longterm relationship with your neighbourhood. Lastly, you have, for the most part, the freedom to live in and maintain your home as you see fit. I assume when you are in your 20s to 30s and have not started a family yet, home ownership may not be a priority. But when the kids start to appear, all of a sudden what you call home seems to really matter. So my long-term forecast is we will need a lot more homes built with so many millennials hitting the next stage of their lives. It is going to become a new priority for millennials to strive to achieve home ownership and set down neighbourhood roots, as they begin raising their families over the coming years. CONTINUED FROM F1 “Colour combinations like olive green and turquoise, for example, feel unique and fresh rather than stuffy and dated,” they say. “It allows you to use traditional patterns in fabrics and textiles without feeling dowdy.” One of Huh’s favourite tricks for giving a feminine room edge is to add black (or another “masculine” colour). “Paint some moulding black, the legs of a chair, add black trim to traditional chintz pillows and all of a sudden you’ve made that ‘nice girl’ look sexy,” she says.

BREAK THE RULES

If a client wants some shabby chic, Flynn gives it an eclectic twist. “Instead of the classic shabby chic look of white lace, weathered ivory finishes and lots of silver,” he says, “I like to simply stick with weathered wooden finishes in high energy colours, then mix hand-woven or blocked prints in. This results in a well-travelled look packed with organic textures and shapes.” Take it a step further and you’ve got what Flynn calls “rustic elegance” — “the clever juxtaposition of weathered finishes and farmhouse elements mixed with clean, tailored lines.” “I just completed a dining room, which my female client wanted to feel very folkart-inspired. We covered the walls and windows with a soft shade of grey, added tailored drapery and then brought in almost all worn, weathered pieces. While there are definitely moments of femininity, the space is just as appealing to men as it is to women.”

DON’T FEAR THE FLOWERS

Although an overload of floral patterns will look dated, don’t avoid flowers completely if you love them. “Florals are a great starting point for a feminine feel” but pair them with a more modern and clean palette, say the designers at Tilton Fenwick. They also suggest mixing in “more modern or unexpected furniture pieces, art and accessories — a modern pho-

Windows, for instance, should be kept uncovered as much as possible to expose the glass to warm inside air, minimizing condensation, says Ottawa-based builder, Tamarack Homes in its winter home-maintenance guide. Here are some other winter tips to follow. (Some we’ve heard before, but a little reminder never hurts.) ■ Open and shut: Leave bedroom doors open whenever you can, for better air circulation. ■ Bone dry: Hardwood flooring can be damaged if your home gets too dry. Monitor the relative humidity with a hygrometer (a tool specifically designed to measure humid-

ity) and set your humidifier for 30 per cent or higher. ■ Checkup time: If you haven’t yet done it, get your annual furnace check/cleaning to make sure it’s running as efficiently as possible. Also make sure you’re replacing or cleaning air filters in the furnace, HRV and hood fan either monthly or as needed. Tip: Running your furnace fan throughout the year helps provide ventilation for the house. ■ Air care: Make sure your indoor air vents (HRV and furnace supplies and returns) are clean and that they are not blocked by dust, furniture or drapes. Air supply vents in the basement should be open. ■ On or off ? Your HRV draws outside air into the house. But on very cold days, you don’t want this dry air, so switch it off. ■ Outside: Make sure roof louvres, vents and soffits are not blocked. Your attic needs to breathe.

How design can help you keep your resolutions SARAH KAPLAN THE WASHINGTON POST Psycholo gical research shows that the external environment has a significant impact on human behaviour, and the way you organize your home can either hinder or help your dreams of self-improvement. While we wouldn’t suggest taking on a huge renovation project, there are small changes that might make your resolutions feel easier to achieve. Here are four sciencebacked design fixes to help you change your behaviour.

Plan: Sleep better Design Fix: Install curtains — and use them. Toby Israel, an expert in design psychology and author of the book Some Place Like Home, says that light regulation is essential to getting a good night’s rest. Production of melatonin, the chemical that controls your circadian rhythm, is triggered by darkness; a room filled with glowing gadgets or light from the outdoors can negatively impact that process. Similarly, getting too little light during the

day can disrupt your body’s normal melatonin cycle. Israel recommends installing heavy-duty curtains in the bedroom to completely block out artificial light. But be sure to open them first thing in the morning — natural light will make you feel more awake and helps synchronize your sleep cycle. Apart from helping you feel better rested, melatonin may also help you feel better, period. The chemical is believed to promote immunity and can act as an antiinflammatory.

That’s because our brains are hardwired to be automatically drawn toward nature scenes, a phenomenon called “fascination.” These moments of involuntary absorption allow us to rest what Basu calls “directed attention” (the kind of concentration required for reading, writing, etc.) and prevent

A roof fit for winter MIKE HOLMES Make it Right

Many cities across the country were hit with a major winter storm this week, and for some, it was the first big one of the season. One area of the house that gets hit the hardest during a winter storm is the roof. It should be strong enough to take the brunt of bad weather, and you need to make sure it can. To star t, take a look at your roof. Ideally, it shouldn’t get a lot of snow buildup; the snow should just slick right off. Flat roofs get the most snow buildup, and that’s one reason they typically get more leaks. Ice also tends to accumulate on lower-sloped roofs because these roofs are difficult to insulate and ventilate — there often isn’t much room for insulation and air movement in a shallow attic. But if your roof gets a decent amount of snow on it, make sure it’s not melting in specific spots. That means there’s heat loss likely due to poor insulation and/or ventilation in the attic. After a snowfall, every homeowner should take a look at their roof and check for hot spots — areas on the roof where the snow

has melted. It’s normal for some melting around venting and fireplace exhausts, but you shouldn’t see any bare patches on your roof. A snow-covered roof means your attic is doing its job. Also keep an eye out for icicles — another sign of heat loss. If your roof is warm enough to melt the snow but it’s cold enough outside for snow to refreeze, your roof is losing heat. That’s not healthy for your energy bills or the environment. Cathedral ceilings or hot roofs can be prone to heat loss, ice dams, condensation and moisture issues. Some municipalities don’t allow them. A cathedral roof is one with no attic space, so the underside of the roof should be insulated with spray foam. There needs to be enough space in the roof framing for the right thickness of spray foam to be applied, which provides the necessary Rvalue. That can be tricky. What about the weight of snow itself ? If there’s ice too that can be a heavy load. Add two layers of shingles and that’s one roof I wouldn’t want over my head. I always recommend removing the first layer of shingles when re-shingling. It’s not against code to have two layers of shingles in most regions, but you shouldn’t put more weight and stress on your roof than is necessary. It can wear it out prematurely and void the warranty on the new

shingles. I also like to see ice and water shield installed over the entire roof, on top of the plywood sheathing (yes, it should be plywood) — not just along the edges near gutters. This adds a second layer of protection against leaks and moisture, so if water gets in below the shingles the sheathing is watertight. Another reason why I like ice and water shield is it seals around nails, unlike tar paper, roofing felt or asphalt paper. If you have shingles on your roof, as most North American homes do, for every nail that goes through the tar paper there’s a tiny hole — an open invitation for water in your attic. Check your attic (and garage) after a storm too. If you see frost on the sheathing it’s not a good sign. It means your attic isn’t breathing which could lead to mould or rot. Any signs of mould, rot or bad structure in your roof is a red flag. Call a professional roofer. Snow shouldn’t be coming in either, as it can lead to mould and rot. Plus, big enough openings in your roof structure leaves room for critters. Your roof and attic are crucial when it comes to protecting your home over winter. Keep them in top shape.
