Cottage country Designers Sarah Richardson and Tommy Smythe are at it again, tackling another makeover on a remote island for the new HGTV series, Sarah’s Rental Cottage. Karen Turner of the Ottawa Citizen gets an inside look. Tommy Smythe is no fan of cottages, wobbly docks or bloodthirsty mosquitoes, but that didn’t stop the Toronto city slicker from following fellow designer Sarah Richardson to a remote island to do another HGTV makeover show. “I love the adventure of it,” says Smythe, who spent six weeks last summer on a Georgian Bay island in Ontario, helping Richardson and her husband Alexander Younger transform a 1950s bungalow into an inviting retreat for Sarah’s Rental Cottage, a six-episode mini series that started April 9. “We can turn anything into something fun.” Smythe has been Richardson’s quirky sidekick since her first TV show Design Inc., aired 13 years ago. But Sarah’s Rental Cottage is a reunion of sorts. The duo haven’t been together on camera for nearly three years. “The weirder the challenge, the more we want

About seven years ago the couple renovated their family summer home on Georgian Bay for HGTV Canada’s Sarah’s Cottage. “He started this whole mess ... It was a last-minute idea in July that came together quickly. We had to have it shot by Labour Day,” says the Gemini-winning TV host and mother of two during a recent phone interview from Toronto. In the end, taping didn’t wrap up until the first week of October, which was still a huge accomplishment considering every inch — inside and out — of the threebedroom cottage was given a fresh update and all the

materials had to be delivered by barge. “I still have all my fingers,” quips Smythe, who rolled up the sleeves of his trademark plaid shirt to help Richardson paint, build and decorate every room in the rustic, off-the-grid cottage. With little time to spare, Richardson says work was divided into two groups: the “Department of Interiors,” which she and Smythe oversaw and the “Department of Exteriors” headed by handy Younger, who tackled all of the outdoor upgrades, including the construction of a deck for watching the sunset, clearing trees to expand the water views and replacing rotten beams and wood cladding.

Earth Day is April 22, and it’s a good reminder for all of us to make greener choices to help save energy — which means more money in your pocket — reduce waste and have better, healthier homes. Because that’s what it’s about — going green but being smart. I’ve seen many so-called “green” products that end up creating all this extra waste because they don’t work. But I’ve also seen many great, durable products that protect our homes, so we don’t waste materials and increase our comfort. One example is Schluter’s DITRA-HEAT floor-warming system. It protects the integrity of your tiles, so they don’t crack and need to be replaced, protects your floor against moisture and mould, and has heating cables so your feet feel warm and toasty in the morning using minimal energy — all pluses. Better construction is green. When we improve the building envelope — windows, insulation, roof, foundation and exterior siding — we make our homes more weather resistant and energy efficient. When things last longer and we don’t have to throw them away and replace them with new materials, we keep garbage out of landfills and use minimal energy.

There are plenty of changes that most homeowners can do to make their homes more green, for example switching to LEDs and using solar-powered outdoor lights. If you’re replacing your roof you can get old asphalt shingles recycled and then go for metal, if you can afford it. A metal roof will last a minimum of 50 years; it’s fire-resistant, helps you save loads in heating costs and looks good too. (Some metalroof products look like regular asphalt shingles.) You can also use landscaping to help block out heat in the summer and cold in the winter. You can install awnings, which act like visors for your home. In some environments they can reduce heat gain by about 55 to 77 per cent and save homeowners as much as 25 per cent on energy bills. Then there’s the big stuff all homes are eventually moving toward, such as using geothermal energy — or the earth’s natural temperature — to help heat our homes and domestic water. We could also use greywater or rainwater to wash cars and water lawns, use solar energy to power our homes and solar lights to light them, or add a green roof to help manage storm water and increase insulation. But these bigger changes that affect structure and the mechanics of the home and require incorporating new innovative systems are more difficult for homeowners to do today, either because it’s beyond their budget or it’s too difficult to modify their homes to accommodate those changes.

That’s why for bigger, greener changes we need it to come from the top down — from the industry (whether it’s a builder, renovator, architect or contractor) to the homeowner. That might mean more builders offering “green” home packages, where everything that makes the house more durable and energy efficient is planned out and developed before the first shovel hits the dirt. Renovators can specialize in “green” renovations, where they take a house that might have been built 30 or 50 years ago and update it with all the latest systems so it uses minimal energy. This is where energyefficiency home inspections can also really make a difference, because they can help identify all the spots in your home that are losing energy — and money. These types of inspections include tests like the blower door test or thermal imaging to find heat loss. Most homeowners I talk to want a home that’s energy efficient and healthy. If you told them they could power their home with a reliable and clean source of energy for just a fraction of what it costs them now, they would be on board. But these changes have to make sense, financially, environmentally and construction wise. Hitting the housing start sweet spot STU NIEBERGALL I don’t always think it is newsworthy when housing starts are either up or down in a given month. It fails to give the reader context and treats housing starts as some sort of leading economic indicator, which it is not. Housing starts are counted when a permit is issued by the City of Regina. Much of the economics has already occurred prior to that point. The fact that housing starts are down in the Regina CMA from 2014 for the first quarter of this year is only part of the story. Yes, the first quarter of 2015 has generated only 81 singledetached new home permits, which is down 49 per

cent from 2014. And, the 183 multi-unit and attached new housing permits that were issued in the first quarter are down 11 per cent from 2014. Goodson Mwale, senior market analyst with the Canada Mortgage and Housing Corporation (CMHC) suggested last week that with the current trend in housing starts, the total forecasted for 2015 will be about 1,600. Goodson stated in CMHC’s press release, “The trend in total housing starts declined further in March after local home builders initiated fewer single-detached and multi-family units. This represents the fifth consecutive month that trends have moved lower, as builders across the Regina CMA continue to manage an elevated level of new home inventory in the face of moderating economic fundamentals.” Our own forecast suggests that housing starts will be even lower than what CMHC

is suggesting, coming in at around 1,400 for 2015. If correct, we would see housing starts trending downward by 35 to 40 per cent from 2014. The residential housing market would be less than half the size it was in 2012 or 2013. So what does one make out of all these numbers? Lower economic fundamentals equate to lower housing demand. Lower housing demand equates to lower economic fundamentals as jobs in the residential housing industry are diminished. “What about the glut of new houses, especially all those condos?” is the comment I often get from those who are not in the housing industry. The comment implies that we have over-built, overestimating the number of new homes needed to meet demand. I do not agree with much of this perspective. For starters, I think one needs to define what constitutes a

healthy housing market in Regina. We know that in the late part of the last decade, we had a significant housing shortage in Regina. Vacancy rates for rental housing were at 0.6 per cent, when a balanced rental market is at three per cent, which is what we have achieved today. In ter ms of housing starts, this is the 60th anniversary of the Regina & Region Home Builders’ Association, so I looked back at our records of housing starts for the last 60 years. It turns out that we have averaged 1,335 housing starts per year over the past 60 years. There were years, like in 1977 when housing starts peaked at 3,497, and then in 1991 when we hit a low of only 189. However, in my opinion, any year that we have hit between 1,200 to 1,400 housing starts should be considered a healthy housing market — which is right where we are at today. The other comment I am

hearing as part of the perception that we are overbuilt is that if consumers wait to enter into the new homes market, there will be bargains in the future. From my perspective, adjustments to the prices that new homes were fetching during the housing frenzy of a few years ago have for the most part already occurred. You can see this in the latest Statistics Canada New Home Price Index (NHPI) report that showed the average price of a new singledetached home in Regina from January to February 2015 was down 0.3 per cent, and from February 2014 to February 2015 the NHPI was down 0.7 per cent. Don’t get me wrong, there have been some savings in waiting, but on a $500,000 home those savings would have been $3,500 according to the index not $50,000, just to put those savings in context. I think when one is considering why you would

want to purchase a new home there are a lot of other things to consider besides whether housing starts are up or down. Whether only a few hundred homes get built in Regina or a few thousand, the benefits of a newly built home are not diminished. A newly built home today is designed to bring people together and is designed to stand apart from the others. With a newly built home, you can reap the benefits of added spare time and money, by not having to undertake the maintenance and repairs that are required with a used home. Spring cleaning slip-ups Don’t forget to clean drapes, blinds LISA A. FLAM THE ASSOCIATED PRESS If you’re like some people (ahem) who put up window treatments and never give them a second thought, even as dust accumulates, this might just be the season to pay them a little respect. No need to stress out about adding another task to your spring-cleaning todo list: You don’t have to clean curtains, shades and the windows themselves that often. And many times, it’s not that difficult. “In our experience, the windows and window treatments are something that people avoid cleaning because they’re not entirely sure the best way to do it,” says Betsy Goldberg, home director of Real Simple magazine. “It’s not hard,” she adds. “It just takes a little bit of time.” If simply removing dirt isn’t reason enough to clean, consider that dust can dull the fabric of curtains and shades. Household odours can linger. And washing helps preserve the fabric, especially for window treatments that get a daily dose of sunshine, says Tammy Kupernik of retailer Country Curtains. “If you don’t wash them, the sun will break down the threads,” she says. “Washing them keeps the colours bright, it keeps the threads soft and it does add to the life of the curtain.”

Curtains and drapes Wi n d o w t r e a t m e n t s should be cleaned once or twice a year, experts say, and the best method varies by material. Some can be refreshed in the washer or cleaned with a vacuum, while others might require a pro. Start by reading the care tag or directions that came with the product: Some items are dry clean only. If the instructions are unavailable, experts offer these general guidelines: ■ Most curtains that are lined or made of silk likely require dry cleaning, Kupernik says.

Window treatments should be cleaned once or twice a year and the best method varies by material. ■ Curtains that are not lined or insulated usually can be washed by machine, in a short, gentle cycle with cool water, she says. Those made of a poly-cotton blend can usually go in a medium-heat dryer, but 100-per-cent cotton curtains should be linedried to prevent shrinkage. ■ Curtains and roller shades that are insulated with a bonded layer that keeps out the cold can be machine washed in a short, gentle cycle in cool water and line dried, Kupernik says. If the insulated sides touch each other while drying, they can peel off and ruin the curtain. ■ Sheer and lace curtains should be washed by machine in a short, gentle cycle with cold water and line dried, Kupernik said, adding that both can be touched up with light ironing. Once sheers get in the high heat of a dryer, wrinkles become permanent, she said. ■ After curtains come down for cleaning, dust the rod before hanging them back up. ■ Don’t want to take them down? Goldberg offers this method for cleaning unlined

First, angle the slats down and wipe each one; then angle them up and repeat. To clean the cord, pull the shade all the way up and run the damp cloth up and down it, followed by the dry cloth. If you have a wand, follow the same steps with the cloth.

Windows ■ For window panes, if the glass gets dirty enough, you might want to clean them every few weeks. “Realistically, if people get around to it every few months, that’s fine,” Goldberg says. ■ Before cleaning, sweep dirt from the screen and window frame with a brush like the one that comes with your dustpan, or the vacuum with the dusting attachment. ■ Spray on glass cleaner or a mix of water and a squirt

Use a hand-held fabric steamer, working from bottom to top in onefoot sections, holding the steamer nozzle about an inch from the fabric. ■ For drapes, which are generally made of heavier fabrics like brocade, suede or velvet and often lined and pleated, vacuum each panel on a low setting with the brush attachment, holding the vacuum about an inch away from the fabric, Goldberg says. ■ Fabric curtains and shades, except silk ones, can usually be spot cleaned with war m water and a mild laundry detergent like Woolite, Kupernik says.
