Modern hang-ups with wallcoverings Paper makes rebirth in home decor Rebecca Keillor For Postmedia News Everything about wallpaper has changed, including its name. Now referred to as wallcoverings by designers — as it no longer comes in just paper form, but also spun and woven fabrics and silks, crushed and beaded plastics, acrylic sand and mica (finely ground stone), grass cloths and bamboo — it has experienced a rebirth in popularity in the last five years. “It’s a far cry from being floral, Victorian, very heavy and matching drapes to the wallpaper kind of situation,” says Amber Kingsnorth, of Vancouver’s Mak Interiors, who has noticed a real uptick in its popularity over the past few years for both her residential and commercial clients. “There’s lots of really great patterns and they’re very artistic and interesting, and it’s almost like doing a whole wall of art, but the price is way less than buying a canvas of that size. It really adds great texture, colour and dimension to a room,” she says.
Its renewed popularity, Kingsnorth says, is thanks largely to the way it’s evolved into design materials that people can really put their stamp on. For some of her commercial clients, Kingsnorth has designed wallcoverings that incorporate their branding elements. “There is great, high-quality printing that you can get done for very reasonable prices,” Kingsnorth says. “You can create your own patterns, have them printed and put it up yourself.” Which is exactly what designer Bertjan Pots had in mind when he produced his potato print design for the October 2009 issue of Apartamento magazine, offering people a DIY wallpaper option. “I thought maybe we could just make four prints that you put in a magazine, enlarge to a certain percentage (like A4) and print them out or just put them on a copier, which is mostly cheaper, and if you copy it on grade paper you can just wallpaper your wall with it,” he says. Though this issue of Apartamento is no longer in print and has become a collector’s item, the Studio Bertjan Pot website still hosts the design in PDF form so people can download it and continue to have what he intended — free wallpaper. A home built for good health GRANIA LITWIN VICTORIA TIMES COLONIST This home’s smart blue and white exterior is a blend of traditional and classical elements and was designed in the Italian villa style, says builder Gunnu Gill of Seba Construction. But inside, this house is entirely contemporary, from the state-of-the-art air-filtration system to its high-tech water works. It is also a very healthy home. “We have a hospital standard air filter, which we really need because both our children have serious allergies,” said homeowner Azalea Jin. “It’s amazing the difference it has made. We have definitely noticed they don’t have the same congestion, the coughs and other issues.” She and her husband, David Duquette, opted for an IQAir Perfect 16 system when they moved to Victoria from Calgary recently. The purification system in their new home quietly cleans all the air up to 125 times a day, and delivers more than 50 times more filter power than an ordinary system. It uses microfibre technology to remove allergens, dust, pollen, mould spores, bacteria, viruses and other airborne pollutants down to 0.3 microns. The couple also installed a Kinetico 2100 F water filtration system, which removes sediments, fine particulate matter, chlorine and neutralizes the water’s pH. Some homes have a kitchen tap that delivers this quality of water for drinking, but these owners took it to the next level. They opted for the same filtration on every tap in the house, an unlimited supply, so they can bathe and shower in it, gaining advantages for skin and hair, too. The house looks modest from the street but is surprisingly large inside. with more than 5,000 square feet of living space on three levels. And it feels airy, thanks to the generous expanse of

(Because of allergies, the children’s bedrooms have cork floors, although the master bedroom has carpet.) The heart of this home is its kitchen, which has a three-metre-long island, sleek quartz countertops and an induction stove. Azalea likes the fast-cooking properties of this kind of range because with two demanding jobs, and two children, they don’t want to take too long cooking at the end of the day. They wanted a home that was functional and bright, and one way they accentuated this was by installing eight-foot high doors in the main and upstairs doorways. “It keeps the home feeling more open,” said Duquette. Moulded panel doors from the Berkley collection have a stylish, architectural look, thanks to horizontal embossed lines. Duquette said the building project went very smoothly, especially when compared with a major reno of their previous Calgary house four years
ago. “The memories of that are still painfully fresh,” he said with a chuckle. What was the biggest lesson? “Managing costs,” said Duquette. They wanted to add more space in all the bathrooms, especially the master ensuite, and create a more stylish ambience. “We had some neat features in our last house, but not as much character as here,” Azalea said. “I like the combination of modern and traditional features in this house, the barrel ceiling, the drop down over the dining area, the wainscotting and bronze door hardware.” Originally they were looking for a house to buy in Victoria, but when they spied this lot under construction they asked if they could have a custom home built. Seba co-owner Gill said he intended to build the house for himself, but when the Calgarians drove by “and saw this hole in the ground” he agreed to sell it. They had been searching for about nine months. “They wanted to scale it
down a bit, make it a little more affordable, take out the sauna and other things I had wanted. So I gave them the budget and they had a chance to trim and customize. It worked out amazingly and the house was done in five months.” Gill also enjoyed building the house because of its many special features, from dropped, custom ceiling over the dining area to the barrel ceiling in the living room. “To make that ceiling, we used vaulted trusses then framed inside with semicircular strips and then used flexi drywall.” The insulated concrete form construction in the basement was a challenge, too. “We had to do a lot of research and then find the right guys to lay it down,” Gill said. “The whole house was also pre-fabbed, too … After the basement floor was laid out and the sub floor, we had the roof on in just two and a half weeks. It’s a great system because you don’t have any lumber waste and it is so quick.”

Look for direct access from the garage to the kitchen on hard-surface flooring; mudrooms with large closets; and a ground- or secondfloor laundry room. And check out details such as extra-large pantries, lots of storage space and built-in recycling bins. You will find more builtin storage to help eliminate clutter; ample closet space in bedrooms; drawers, cupboards and shelving in the bathrooms; linen closets and room in the kitchen for appliances of all sizes, pots and pan organizers and pantries. New homes can create just the right ambience — so many choices with gleaming surfaces, clean lines, warm natural materials, pleasing curves, attractive accents. It’s all part of the design and another reason why a brand new home is a great place to live. When you purchase a newly built home, you are free to move in and start living the life you want. This means that they have the know-how to provide the homebuyer with the latest and the best in the market place. Hang-ups Designer walls CONTINUED FROM F1 “Design is always a mirror for what’s happening in the world,” he says. Hanging high-end wallcoverings yourself is not something designers recommend, though. For these, professional installers like Juergen Wuerthwein are called in. “Hanging wallcovering has to be meticulous in order for it to look good,” Wuerthwein says. “So when the layman or average homeowner tries to attempt it themselves, they may not know every step and the succession of every step and they may find themselves having to backtrack,
but backtracking with a wet piece of paper and an open time for that wet piece of paper, it makes the whole process more difficult and then people can become panicky.” As well as the number of tools required to do a decent job — a large table, glue, roller tray, brush, sponge, water bucket, ladder, blades, broad knives and seam rollers — before even purchasing the wallcoverings, there are tricks to the trade that the average homeowner isn’t privy to. “You need to know if your ceiling is level,” Wuerthwein says. “If your walls and door frames are not
level, you can’t really successfully hang a pattern and if you have a symmetrical pattern and hang from left to right, it’s not going to appear symmetrical in the end because you don’t know where you’re going to wind up on the right side.” As wallcoverings are typically now used for feature walls in homes and commercial spaces, Wuerthwein says, it’s important they look right. Good professional installers, he says, also deal with the headaches that come with faulty wallcoverings — such as problems with the print, how it’s cut and colour shading — so homeowners don’t have to.

Now add the times when you leave to get some fresh air, greet someone or for a change of scenery. Five, 10, 15 times? That inconvenience is why many homeowners equip their home with a pet door. If you want Digger or Tigger to come and go without you being the gatekeeper, here’s what you need to know.
Selecting a door With a correctly sized door, “the top of the pet opening should clear the largest pet’s back and the shortest pet should not have to launch in the air to get through the opening,” says Joseph Ambrose, president of PlexiDor Performance Pet Doors in Florida. Equally important are the “temperament and activity level of your pets. Very active, energetic (animals) or problem chewers can destroy some dog doors quickly. You want to choose a pet door that will hold up when in use by your pet.”
Types and prices Pet doors are available in manual and electronic models. Manual doors have solid panels or single or multiple vinyl or rubber flaps. Electronic systems have an electronic key the pet wears on its collar to unlock the door. After the animal passes through, the door locks again. Multiple pets can use the door if each has its own key. Manual door prices depend on the materials of the components and the number of flaps or panels. They start at about $40 and can reach nearly $1,000 for high-end pet doors. Electronic door prices range from $200 to $2,000. In addition to higher initial costs, electronic systems also cost more to maintain and repair because of the greater complexity of the components.

Security and comfort The main benefit of electronic systems over manual, despite the generally higher cost, is that an electronic unit is more secure because “it is always locked when not actively opening for the pet,” Ambrose says. “The manual units have to be left unlocked for the pet to use them.” To minimize security concerns, many manual systems have a lock and key so owners can lock the door when they choose, perhaps at night or when they leave the house with the pet. Security concerns are mainly associated with larger doors. If you decide on a door, you may want to consider an electronic model or take other security measures around the home. Another potential concern is hot or cold air seepage. Some pet doors insulate against drafts with
weather-resistant seals or insulated flaps/panels. Try to install the door in a zone where it’s not directly in the wind. Or consider an extreme-weather door, which has extra flaps for added energy efficiency.
Installation and pet training Most pet door installations require some basic tools: A drill, screwdriver, level and a jigsaw. Most homeowners should be able to do the job themselves. Installation time and complexity depend on the location of the door — wallmounted doors take longer and are more difficult to install than those going into an existing door. As for training your pet to use the door, there are two strategies. Tape the flap open for a few days so that he can get accustomed to the opening … or put him on the other side of where you are and call to him.

Energy-saving products that deliver MIKE HOLMES Make it Right
We’re always looking for new and better ways to operate our homes, especially when it comes to lighting, heating and plumbing. There’s a shift toward products and systems that are more efficient, that save energy and that make sense for the average household’s demands and lifestyle. But when you need them to perform do they deliver? Let’s start with LEDs. We all know they are more efficient and last longer. But can you realistically light your entire house, inside and out, using just LEDs? Yes. Some people think LEDs are only good for task lighting, but these products have come a long way, especially as incandescent bulbs are being phased out. Now you can get the right LED for practically any application. My garage was built to be a lean, green, energyefficient machine, which wouldn’t have been possible without LEDs. It has dimmable LEDs inside, LEDs below cabinets, LED stripping on the stairs. Outside I have solar outdoor LEDs. I even have LED spotlights in the epoxy floor. There is always enough light. I never need to worry about replacing a bulb — at least not for the next 20 years — and I’m saving energy. Heating is another huge expense. More and more homeowners are looking for ways to cut that cost. One way is by using in-floor heating. There are two main types: electric and hydronic.
LED lighting can be used effectively inside and outside to illuminate your entire house efficiently, says Mike Holmes. With electric in-floor heating you have wires that are laid on top of the subfloor. When the wires heat up they heat the flooring. In a hydronic system, tubes are installed in the flooring that pump hot water for heating. Are these types of in-floor heating systems enough to heat your entire home? Yes. With the right products, the right pros and the right layout, which might include ceiling fans that turn on to circulate the heat when the in-floor heating kicks in, the system works. That’s not the case when it comes to in-floor warming systems. These are usually installed in bathrooms or be-
low tiled floors in the basement. You cannot depend on a floor-warming system to heat your entire house. These systems are more for comfort, not heating. What about space heaters? Can they heat your entire home? At best, space heaters are temporary solutions. If you want to boost the heating in a particular spot for a couple of hours, a space heater can be a good option. But if you expect to heat your entire house using space heaters, think again. They are not a “whole-home” solution. It’s a huge waste of energy, not to mention a potential safety hazard. If they’re near any
kind of carpeting or synthetic material, it could be dangerous. What about heating the water in your home? One option is a tankless water heater. On about half the jobs we do, we install a tankless water heater. I like installing them in homes where space is an issue — for example, if the mechanical room is too small and installing a hot water tank isn’t possible. Also, if the homeowner is looking for a more efficient system that only heats water when they need it. This makes sense for seasonal homes, where you’re not there all year. The way they work is sim-
ple. Instead of having a tank that holds about 200 litres of water, constantly being heated at a particular temperature, day and night, whether you’re home or not, in a tankless system the water passes through a heat exchanger. This heat exchanger is usually a burner that plumbing lines pass over, back and forth in a zigzag so the water inside the lines warms up before it’s delivered to the fixture. You can also have mini tankless water heaters installed below sinks or wherever you need them. Does a tankless system work? Yes, if the right professional plumber installs a system that makes sense for
your home’s layout and number of fixtures. You can have five people take showers, one after the other, and they should each have hot water. With a hot water tank, sometimes the hot water runs out. There are pros and cons to every system and product. Ask plenty of questions before making any major decision, so you know for sure whether the system or product you’re looking at can deliver the performance you expect. Builders, buyers applaud sustainable initiatives Better selling price and savings ALEX FRAZER-HARRISON FOR POSTMEDIA NEWS With increased awareness of the need to be environmentally sustainable, more homebuilders — and homebuyers — are looking at green-building practices when it comes to constructing single-family dwellings. In Canada, there are several green-building certification systems, such as Built Green Canada and LEED (Leadership in Energy and Environmental Design), which is offered through the Canada Green Building Council (CaGBC). Primarily aimed at commercial buildings, LEED has been certifying singlefamily homes since 2009. The Canadian Home Builders’ Association (CHBA) and Natural Resources Canada also promotes R-2000 certification. “Energy efficiency is a
fundamental component of our programs, integrating the EnerGuide label through Natural Resources Canada,” explains Built Green executive director Jenifer Christenson. “(Our) approach includes the preservation of natural resources, reduction of pollution, ventilation and air quality and the improvement of home durability.” This means companies use building materials and techniques that reduce or eliminate off-gassing, install energy-efficient furnaces and appliances, as well as water-saving features like low-flow toilets. LEED examines additional criteria, such as where the home is located, says Mark Hutchinson, director of Green Building Programs with CaGBC. “It’s called location and linkages — where it’s located relative to public transit, amenities, and can people walk to these things,” he says. “This is important in determining the environmental impact of a building, whether a home or office. Also, was it infill as opposed to greenfill, taking up what used to be farmland? It’s the larger picture.”
Hutchinson says when it comes to sustainable construction as a selling feature, with certification, “a lot that comes through in a LEED house is fundamental quality, and that’s going to be picked up by someone buying the house.” Building green does go hand-in- hand with the notion of superior construction and quality, says Lance Floer, president and chief operating officer of Excel Homes. “Often the discussion almost gets focused on operating costs and how efficient the home is,” says Floer. “But because of changes in practices and procedures, you end up enhancing the quality because it’s green. The operation systems have to perform better, the building envelope has to be tighter. You’re being more intentional about everything. “And a lot of people don’t realize a green home is also more comfortable. The windows are quiet, it’s cooler in the summer and warmer in the winter because it’s better insulated.” The CHBA has been touting the R-2000 standard for energy efficiency and envi-
ronmental responsibility for some 30 years, says Wayne Copeland, president of CHBA Calgary. “ I t ’s a c o n s u m e r- l e d thing,” he says. “I believe consumers are starting to see these initiatives coming forward not only from builders, but also in the products we can put into houses that are energy efficient. They’re starting to see the cost benefits of having energy-efficient homes.” Copeland says there is a perception that building green is more expensive, but adds over time the efficient use of water and energy in a sustainable home can add up to savings for owners. Christenson notes CHBA research indicates green-certified homes sell for close to 10 per cent more on average than non-certified homes. And she suggests Built Green homes should save owners at least 10 per cent annually on utility bills. There’s a movement underfoot to return to natural flooring. Bamboo, for example, can be installed and finished like hardwood. It’s a renewable resource that grows quickly without use of pesticides and chemicals. Cork is another natural option. Water-resistant and soft, cork is made of bark so the tree remains intact. Reclaimed hardwood, repurposed using salvaged wood from old buildings and homes, saves old growth forests. However, to mitigate the potentially toxic properties of the hardwood finishing products, one manufacturer has patented a new additive that is literally, a breath of fresh air. “It’s Lauzon’s Pure Genius finish,” says Ashley Buie of Divine Flooring. With the help of natural and artificial light, it breaks down airborne contaminants. Lauzon claims it’s like having the purifying qualities of three trees in your home, adding about 80 cents a square foot to the cost of your hardwood installation.
Paints Once you couldn’t find anything more toxic than paint. Containing as many as 10,000 chemicals, it would seem lead wasn’t the worst of paint’s toxicity. Carcinogenic volatile organic compounds (VOCs), once thought to be a necessary paint component, are slowly being eliminated from today’s products. Consumers have other green options, including clay, mineral and milk-based paints, as well as products free of bacteria, fungicide, solvent and ammonia.

Jeff McArthur, owner of Pure Air Experts, says homes built with traditional materials can have as many as 12,000 chemicals floating in the air. And the process of “gassing off ” new materials can take six years or more. McArthur’s furnacemounted or portable air purifiers have been certified as medical grade. “That certification means you can get a prescription from your doctor for a purifier and claim it on your income tax,” he says. Starting at about $1,500, an air purifier system should make the air in your home cleaner than the air outside.
Water quality systems Aaron Biffert of Ecowater Systems says there are many ways of treating water in the home for optimal family and environmental health. “Softening the water saves energy by reducing scale in the hot water tank. It also reduces the use of soap and cleaning products which impact the environment,” Biffert explains. “And reverse osmosis for cooking and drinking water will remove up to 97 per cent of contaminants out of water as well as inorganic minerals.” Biffert says drinking water systems can be installed for up to $1,299, with water softeners and water refiners priced from $1,399 and up.
Building products The walls and ceiling of your home have more surface area than the floors, making drywall a large consideration when choosing a builder and building products. Fortunately, drywall is a safe, environmentally friendly product made from the naturally occur ring mineral gypsum, bound by paper backer board. Some manufacturers are making a synthetic drywall with 99-per-cent-recycled content. Conventional drywall is also available with a high percentage of recycled content. This practice is expected to gain momentum across Canada, following California’s lead in mandating that all drywall be recycled.

Colourful ceilings are child’s play Add intrigue to a room’s ‘fifth wall’ Chris Lackner For Postmedia News Ceiling mouldings and false ceiling designs add colour, style and texture to your child’s room, according to design experts. “You always hear that we never look up,” says Ottawa interior designer Ulya Jensen (ulyajenseninteriors. com). “Well, this is going to make you look up.”
Classical or vintage ceiling moulding and tile designs are popular for adult rooms, but they can be adapted easily for children, Jensen says. For example, when ceiling tiles are being used as inlays in a moulding design, a neutral or plain colour probably suits a dining room, “but you can add colour to some of those tiles, which would be quite fun in a child’s room,” she says. “Wherever you want the attention to go,” Jensen adds. “In a small room … you don’t have a lot of square footage to deal with, so why not do something to make the room come alive and become a conversation piece?” Ceiling mouldings and

“Ceilings are a great opportunity to take advantage of whimsical or theme lighting,” says interior designer Penny Southam (southam-
design.com), whose son had a painted tree on his nursery wall that continued on the ceiling. “I created a light fixture in the middle of the room by transforming a metal bird cage into a light.” Murals are another way to add creativity and colour to your child’s ceiling. Southam’s daughter had a Cinderella theme mural that wrapped two walls and the ceiling. “We took advantage of a very low knee wall and an angled ceiling line by building a fort with a little door, window with shutters. She used to play house with her friends in this little nook, until she grew out of it.” Jensen also recommends
colour blocking for kidfriendly ceiling designs. “You can do a checkerboard effect in bold colours or soft pastel colours,” she says. “It depends how much energy you want the room to have or how much energy you want the kid to have when he or she is falling asleep.” Or use traditional crown moulding to frame a highimpact colour, say for a daughter who loves fuchsia or purple. “(It offers) high impact in a room with low investment. If you get tired after a couple years … you can paint it out again.” Baseboards are another option, with multiple colourful and cartoon designs available.
