Industrial chic living Plow factory converted into condos CARISSA HALTON EDMONTON JOURNAL In the heart of Edmonton’s warehouse district, Bob Lalonde’s condo is a twostorey loft as unique as the rookie hockey cards and art he collects. The 1928 brick and heavy timber building that houses it was the John Deere Plow Company factory until 2001, when it was converted into condos. Lalonde’s 1,500-square-foot unit has 14-foot ceilings, original wood timbers and a huge 400-square-foot deck (which he plans to enclose in glass). A spiral metal staircase connects its two floors. The main floor contains an office at the
front and open living space at the back. On the lower level is his bedroom, complete with a custom-built platform bed and dresser, and a second bathroom. A project manager in the oil and gas industry, Lalonde is only home for roughly five days a month. Despite that, he wanted to build a home base in the city that is central to most of his work. When he bought the condo in 2009, laminate was laid over the original factory hardwood and the walls of dark blue and red made the place appear half the size. It took him 2½ weeks to repaint with a light beige that reflects the light from the east-facing wall of windows. Then in late 2012, he embarked on a major renovation. From the floor, he pulled laminate, plywood subfloor and 2,500 wood screws to uncover hardwood.

Lalonde Custom condo CONTINUED FROM F1 It was exactly as he had hoped: tattered, beat and burnt. He managed to retain that factory floor flavour even after additional sanding and filling. Designer Michelle Law is another tenant in the building who Lalonde met by chance, and for much of the past two years she has worked to merge Lalonde’s eclectic collections with the industrial design esthetic. She’s designed a number of custom furniture pieces (storage benches and a barn door-style mirror, for example) and commissioned carpenter Entertainment Woodcraft and ironworker Jack Lumber Co. to build them. Law has also taken the many antique items Lalonde finds and made them integral to the space. For instance, Lalonde found a set of wooden and steel wagon wheels. Jack Lumber Co. welded the pieces together, then Law added glass to the top and wheels to the bottom. The result was a moving coffee table that nods to Lalonde’s value for reusing and upcycling. It also furthers his primary goal: “I wanted a space that was comfortable, cosy and inviting,” he says. Despite having spent a great deal of time and money on the condo’s features, “I didn’t want people to come here and think they couldn’t put their feet on the coffee table. Powdercoated gas pipefittings are retrofitted with darkly stained pine boards. The shelves hold Lalonde’s treasures. He’s a collector, but not of knick-knacks. His childhood hobby of collecting hockey and baseball cards has extended into a serious adult preoccupation. He has rookie cards of Tim Horton and Gordie Howe. He owns one of the rarest collections of Ryan Nugent-Hopkins cards. Some are on display, subtly placed. He didn’t want a traditional ‘man cave’ of sports memorabilia.
Of his art collection, he says, “I got bitten by the art bug,” and on his walls, street art and gallery art coexist in a surprisingly easy harmony. Within arm’s reach of a piece titled El Bandito are works by renowned Alberta artist Jason Carter. A bear and her cub climb trees, the long, careful strokes depict a master. Zoom out and the condo that surrounds the bears has been similarly masterfully curated. Lalonde sees no end to the rigorous away schedule, but after 26 years of working in the ’patch, when Lalonde is off work he’s truly at home.

They say, “April showers bring May flowers” but they can also bring floods. We always want to make sure our homes and surrounding property can handle the extra precipitation safely. That includes making sure our eavestroughs and gutters are clean, clear and in good working condition, having proper grading around the home, checking the foundation, and making sure any cracks are sealed and properly addressed. But sometimes no amount of preparation can stop a flood — it happens. It can simply be Mother Nature, like a huge storm. Some other culprits include tree roots and clay pipes. Many homes older than 60 years old might still have clay pipes, and if they do, spring is a high-risk time for a cracked pipe or blockage. The problem is that clay material is very brittle, and the chances of it cracking or disjoining are pretty high. When there is a leak underground, there’s water, which tree

Get to the root of the problem with clay pipes roots actively seek out and grow toward. As roots get stronger they can penetrate that pipe and cause a blockage. The pipes might be OK for a couple of years, but it’s only a matter of time before they cause a full blockage, or they might even crack the pipe and cause a sewer backup in the basement. Eventually, a cracked clay pipe will need to be addressed, and it’s an expensive repair. The ideal approach is to excavate, replace the clay pipe with PVC, install a backwater valve and then put everything back the way it was. A fix like that can easily climb to $15,000, especially if your basement is finished. Who’s stuck with the repair bill? It depends where the crack or blockage is located — on your side or the city’s. A licensed plumber can run a video inspection and find the exact location of the blockage. If it’s on the city’s side, either you or the plumber can contact them and give them a copy of the video inspection showing the location of the blockage. Once the video is in their hands they should take care of the repair. But if the blockage is on your side, what are your options? If you can’t afford the right fix right away, the licensed plumber might suggest you try his maintenance service to trim the roots in the pipes (doing this twice a year can buy you a couple of years,

but this is not DIY). At best it’s a temporary solution; the roots will grow back. And if the clay pipes are brittle and weak, this procedure can cause more damage. Bottom line: Once there is a crack or misalignment in the pipes with some tree root growth, you must excavate and replace the damaged section with a PVC material at some point. And whether it’s an interior or exterior excavation, always install a backwater valve. Some municipalities might even provide subsidies for installing a backwater valve, especially if you live in an area where sewer backup is common. But a backwater valve protects you only from a city sewer backup — that’s it. Don’t think it can save you from any other kind of plumbing issues, such as a blockage and backup of your own sewage. If you are house hunting and looking at homes older than 50 years hire a licensed plumber to do a video inspection of the sanitary line, also known as a drain check — that’s on top of getting a home inspection. Indoor-outdoor living Homeowners continue to see their outdoor living space as an extension of their homes. Roof decks, California rooms and nano-walls are creating ways to make accessing nature easier during day-to-day life. Indoor to outdoor transitional spaces are showing up where weather permits by utilizing removable walls, screens and foldable walls providing a seamless transition between indoors and out. Freestanding outdoor fire pits and built-in fireplaces are also popular items for 2015.

Every room should have all three types of lighting: overhead, task and ambient. One overhead light source is never enough; it creates shadows in the corners. A good lamp is an investment that matters. Lamps are the jewelry of a room. Buy beautiful, and buy quality lamps. They last forever. Position lamps in a triangle. For example, two lamps on either side of the sofa and a floor lamp opposite. The eye always goes where the light is, so lamps should be spread out near the corners of the room and illuminate at or below eye level. Lighting affects how colours look in a room, so choose your light bulbs carefully. Halogen lighting is the whitest, but it gives off heat. Avoid fluorescent because it casts a cold, sickly tone. LED is a bright light and is energy efficient, but it doesn’t have the spread. All kitchens need lighting under cabinets and over sinks, stoves and work areas; pendant lighting works well over bars, islands and dining tables. Bathrooms should have a main overhead, wall sconces beside the medicine cabinet or mirror and every tub or shower should have a light. Don’t skimp on lighting. Luxury doesn’t have to mean expensive; good lighting is part of luxury living. Lighting must be prioritized in a budget for downsizing to a condo, remodelling or new construction.

he importance of lighting goes beyond aesthetics— inadequate lighting can affect mood and sense of well-being, compromises design, and contributes to falls and injuries. Every room should have three light sources: overhead, task and ambient. An example includes an overhead
chandelier or ceiling fixture, wall sconces or pendant lighting for ambient lighting, and lamps for task, mood or accent lighting. But many contractors and homeowners skimp on lighting and don’t install adequate fixtures in both new construction and home remodelling projects, said Mitzi Beach, an interior designer from Wichita, Kan., and 2014 High Point Style Spotter who specializes in the baby boomer market. “Most people cut the budget because it’s usually at the end of a project,” she said. “Lighting, I believe, is our most neglected design element. If they haven’t changed their lighting and evaluated their lighting sources, it’s prudent to do so, to step back objectively and say ‘Is this enough?’” The biggest reason is safety. Appropriate lighting is critical for any room and for any and all ages, but especially for the 78 million baby boomers, Beach said. “At 50-plus, we see 40 per cent less light than we did at 20 years old. And yet, the majority of homes have not upgraded their lighting to meet the challenge of seeing better for a better and safer quality of life,” Beach added. Many people are living in under-lit homes, either because a main overhead light was never installed, or they use lamps in lieu of a bright overhead light to create ambiance. “A lot of the clients I have complain about their basic lighting in a room,” said Rose Dostal, a license architect and founder of RMD Designs in the Cleveland/Akron, Ohio, area. “Like in the bedrooms, it used to be that you wouldn’t have any general lighting. You put your lamps by the side of the bed.” One main source isn’t sufficient, especially in kitchens and living rooms, because it creates shadows in all four corners, Beach said. Plus, there is a tendency to keep overhead lights off because they are so bright, and use lamps. But that often isn’t bright enough and can lead to trips and falls.

What do you think of feature walls in bedrooms? I like the idea, but don’t know how to pull one off. I’ve found a wallpaper that has a large floral pattern, but maybe I should just stick with paint? If I do go with the floral, do you suggest trying to match the bedding or to go with a different colour? How do I keep my room from looking like a muddled mess? I love your style and would love to know your take on feature walls. A: I’m not a fan of feature walls, especially high-contrast painted walls. A red wall in a white room, for example, is a high-contrast feature wall. I subscribe to the belief that a paint colour should be good enough for all four walls. Otherwise, I think it looks like you ran out of paint. The exception to the rule is when the paint treatment is fun and fabulous, such as a bold horizontal stripe or a giant tree or flower. Generally, painted feature walls should be behind your headboard, highlighting the focus of your room, the bed. Please don’t highlight your closet wall with different a colour. Unless the door to your closet is spectacular, it’s not a feature. The list of walls not to feature includes sliding glass door walls, fridge walls and weird cabinet walls. When deciding whether or not it’s a good idea to make a wall a feature, there are a few questions to ask yourself: Am I accentuating the positive? Is this a highlight in my home? Or, is this simply part of the architecture that should remain quiet? Back to bedrooms. I’ve seen plenty of pretty wallpaper feature walls. A wallpaper feature wall works best, however, when the other three walls are painted a colour found in the wallpaper. If you’ve chosen a wallpaper that’s blue, lavender and ivory, then paint your walls a shade of blue, lavender or ivory. Your large floral wallpaper would work because the

In this bedroom, our jumping-off point was Farrow & Ball’s Ocelot wallpaper. The neutral-toned leopard wallpaper print made Ikea’s sandy-coloured Malou duvet a natural choice. We also played up the gold iridescence in the wallpaper by adding Ikea’s Dvala pale yellow pillowcases, and vibrant yellow cushions made from their Stockholm metered fabric. The colours are not an ex-
act match but the tones and shades are all in the same family, which keeps the space looking serene. If you decide to paper all four of your bedroom walls — which would give you a polished and decorated look — choose a wallpaper that’s calming. Smaller patterns with low-contrast colours won’t excite and stimulate you at bedtime. I have a friend who chose bright yellow, fuchsia and blue peacock wallpaper for her bedroom from a wallpaper book without seeing the entire pattern repeated. She assumed there would be a few peacocks on the walls. When she came home after the wallpaper had been hung — on all four walls — she had hundreds of peacocks staring back at her. Turning a new yard from drab to fab DONNA BROWN EDMONTON JOURNAL A number of new homeowners find themselves in this type of situation, with a sliding-glass door or French doors leading to dirt. Rather than being daunted, look at it as a blank slate. The important thing is to plan your space so you consider how to best use the space for your needs, and to put all the elements in place to make the space comfort-
able, beautiful and safe. The ledger board on the side of the house allows a deck to be attached securely to the house. As you can see, the majority of your deck will become walking space leading out to your yard, making it difficult to have any room for sitting space. The deck provides access to the backyard and can serve as a location for the barbecue. Be careful not to place your barbecue in a spot on the deck that will melt siding or allow smoke
into the house through a window. A large, low pot provides some annual colour on the deck, and it provides a better option than a number of smaller pots to retain a nice, clean look. Lay out the patio with string or garden hose and then plan your furnishings. Keep in mind you will need to allow space for people walking through the patio. If the yard faces south, it would be beneficial to plant a tree on the south or west side of the patio to provide
shade to the patio and, if possible, the deck. A Brandon Elm is a good choice, as it is high enough to walk under, provides good shade and is smaller than the American Elm. It always looks better to have planting between the house and other elements. Having low shrubs between the patio and deck softens the view back to the house. A horizontal board fence is a softer look than the vertical boards, but it may not be allowed in all neighbour-
hoods because of landscape guidelines. Again, if you have room for planting at the base of the fence, it is easier to maintain. An architectural slab walkway is a bit easier to fit into situations with challenging grading, and the slabs provide a nice, clean look. A wrought-iron gate provides a more engaging view at the front of the house, as it provides a separation of the house and fence and doesn’t visually make it one
big element. These types of gates are now found fairly inexpensively in many hardware stores. Landscaping is hard work, and the cost of materials can be high. Make sure you plan carefully for durability, easy maintenance and suitable sizes and locations for the elements you want to include, taking sun and shade into consideration. A well-planned yard is a great investment and allows you to enjoy the summer outdoors.
