Size matters when it comes to keeping your home cool

For most people, during summer their A/C (air-conditioning unit) is their best friend. (I’m not a big fan myself, but then I get my kids complaining that it’s too hot whenever they come over.) If the A/C shuts down when it’s really hot or during a heat wave, it can be torture. And one question that comes up a lot is what happens to a house that’s too hot? The good news is that the majority of construction products we use in Canada are made for Canadian weather, which we know can go from one extreme to the other — we get very cold winters and extremely hot summers. So most products can stand up to the heat, especially exterior products and materials. What we do get is expansion — remember, most materials expand in the summer and contract in the winter — and sometimes that expansion creates too much pressure and causes damage. For example, too much pressure can build up around windows, which could damage the windows themselves or break the insulation seal in between double- or triplepaned windows. Obviously, a higher quality window will be able to handle this extra pressure better than say a lower quality product. But if it does happen, the window’s thermal barrier is compromised, which means it might need to be replaced. What about your roof ? Can too much heat damage it? Actually, the heat and sunlight hitting the roof might not (roofing products are made to handle that), but the real trouble here is if there isn’t enough ventilation and insulation in the attic below. That will really do a number on your roof, like cause asphalt shingles to curl and wear out prematurely, and mould and/or rot in the roof structure. Also, most roofing materials are dark, especially asphalt shingles, so they’ll absorb more heat. If there isn’t enough insulation in the attic, all that heat will eventually make its way inside the
house, heating it up throughout the day so that by nightfall it’s hotter inside the house than it is outside. As far as heat and home construction goes, if your home is too warm, it’s uncomfortable for the people inside — in some cases it can be a major health risk, such as for the elderly or small children. But not enough insulation in your attic and exterior walls, too much moisture and not enough ventilation and airflow throughout your home (including the attic) can definitely cause problems inside the house, such as mould, poor indoor air quality, and in some cases even rot. A proper HVAC system, which includes air conditioning, can help keep the environment inside the home comfortable and safe, as well as protect against things like mould and moisture problems. But the key here is to make sure you have a unit that’s properly sized for your home, which a licensed HVAC professional can determine, based on the square footage of your house. The more square footage a home has, the more powerful the unit needs to be. But whatever you do, do not go overboard. I’ve heard of people installing a heavy duty A/C unit for their home — much more powerful than it needs to be — because they think it will cool down their house faster. It does, but it will cost you, sometimes even tripling your energy bill. When an A/C unit kicks in, it needs a lot of energy to start it up, but once it gets going, it only needs a fraction of that energy to keep it running. An A/C unit that’s sized too big for a home will be turning on and off more frequently, which will make your energy bill skyrocket. No one likes a hot house and no one likes high energy bills. Top up your insulation if you need to, keep the soffits clean and clear in the attic, make sure you have enough airflow and ventilation throughout your home, and always bring in the pros when you need to, especially when it comes to your HVAC and air conditioning. When the sheets arrive at Karst’s east-end Toronto factory, they are laid out side-by-side and the pattern of the fronts outlined in chalk, ensuring that the grain matches exactly before being cut. It also allows him to select the most beautiful parts of the grain (what he calls “flames and cathedrals”), to be shown to best advantage. For a broad expanse such as the island front, he custom orders a single piece to eliminate seams. In this case, the island is fronted by a single piece nine feet wide.
Hardware: Often, the first areas that deteriorate in a kitchen are the working parts — door hinges, shelves, and drawer rails. While wandering through the Chicago Merchandise Mart during a trade visit a few years ago, Karst stumbled across the Austrian hardware manufacturer Grass. “They are the best on the planet, in my opinion,” he says. The undermount steel rails can support some 70 kg, more than enough for a deep drawer filled with pots and pans. The rails on the overhead folding doors also stay put in any position you place them, so you can leave them half open while you put away dishes. Hardware of this quality, he says, will continue to operate smoothly for a lifetime with only occasional tightening.
Corner cupboard: One of the hardest areas in a kitchen to turn into usable storage space is the corners. Here, an ingenious contraption attached to the corner drawer pulls out and to the side, revealing two full-sized, cantilevered steel shelves. Hidden strength: Even the strongest components can be affected by years of opening, closing, and bearing heavy loads, so the fronts and other working parts can be adjusted using hidden screws. “Particularly in a Modernist design, if the grain doesn’t line up, it looks awful. But it’s also a wear point — if the edges begin rubbing together, that’s where the finish can be rubbed off or chipped, and you get moisture and other problems.” All surfaces of both carcasses (boxes,) and front edges are “eased” — slightly rounded — with thick edgebanding, making them more durable than solid wood. Karst himself designed a special system for mounting floating shelves, seen in the buffet in the dining area, that makes them very strong without any visible means of support. The secret is welded steel tubing, mounted at regular intervals in a support structure hidden in the wall behind, and which are threaded into corresponding holes drilled into the shelf boards. “We did a single long shelf like
Karst may be an expert on kitchen construction, but he understands the importance of specialists, such as his lighting subcontractor, DDM Lighting, to focus on this critical aspect of kitchen design. The lighting consists of a single, slim LED strip light mounted on the ceiling, placed precisely to eliminate shadowing for a person working at the counter below, and a matching strip suspended on aircraft wires over the island. A series of smaller strips attached to the underside of the cabinets is angled at an exact 20 degrees toward the back-painted, temperedglass backsplash. This not only allows light to bounce softly off the backsplash, but prevents people sitting at the island from being blinded. A white quartz counter also helps to brighten the working area.
Collaborative design: Not only does Karst believe that working closely with specialists where desirable is highly costefficient, but he understands that the entire process of designing and building a kitchen works most efficiently when you collaborate with the other trades right from the initial stages. “In this way, you can design in a way that suits each subspecialty without having to compromise or adjust once the construction is underway.” A perfect example is the sink in the island. Plumbing for the deep 10” sink had to accommodate a large drawer placed directly underneath. The drain and other pipes were angled to the back of the drawer opening, while the drawer interior was designed to be low enough to clear the pipes neatly when closed.

Home ownership wholly beneficial
There’s a trick to these tosses
STU NIEBERGALL Home ownership matters a lot. In fact, home ownership reveals many benefits on multiple levels, from social and economic, to personal and financial. Home ownership creates a platform for individuals and families to create positive outcomes in community involvement, education, and physical and financial well-being to name a few. Home ownership was found to contribute to greater pride in community and in higher civic participation. Because homeowners reap the financial gains of any appreciation in the value of their home, there is motivation to spend time and money not only maintaining their residence, but ensuring the quality of their neighbourhood as well. Homeowners, therefore, tend to be more involved in their communities. A look at civic engagement showed that homeowners, having more at stake in their community, had a higher level of participation. Studies also indicate that home ownership makes a significant positive impact on children’s educational achievement. The financial and life-management skills acquired to handle mortgage payments and household maintenance are transferred from parents who are homeowners to their children
resulting in better school performance. The residential stability that comes with home ownership was also found to contribute to children’s educational outcomes. A study by Harvard’s Joint Center for Housing Studies found that children of homeowners do 23 per cent better in school. Home ownership was also found to have an impact on health, even after controlling for income and education. Low-income people who had recently become homeowners reported higher life satisfaction, higher self-esteem and higher perceived control over their lives. In addition to social benefits, home ownership has economic benefits. The contribution of the home building industry to the economy has been well documented. Locally, the Regina residential construction industry contributed 2,900 jobs and more than $160 million in wages to the economy in 2014. Home ownership also adds to financial well-being, and is the largest wealth generator for Canadian families. A steady flow of first-time home buyers makes it easier to sell the next level of home and creates long-term security as home equity can be used for a range of future financial needs, from children’s education to funding retirement living. However, home ownership, and the benefits that go with it, has not been as attainable as it was for previous generations. First-time home buyers have recently experienced challenges in being able to afford owning their own home, particularly in larger
centres. With the recent rise in home prices, first-time home buyers have been challenged even right here in our own city. Though there have been many reasons for the price increases, from increased demand due to our economic growth and net in-migration, to increased government-imposed costs, the fact remains that the first-time homebuyer faces new obstacles to breaking out of the rental market and achieving home ownership. It has been interesting to see how local developers and home builders have responded to this. Even as recently as five years ago, about 60 per cent of newly built homes were single-detached and about 40 per cent were of the multi-unit type. In 2015, however, we are seeing the complete opposite with over 60 per cent multiunit and just under 40 per cent single-detached. Where there is a demand, the private sector will respond and seeing the need for more affordable housing, the sector adjusted accordingly. The main response, in addition to innovations in some single-detached offerings, is that multi-units are springing up all over Regina, from the new neighbourhoods on the city’s edge, to the downtown core, and as infill developments in many areas of the city. The rise of multi-units is also in keeping with the guidelines set out in the City of Regina’s new Official Community Plan, which calls for greater housing density in the existing city footprint, as well as in Regina’s newest communities. So, if you thought you noticed a change in the Regina landscape, aside from the obvious rapid devel-
opment of new neighbourhoods, you are right. There’s greater housing density trending not only in Regina, but in cities right across North America. This phenomenon is a reaction not only to the rising cost of housing, it is also part of a new urbanism designed to achieve sustainability. Higher housing density is said to require less infrastructure and therefore will require less to maintain in the future. There has been much controversy around this. For starters, consumer preference studies indicate consumers actually prefer singledetached homes over the higherdensity alternative. There is also controversy over the idea of densifying existing neighbourhoods. But, whether you agree with greater density or not, one thing remains true. That the rise of so many multi-units in Regina and other innovative housing forms, has indeed provided a starting place for those wanting to break out of the rental market and achieve the benefits that come with being able to own their very own home. When it comes to housing policy, I hope all three levels of government acknowledge that effective housing policy is very good public policy. When government policy helps to create home ownership opportunities that are effective and affordable, they are actually creating policy that contributes to building even stronger, more resilient families and vibrant communities. So you’ve finally committed to decluttering and have even done the hard work of gathering everything that you no longer need or want. But the job isn’t complete until you have actually taken the stuff out of your house, which can be challenging if you’re not sure how to dispose of something properly. Here are pointers for getting rid of two of the most perplexing items:
Paint Water-based, latex paint can be dried out at home and put in regular household trash. Small amounts of paint will dry if you simply leave the lid off, but larger amounts require combining the unused paint with absorbent materials such as cat litter or sand. You can also buy paint hardener at a hardware store. Oil-based paint is considered household hazardous waste (HHW) and should never be thrown in the trash, even if it is dry. Instead, take oil-based paints to your local HHW facility for proper disposal.
Medication Many of us have been told it’s OK to flush unused or expired medication. Although that method of disposal is safe for some medications, there are better alternatives.
