How to make ‘fifth wall’ rise to occasion Ceilings can be as much a part of design as lights, floors Karen Turner Ottawa Citizen It used to be that the expansive space above our heads was a no man’s land in the world of interior decorating. About the only exciting thing you did to your ceilings was give them a fresh coat of flat, white paint. Not anymore. From bold paint finishes and dramatic wallpapers to wooden beams, embossed tin tiles and decorative grid patterns, a room’s “fifth wall” is now as much a part of the overall design as the lighting, flooring and window treatments. “Tell me, why do the walls get to have all the fun when the ceiling is a blank canvas just waiting for you to explore? White is not the only ceiling colour,” says interior designer Kimberley Seldon during a virtual tour of her Toronto-area home for Benjamin Moore paints. The editor-in-chief for Dabble magazine, Seldon practises what she preaches. In her small powder room, the ceiling is a shimmery silver to give the small space a hit of drama, while the foyer is enveloped in rich black on both the walls and ceiling to create a chic and moody effect.

A grid pattern on a coffered ceiling is an effective way to add detail. “Don’t let that fifth wall intimate you. Throw some colour onto that ceiling and have some fun,” she says. Sarah Richardson is known for whitewashing rooms and adding
pops of colour with lively fabrics, rugs and draperies, but the HGTV host says ceilings should not be overlooked.

Do homework before doing work on your home Stu Niebergall Are you ready to update the kitchen? Maybe you’re planning to knock down a wall to give your home a more open floor plan. What about turning your bathroom into that 5-star hotel experience? Is a redo of the master bedroom in order? Is it time for that addition you have pondered? If so, is this project something you want to take on your own? For many homeowners, do-it-yourself (DIY) renovations and re pair projects can be a source of considerable enjoyment and pride. However, it is easy to get in over your head when you don’t have knowledge of good building practices and our provincial building codes. Do you have the proper tools to do a good and at-
tractive job? Do you have the time to research, plan and do the work properly? Will you need to utilize trade contractors to complete parts of the renovation? Can they schedule the work without overlaps and lengthy delays? Since I have limited DIY skills, I have learned from experience that my attempts to take on these things on my own have ended up costing me more money than if I had hired a professional in the first place. The big question is: How do you know who’s the right person for the job? Dealing with a professional renovator is your greatest protection and confidence against an incompetent or unfinished job. One sign of a professional is whether they are willing and able to provide you with a proper written contract. A proper written contract will spell out what work is to be done, when and how much it will cost. The contract will include an outline
of the warranty on the work being done and details of the materials and products to be used in your project. A proper written contract provides proof of up to date workers’ compensation and liability insurance, which protects you from financial and legal risk if anyone is hurt due to the work been done in your home. It should also include payment hold backs in accordance with our provincial lien regulations. Without a proper written contract that spells this out, you could be held responsible if the person you hired fails to pay for materials or subcontracted labour, even if you have already paid the contractor. I strongly suggest that you never accept a verbal agreement or hire someone who offers you a special deal for cash. The first red flag or sign of an unprofessional contractor is if you can’t get anything in writing. It is reasonable for you to ask your contractor for
references. Reputable renovation and remodelling experts should have a list of past satisfied customers and their projects. Ask to see pictures and if you can reach out to former clients to see how they would characterize their experience. You will want to ensure you are in agreement on the approach to the project. Be sure to ask your contractor about things like how long a project will take, who will be running the project and who will be on site, and how they will minimize dust and protect other parts of your home. Discuss with your contractor how you can best communicate with them during the project. Some people prefer to communicate through email and texts, while others prefer face to face or telephone. Qualified professional renovators want to work with you and will be able to will be able to answer questions about budget and timing. So
don’t be embarrassed to ask the contractor anything. It is very important that the two of you have a meeting of the minds prior to the work been started. Also, don’t forget about the neighbours. You are excited about the renovation of your home, but remember that neighbours may not be quite as thrilled as you are. Good renovation etiquette would suggest letting neighbours know well in advance about your renovation plans. Tell them when work will begin, what type of work will be done and the approximate completion date. Make sure noisy power tools are only used during standard business hours, reasonably 8 a.m.-5 p.m. Try your best to have materials dropped off in your driveway or yard rather than the street, and keep your yard as tidy as possible. Watch for debris that might find its way onto your neighbours’ yards. Remove dumpsters as quickly as possible. If you
have room left in your last dumpster, you might want to invite neighbours to dump anything they might have lurking in their garage that needs tossing. Renovating your home should be a positive and exciting experience. The key to reducing your worry and stress, don’t assume anything, doing your homework and planning up front and make sure you get the commitments that are important to you in writing. Look for red flags when buying a used home

Buying a home is one of the biggest investments most people will ever make, and you should know what kind of investment you’re making. But I still hear the stories where homebuyers don’t get a home inspection before buying a house. I understand that in some cities it’s a seller’s market, and you’re lucky to even buy a house or a condo. But if you buy the wrong one, you will lose it all and you will regret it. I’ve seen it happen, over and over again, where couples think they bought the house of their dreams only to discover that it’s a complete nightmare. Too many people have gone bankrupt and too many mar riages have fallen apart because of one bad decision: Buying a house that needs a fortune to make right. What’s the rush? I’d rather not buy a house than buy the wrong one, and you should too. We all know it’s very easy to make a house look good on the surface, and you can hide a world of trouble behind the walls. At the end of the day it’s buyer beware. Believe me, I get the emails. Just today I saw an email from a dad whose son (only 20 years old) just bought his first house. It was originally built in 1963. Once he took possession they started reno-
vating. Turns out, the plaster walls and laminate flooring contained asbestos. Not only is this a huge threat to their health (material containing asbestos should never be disturbed), but now they need a professional abatement company to come in and remove the materials for them, which is very expensive. And sometimes people get a home inspection and still end up buying a lemon. Why? Because they didn’t hire the right professional. Just because they call themselves a home inspector doesn’t mean they’re any good. Again, it’s buyer beware. Homeowners and homebuyers need to ask the right questions, especially when hiring a home inspector. For example, how long have you been inspecting homes? What were you doing before home inspections? (You want someone with a background in home construction.) Are you insured? Are you certified? By who and what does that mean? Ideally, we should be able to rely on the advice of the pros we hire. But sometimes
leads to higher energy bills and potentially mould ■■ Blocked soffit venting; leads to poor air circulation and possibly mould ■■ Mouse droppings and insect wings; (could mean termites) ■■ Patch jobs on the walls and ceiling; could mean a leak ■■ A musty smell; could mean there’s mould Another thing homebuyers should be asking for is permits. If you are looking at a house that’s been renovated, you can go to the city and find the permits on it. If there are no permits that means they didn’t hire a pro or they did the work themselves. Either way, if they didn’t know what they were doing you’re stuck with the potential risk and the repair bill. Buying a house shouldn’t be like playing Russian roulette. You should know that you are making a smart investment.

could lead to leaks ■■ Cracked brick, including around windows; could mean moisture intrusion and rot ■■ Poor grading; could lead to leaks in the basement ■■ Vertical foundation cracks; more than one could mean structural problems, like a cracked footing ■■ Trees next to the foundation; could get into plumbing and interfere with proper water drainage around the home ■■ Lights that flicker; could mean something’s wrong with the electrical ■■ Missing insulation in the attic and/or exterior walls;

Private people may fear moving to a condo will bring a level of intrusiveness, while others think it will enhance their sense of security. The best part about closer quarters is that condo communities often become like extended families, where the members look out and care for one another. This can give residents a real sense of security and many seek this kind of environment when purchasing a new condo. This is not to say that the facility itself cannot offer privacy. You are particularly able to maintain a higher level of privacy if your unit has amenities that allow you to avoid common areas. For example, ter races mean that you do not have to visit rooftop or courtyard gardens for exposure to the outdoors. Of course, there is a flip side to this coin. Many people want social interaction and an active community life within the convenience of their building, especially as temperatures drop. It’s lovely to chat with 16B while waiting for the elevator or find out how 10C’s children are doing at college while collecting your mail. The upshot is that you

Even in a building with a concierge and entry codes, part of the security rests with residents. I enter many condos each
week where people hold the door open for me, often with a smile and never asking, “Who are you?” Though the door openers are being friendly and helpful, they really need to ask the important question. In large developments, it’s highly unlikely you will get to know every neighbour, so it behooves you to find out if they live in the building before admitting them. It really is up to condo residents and their guests to make sure the entrance opens only for authorized visitors. Some people may feel awkward about not holding a door open, but this one thing is an extremely important issue that all condo buildings should discuss at length. Everyone must do his or her part as a team to make
the building secure.
The drive-in
The same principles apply when entering or exiting your garage. Two condo developments I know of had intruders enter via the buildings’ garages after residents drove in or out. When the door closes automatically behind you, it’s easy to drive off without another thought about the garage. You’re ready to go and on your way — why look back? The buildings in question eliminated this avenue to crime by placing cameras by the garage doors and instructing residents to watch the doors close behind them. In addition, the condo corporation installed locks on all interior doorways. But instead of waiting
for a problem like this, be proactive. Today developers are continually considering new ways to make residents feel safe. Some have well-lit garages, which were not the norm years go. Other buildings have emergency phone stations in common areas. And still others have concierge services to help residents and make the entire development feel more secure. Basically, there is something for everyone — regardless of personality. When shopping for a condo, make sure you explore the security issues and concerns associated with the neighbourhood and get the lowdown on the security being offered by the developer.

Furniture tricks for narrow houses Placement can be a challenge when space is so limited Jeffrey Fisher National Post
Q: My partner and I recently purchased a semi-detached house in Toronto. The previous owners renovated most of the main and top floor, making it the perfect space for us. However, we’re having trouble figuring out how to configure our living-room furniture. Upon entering the front door, we walk into an openconcept living and dining room. There is a three-footlong wall that separates the entrance from the living room, but it is by no means a foyer nor is there a hall closet. Our living room has a front window that faces the street. We have a larger TV and plan to wall-mount it on the long wall, but we’re having
trouble deciding on where to put our couch and two small chairs. Our sofa is very large (94 inches), but if budget allows we are considering purchasing a new, smaller one. A: When you reference hanging the TV on the long wall, I assume you mean the longer wall in your living room and not the long entrance wall. That said, from where I sit, let me offer a couple of scenarios for your furniture placement.
Scenario 1: If
you have room, place your sofa with the back parallel to the entrance wall and the front facing the TV wall. This way, the back of the sofa helps define the entrance space while the front of the sofa serves the living room. Ideally, you will have enough space to have a narrow sofa table/ console behind the sofa. You can place books, a plant and a dish for keys on this table so that it acts not only as a sofa table to the living room but an entrance console to the hallway. With any luck, you’ll be

This sofa placement allows you to have one small chair in the window and the other facing the window on the other side of the sofa, with a coffee table between.
Scenario 2:
If you end up purchasing a smaller sofa, place it in the window and put your two smaller chairs side by side facing the sofa with a
coffee table in between. You may need to bring this layout a little farther into the room to properly see the TV. If this is the case, float the sofa out from the front window with a sofa table behind. Add a pair of lamps and a plant to the table and you’ll have lovely evening lighting and atmosphere. And remember, because the table will not really be seen it doesn’t have to be an expensive piece; it’s there to push your sofa farther into the room and hold some decorative elements.
My inspiration photo comes from architect Ben Herzog (herzogarch.com). This room has a similar challenge to yours, and as you can see, the furniture placement falls under Scenario 2. Because of the fireplace, the sofa obviously does not need to advance into the room, but visualize it without the fireplace and instead with a TV hanging farther to the left of the current fireplace, in which case the sofa would need to move forward. And that’s when a sofa table will work well.
Ceilings Make that ‘fifth wall’ really pop Continued from F1 “Why not think of your ceiling as the fifth wall, and make it a feature instead of a non-starter?” says the Toronto-based interior designer. In a boy’s nursery, she applied grey paisley wallpaper to the ceiling and along the top of the walls, then framed it with a white moulding. To keep the baby’s room from looking too formal and grown up, wide blue stripes were painted on one wall, accented with hits of eyepopping orange and a mix
of polka-dot and graphic fabrics. “If you’re pondering pattern on the ceiling, be sure to create a visual connection that helps focus your sightline at eye level,” says Richardson, who also recommends light blue or soft grey on a ceiling to create a subtle contrast. “By dressing the window in a strong blue and white geometric pattern, we were able to seamlessly connect the window to the ceiling and create interest at eye level.” Ottawa interior designer
Donna Correy paid special attention to the ceilings in the grand-prize Minto home in last year’s Dream of a Lifetime lottery for the Children’s Hospital of Eastern Ontario. Located at Maho g any in Manotick, just south of the nation’s capital, the four-bedroom stunner was dressed to impress with coffered ceilings and rough hewn timber beams in the master bedroom offset by an ultra-glitzy, mammothsized chandelier over the bed. The look was definitely rustic glam.
A similar ceiling treatment was used in the 18-foothigh great room, but this time an industrial-style iron chandelier and floor-toceiling stone fireplace were added to the mix to create a more ski chalet feel. Depending on the colour you choose, paint on a ceiling can also help visually expand a small space or, in a larger, loftier room, create a more intimate feel. Here are a few tips from the pros at HGTV: ■■ Make ceilings look taller by painting them one or two shades lighter than the
walls. In rooms with high ceilings, darker ceilings with lighter walls will create a cosy feel. ■■ Painting the ceiling and walls the same colour creates continuous flow by allowing your eye to travel upwards without interruption. ■■ A stormy grey/blue adds a moody effect; taupe can be calming; yellow is cheery. You could go with all-white walls accented by a swath of apple green on the ceiling for a modern, dramatic effect that really plays up the concept of ceiling-ascanvas.
Wild weather has become more common with climate change, the experts say, and homeowners can prepare for natural disasters by making home inventories — detailed lists of household belongings and their approximate value. Making a home inventory can be easy. There are inexpensive or free services, apps and software. “The format is not nearly as important as just having some kind of list,” said Jeanne Salvatore of the New York-based Insurance Infor mation Institute, a non-profit group that helps educate the public about insurance. “Just going around your home with a pen and paper taking notes, or making a video with your smartphone of yourself walking around your home and describing the things around you can make a world of difference when you need to make a claim.” And home inventories aren’t just for the rich. “Regular people, whether they’re homeowners or renters, need home inventories way more than the wealthy because they need the money more,” Salvatore said. The industry estimates that less than 40 per cent of households have a detailed inventory of their belongings, and that having one may halve the time it takes to process a claim, or even mean the difference between being reimbursed for a loss or not. Inventories also can help you determine whether you have enough insurance coverage. If you find your insurance doesn’t cover everything, a home inventory can facilitate applying for aid or deducting unreimbursed losses from your taxes in the event of a disaster, Salvatore said. To put together a basic home inventory, just make a list of your belongings and their estimated value and store it in a safe place. Get in the habit of taking photos and saving receipts when buying valuable items. If you don’t have a receipt, a copy of a credit-card bill is helpful, as are serial numbers and photos, or notes about where an item was purchased. Once you have a list, make two copies: Put one in a safety deposit box or other secure, off-site place, and send the other to a trusted friend in another part of the country. While software programs are plentiful and free or inexpensive, there are advantages to hiring a home inventory company to get the job done — and the cost (generally between $500 and $800) can save thousands of dollars in potential losses. “The benefit of having an experienced third party do the inventory is there’s no dispute of claim. “There’s so much fraud out there, and having a third party eliminates that burden of proof that it’s not fraud,” said Carrie Mitchell, founder of TWS Home Inventory. Update your home inventory annually. The most challenging areas are usually attics, basements, closets and other storage areas where things are stashed in boxes. The most commonly underestimated area is the wardrobe, he said. Most people wear the same few outfits over and over again, but the value of everything in your closet can add up to a lot. Also, be sure to include sentimental or irreplaceable items, like art, Spencer said.

Illustrators get love Artists see increasing opportunity REBECCA KEILLOR SPECIAL TO THE SUN What is the point of illustration? It makes people happy. Good illustration does, anyway, and when an illustrator gets it right with their handdrawn or digitally crafted images (on stationery, cards, textiles, wallpaper and prints), the public responds swiftly. Anna Bond launched Florida-based stationery company Rifle Paper Co. in 2009, making custom wedding invitations from her apartment with her husband. They have since grown to support a staff of 140, with their products now carried by retailers such as Chapters Indigo. They recently collaborated with LeSportsac. “LeSportsac approached us while we were in New York at one of our trade shows,” says Bond. “I’ve always loved the brand. My grandmother always carried a LeSportsac bag and she was one of the biggest inspirations to me before she passed away (for her love of art, culture, travel). To me, it’s an iconic American brand and I thought our customers would love our prints on bags, especially ones that are so functional and well made.” There is something indescribably catchy about Bond’s designs, which carries through her long list of products including cards, calendars, notebooks, recipe boxes, wallpaper and apparel. Her signature colour choices and style seem both entirely modern and completely nostalgic. “I take a lot of inspiration from fashion,” she says. “I always pour over the latest show images and find so much inspiration in colours and textures. I also make sure that I am continually inspired by everything around me, whether it’s architecture, nature, travel, etc.” Sarah Edmonds of Vancouver’s Banquet Atelier & Workshop got it right the first time she put pencil to

Cinar has been producing charming “colour-me” postcards, books and posters since launching her business in 2012, and the recent craze for adult colouring books found her, rather than the other way around. She first found out about it at the National Stationery Show in New York in May this year. “One person said to me, ‘Oh, that’s so great that you’ve managed to pick up and capitalize on the colouring boom so quickly,’ and I wasn’t even aware there was a colouring boom,” says Cinar.

Make your cellar swell-er with a wine room A special place to have a glass MICHELE LERNER THE WASHINGTON TTON POST When Madelyn Smith moved to her newly built house in McLean, Virginia, she knew she couldn’t replicate the allbrick wine cellar in her previous home, but she needed specialized storage for the approximately 50 cases of wine she and her husband have purchased. “We buy in bulk for entertaining, and we had got used to having a special place to keep it,” she says. Like most people who want a wine cellar, Smith opted to convert a storage room on the lower level to accommodate their wine. Smith and interior designer Marika Meyer wanted to incorporate a wood storage cabinet that Smith already owned into the wine cellar. “We have an open-floorplan home now, and that means there’s not a lot of solid wall space for things like our wood storage cabinet, so it was a great solution to put it in the bonus room as the starting point for the wine cellar,” says Smith. Meyer says the rest of the house has bluestone on the exterior and on the fireplace hearths and mantels, so they brought that material into the wine room in the form of stone pillars to connect it to the rest of the house. “We had a wall of glass custom-built at the front of the room to expand the sense of space and to make it visible off the billiards room,” says Meyer. Whether you are a wine connoisseur who buys wine to store for years or enter-
The countertops in Spence and Renata Patterson’s wine cellar in Chevy Chase, Maryland, are made from wine barrels. tain often and just need space to keep a few cases for a year or two, the most costeffective place for wine storage is a basement. “The best place for a wine cellar is not only in the basement but at the front of the house, which is usually the area of the basement that’s the deepest underground,” says architect Jim Rill. “You need a cool, insulated space with its own cooling system and ventilation system, almost like a heat pump that only cools the air.” Rill says the cooling system doesn’t have to work as hard if the wine cellar is in a dark, cool space. “The ideal temperature is (13 to 14.5 C), so the closer you can get to that, the less you have to spend for cooling,” says architect Doug Roberts.
Wine cellars can be retrofitted into an existing home, but it’s easiest to design one for a newly built home, says Roberts. “We start by asking the buyers how serious they are about wine collecting,” he says. “Someone who’s more of an amateur and not a hard-core collector may be satisfied with a wine refrigerator someplace or a basement bar. The more serious collectors want a walk-in cellar with wall-mounted wine racks and climate and humidity controls to protect the wine.” Roberts says you can either connect the cellar to the home’s air-handling system or buy a self-contained system. According to the website Wine Enthusiast, cooling units range from $1,000 to nearly $5,000 US. Roberts

recommends putting the wine cellar near a mechanical closet if possible in case the cooling system needs to run through the wall or needs a drainage area. Meyer says buyers who don’t plan to store their wine for more than a couple of years can opt for less costly storage systems. In addition to climate control, wine cellars need appropriate storage racks, which can range from costly custom-designed racks to mass market racks. “We opted to order inexpensive wine racks online so we could spend more money on the masonry and stone in our wine cellar,” says Smith. Designer Mike Johnson worked with Spence and Renata Patterson, homeowners in Chevy Chase, Maryland., on their $27,700 wine cellar, which holds about 1,000

around their wine room and leads to an island where they can hold wine tastings with friends. “We added a tongue-ingroove wood-beamed ceiling and tongue-in-groove wood on two of the walls and stained it to match the colour of the wine barrels that make up the storage racks and counters,” says Johnson. Underneath the island is space for wine glasses, as well as display cabinets for magnums of wine. “We love to entertain in the wine room, especially since it’s a bit hidden,” Patterson says. “We like the space during extremes. On a hot August day, we can retreat down to the cellar. … In the winter, it’s a cosy place to open a big bottle of red with friends.”
