Create an oasis in your own backyard Opt for a deck instead of a dock LARA CERONI NATIONAL POST It’s true, Canadians do love their cottages, but there seems to be a shift taking place in the desire to spend hours getting to the lake to find only a few measly hours to relax there. It comes down to both time and price — that little cabin in the woods is damn expensive. A waterfront cottage in Muskoka will set you back at least $650,000 — but even double that amount no longer raises eyebrows. Coupling that with maintenance, rising property taxes and the always memorable highway commute, many cottagers have begun to rethink their summer escape plan. Some have decided to forgo the headaches and reinvent their backyards. But as with

interiors, a good design foundation should come before the decor: This means focusing on the yard’s infrastructure to create a base from which to build a lovely urban retreat. Carson Arthur, outdoor design and lifestyle expert and HGTV host, says this is fundamental. As a voice for environmentally friendly landscape design, he’s helped many homeowners create private oases right at their back door. “People walk into their own backyards and right into their own cottage,” he says. “It’s easier to switch from business shoes to flip flops when all you really have to do is step outside.” Here are his tips and tricks for building your own local sun-to-stars paradise:

Start with research A big space can be really intimidating, so take time to do your due diligence. Gather photos of projects you like in your neighbourhood, read magazines, visit websites like Pinterest and houzz.com. Find inspira-

tion in the pictures and, more important, if you like what you see, find out if the landscaper is in your area. If you find yourself pulling together a number of different styles, a good designer will be able to find their common elements and help you define your taste. Make notes. Don’t get frazzled: You don’t have to spend all your money in one day or even one season. Take your time, see what captures your eye and what’s trending (be flexible to a point, because your must-have list might change once you see the vast range of designs out there). Don’t even think about cushion colours at this point.

Define what your usable space is What does “usable” mean? Any area that is comfortable to walk on and to have furniture on. Ask yourself whether you actually need a lawn — or do you want a huge patio, a vegetable garden (a huge trend right now) and/or an outdoor kitchen? MICROPRO SIENNA NN NNA

City building is like a three-legged stool Stu Niebergall Many experts would suggest that city building in a democracy is a complex task of creating synergy between the technical and political process to determine the design and usage of land and built form in the urban environment. The technical process can be related to the engineering and planning of urban infrastructure. An example might be transportation: How do you move people around inside the city? How can you seamlessly connect the urban centre with surrounding communities and rural neighbours? The same idea may be applied to water, waste water and even parks and recreational facilities. The political process, one might suggest is trying to deal with the public’s interest or at times lack of interest in the built form of the city. This might include proactive and reactive policy shifts to address significant changes to the city’s current format, while trying to address the public’s willingness to invest with their tax dollars into the city’s future. I believe city building is like a three-legged stool. Two of the legs are described above, in that the engineering and urban planning regimes of a city which aim to achieve what they perceive to be an ideal future state for the city. Councils across the country try to address the policy and financial hurdles to achieve those outcomes, while considering what is politically sellable to the public. The third leg of the stool is the consumer forces at play in the market. How individuals, families, businesses and those who invest choose to spend their money has a huge impact on the outcome of how a city forms

and grows. Unfortunately, as much as urban planners and elected officials recognize the fact that the marketplace influences outcomes, too often they minimize the market’s impact on future success of their public policy outcomes. Take for example the recent referendum in B.C., in which voters in Vancouver and the lower mainland region rejected a provincial tax hike to fund an ambitious transit expansion that included a new harbour ferry, a new subway line across Vancouver and new rapidbus lines into the suburbs, plus more. The public’s rejection appeared on the surface to be a taxpayer or trust of public money issue. Watching from afar, however, it appears more likely to be related to consumer or market choice. Even in what one might call Canada’s most public transit-friendly cities, the average person in the Greater Vancouver area seems to prefer their car, and would prefer not to get onto public transit if given a choice and would rather see investment in roadways to reduce traffic congestion. What many pundits have been explaining over the past week is that if municipalities had been making better investments in roadways and infrastructure over the years, they would not be in the mess that many are in today with respect to traffic congestion and reduced quality of life. Anyone who has seen the Greater Toronto Area during the morning and afternoon commute, for example, knows first-hand exactly what this looks like. Now municipalities are in the precarious position of having to make massive investments in urban infrastructure not only to maintain the existing city networks, but also to accommodate growth, with relatively small investments coming from the provincial and federal governments. I believe the Vancouver referendum results also il-

lustrate the unwillingness of the public in the greater Vancouver area to invest in growth. This, however, contradicts the fact that the public also tends to gravitate to centres that are, in fact, growing, because with growth, comes many benefits. Economic growth creates a thriving business community. It creates and maintains jobs and produces higher wages resulting in a higher standard of living. With a prospering business community and an increased number of homeowners, growth provides a wider tax base from which the municipality and the province can draw. This, in turn, provides greater opportunity for the levels of government to invest in improved public services. With economic growth comes a greater potential to reduce unemployment, social problems and poverty. Relating this to Regina, at some level, most of us living and working here have some degree of awareness that our city’s growth contributes to the quality of our own lives and many of us, at some level, have some direct experience with this. But with growth comes the need to invest in the transportation projects to accommodate it. At the same time, quality of life is also improved when the city invests in maintaining our current road ways and other existing infrastructure. Not investing in transportation, whether it is growthrelated, or to maintain the existing networks, will act as a weight on quality of life and on the economic vitality of our city. So, as a citizen or a business owner, if you were asked should the city invest in maintaining existing infrastructure or should the city invest in growth, I would suggest that we all make it clear that the city should invest in both. Maximize that outdoor space Flowers and plants don’t actually provide much return on investment, plus, gardens take a lot of work and commitment, and your space should be about kicking back. While plants help realize your esthetic, think about how your family could use the yard and prioritize your design for those purposes. Love that big tree in your backyard? Use it as a canopy to provide much-needed shade for a small dining area. Doing that frees up patio space for, say, an outstanding firepit surrounded by luxurious lounge seating.

Lay the ground work Ask yourself how long you are likely going to be in this house. If it’s less than five years, decking might be the best option. It is the less

Comfortable furniture makes a backyard deck pleasurable. expensive option, as installation is fast. It will last five to eight years with low maintenance. A deck can usually be built to your custom design, and because the structure itself is above the ground, tree roots, wet ground and grading can be easily be accommodated without adding significant expense. C o m p o s i t e d e ck s a re made of recycled materials to mimic wood. They’re extremely low maintenance, but costly, in the range of $65/square foot. Wood decks

have traditionally been seen to be the best value, but with rising material costs this has been changing. The old pressure-treated woods have been banned, but new products are coming on stream. Patio stone is a fantastic option for the backyard as it makes the most of your outdoor potential, but it does come with the highest initial outlay of all outdoor hardscaping options. A well-built patio can hold its value for 25 years or more with hardly any maintenance. Neither pests, rot, moulds nor natural elements can break down stone. And with new retaining walls and multilevel systems, stone patios can handle any change in front or backyard grade.

Anyone buying a resale home needs to get a home inspection — no exception. Not getting one is like buying a used car without taking it for a test drive, or buying it based on colour. Sounds crazy, right? But think about it: when it comes to buying a house you are literally investing at least 50 times more money, and when people spend more time buying their groceries than they do getting a house properly checked by a pro, they pay for it. Homebuyers need to be smart, or they could end up buying a can of worms that will cost a fortune to fix just to make safe. I’ve seen it happen and I’ve seen people go bankrupt. Getting a home inspection before you buy a home can literally save you tens of thousands of dollars, not to mention all the headaches! Because a qualified, unbiased home inspector is worth their weight in gold. They can spot potential problems and the red flags; they can tell you which ones need to be addressed now and which ones can wait, and what it might take to make it right. Then from there, you can make an informed decision about your future and decide if the home is worth your investment.

For example, during a pre-purchase home inspection a pro will check out the roof and tell you roughly how long it should last you, if it needs to be repaired or if you’ll need to re-shingle before next winter. They’ll take a look at the building structure and foundation; check for any major cracks or issues that will have to be fixed sooner rather than later, like a heaving foundation or mould in the basement or attic. They’ll also check out the electrical, the plumbing and HVAC (heating, ventilation and air conditioning) and warn you of any upgrades or major repairs. Because if a house needs a new furnace, or if the plumbing needs to be upgraded or there’s knob and tube wiring, believe me, you will want to know before making an offer. Those fixes aren’t cheap! Too many times people fall in love with the eye candy — granite countertops, hardwood floors, crown moulding, 8-foot ceilings, stainless steel appliances, etc. — and they don’t see the water damage on the ceiling, the mould in the basement or bathroom; crumbling mortar on the exterior, or the rotting framing around windows. A good home inspector is supposed to help you look beyond the surface and see a potential home for what it’s really worth. That’s why I love home inspectors who are Level 1 Certified Thermographers — because they can use thermal imaging

cameras to detect problems behind walls, like leaks or abnormal heat coming from faulty wiring. But the key here is hiring someone who works for you, and not the real estate agent. You want someone who will tell you the truth about a home, even if it means walking away and not buying it — not someone who might be more worried about losing referrals from real estate agents because they warn homebuyers against buying a lemon. You also want someone with experience, but experience in home inspections. Hire a pro who understands home construction and how a home works. You need someone who can immediately tell you if something doesn’t look right, or if there’s been any major renovations (and then check if they were done without permits). There are good and bad home inspectors just like there are good and bad contractors. You have to do your due diligence and you have to do your research. But not getting a home inspection before buying a home is probably one of the worst things you can do as a homebuyer. I don’t know too many people who regret getting a home inspection, but I do know plenty who regret not getting one. Be smart and buy it right. Watch Mike Holmes on Holmes Makes It Right on HGTV. Live like royalty with upholstered walls ELIZABETH MAYHEW THE WASHINGTON TTON POST While the summer temperatures heat up, I am doing the opposite of what one might think: I’m turning inward with my decorating and choosing this time to make our family room warmer and cozier. Our family room, as in most homes, is where my husband, children and I spend much of our time. The sofa and chairs are our most comfortable, and it is the location of our only television. The room is where we congregate to read, work, watch movies and listen to music. Yet even though we gravitate to the room, I have always been dissatisfied with its decor. To make the room more inviting, I have tried painting the walls a darker colour, swapping out the rug for one with a plusher pile, reupholstering the sofa from a cotton to a velvet, and replacing the overhead light with dimmable ambient fixtures — all without fully achieving the cosy ef effect I desired. Finally, this summer, I have decided to do what I wanted to do all along: I am having the walls upholstered. Kings and queens of Europe, dating to the 14th century, hung fabric — tapestries to be exact — not only for decorative display, but also to insulate their drafty castle rooms during the cold

months and absorb sound, much needed in echoey stone spaces. The tapestries were portable, so they could be rolled up and moved from one castle to the next. While I am not about to hang replicas of The Lady and the Unicorn in my family room, and I don’t need to move readily from one domicile to the next, I do want to achieve the same warming effect. My reason for not previously upholstering the walls is simple: It is an expensive endeavour, and last I checked my husband and I are not of royal birth. Even without the installation labour expense, the cost of fabric can be substantial; most average-size rooms (say, 12 by 15 feet) require approximately 30 to 35 yards of fabric, and that’s assuming the fabric is a standard 54 inches wide. Clearly the price can mount even if your chosen fabric is $25 a yard. I figured I could try to save money by doing the labour myself, but a quick Google search unveiled DIY fabric wall upholstery tutorials that prove it is not a simple task. The Design Sponge blog, which has seemingly the most accurate of all posts, separates the process into two parts. The first part includes a material list and outlines 32 steps followed by five tips. Part 2 has a total of 33 steps. Full disclosure: Steps 1 through 5 tell you how to thread a needle, but

even I know better than to tackle this one myself. I called my upholsterer, who is quite experienced in upholstering walls and, after hiring him for the job, asked him what might make the job difficult for a novice. He explained that every fabric behaves differently, so every job requires subtle adjustments. (He suggests choosing a fabric with the slightest give so it can be stretched tightly on the wall.) He also cautioned against choosing a fabric with both horizontal and vertical lines, such as a tartan, because it is very difficult to match all of the lines and have them appear perfectly straight. He suggests making sure that your walls are in decent shape — the last thing you want is to have your fabric walls covered in mould because they were exposed to moisture — and to avoid areas with a lot of traffic unless you are planning on using a durable outdoor-grade fabric. For our family room, I chose a brown and cream printed linen stripe that my upholsterer will seam together and stretch over a thin layer of quarter-inchthick Dacron, to give the walls a bit of padding. The project should be complete in time for fall (I am still waiting for the fabric to arrive!), at which point I will ensconce myself in the room much in the way a caterpillar enters its cocoon.
