Arrange furniture like a design pro Proportion, patterns and breaking rules Melissa Rayworth The Associated Press Sometimes the way to improve a room isn’t to buy new furniture: It’s to rearrange pieces you already own. Interior designers can spend hours creating the best furniture plan for a room, balancing practical considerations and creative risk-taking. “Changing up the placement of your furniture can make a massive difference,” says designer Brian Patrick Flynn, founder of Flynnside Out Productions. Adding, subtracting or relocating furniture, he says, affects “how natural light plays in the space and also how frequently the room gets used. By simply adding a bench to a wall, a room can become more of a hangout.” Removing a few pieces to create more space “can make it feel a bit more casual and informal.” How do professionals map

Flynn and two other interior designers — Dan Faires, host of HGTV’s DanMade, and Betsy Burnham of the California-based design firm Burnham Design — share advice:

Analyze your space Begin by deciding how the room will be used, Burnham says. Is it a living room used mainly for TV watching or socializing? Does the space have two roles, such as a home office that doubles as a guest room? Or is it a playroom, where the priority is open space and maximum storage?

In a new home, knowing the answer can take time. “It’s important to live in a space for a few weeks or months before assigning it a space plan so that you truly get a sense for how you’ll use it,” Flynn says. “Then decide on your seating capacity and find a way to maximize it without sacrificing visual balance.” Consider any quirks: Are there lots of windows or doors? Unique architectural items such as a fireplace or beautiful windows with a view? A particular piece of furniture or art that you want visitors to notice?

Infill housing design needs to be flexible Stu Niebergall The City of Regina has begun consultation with the community to create “context-sensitive” infill housing guidelines, “that will ensure that future infill housing in Regina respects the form, massing and character of adjacent dwellings while allowing for the continued reinvestment in, and revitalization of, Regina’s established neighbourhoods on a gradual basis.” This is an important consultation because the City of Regina’s Official Community Plan (OCP) directs 30 per cent of Re gina’s population growth to be accomplished through higher density in Regina’s existing older neighbourhoods. If you scan the infill debate that has taken place through the decades across

North America, common trends emerge. One trend is a general conceptual acceptance of increased density in mature neighbourhoods to support sustainability, to bring renewed vitality to existing neighbourhoods and to take advantage of existing infrastructure. Many common questions have also arisen: Will the pipes in the ground accommodate the larger population? How will neighbourhood amenity space be protected? Can front yard setbacks be altered to provide more private space in the back? However, the main question that has emerged is homeowners asking, how will this affect the character of my neighbourhood? When homeowners in mature neighbourhoods begin to see and hear about the changes that occur from infill development in their own community, they can be quick to raise the alarm bells. This is often referred to as NIMBYism, a ter m characterizing opposition

by residents to a proposal for a new development, because it is too close to them, or affects them too directly — often with the connotation that they believe that the developments are needed in society, but should be somewhere else — “not in my backyard.” Higher density development, the argument goes, requires less expansion of the city, and therefore less infrastructure. At the same time, more dense developments are said to promote public transportation, as well as walking and cycling, reducing automobile use and therefore GHG emissions. For this reason, a density agenda is said to promote more sustainable development. Though all of these claims are debatable, the point is that, in theory at least, most people are in support of more sustainable development. Yet, when it is suggested to be undertaken in their own neighbourhood, many will actually show opposition.

NIMBYism is not a new phenomenon and experts who have studied it say that it can be understandable that some who oppose changes in their neighbourhood, even if the development may prove to be beneficial, will often do so because they are afraid and are simply looking to protect the quality of their existing lifestyle. There are things that can be done to help deal with NIMBYism and it is certainly incumbent on any municipality which is proposing changes to its land plans to properly communicate with the public on the issues. Wi t h t h e s i g n i f i c a n t changes coming to mature neighbourhoods in Regina, it is understandable that some citizens, especially with more of a heritage perspective, might oppose any new or different type of development in their community. I might suggest to them that heritage is not a stagnant point in time. Every day we are building future heritage and building new traditions.

Others in the neighbourhood may appreciate the more contemporary or urban styles that we see popping up, many of which are of interest to younger homeowners who bring a fresh perspective when it comes to revitalizing mature neighbourhoods. Building new homes in mature and existing neighbourhoods that consist of mainly older homes — some in good shape and others in disrepair,— can bring many benefits to the neighbourhood. Being new, these homes will bring up the value of property in that community. In the case of greater density, where we see a 50-foot lot divided into two 25-foot lots in order to meet the city’s agenda for higher density, there are also benefits in terms of affordability — a smaller home on a smaller lot is more affordable than a larger home on a larger lot. In addition, the fact that it is new, and built to the latest building code, makes it safer and much more energy effi-

cient than the older homes around it. When it comes to establishing infill guidelines, ultimately the question needs to be asked, do you want a dictatorial approach to what your neighbourhood will look like in the future or would you prefer a less prescriptive approach that will foster innovation, creativity and, ultimately, a diversity of housing designs and forms? What will be difficult for the city to balance in its “context-sensitive” guidelines, is how dictatorial or prescriptive to become. As neighbours, should we not be open to the city fostering innovation and creativity in housing forms and designs? I hope whatever guidelines we end up with that they do lend themselves to ensuring housing diversity in our city, for this is what my Regina is all about. Arrangements Know the rules Continued from F1 Depending on the answers, Flynn likes to choose one “standout feature” and then arrange furniture in a way that highlights it. Also, says Burnham, “lighting can direct a furniture plan.” Is there a lot of natural light or will you need plenty of lamps? Are there built-in sconces or a central chandelier?

Measure and draw Even if you’ve got a general plan in mind, Faires suggests measuring the space and creating a scaled drawing with exact measurements of every piece you’re planning to include. (You can find a template on Burnham’s website, www. instantspacedesign.com .) Don’t skimp on empty space. “I always allow a minimum of 18 inches between sofas and coffee tables,” Faires says, “and three to five feet for walk spaces. The flow and negative space in a room is as important as the overall function and the fur niture” because it makes the space feel more open, uncluttered and inviting.

Consider the size and placement of rugs “I cannot imagine designing a living-room space with a rug any smaller than an 8-by-10,” Faires says. “The rug is meant to unify the entire space and connect furniture pieces together, so a good rule of thumb is that at least the front legs of any sofas or chairs in the living room should be on the rug. For a larger area rug, allow at least 18 inches from the edge of the rug to the wall.” In very large rooms or loft spaces, rugs can help define small areas and make the space feel organized. “ To ke e p eve r y t h i n g balanced while visually separating each zone, use area rugs in co-ordinating colours with slightly different textures and patterns,” Flynn says.

Remember, you don’t have to place furniture along walls “Floating furniture in the middle of the room helps highlight architectural features and also aids in proper movement throughout the space,” Flynn says. Placing furniture away

from the walls also works well in spaces that have lots of doors, or soaring windows that shouldn’t be obstructed. And not every living room needs a sofa. Burnham suggests trying “an unusual layout, like a living room with four lounge chairs around a centre coffee table instead of the expected sofa.” Use unexpected pieces, like “a library table stacked with books in a wide hallway, or two area rugs instead of one to define spaces within a bedroom,” she says. And remember: You’re not obligated to use everything you’ve got. “Curate and edit down your existing pieces,” Faires says.

Let metal be the surprise of the space Lindsey M. Roberts For The Washington Post Looking for an easy way to add polish to your home? Metallic accents — copper, brass, silver and platinum — are having a moment in today’s interiors. They create a feel of “relaxed luxury,” says Wisteria head designer Marlene Kennedy, adding they bestow sophistication without pretension. When used sparingly, today’s metals can also help make gilded heirlooms look expertly eclectic in modern rooms. “So many people inherit amazing pieces from their parents or grandparents ... People want to keep those treasured items, but they want to freshen them up with new pieces,” Kennedy says. To achieve this, she suggests mixing metals:

Pair your grandmother’s gold antique sunburst mirror with something that’s burnished brass, silver or pure iron, and the mirror goes from dated and traditional to fresh and hip. The trick is not to go crazy with too many pieces or too many types of metals. As Kristin Peake, an interior designer in Rockville, Md., says: “Whether it’s metallic or colour, you want it to be subtle. You want it to be the surprise of the space.” And as a bonus, metallics, like mirrors, reflect light and can help make a room feel spacious. Here are some of our favourites.

It was perfect, but I don’t know if it’s worth repairing. I’ve looked at a few websites, but all the tables look like they would be fine in my place. I really want to know which tables you think are top shelf. I am living in my “forever” condo. I have a full dining table, which I use when I have company. The small one in my kitchen is where I spend all my time and have breakfast in the morning because the light is great. The other reason I’m writing is because on your show you said high-top tables are not appropriate in homes — I had been debating a cleanlined one. I’m willing to spend more if the table will last a long time, but obviously would love a deal.

Make it right

Plan ahead to make your backyard work MIKE HOLMES Make it Right

We’re heading full force into summer, and for many of us, our idea of a great summer starts with a great backyard. But more than just a place to have some drinks, enjoy time with the kids and friends, it’s important that your backyard works for you — by that I mean it helps protect your home and save you money. What’s the first thing we look at when checking out a backyard? Grading — that’s the slope of the property surrounding the house that helps direct water away from the foundation, not toward it. This helps protect against basement leaks. For every foot (30 centimetres) away from the foundation wall, the ground should drop at least half an inch (1 cm). So over a six-foot span (1.8 metres) you should have at least a 3-inch (7-cm) drop. If you ever want to test it you can do a hose test. Get your garden hose and point it horizontal to your foundation wall, about 12 cm away. Turn the hose on and as the water’s running, check to see the direction the water flows. It’s a quick way to make sure water is moving away from your home. That’s also why I don’t like plants and shrubs right up against the foundation wall. Every time you water them you are driving water directly to your foundation. Any tiny cracks will allow water to penetrate through, and if your basement is finished this can be an expensive fix. Shrubs against your foundation wall and exterior can also trap moisture against your home’s exterior when they get bigger, which could lead to mould, termites or other insects. You’re better off moving those garden beds and shrubs away from your house. What about trees? I love them, and they can help block the heat and sunlight from entering your home if planted in the right spots. But again, don’t plant them too close to your home. The extra foliage will direct water and precipitation to your home’s exterior and roof. This can increase the chance of a leak; it will wear down your exterior siding faster, and when the leaves drop in the fall they could end up in your gutters, potentially clogging them. Ideally, you also want to keep trees away from any sanitary lines. A tree’s roots can grow to be two to three times wider than its canopy, and the roots can wreak havoc on your plumbing and weeping tile, especially if your home still has clay pipes. If there’s a tiny crack in the plumbing underground, the leaking water will attract tree roots to it (because roots seek out water), and then they can g row into the pipe itself, causing a blockage and potentially a sewer back- up in the basement. It’s one thing to protect your

home, but it’s also important to make it work efficiently. One way is by helping block out heat so you don’t have to crank up the air conditioning as often (which saves you money), and there are a couple of backyard projects that can help do that. As I mentioned before, you can strategically plant trees around your home to block out the heat (not too close) but you can also install awnings on your windows. Awnings are an old-school solution that can reduce heat gain by about 55 to 77 per cent. In some areas, awnings can save homeowners as much as 25 per cent on their energy bills. You could also hire a pro to build a pergola on the sunny side of your house. Pergolas are those wooden exterior structures, usually in the backyard against the house, that have vertical posts supporting large crossbeams and joists. (If the pergola is free-standing it usually has four support posts. If it’s built off the side of a house it will have two.) Pergolas are great because they can help block out the heat and cut cooling costs, and they look good too. Your backyard should be your sanctuary; the place where you can kick back and relax. But to do it right you have to plan it right, because what you do on the outside of your home will always have an impact indoors.
