A natural fit for your home A new twist on bringing outdoors in MEGAN BUERGER FOR THE WASHINGTON POST When designers say, “Bring the outdoors in!” they’re usually referring to plants. But while leafy greens are one way to freshen up a room, they’re not Mother Nature’s only children. Indoor-outdoor furniture isn’t often recommended to apartment dwellers, proba-
bly because few apartments can claim an outdoor space. But perhaps it should be. Transitional pieces that can take a beating and work in a variety of spaces are often exactly what urbanites need. “It’s like clothing,” says Nancy M. Colber t, who works for Design Partners in McLean, Va. “When you invest in it, you expect it to weather a few moves.” And thanks to improved technology, durable materials such as polypropylene or Sunbrella are no longer stiff and waxy. Natural materials such as reclaimed wood have seen a renaissance, and materials such as sea grass and wick-
er, which were long taboo indoors, are welcome under the right circumstances. That’s g reat news for apartment renters, because these materials are nothing if not versatile. If you’re having a lastminute gathering and need extra seating, or find yourself moving into an apartment with a balcony, you won’t have to buy all new furniture. Mark Jupiter, a furniture designer in Brooklyn who specializes in working with wood, encourages homeowners to embrace interiors with natural materials. “They make a home feel less stuffy,” he says. “My whole business is based on
modern interpretations of that raw, natural look.” A wooden bench, for example, is one piece that comes in handy almost anywhere you stick it. Slide it up next to the foot of a bed or the back of a sofa to use as a makeshift table, or by an entryway as a catch-all piece for bags. Many retailers offer storage benches (such as Target’s wicker storage seat, $136, target.com) to keep boots, hats and gloves out of sight. Or, for a more moder n look, try Crate and Barrel’s Fiji bench ($299, crateandbarrel.com).

Furniture Versatile stools practical accents Although it’s not a true outdoor piece, it’s made from natural materials (handwoven lampakanay rope) and a wooden frame finished in matte lacquer, giving it an outdoor feel. “Reclaimed wood has been big for a few years now, the newer trend is to mix it with metals, marbles, things that add dimension and surprise,” says April Force Pardoe, of AFP Interiors in Elkridge, Md., who says the trend was in full effect at the spring High Point Market. “It’s like nothing is one material anymore.”

There are two camps on wicker, she says, and she sides with those who think it can look too traditional, and thus out of place in an apartment. She steers clients toward the thick, woven variety. “It’s unexpected, but warm,” she says. Another way to keep the look modern is to look for wicker pieces in clean, stylish silhouettes. The brown Giesel PE wicker outdoor chairs ($229 for a set of two, wayfair.com) are a modern spin on the Louis chair that, at just 5.4 kilograms (12 pounds), can be moved easily indoors or outdoors based on the occasion. Speaking of unexpected, one of Pardoe’s handiest design items for spicing up an interior is a garden stool. The traditional ones — often shaped like plump barrel drums, lacquer finished with little cut-outs — are rather country chic, and almost conjure up a grandmother’s home. But garden stools actually hail from ancient China, where they were fashioned out of tree stumps. Today, they’re a goto accent piece for designers who want to add a heavy dose of colour and texture to a stale room, and what’s more, they’re highly functional. “They’re the opposite of frivolous,” says Jonathan
Yaraghi, who is the creative director of Safavieh, a national furniture store headquartered in New York that offers modern interpretations on the traditional piece such as metallic finishes; the Gold Glazed Ceramic Elephant Stool ($195, safaviehhome.com) is one of the most popular options. “They can be used almost anywhere as a table or extra seat, and they’re a high-impact design piece,” says Yaraghi. “And what I mean by that is they’re a little piece that packs a lot of style.” In Yaraghi’s SoHo apartment, he uses a stool in his bathroom as a surface for towels or toiletries, and slides it under the pedestal sink when he’s not using it so it’s still visible. He uses another as an end table in his living room, and nudges it under a console table when he needs to make space. Pardoe is also on the garden-stool bandwagon. “I can’t resist them,” she says. “They’re like throw pillows but more functional, you know? People say if you want to add flair to your apartment, do so with fun throw pillows, but you can do that with garden stools, too. They have a presence without screaming.”

Three steps for protecting your wood MIKE HOLMES Make it Right
I’ve heard a lot of talk about outdoor wood structures and maintenance. Some people might tell you that if you go with something expensive, like cedar, that you don’t need to stain it — it weathers to a natural grey-looking colour. But I know I wouldn’t want my wood going grey, especially not after spending so much money on it. Before it does, make sure you protect it right. I’ve spoken to a lot of pros over the years and they all agree on one thing: If you have wooden structures on your property, whether it’s a deck, shed or fence, they require maintenance, no exception. All wood, except manufactured products like composite wood, need to be sanded and stained — even pressure-treated lumber. If you want it to last, you have to put in the time and some elbow grease.
Here’s how the pros handle their wood:
1. START WITH A
PRESSURE WASHER.
If you’re working on a softer wood, like pine, spruce or cedar, you need to be careful with the pressure washer setting (you want a wide fan) and how close you hold the wand to the wood surface, because a pressure washer can damage a softer wood. Test it out first on a spot that’s hidden. If you see that the wood fibres are starting to lift, back off. If the wood surface has a lot of old product on it, you might need to use a stain or paint remover. Follow the instructions and use protective gear if you go this route, but try to avoid using harsh chemicals if you can. This is also a good time to use an anti-mildew treatment. Go with one that’s biodegradable. After it’s been washed, let the wood dry for at least a couple of days.
2. THE NEXT STEP IS
SANDING, BUT MAKE SURE THERE IS NO CHANCE OF RAIN.
If the wood gets wet after it’s been sanded, but not before it’s been stained or painted, it’s back to square one — you’ll need to wash and sand it again. Some homeowners will want to rent those big floor sanders to sand a large wooden surface, like a deck floor. Don’t do it. These ma-

3. FINALLY, IT’S STAINING TIME.
The general rule is the thicker the stain, the better the protection. Clear coats provide no protection; so don’t waste your money. Translucent or semitransparent stains are also very thin; you will need to reapply every year. For smaller structures, like an arbour or pergola that might not be a big deal, but for larger surfaces, like a wooden deck, you want to go for something thicker and that lasts longer. For maximum protection, use a solid stain or paint, at least on the surfaces that get the most wear and tear. Then you can have a more natural-looking stain on the other areas. And always use a proper stain brush! How often do you need to do this? It depends. I’d say at least once every two years, but Mother Nature has her own agenda. If the next time it rains, water beads and pools on the wood, that means it still has some protection. If it doesn’t, it’s time for some maintenance.
Areas that get less wear and tear can have a translucent or semitransparent stain, which provide less protection. chines are heavy and they won’t be able to reach the entire surface of most wooden planks. Floor sanders can only sand surfaces that are perfectly flat, and deck boards are slightly curved. That means it will take off too much in some sections and not enough in others. Unfortunately, the only way to do it right is by hand with a belt
sander, palm sander and sanding sponge — not to mention the proper safety gear too, such as safety eyewear and respirators. If you can’t do it yourself safely, hire the pros. Pros start with a belt sander using a heavier grit belt (something like 50) working backwards on the boards. Then they’ll use a palm
sander for the areas the belt sander couldn’t reach; followed by a sanding sponge wrapped in sandpaper for the areas the palm sander couldn’t reach. Then they’ll repeat that process using a lighter grit (60/80). This leaves a nice, smooth surface that will take the stain consistently.

Details matter most when staging for small spaces SARAH KELSEY NATIONAL POST When it comes to getting your home ready for sale, there are some very obvious to dos: Paint, clear clutter, repair errant nicks or dents, minimize your decor. These rules apply to every room in a house, but they have more of an impact in small spaces, such as bathrooms and hallways, where details matter most. In a tough-to-stage space like a bathroom, “really get the buyer’s imagination thinking about prepping for their day or ending it,” says Anne Bour ne, owner/operator of Toronto-based StagingWorks.
For bathrooms, that means going beyond cleaning stained grout, removing watermarks from a toilet or replacing rusted faucets. Investing in standout items is key. She suggests adding white towels, fresh flowers, a new shower curtain and pretty wrapped soaps. Big no-nos include leaving decals on the walls or shower floors or such personal items as razors, used soaps or towels or covered tissue boxes out in plain view. Oh, and “(absolutely) no spongy toilet seats.” Cleaning up a hallway and entryway is a bit more complicated. You want to fill the space with something simple. “If there is space for a console table with a big vase of flowers

and art above it, add that into the area. You can even invest in a nice bench with a few colourful throw pillows.” Bourne also advises people to stay away from mirrors, despite commonly held advice that they help enlarge a space. Instead of paying attention to the home, “buyers end up looking at themselves and get distracted by their ‘bad hair day,’ etc.,” she contends. You’ll want to keep in mind that there will be several people coming in and out of your space during an open house, so it’s key to keep the area clear. “You don’t want to have the first impression be that there’s not enough space. Make the immediate impression that there’s lots of storage.” Remember to clear the area of coats, dog leashes, baseball caps, umbrellas and so on. For small nooks in condos, Bourne tells clients to invest in some decor items that will make the space feel usable. “Do not just stick a little chair in there — no one will ever sit there, and it just looks sad. Normally a small desk and chair, some art above the desk and maybe a small rug (will do the trick).” One major throughout-yourhome staging no-no is scented room deodorizers. “This is my biggest pet peeve of them all, or at least in my Top 10. I get raging headaches after working for a day in homes with these. Many people are allergic and (you don’t want people thinking) ‘What smell are they covering up?’ ”
Your sense of smell will have desensitized to your home’s odours. Ask a friend or your agent for a frank opinion. It’ll hit them as they come in the front door, but there can be spots of trouble here and there. Bourne’s advice is to open the windows and clean the home from

‘Smart locks’ eliminate need for keys Technology that protects your home DIANA MARSZALEK THE ASSOCIATED PRESS When Christy and Joe Affrunti bought their Long Island, N.Y., house last year, one of their first projects was replacing the traditional front-door lock with one that opens using a pass code. They were tired of the hassle of “jiggling with a key.” Now, when they need to give someone like a repairman temporary access, they give a temporary code to get in. They share their permanent code with friends; those who arrive at the house before they do, for instance, can “come in and be comfortable instead of sitting in their car,” Christy Affrunti says. “And when we feel too many people have the code, we create a new one and

typically controlled by keypads, phone apps or even the swipe of a finger — could
be pushing house keys into oblivion after centuries of trusty service. “For homeowners, being free from having to carry a key every time they go outside is a lot more liberating than you realize,” says Christopher DeSchamp, of the lock company Schlage. Many lock companies are ramping up their electroniclock offerings in response to consumer interest. “People are expecting connectivity and 24/7 accessibility,” says Keith Brandon, Kwikset’s director of residential access solutions. “Smart locks of whatever variety are becoming more what people are expecting and are interested in.” Michael Tier ney, standards co-ordinator for the Builders Hardware Manufacturers Association, which certifies home products, says keyless locks are also safe. “Keyless locks have been in the marketplace for some time now — stand-alone units for decades, and the connected products for more than
10 years — and have been proven to be safe and reliable,” he says. But choose wisely. Tierney recommends buying only from manufacturers that follow industry standards for security. Protect any passwords connected to the devices, and change batteries as needed. Schlage has a “kick” sensor that warns customers when someone is trying to break in, DeSchamp says. Today’s smart locks basically fit into three categories: 1. The most basic are opened by pushing a button or keypads. More sophisticated models allow homeowners to change codes or relegate them to particular users. Entry-level locks cost roughly $70 — about twice as much as a traditional deadbolt. 2. Other keyless locks are operated by phones, either using push-button pads, an app or simply holding a connected phone near the lock. Although it looks like a traditional lock, Kwikset’s Kevo is opened with a swipe
of the finger. 3. Then there are locks that operate as part of larger “smart home” systems, from home-security systems to thermostats. Offshoots of the smartlock industry are cropping up as well. KeyMe, a New York-based company, operates kiosks around the country that let customers make copies of digital keys and store them in the cloud. Which speaks to the fact that going keyless doesn’t totally eliminate the possibility of getting locked out. DeSchamp says his company offers call-in technical assistance to those who have “lost” their digital keys. Kwikset customers can manage them through the company’s website, Brandon says. And electronic locks are becoming common enough that many traditional locksmiths now know how to service them. But when all else fails, there’s still an old standby: Kwikset’s Kevo can be opened with a key.
