Solid ideas Cool ways to add concrete to your home Kim Cook The Associated Press The Pantheon. The Panama Canal. The Hoover Dam. When you think of concrete, you might imagine great feats of engineering, or at least highway overpasses and other sturdy, stolid structures. But concrete has become a

stylish medium in the home, thanks to interior designers and artisans. “Concrete is such an amazing and cheap material. I can get a 36-kilogram bag from Home Depot and turn it into tables, vases and planters without using power tools,” says Boston-based designer Ben Oyeda, who offers instructions for several projects on his website Homemade-modern.com. Oyeda uses Lego blocks to make the moulds for his tables; his pendant fixtures start with plastic bottles. “Working with concrete has changed the way I see waste,” he says. “Every plastic bottle or box has the potential to be used as a mould for making a concrete object.” Eric Boyd of Charlotte, N.C., makes creative counter-

Brass-finished steel legs hold a cantilevered concrete top in an industrial-chic console. Crate & Barrel’s Mason Parson’s-style coffee, side and console tables are made of concrete embedded with an aggregate that adds interest. Restoration Hardware’s got a honed concrete table top on a wood base crafted from British timbers; the juxtaposition of materials makes for a striking piece. And the retailer’s Malay cast-concrete coffee table resembles a chunk of sunbleached driftwood; like its dining table, it would work indoors or out. A concrete game table would make a substantial permanent fixture for outdoor entertaining. Add the Laguna fibre-cast concrete fire pit, a sleek coffee-tablesize piece with glass panels and a contemporary vibe. If the look of concrete intrigues you but you’re not prepared to deal with the material itself, consider wallpaper photoprinted to look like raw concrete slabs.

Or think modular containers that fit together and come apart like LEGO. “They’re extremely versatile and can be used indoors or outdoors, individually or in multiples, on tabletops or hanging on a wall, and can be expanded as enthusiasm for gardening grows,” McCoy said. A Zen portal into a sylvan world Addition floats like a tree house Martha Uniacke Breen National Post It could be a tree house, but it’s not attached to a tree — or, it seems, to anything else. Viewed from a certain angle, it seems to be floating in mid-air. As you approach, the illusion resolves. It is indeed a house, or more properly, an extension to a more familiar-looking cottage in the Kawarthas. But the wonder of this tiny, perfect structure only begins there. Lake Cottage, as the two young architects that make up the firm UUfie call it, was conceived as an interpretation of the sylvan setting around the property. “The owners had asked us for an extension to their cottage to accommodate extended family, but beyond that they were completely open to suggestion,” says Eiri Ota, who created the cottage with partner Irene Gardpoit. The huge trees, the slope down to the water, and the peace of the setting inspired them to come up with a design that incorporated all these ideas into a modest yet completely charming guest house. Both partners trained and worked extensively in Japan before joining forces and opening their firm in Toronto in 2009. Since then, the studio has produced a diverse and fascinating portfolio of built projects and furnishings. Lake Cottage is infused with an exquisite simplicity in shape and materials that’s reminiscent of primitive Asian dwellings. Yet it works so perfectly in these quiet eastern Ontario woods that the Ontario Association of Architects recognized it with a 2015 OAA Award for Design Excellence. “It creates a fantastic dialogue between built form and nature,” OAA president Toon Dreessen says. “It’s an extremely ambitious, beauti-

cutting down any trees! We wanted the owners to experience the idea of being in a tree house, to come from the ground into branches.” The illusion of floating when viewed from certain angles, comes from a front veranda that’s mirrored on

two angles and the ceiling, so the line between house and nature disappears. Slim, rectangular wood door and window frames, and flooring made of thinly cut log circles, introduce an unobtrusive man-made element. Rising in a steep A-frame to seven metres at its peak, the main form of the house is clad in charred cedar, an interesting variation on familiar Ontario cedar siding. “Charred cedar is a common technique in Japan to protect against termites and fire, but it also exposes the grain in a beautiful way,” Gardpoit says. The process is very simple and efficient, done by propping the boards over a small fire on-site before application. “It also has

Lake Cottage is simple and exquisite in design and achieves a rare harmony with its remote natural setting. an unusual, gleaming look that is more natural than staining, and it changes over time in an interesting way.” Inside, the cottage consists of a main room with two ancillary spaces — a modest dining area and a sitting area with glass walls on its two outer sides — and a cosy, slant-walled loft tucked under the eaves above. Exterior windows and skylights in the roof are matched with a series of corresponding interior openings, so all the rooms communicate with each other, sharing their leafy views. Apart from the esthetic effect, there’s a practical aspect to these openings; the house is designed and built to exacting standards of sustainability, and the interior ventilation is so efficient that in summer, it’s cool and shady even on the hottest days, and a single fireplace in the living room keeps the whole space cosy almost right through the winter. Thickly insulated walls and triple-glazed windows, along with the use of local materials and craftspeople in its construction, add to its vanishing carbon footprint.

Skylights on the exteriorfacing vault fill the main room with dappled light. A matching line of openings on the other side adds to the pleasing symmetry of the whole space, but these serve a slightly different purpose. Cut out of the inner side of the second-floor loft, they reveal the most tree house-like part of the house, arrived at via a staircase made from a single, silvery bare log. Each stair is notched on the vertical and horizontal, exposing the rings in a beautiful, repeating pattern. “You see this used,” Ota explains, “in ancient, very primitive ver nacular architecture, as a very simple way of making staircases to a loft or sleeping area.” Part of what makes this space so interesting is that despite its tiny size, the interior and exterior spaces continuously flow seamlessly into each other, making it feel cosy and expansive at the same time. “It’s a whole new style of craftsmanship,” Dreessen says. “It’s almost an art object. It’s simple in form, but just an exquisite jewel.”

All parents should know about Skills Canada Skills Canada has just wrapped up a national c o m p e t i t i o n wh e re t o p students from across the country compete in their trade for gold and a spot on Team Canada to compete at WorldSkills, the Olympics of skilled trades. Skills Canada is important to me because it’s changing the way we think about the trades, and that will have a direct impact on our lives and our economy. Who builds the world? Trades. But job vacancy rates in skilled trades went up more than three per cent between 2009 and 2013. That means we still have our work cut out for us. The bottom line is that we need more people in the trades. Otherwise, we are going to suffer — and by we I mean all major industries in this country.

But we don’t just need anybody. We need educated, smart, passionate and determined people who love what they do. That’s the only way this is going to work. And if there’s one thing I’ve learned, is that you’ve got to give love to get it. We need to love our trades again. My son Mike Jr. has been attending a lot of Skills Canada-related events — he’s been visiting high schools and trades schools to talk about the importance of skilled trades, along with his sister Sherry. It’s been interesting to watch both Mike Jr. and Sherry talk to these kids, not just as a dad but to see what they focus on and what they think is important to address. Something I hear Mike Jr. bring up over and over again is respect; building respect for the trades. I remember when that was something I talked a lot about, too. I still do, but I can tell this is something Junior is really passionate about. For example, I used to say yes, doctors have extremely valuable skills, but who builds the houses they live in, the hospitals they work

And that’s a huge responsibility that gar ners respect, or at least it should, because if any one of those things doesn’t work or isn’t done right — for example, the road or bridge isn’t built right or the tools doctors and dentists use have major

flaws — the consequences are massive. I thought things were getting better — and they are — but to hear my son talk about it made it clear, at least to me, that there’s still work to do. We need to bring up the level at which we hold the trades. And none of this blue-collar crap either! I know more tradespeople who have homes, cars, businesses — blue collars, white

collars, purple collars, you name it — than most. And why? Because they have a skill that people, many people, are willing to pay for. When you have a skill, no one can take that away from you, and it’s very easy to carve out a niche for yourself using that skill. People in the trades make money. It’s a smart career, period. When you look at the numbers, you have a very good chance of earning

a good, honest living based on your skill and knowledge working in the trades. That’s why I love it, and why I encouraged even my own kids to get into the trades. But that’s the key: You must love it, because you are going to live, eat and breathe your trade. And you had better, because a lot of people depend on you, in some cases even for their safety. So you had better know what you’re doing. That’s what Skills Canada is about. It’s about getting top tradespeople to feel proud about what they do, because they should be. It’s about bringing attention to some of the most talented, intelligent, quick, efficient, strategic, and not to mention passionate people you will ever meet, and giving them the credit they deserve, that they have earned with their blood, sweat and tears — literally. Governments can have influence on housing affordability Stu Niebergall In a wide-open field on Long Island, N.Y., in 1949, the Levitt brothers figured out that if they could build a home for 2½ times the annual household income, young families would line up around the block to buy their homes. Median household income (MHI) in 1949 was around $3,100 annually. So when Bill and Al Levitt created what would be considered the first modern subdivision, they built a very basic, two-bedroom, one-bathroom, single-detached, cookie-cutter box, which sold for $6,990. Their first weekend of sales had 1,000 couples show up and lay down a $60 deposit on the spot. To replicate the same 2½ ratio of median household income in today’s Regina

market, the price of a new single-detached home would need to be $228,000 (with an MHI of $91,200, which is the third highest of any major Canadian city according to Statistics Canada). In Regina, that might get you a new small apartment condo. When you consider CMHC’s latest 2015 forecast for the average price of a home on MLS, $304,000, you end up with a ratio of 3.3 times the MHI, but on a new single-detached home of $459,000, that ratio is five times the MHI. What has changed over the past 65 years since Levittown was built? For starters, our expectations have changed. Levittown was considered to be fairly spacious for the type of home you received on a 5,998-square-foot lot. In the years that followed, lots grew to 7,500 square feet with some expanding to more than 10,000 square feet. Between the 1950s and 1990s, there was a tremendous amount of space outside the central city and no

supply restraints on land. Today, I think many people would consider a 4,000- to 6,000-square-foot lot to be a small one. Homebuyer’s expectations have changed dramatically in other ways as well. A no-frills boxy home with linoleum floors and Formica countertops is not what today’s new and first-time homebuyer is prepared to accept. They want curb appeal, granite or quartz countertops and stainless-steel appliances with great community amenities. Those are all great attributes, but they do come at a higher cost. What also changed was government’s vision of home ownership as an important part of community building and nation building. In previous generations, all three levels of government were prepared to invest equally in municipal infrastructure. Over the past couple of decades, the federal and provincial governments contribute only a small fraction of the investment in urban infrastructure.

Today, municipalities have been forced to develop “growth must pay for growth” strategies that sound great, but have left municipalities ill-prepared to invest in growth, as they do not have the support of current taxpayers to invest in the future of their cities. So this burden has been left to new homeowners, many of whom are young families or immigrants, to pay for the infrastructure associated with growth, which is embedded in the price of their new home. Our latest study on the cost of construction of a new home, undertaken by the Centre for Management Development at the University of Regina, pegged the total government-imposed costs on a $400,000 new home in Regina to be $70,000. In fact, of all the players who make money from the purchase of a new home, from community developers to builders to trade contractors and suppliers, it is the three levels of government that capture the largest piece of

the new homebuyers’ financial investment. Back at Levittown, they started with an open field and very little red tape. This allowed Bill and Al to build close to 20,000 new homes in just a few years in a new subdivision that, for its time, had some pretty great public amenities like swimming pools, community parks and commercial and retail opportunities. Today, it can take that long just to get through the complicated approval processes — not that regulations are not important, but the processes often lack urgency by municipal administrators to move efficiently. CMHC’s latest forecast for the Regina market shows new home prices are predicted to very modestly decrease in 2015. However, if you are a homeowner in the Regina market, do not lose any sleep over the value of your home. CMHC is also predicting the 2015 decrease will be followed by a modest increase for 2016. If you are a potential homebuyer, but

are holding off on your purchase decision due to moderating prices, it is important to put this in context; this may actually be a good time to buy. If you are a decision-maker at any level of government, maybe it’s time to really show leadership on the housing file or at the very least consider the impact of your policy decisions on whether it improves or erodes housing affordability for young families, new members of our communities and millennials. Back in Levittown, 60 years of renovations and additions have transformed those homes and they are not the cookie-cutter homes they once were. After taking a glance at the re-sale market in Levittown today, the home values range from $300,000 to $600,000. That constitutes 3½ to seven times the median household income. Nonetheless, it is still common practice in many households to, after dinner, wash dishes by hand to get all the grimy food off of them, and then put them in the dishwasher and run a cycle. For many of us, it just feels cleaner. And that can be a very personal feeling, hard to let go of. The problem is, a diverse group

of experts — including some from Consumer Reports, the U.S. Environmental Protection Agency’s Energy Star Program, the Natural Resources Defense Council, the American Council for an EnergyEfficient Economy — suggests that in most cases we should just “let the dishwasher do its job,” as Consumer Reports puts it. The basic line is that from an environmental perspective, these machines have grown so energyand water-efficient — especially

Energy Star-certified models — that it is very hard to beat them through hand-washing (though, of course, you should first scrape off any food before putting dishes in the dishwasher, and you should run only full dishwasher loads). The reasons for this are multiple, but they include the fact that dishwashers just keep needing less and less water (and energy) because of improving appliance standards, even as they get better and better at using it.

“While it may be possible to use less water/energy by washing dishes by hand, it is extremely unlikely,” Jonah Schein, technical coordinator for homes and buildings in the EPA’s WaterSense program, said in a statement. Schein was referring, in particular, to Energy Star-certified dishwashers. How well modern dishwashers conserve water and energy is not the same thing as how well they perform their cleaning task. And determining how clean is “clean

enough” is somewhat subjective. But here, too, the machines have a number of advantages. For instance, our hands just can’t take the hot water temperatures — 60 or 63 C — that many dishwashers use to get stuff really clean. Modern dishwashers also often include a number of high-tech features that are better at cleaning than we are — the design of the racks, the spray of the water jets and other aspects have been tailored to improve performance.

CDs and VHS tapes

These audio and video recordings seem to cause endless questions about whether they should be kept for sentimental reasons, whether they can be disposed of in an environmentally friendly way, whether they can be donated, and whether they will ever be valuable again. My best advice is that if you have no machine on which to play them, you should get rid of them. The best option is to recycle them in the properly environmental manner. This may mean through a private company or, if it’s an option, at your local dump. Often people think they’ll forget a band, a song or a movie unless they have an actual disc or tape to refer to. You can do that with a digital copy — no need to have untouched boxes of CDs and VHS tapes taking up space in your home.

Electrical cords and components

Raise your hand if you have a box labelled “Miscellaneous Electronics/Cords.” OK, maybe your box isn’t labelled, but chances are you have a sizable collection of cables, plugs and electrical components somewhere in your house. They’ve no doubt been accumulating for years, and you’re simultaneously scared to throw them away and annoyed that you’re keeping them. Here is the rule: If you’ve never located a missing cord or other accessory in your pile, you don’t need any of them. In fact, you may no longer even own some of the devices that were paired with these items, and if you do, would it even be possible to find the proper component in your tangled, unlabelled collection? Nothing bad will happen if you recycle them, I promise.

Picture frames and flower vases

How many of each do you really need? They’re easy to accumulate. But just because someone gave you flowers for a special occasion or a picture as a gift, you are not required to keep the vase or frame forever. There is a limit to how many bouquets you’ll have in your house at any given time. Likewise, if you haven’t used a specific picture frame in a few years, is it really worth keeping? The answer is no. Keep a small handful of vases and frames in a variety of sizes and give the rest to someone else who will enjoy them more.
