Bowls, plates and cups, I love them all. The more out-there the pattern, the more I love it. I find you can never have too many. One for more formal occasions and ones for more causal get-togethers. I have always been a fan of the all-white dish, too, but I love to add a little colour and pattern with the salad plate, bowl or charger. It’s fun to mix and match and create different combos to keep your table setting looking chic and different every time you have a gettogether. It’s Labour Day weekend, that means back to school. Now that the kids are out of the house, and you don’t have to worry about planning family vacations and summer fun to keep them busy, it’s a good time to start focusing on your house again, and taking a look at what needs to get done before winter starts to close in. During the summer months, most people tend to focus on outdoor projects, like decks, pools and landscaping. But as summer draws to an end, not only do we have to take care of the obvious, like closing the pool, we also have to start thinking about moving the home projects inside. And at the top of the list is your building envelope. Make sure it can stand up to another Canadian winter. Landscaping projects should now focus more on maintaining the proper grading around the house. (Water management around the home is key to protecting it over winter. You want water to be draining or flowing away from the home and foundation, not toward it.) You should also take a look at your roof. I’ve said it before and I’ll say it again: Your roof is your home’s first line of defence. Does it need to be repaired? Does it need reshingling? This is the time you want to start scheduling any work your building envelope might need. That includes your roof, adding more insulation in the attic, exterior repairs, like tuck-pointing and/ or brick repairs, including any work on your chimney. In fact, now is a great time to book a chimney inspection

Every working chimney’s flue must be inspected and cleaned every year, no exception. Creosote (or soot for short) is extremely combustible, and it can build up on the inside of your chimney flue. If it isn’t properly cleaned all that is needed is a single spark and you can have total ignition. What about your eavestroughs and downspouts? Are they in good working condition? Are they draining water coming off the roof away from the foundation? This is very important when
it comes to proper water drainage around your home and protecting your basement from leaks. And if you do have a leaky basement, get it fixed now. This is very important. Another freeze and thaw cycle can make it worse. At this point in the year you can still hire a pro to do it, but like any good contractor, including those who specialize in basement repairs, there’s a good chance they might be booked. If that’s the case they might try to squeeze you in at the end of the season, like late November, but
I wouldn’t recommend starting any work beyond that. The ground might freeze and then all work would have to stop. If your windows need replacing you want to do that now too. It will help you save money over winter, so you’re not cranking up the furnace. A good professional will also replace the framing and close in any gaps to eliminate air leaks. But making sure it gets done in time depends on the window manufacturer. Typically, it can take 4-6 weeks to get the right windows in. This is also the best time
to schedule an HVAC maintenance check. If your furnace needs repairs or needs to be replaced, now is the time to book a good HVAC professional. Not too many people are ahead of the game and already thinking about their heating. An HVAC pro can also take a look at your air conditioner before you shut it off for the season, and your ducts in case they need to be cleaned. Your HVAC is your home’s lungs. It literally filters the air you and your family breathe. You want to make sure it’s clean and clear, and
you maintain your home’s indoor air quality throughout winter, when we’re spending the most time indoors. It might just be September but fall is on the horizon. Start contacting the right pros you’ll need to properly winterize your home. That might mean starting with a maintenance inspection to help prioritize repairs — and the sooner, the better. Q For four years, I have lived with
my husband and two daughters in a 1990s townhouse that has a dated gas fireplace with black and brass. We’ve always hated the brass and I thought the only thing I could do was have the entire thing replaced. When watching your show, I saw that you had changed a fireplace that is identical to mine. Spitting image. We loved the makeover. Can you tell me what to do?
A Though it wasn’t a major reno,
the fireplace in the photo shown did get a serious overhaul. I’m not sure that you can complete the project in a week, unless you have a great handyman at your beck and call. But you can definitely make what you have look better in just five minutes. Painting the brass on your fireplace surround will make the biggest (and cheapest) change. You can likely remove the brass panels, take them outside and spray them with a coat of barbecue paint. There are fireplace paints in shades of grey and white that you can order online, but if your fireplace insert is already black, then black barbecue paint will work best. If the brass panels are not removable, you will need to add time for covering the mantel and floor, as well as moving your furniture, and, perhaps even building a mini-spray booth around

your fireplace using cardboard and sheets of plastic. I’ve made a booth with plastic sheeting and even worn a garbage bag (über glam!) as a smock. What I’m getting at is that spray paint will go everywhere, so make sure you cover everything carefully. Depending on how far you want to take your fireplace makeover, the next step would be to add a marble surround or beef up the mantel with new trim. The trim that you see in the photo is actually MDF door casing (closest to the insert) and baseboards around the perimeter of the mantel. Our contractor, Real Landriault, mitred the corners of the mantel. To mirror the stepping of the trim, he used two pine boards — a smaller one on the bottom and a larger one on top — to make the mantel top. If you add trim to your mantel, you will feel like you have a brand new fireplace. A marble surround will give your fireplace a luxe look. To make one you’ll need to have three marble pieces cut, to between four and six inches wide, depending on how much space you have. The cost for the marble pieces is about $500, but sometimes you can find offcuts. I will leave you with a few fireplace makeover tips. Painting the mantel the same colour as the walls is a DIY job. Building a new mantel is not a DIY job, unless you are super-skilled with a saw. The windows you see surrounding the fireplace in the accompanying photo are pretty common in ’90s townhouses. Hopefully you don’t have these weirdo windows that make the fireplace look fake. But if you do, to make them disappear, cover them with simple roll shades in the same colour as the walls. What’s hot in fashion is often replicated in interior design trends, and the current fascination with yellow is no exception. From the lemon and pastel shades of this spring’s New York Fashion Week to more gold and bronze varieties, yellow has found favour with interior designers around the globe. “It’s all over the place,” Mexico City designer Gloria Cortina says. “Yellow is a colour that is very used in Mexico.” Cortina says this has a lot to do with the fact that they have a very “yellow light” in Mexico and it’s a great tool for designers. The late architect Luis Barragán, considered the founder of contemporary architecture in Mexico, used the yellow palette extensively, says Cortina, with the belief that yellow is the colour of light. “Barragán said that when you needed light in an interior or in a piece of architecture, you should paint it white,” she says. “And he said if you need more light, you should paint it yellow.” Cortina chose yellow dining room chairs for the beach club she has just completed in Cabo San Lucas. The Mathias coffee table she designed as part of her furniture design collection, displayed in New York’s Cristina Grajales Gallery, is made of brass and shines an iridescent gold. “Colours are always in demand,” says Oliver Marlow, a designer at London’s Studio TILT. “Their influence on people’s mood is long espoused. We evaluate colours automatically when we perceive them, therefore it allows us to create efficient interiors. For workplaces, as we mostly do, people seek positive stimulation. They want to feel happy, relaxed, creative, productive and focused, and the usage of colours brings out very favourable results.” Marlow and his team used a lot of yellow in the co-working space
Chad Falkenberg of Vancouver’s Falken Reynolds Interiors uses cooler neutrals to complement the yellow-toned oak flooring. People don’t often think of wood as a colour, Falkenberg says, but it is. they designed — Club Workspace London Bridge — believing the colour to be “vibrant, energetic and motivating.” Bronze and silver have featured in some of their most recent projects. Growing up on the Prairies, rich harvest colours provided the dominant undertone 10 months of the year, says designer Chad Falkenberg of Vancouver’s Falken Reynolds. “I think being Canadians we have a more reserved cultural bent on the way we live and interact,” he says. “We’re a little less extroverted than say Mexico, so our colours are going to be a bit more subdued.” Falkenberg says his firm often brings colour to projects through the colour of the wood used. People don’t often think of wood as a colour, he says, but it is — and it changes year to year depending on what’s fresh and new. “We’ve got a project right now where the house is mostly black and white,” Falkenberg says. “It has a very alpine feel to it, but the one colour that is consistent is oak, this really natural light European oak, so it’s a little more yellow than what our North American oaks are.” For the past five or 10 years there has been a movement away from more taupey, warm neutrals to grey neutrals, Falkenberg says,
and he is noticing a shift toward deeper blues. “What I’m seeing more is the navies and blues and a rich, rich bluey green, almost like a teal, but it’s so deep and dark that it’s almost like a midnight colour with a touch of green,” he says. Blue is a hot colour this season, says Sandra Drechsler, creative director at London’s Taylor Howes Designs. “We just completed a show flat in London’s Mayfair that contains very luxurious joinery throughout,” Drechsler says. “All the furnishings were kept in blue, black and metallics, which looked very elegant. You would think that blue and black might clash, but it worked very well.”

She joined writer Jura Koncius on our Home Front online chat. Here is an edited excerpt.
Q: I have a blank space over
my buffet table in my dining room. I’m looking for a piece of art that’s affordable and stylish. Any suggestions on where to look? A: Those big empty spaces can be tricky! There are a few things you can do to fill a large wall space: ■ Check out flea markets, thrift stores and consignment stores for inexpensive vintage art. You can find really big ones (like the one above my fireplace) for cheap, and they’re usually framed! ■ Blow up one of your favourite photos! If you’re anything like me, you have thousands on your phone right now. Upload them to an online printing service and get them as wrapped canvases, or have them printed poster-size and put them in a big Ikea Ribba frame. Both are inexpensive solutions. Try Costco (if you have a membership) or Mpix.com for printing. ■ Same as above, but try it with gorgeous fabric or wrapping paper! I often bring home fabric from my travels, and wrapping it on a blank canvas from an art supply store is a great way to display it. ■ Cluster multiple frames together for a grid or organic gallery wall. Ikea is my favourite option for budget frames and, if you get all the same colour, you can mix and match art with photos in the same grouping.

They don’t look awful, but they’re definitely dated. A: I’m personally a huge fan of mixing those vintage rugs with more modern decor. I do it all the time in my clients’ homes. To make the mauve more current, mix it with an unexpected colour and freshen up the whole room. If you can’t afford to get a contemporary sofa (or other large furnishings) right now, try adding accessories in your new bold colour. Try celery green as an accent to the mauve — an unexpected and modern combo!

I dream of having a beautiful home, but it’s so daunting and of course, I’m on a budget. Every time I get up the gumption to, say, paint or buy new living room furniture, I start to think of all of the other things I want to do, too — replace closet doors, add
closet organizers, upgrade my kitchen, etc. — and then “home improvement” feels too big and I get overwhelmed and abandon it. Do I really need to tackle all of these things (and the decisions involved) at the same time, or is there a good way you can recommend to chunk it up? A: It took me 11 months to transform my tiny apartment, so I know exactly what you’re talking about. ment with a structural issue affect the resale value of my property? A: “Depending on the size of the home, a functional finished basement can be
very important because it provides added living space, storage and possible income (as a rental unit),” says Vito Vessio, a sales representative with Re/ Max. Trying to sell a home that has an unfinished basement with a structural issue can be a bit more complicated. The impact on price will depend on the location of the home, the size of its lot and the type of space being sold (is it detached, semi-detached or a townhouse). What a potential buyer wants to do with the home
is also a factor. “If the property is going to be completely renovated or tor n down, the issue won’t matter, especially if the home is in a good neighbourhood. “If this doesn’t apply or the home happens to be attached or a semi, then this will affect the price, especially for first-time buyers who may not have extra funds to deal with (a structural issue).” Sellers in this position should always work with an agent to do a cost-benefit analysis of whether it

makes sense to stay in their space or sell it. “When renovation funds aren’t available and a seller has decided they need more finished living space, then they’ re probably better off listing their property,” he says. “There’s no point throwing good money after bad.” Disclosure when selling will be key. “A prudent agent should hire a qualified home inspector to develop a full report for potential buyers. “If the buyers aren’t happy with it, they can always
