Builder members of the Saskatoon & Region Home Builders’ Association will have a stronger presence at HomeStyles 2015 than ever before, says the Association’s Director of Member Relations Karen Kobussen. by Jeannie Armstrong, SP SPECIAL PROJECTS Editor PHOTOS BY JEFF LYONS
It’s not just about where you live; it’s about the way you live! HomeStyles 2015 has grown into one of western Canada’s largest home and lifestyle shows. The mammoth trade show presented by the Saskatoon & Region Home Builders’ Association takes over Prairieland Park Thursday, March 19 through to Sunday, March 22. Now in its 33rd year, HomeStyles 2015 continues to expand and evolve. “It’s our largest show yet. We have many new first-time exhibitors – the most we’ve ever had! There will also be many exciting, interactive displays to capture the public’s interest,” says Jeff Aramenko, Project and Special Events Manager with the Saskatoon & Region Home Builders’ Association. HomeStyles is the province’s largest building, renovating and decorating showcase. The event is a chance for consumers to see the latest industry trends and innovations, compare products and obtain quotes from various builders and suppliers – all under one roof! Karen Kobussen, Director of Member Relations with the Saskatoon & Region Home Builders’ Association, is excited by

the strong presence that the Association’s builder members will have at this year’s show. “Home builders in Saskatoon will have a bigger presence at HomeStyles than any year previous. Their participation shows that not only do they support the Saskatoon & Region Home Builders’ Association, they want to promote the highest quality of products and services to Saskatchewan consumers,” says Kobussen. Not only is HomeStyles a great place to start planning your next new home or renovation project, you’ll also discover exciting products and services to enhance the way you live in your home. “In recent years, HomeStyles has really evolved into a lifestyle show. At HomeStyles, consumers will find exciting ideas and products to help them get the most enjoyment out of every room in their home.” Every year, the HomeStyles show presents TV’s top home improvement celebrities. This year’s star line-up sees the return of HGTV celebrity renovator Damon Bennett along with the debut appearance of Kate Campbell, now starring on HGTV’s new Custom Built TV series. Damon Bennett’s career began on HGTV over a decade ago

when he was featured as Mike Holmes’ right hand man on three popular series: Holmes Inspections, Holmes on Homes and Holmes Makes It Right. Bennett remains a passionate consumer advocate and enjoys speaking at events like HomeStyles in an effort to educate the public on the importance of hiring professional, certified contractors when building or renovating. Bennett is now at the helm of his own construction company, Bennett Construction, based in Toronto. He also devotes a lot of his time encouraging military veterans, women and youth to explore careers in the construction trades. Kate Campbell also launched her television career as a member of Mike Holmes’ construction team, appearing in Holmes on Homes. Her carpentry skills caught the eye of another HGTV Canada star, Paul Lafrance, who brought her on board his team to appear on Decked Out, Disaster Decks, Deck Wars and his new series Custom Built. Continuing to break stereotypes about women in construction, Campbell also runs her own construction company in Ontario. In January of this year, Campbell’s star rose even higher, with the filming of a pilot for her own TV series. “We’re excited to have both Kate Campbell and Damon Bennett on The StarPhoenix Main Stage this year,” says Aramenko. “Damon and Kate’s presentations will both be really interactive. There will be opportunities for the public to ask questions and have direct contact with both of them.” Bennett and Campbell will both speak to consumers about the need to hire only verified professionals for any construction or renovation job. “Kate and Damon are both licensed contractors; they are both certified carpenters. They really want to help consumers learn and make the best choices when building and renovating,” says Kobussen. “One of the main reasons that the Saskatoon & Region Home Builders’ Association exists is to promote professionalism in home building and renovation. Damon and Kate will deliver that message in their presentations.” The StarPhoenix Main Stage will be a hot spot of activity throughout the four-day HomeStyles show. Local experts from the Saskatoon & Region Home Builders’ Association will take the stage to discuss a wide variety of topics, from the latest trends in home and interior design to new innovations in landscaping. With over 200 different exhibitors participating in the trade show marketplace, HomeStyles is your invitation to shop ‘til you drop! HomeStyles’ exhibitors will bring you up to date on the latest décor and design trends. with a special focus on Saskatchewan producers. The Decora Homes Bistro is also back for a second great year, featuring cooking demonstrations by some of the city’s top professional chefs. “The chefs will be preparing tasty ingredients supplied by Saskatoon Co-op Food Stores. We will also feature wine pairings, courtesy of the new Saskatoon Co-op Wine Spirits Beer store,” says Kobussen. The Ultimate Man Shed, the major fund-raising promotion for the Law Enforcement Guardians, returns to HomeStyles 2015. “The new Man Shed promises to be really amazing,” says Aramenko. “I saw them working on it in the shop and it’s going to be pretty fancy!” Raffle tickets for the Ultimate Man Shed will be available at HomeStyles, in support of the Law Enforcement Guardians. The non-profit organization, which is made up of law enforcement personnel from across Saskatchewan, raises funds for programs that support at-risk youth in our province. “Our Association is proud to partner with the Law Enforcement Guardians in their mission. They’ve participated in HomeStyles for many years and we’re always excited to showcase their wildly imaginative structures!” says Kobussen. 7
While you’re at HomeStyles, be sure to check out Hall A, where the Saskatchewan Construction Safety Association (SCSA) will be presenting fascinating safety demonstrations. The jaw-dropping demos are sure to open your eyes to the importance of following proper safety procedures, for do-it-yourselfers and construction professionals alike. “The SCSA’s demos are fun, interactive and very educational, delivering a strong message on how to prevent workplace hazards. We’re excited to welcome the SCSA to HomeStyles for the first time in the show’s history,” says Aramenko. New lower admission prices promise to be crowd-pleasing. Tickets, available at the door (cash only), are priced at $12.50 for adults; $10.00 for seniors; children 12 and under are free. Kate Campbell’s star is rising by Hilary Klassen of SP Special Projects
She’s a woman who definitely knows how to use a power tool. She’s also a punster, inspiration to women and girls, entrepreneur, construction maven and television star, and she is making her debut appearance at HomeStyles this year. Kate Campbell is known for her starring roles in HGTV shows like Decked Out, Disaster Decks, and Deck Wars where she helps build some of the country’s most amazing decks. A strong academic student, it seemed the path Campbell would follow was already laid out. But something about the university track didn’t feel right to her. “I decided not to go and I travelled instead! It was a long and winding road that led me to the trades but I finally decided to take a “Women in Skilled Trades” (WIST) course out of Burlington, ON.” Within the first week or so, she knew she wanted to develop a career in the trades. After the three-month WIST course Campbell had to find a 400-hour work placement. She thought; why not work for someone who is arguably the best known contractor in Canada. “I applied to Holmes on Homes to get my placement hours. They brought me on after one interview and hired me half-way through my hours!” she says. After amassing considerable TV creds over the past seven years, Campbell is seemingly ready for anything. Currently she is abuzz with an exciting new show she is a part of with Paul Lafrance called Custom Built. “Paul, myself and the guys break the mold of standard home renovations with unrivalled imagination to produce spectacular results stunningly tailored to the homeowner,” says Campbell. Each week, viewers are treated to two exciting reveals that take you into Lafrance’s workshop where he creates beautiful, imaginative and refreshing truly custom designs. The show premiered on HGTV Canada on February 17. Campbell enjoys the freedom and independence that working in the trades has given her. Originally from Georgetown, Ontario, she founded Kate’s Contracting nine years ago. When she’s not working on projects for TV, she runs her own construction company and flips houses. But it wasn’t always easy establishing herself as a tradesperson. “Unfortunately women only represent approximately four per cent of the skilled trades’ work force and that usually means that you will be one of the only women

Photo: HGTV Canada on site.” While Campbell has mainly found acceptance, she says there are still some lingering biases. “I’ve been told that I was “taking a man’s job” and that I “belong in the kitchen,” or asked if I actually knew how to use a power tool.” These are rare examples of a bias that still exists somewhat. But Campbell says she’s fortunate to be surrounded by men who are supportive and won’t tolerate any kind of bias. As a woman who broke stereotypes by working in the trades, Campbell has been called upon to speak at seminars geared towards encouraging girls to consider non-traditional career choices. “It’s so fulfilling to talk to some of these girls afterwards and hear that they’ve had their eyes opened to something they’d never considered before. I’ve also had conversations with many middle aged women who have said to me they would have loved to have been in the trades if they had known it was an option. I LOVE being able to talk to girls and women about the trades and encouraging them to follow their passion no matter what it is.” Campbell loves many things about being in construction − working with her hands, creating something tangible, being able to work outside, ongoing learning opportunities, and being able to say “I built that” or “I had a hand in building that.” Currently she is excited about another new show she’ll be a part of. She’s rather cryptic and can’t reveal much about it at this point, except that she is the host and the contractor on the project.
Kate Campbell will take the stage at the HomeStyles Show on Saturday and Sunday. Her lively and informative talks will include how she got into the trades and her career in construction. If you’re looking to do some renovation projects around your home this year, you’ll want to pay special attention to former HGTV Canada star Damon Bennett at this year’s HomeStyles show. Bennett worked as Mike Holmes’ right hand man on HGTV shows like Holmes on Homes, for almost 10 years. Bennett struck out on his own in December 2013. Far from slowing down, his schedule has been “crazy” ever since. One of the things he enjoys the most is visiting home shows across the country and talking with homeowners. “What I found is they care that I was on television because they know they can trust me,” he says. He even sees people taking notes while he’s speaking. He really likes to get the crowd involved when he speaks to see what audience members want to talk about. “There’s no resource where people can ask contractors the tough questions. People are really out of their element when they’re dealing with contractors. So that’s what I like to do. I do a little one-on-one,” says Bennett. One of the most popular topics across Canada is how to avoid disasters when hiring a contractor. Thanks to the wide variety of home renovation shows on

television, the general public can get a glimpse of how a renovation should go from start to finish. The shows always end with happy owners, smiling at the end. But that’s not always the reality. “It’s a huge problem all across Canada – people starting up a contracting business for a year or two and getting the money and then closing down their company and ripping a lot of people off,” Bennett explains. While Bennett says the majority of contractors are honourable workers, the ones who aren’t tend to create the most noise. “We have some of the best workers in the world, some of the most skilled and some of the toughest people to ever work in the industry just because of the weather alone. But we still have this issue that you can open up a company and as long as you’re a good talker you can get into those people’s houses and start the work and then get paid. They can cut corners and walk away. And that’s what people are scared of,” Bennett says. If renovations are not done properly, it could end up costing homeowners a lot more than anticipated. It could even damage the re-sale value of your home. look for in terms of renovating their homes,” says Bennett. “It’s your biggest investment and you really should be putting time and energy into it.” In addition to speaking at home shows across the country, Bennett speaks at conferences to encourage recruitment in the construction industry. He strongly believes in hiring military veterans, noting the benefits for those suffering PTSD as well as the industry as it faces worker shortages. He employs military vets at his own Bennett Construction company, training them in various trades. Bennett also looks for opportunities to promote the trades as a challenging, good-paying career for young people. Meanwhile, he’s still in talks to develop another television show. Life shows no signs of slowing down for the 43-year old from Ottawa. Bennett will be appearing on the HomeStyles Speakers’ Stage on March 19 to 21. If you love viewing show homes, but don’t love endlessly touring the city on weekends, you’ll definitely want to visit HomeStyles. The event showcases the best in home design trends all under one roof. Anyone looking to build, renovate or decorate, as well as the curious, will find a plethora of ideas, solutions and products to inspire their project. To whet your appetite, we talked to three of the city’s leading builders to find out what new design trends they are incorporating into new homes when it comes to floor plans, interior finishes and architectural styles. Montana Homes was recently recognized at the Bridges Awards for Community Service, “Best Townhouse Project (up to 50 units),” and “Best Production Home (over 1300 sq. ft.).” They continue to see a strong demand for homes with legal

suite potential as well as an increased demand for two-storey and bi-level plans. Many of these are lane homes with detached garages. “Most of these have smaller square footage which allows for less creativity. This forces us to be innovative when it comes to designing floor plans,” says Kal Hourd, Sales Manager. Open floor plans that flow throughout the main floor also remain popular. When it comes to kitchens, Hourd says granite countertops remain at the top of a customer’s most wanted list. “More and more customers are asking for white or grey tone cabinets with grey tones throughout the home,” he adds. He’s also noticed that hardwoods are giving way to laminate floors. “Customers are realizing that laminate flooring has come a long way over the years and is much more durable and forgiving than hardwood flooring. In our climate, laminate seems to be a great choice.” Montana has come up with a creative solution to a common

customer dilemma: the need to have input into finishes without being fully responsible for a custom build. “We now have ‘quick possession’ homes completed to drywall stage available in each neighbourhood. They are ready for a buyer to come in and choose the important stuff − everything from cabinets and flooring, to lighting and paint colour. The best part: they can move in within 60 days,” says Hourd. As the first company in Saskatchewan to be a Mike Holmesapproved builder, Campbell Custom Homes is known as much for what you don’t see, as what you do. It’s not just about the ‘lipstick.’ “What we’re known for is our quality construction and our quality materials that we put into each home,” says Sales Manager Ryan Gay. That includes extra specifications as well as using a PinkWood lumber for floor joists. Architectural styles can depend on what area of the city they’re building in. In the Meadows of Rosewood, the developer, Arbutus Properties chose the craftsman style to distinguish the area. While each builder adds their own flair to the style, Gay says the essential style elements include the attached front porch, engineered wood siding product, a nicer trim package, detailed gables and more attention to exterior details in general.

Holmes-approved builder, Campbell Homes, is known as much for what you don’t see, as what you do. Quality construction and quality materials, extra specifications and using PinkWood floor joists are some of their standard practices. Gay says more customers are choosing full-extension uppers for their kitchen cabinets. “We get a lot of requests for those full uppers, with some see-through glass cabinets and the vertical lift cabinets.” The front profile of the cabinets is showing less detail. “We do the soft-close on all our drawers and cabinet doors as well. More builders are doing soft-close as a standard now,” he says. Architraves are increasingly popular. “You’re putting more detail on the top of every window and door, so it’s a nicer look, and we do that in our Meadows homes,” says Gay. Campbell now includes the rough-in for central vacuum with their standards, as well as the rough-in for a security alarm system. Ehrenburg Homes continues to be a leader in the industry, offering creative and on-trend design solutions. “2015 is going to be another exciting year for us at Ehrenburg Homes with many new innovative and fresh floor plan ideas to meet our clients’ desires as well as designing our homes to take full advantage of the lot sizes,” says general manager, Daryl Quesnel. Ehrenburg’s 2014 Stonebridge show home beautifully exemplified the growing trend to create an oasis type retreat in the master suite. Quesnel designed a snazzy coffee and wine bar for the master suite. A double-sided stone fireplace separates the

bedroom from the spa ensuite for more “awesome factor.” The home also revealed extensive use of home automation. Smart phone apps, preset to the home-owner’s preferences activate the blinds, the television, temperature and lighting. Depending on the system and the appliances, you can also close your garage door if you accidentally left it open, or control your clothes washer. Water temperatures in automated showers can be preset for individual users. The love affair with contemporary design continues and this can mean welcoming new materials and products. Ehrenburg opted to part with wood cabinets in their Pringle showhome and chose a sleek two-tone laminate product. The same cabinets went into their current showhome at 110 Childers in South Kensington. Quesnel says Ehrenburg has many projects slated for 2015 in several different communities. “Our market this year will consist of both the single family market in many different, modern and open floor-plans to the more affordable multi-family product.” Talk to some builders at HomeStyles, March 19 to 22, view new products, and be “wowed” by design innovations. If you’d like to restore your hardwood floor to its former glory, you might want to visit Bruce Iverson and his Mr. Sandless booth. Mr. Sandless offers a no-sanding solution to beautiful wood floors. “Basically what we’re doing that’s different than a typical

sander is we’re not creating any dust. We’re using a high speed floor machine and liquid organic floor cleaner,” explains Iverson. “So when everything comes up off the floor everything stays in the liquid and there’s no dust.” The liquid solution Mr. Sandless utilizes is certified green, meaning there are no toxic fumes, making the application appropriate for delicate environments such as hospitals. In addition to not creating a mountain of dust, the liquid system is much quicker than previous sanding methods. “Typically, if you’re sanding and refinishing you’re moving out of your house for a week,” says Iverson. “(But) we’re normally in and out in a day.” Iverson adds, larger jobs may take two days and the product does have a 48-hour cure time, but some clients could move their furniture back in after just a day. The booth will feature a gallery of before and after pictures to demonstrate how easy it can be to get your hardwood flooring back to beautiful. The franchise is relatively new to Saskatchewan, but the company is in their 11th year internationally. Iverson works out of Wolesley, but takes bookings all over the entire province. LIFTECH CONCRETE LEVELING
Liftech Concrete Leveling does exactly what their name implies – they lift concrete. Most will recognize another term for what they do – mudjacking. Mudjacking involves drilling a hole in the concrete and pumping a slurry of mud through the hole. Hydraulic pressure lifts the concrete making it possible to create a level surface. While the company does traditional mudjacking, owner Scott Loucks says they are getting more demands for a new method of concrete leveling using a polyurethane high-density foam. Unlike traditionally mudjacking material, the polyurethane resists erosion and is less likely to resettle. The polyurethane spreads a lot further than typical mudjacking material, meaning Loucks and his team can use fewer holes to complete a job. The holes are also smaller making the holes easier to camouflage or hide. “Instead of these big polka dots all over their driveway, we’re able to hide the holes in the pattern when we use the polyurethane,” explains Loucks. Based out of Saskatoon, Edwin Slobodian owns Effective Thermal Solutions. The company distributes a Canadian product called Quik Therm. The home insulation system was uniquely developed to better insulate specific areas of your home. In the basement, for instance, the conventional method of insulation involves wood studs and batt insulation with a vapour 28
barrier. This system can sometimes cause issues with mould and mildew as cold air and warm air mix inside the walls. The Quik Therm basement insulation system uses Styrofoam panels and Styrofoam studs. Thermal camera images reveal no cold spots meaning no chances for mould growth. “There’s a poly-mirror reflective material facing on all the products and what that does is help to keep the heat in and the cold out in the winter time and the opposite in the summer. People do forget that insulation does work for you all year long, not just a specific season,” explains Slobodian. The product also contains no formaldehydes or dyes. Those products can contribute to indoor air pollution. And the system is cost-comparable to other insulation systems because Quik Therm combines studs, insulation and vapour barriers into one step. A driveway is a driveway, right? Not if you employ some of the creative tools from Karma Crete. Erica Brears says the Regina company has done a lot of custom concrete work for clients. As a result they began looking for a product that would allow them to be more creative with colour, texture and design. They stumbled across Sure-crete Designs from Florida. Unfortunately, the closest dealer was in Calgary and shipping concrete isn’t exactly cheap. Eventually, Brears says the company decided to become a dealer themselves. Not only do the products allow for decorative design work – such as creative fireplace mantels or unique kitchen countertops – but also practical driveway sealers and anything to do with protecting or refinishing your concrete. From fixing a small crack to redoing the entire driveway, the team at Karma Crete is ready to bring your ideas to life. The products are also water-based and eco-friendly and comply with low VOC standards for driveway sealers. Above all it made a believer out of a skeptic. Brears admits she never thought of concrete before as anything other than “the stuff we build bridges out of.” She never thought concrete could be anything but utilitarian. The choice is extensive, with new neighbourhoods being developed all around the city. DREAM DEVELOPMENT
HomeStyles organizers are pleased to welcome Dream Development to this year’s show for the first time. The company (formerly Dundee Developments) is the largest private residential land developer in Saskatoon, involved in the planning and development of numerous communities including Wildwood, Briarwood, Erindale, Arbor Creek, Confederation Park, Parkridge, Stonebridge and The Willows. Dream has also partnered with the City of Saskatoon on the planning and development of Hampton Village, Kensington and the upcoming Elk Point. “Dream Development is excited to be in the HomeStyles show,” says Don Armstrong, Vice-President of Land for Dream Development in Saskatoon. The developer will be showcasing two of its newest masterplanned communities at the show: South Kensington on the west end of Saskatoon (located off 22nd Street and Kensington
The City of Saskatoon is continuing development of the new subdivision of Kensington, in partnership with Dream Development and Western Canadian Development Corporation. Located at the intersection of 22nd Street West and Kensington Boulevard, Kensington is designed to be a pedestrian-friendly neighbourhood, linked by attractive linear parks with walking trails to a picturesque Village Square. 30

In creating its master-planned communities, Dream Development works closely with a team of consultants, engineers, City of Saskatoon officials and administrators. “Our development team takes into account the existing land forms, natural features and the future civic, recreational and commercial needs of the residents of Saskatoon to create a dynamic neighbourhood land use plan,” says Armstrong. In South Kensington, Dream Development has created an amenities-rich neighbourhood featuring an array of recreational park space, central water features, integrated pathway systems that connect seamlessly to other neighbourhoods and a vibrant mix of commercial interests. Brighton, upon completion, will house over 15,000 new residents, says Armstrong. “Brighton will be the ideal place to shop, work, live and play. A diverse range of housing options, from single- and semi-detached dwellings, townhouses, apartments and other unique residential forms mean that there will be many options for all future residents.” Residents of Brighton will feel closely connected to nature, thanks to the inclusion of natural swales in medians, green street curbs and a large constructed wetland complex. The naturalized area will provide a habitat for aquatic wildlife, while acting as a storm management system. “Additionally, Brighton will also feature an extensive regional pathway system which will encourage walking and cycling, and will link the community to existing neighbourhoods,” says Armstrong. The neighbourhood will boast a road network of ‘complete streets,’ aimed to knit development areas together rather than fragment them. “As well, public transit service will provide a viable alternative to driving and will help to reduce dependency on the private automobile,” says Armstrong. Ample space has been dedicated for commercial development, which will result in the creation of employment within the neighbourhood, allowing Brighton residents to work closer to home. The City of Saskatoon has partnered with Victory Majors to develop this new neighbourhood, which borders the northeast swale extending from the South Saskatchewan river valley. CITY OF SASKATOON
system will connect to Evergreen and a new neighbourhood that we’re planning to the east. “The swale will be one of the biggest natural corridors that we’ll have within the city limits moving forward,” says Long. “The swale will be a major selling feature for Aspen Ridge. We have some lots that back onto the swale, offering some of the best backyard views available right now in Saskatoon.” In addition to the conservation of the swale, the City will also be developing linear parks throughout the neighbourhood. “We’ve worked with mother nature as best we could on the design of green space in Aspen Ridge.” Lot choices in Phase One include walk-outs, laned lots, narrow lots and conventional 40-foot wide lots. The City of Saskatoon has also reserved land within the new neighbourhood for schools, as well as significant commercial development. “We’re looking at a ‘district village’ concept,” says Long. “With that district village comes employment opportunities, so people can live and work in the neighbourhood if they choose.” Upon completion of the proposed north bridge, Aspen Ridge will offer ideal access to individuals commuting to work in the city’s north end. The subdivision’s main thoroughfare,

Although single family lots in Evergreen have now been marketed, Long says that multi-family lot parcels are still available in the north-east subdivision. “Those land parcels will be our focus as we move towards the final build-out of that neighbourhood,” says Long. Long anticipates there will be a lot of interest at HomeStyles in the brand new neighbourhood of Aspen Ridge. The City of Saskatoon has partnered with private developer, Victory Majors, to bring Aspen Ridge to market. Located to the northeast of Evergreen, this 640-acre community will be home to 12,500 people upon build-out. “Aspen Ridge will be the next neighbourhood in sequence in that particular area of the city,” says Long. Aspen Ridge will offer a diverse mix of housing products, from single family walk-outs to multi-unit townhomes and apartments. “At HomeStyles, we’ll be focusing on the first phase of single family lots in Aspen Ridge, which will be located adjacent to the northeast swale. Bordering the northwest perimeter of Aspen Ridge, this natural landscape feature extends to the South Saskatchewan river valley, attracting migrating wildlife and waterfowl. Home to ponds, marshes and grasslands, the swale acts as a natural drainage system that the City can use to direct excess stormwater towards the river. “We’re working with the Meewasin Valley Authority on the development of a system of pathways that will connect to the river and the existing Meewasin trails,” says Long. “The trail 31
McOrmond Drive, will connect to Marquis Drive, via the north commuter parkway. On the west side of Saskatoon, the City is continuing development in Kensington, in partnership with Dream Development and Western Canadian Development Corporation. The City of Saskatoon has developed the central portion of land in Kensington. “We have over 100 lots available for purchase in the neighbourhood right now,” says Long. With 8,000 residents upon build-out, Kensington will be home to an almost equal proportion of single- and multi-family homes. Choices include affordably priced lots with lanes, conventional lots that will accommodate houses with attached front garages and lots backing onto linear parks and green space. Intensive landscape efforts this summer will ‘green up’ the new neighbourhood. Kensington is distinguished by its attractive water features that serve both esthetic and practical purposes including stormwater management. “The ponds will be a little bit different than the ones developed in the past. We’re going to ‘naturalize’ the edges of the ponds by planting reeds and cat tails,” says Long. “We have walk-out lots planned for sale this year along those ponds – probably one of the area’s biggest selling features.” Kensington has been designed to be a “walkable” neighbourhood, connected by attractive linear parks with walking trails. “Every portion of the neighbourhood will have access to a park, be it a linear or a pocket park. We will also use those pocket parks to allow pedestrians and cyclists to move seamlessly through the neighbourhood,” says Long. “The linear parks will provide great connectivity from Kensington to the existing Blairmore commercial area, the Shaw Centre and the two high schools.” The linear park system will link to the Village Centre and a core neighborhood park anchoring the development. Land has been designated adjacent to the core park for two elementary schools and an integrated community centre. Development of the residential community of Parkridge began in the early 1980s. At the time, it was the farthest western neighbourhood of Saskatoon south of 22nd Street. After three decades, Parkridge is once again experiencing a growth spurt as the City of Saskatoon brings on a previously undeveloped land parcel located south of the existing neighbourhood. “The City of Saskatoon will be releasing 174 single family lots in Parkridge, later on this year depending on market demand,” says Long. “There will be a good mix of lots available, with a higher percentage of lots directed towards affordable homes. Many of the lots back onto open space.” Residents of Parkridge appreciate the neighbourhood’s great access to Circle Drive, the new south bridge and the downtown core. “There’s also great connectivity through the linear parks to some of the adjacent commercial areas and to the high schools as well,” says Long.

He anticipates there will be strong demand for lots from existing homeowners in Parkridge who wish to move up to brand new properties, without leaving their neighbourhood. The City of Saskatoon booth at HomeStyles is a great place to learn more about these new neighbourhoods, says Long. It’s also an opportunity to find out how Saskatoon will continue to expand in the decades to come, by checking out maps of projected neighbourhood development.

Arbutus Holdings has developed about one-third of its residential land in The Meadows and is also now focusing on its commercial land development in Rosewood.” This year, Boychuk will be marketing lots located on the west side of Rosewood, including single-family lots and multi-family land parcels. “For single-family lots, we have a good mix of price points. Boychuk Homes has a project currently underway on Rosewood Boulevard that is aimed at affordable family homes. We are building units that are suite-ready, or we can complete the suites for them,” says Olson. “We also have a good selection of medium-priced lots as well as walk-out lots backing green space or the wetlands area. These include some of the most affordable walk-out lots in Saskatoon, priced well under $200,000,” says Olson. Olson says the neighbourhood’s strategic location and proximity to major thoroughfares has contributed to Rosewood’s popularity. “There are five egress points to get in and out of Rosewood. Lake Vista will be home to 1,100 residential units, including the newly opened North Ridge show home at 101 Beaudry Crescent. Development of Lake Vista will take place in six phases. The new neighbourhood will feature a mix of housing types, including single family residences, walk-outs and multi-family projects. The centrepiece of the neighbourhood is its namesake 10-acre man-made lake: Lake Vista. Prime residential lots will surround the scenic lake, which will be enhanced by attractive linear parks, ponds and pathways. Lake Vista promises to reinforce Martensville’s reputation as one of Saskatchewan’s fastest-growing communities. “Upon build-out, Lake Vista will be home to an estimated 1,100 residential units. The population will be enhanced by about 3,000 people, when it’s all done,” says Bonish. See safety in action at HomeStyles! The Saskatchewan Construction Safety Association (SCSA) is an industry-funded organization dedicated to providing costeffective accessible safety training and advice to the province’s construction industry. To increase consumer awareness of the importance of safety training and certification, the SCSA will have a major presence at this year’s HomeStyles Show, presenting a series of safety demonstrations in Hall A at Saskatoon Prairieland Park. Conducted like on-the-spot science experiments, the action-oriented safety demonstrations promise to be popular with HomeStyle audiences, proving entertaining as well as informative. Fall Protection: Watch as the SCSA drops the equivalent of an average human body from their Fall Protection Demonstrator to illustrate the importance of being properly tied off with the correct gear when working at heights. “It actually shows the forces on the body when the body is dropped,” says SCSA President Collin Pullar. “It’s quite dramatic.” Eye Protection: To demonstrate the importance of CSA
standard protective eyewear, an air nail gun is fired into a clear box at a styrofoam head wearing a variety of glasses. The nails easily smash through most eyewear, except proper certified safety glasses. “It brings the message home really quickly when you see a nail fly through a set of glasses,” says Pullar. Head Protection: This demonstration shows the importance
of proper head gear on the worksite. From the top of a ladder, safety advisors drop a variety of tools onto a styrofoam head to demonstrate how much damage even a small item can cause when dropped from a height and no hard hat is being worn.
