How agents and sellers can work together S elling a home can be stressful.

In many cases, homeowners choose to work with real estate agents to facilitate the process of listing, showing and selling their homes.

Real estate agents are valuable assets. Agents have neighbourhood knowledge, are educated in pricing trends, can filter phone calls or emails from buyers who aren’t serious, and can organize all of the people necessary for a closing. Real estate agents provide many services that the average person may not have the time nor the experience to handle.

When selecting an agent to sell a home, homeowners may not understand that the terms real estate agent and REALTOR® are not interchangeable. Although both must be licensed to sell real estate, the main difference between a real estate agent and a REALTOR® is the latter is a member of the Canadian Real Estate Association. CREA ensures that members subscribe to a certain code of ethics.

There are many qualified agents, but an agent cannot do his or her job well without some help on the part of the homeowner. These tips can make the process of selling a home go smoothly.

• Price the home correctly. Homeowners should trust the agent’s ability to price a home for the market.

Everyone wants to get the most money possible, but listing the home for more than it’s worth may cause it to sit unnecessarily for several weeks or months, which could raise red flags among potential buyers.

• Market the home. A real estate agent will list the home via a multiple listing service (MLS) on a private website, in newspapers, and wherever else he or she feels is pertinent.

Homeowners can share the listing via social media and word of mouth to help increase the chances of selling the home.

• Be available. Limiting the time an agent can show the house to potential buyers is in no one’s best

interest. Sellers should be ready and willing to open their homes, which is the best way to make a sale. An agent may suggest a lock box so the home can be shown when homeowners are not on the property.

• Make suggested renovations.

Agents know which features can make or break a sale. Homeowners should be amenable to certain suggestions, such as neutral paint colours, removing personal effects and

clearing clutter.

• Give recommendations. Real estate is a commission-based industry.

Agents often tirelessly put in hours and only reap rewards if the house is sold. A homeowner who was satisfied with an agent can then recommend that person to friends or family.

Simple tips to create more time each day

hether it’s to spend more time exploring the great outdoors or enjoying the company of family and friends, we all want to find more time in our busy schedules to do the things we love. While work at home and at the office always seems to be beckoning, no one wants to be tied down by housework and/or a to-do list.

Though it’s impossible to add more minutes to the day, these tips can help you spend more time with those you love.

Clean as you go. When it comes to keeping your home clean and organized, it pays to do a little bit at a time rather than spend a whole day or weekend on chores. Wipe down your shower after each use to avoid the build-up of mold and mildew.

Dust surfaces in your closet regularly to keep items and clothes clean longer, and wipe kitchen surfaces while cooking. Regular maintenance goes a long way towards keeping your home tidy and ready for spur-of-themoment gatherings.

andlords who want to get the best possible return on their real estate investments can consider these tips before showing their properties.

• Work with your existing tenants. If tenants are currently in the property, work with them to ensure the home or apartment is ready to show. Provide advance notice when you will be showing the property so your current tenants have plenty of time to clean up and make arrangements to be elsewhere when prospective renters show up. Existing tenants likely won’t want the place to be a mess during a showing, but you need to give them time to clean up.

• Address any issues before showing the property. Does a screen door need fixing? Does the shower need to be grouted? Address such issues before showing the property. Failure to do so will give prospective renters the impression that you don’t respond to problems promptly, and that may give many second

thoughts about becoming your tenant.

• Make yourself available. Landlords don’t have to be present at a showing, and some prospective tenants might prefer to see a property with only their real estate agent present. But landlords should make themselves readily available, answering questions promptly via email, text message or over the phone if they don’t plan to attend showings. This gives potential renters a strong first impression of you as an attentive landlord.

• Provide details about the property. If you’re utilizing an agent to show the property, then he or she will no doubt create a listing that highlights various things about the home or apartment. This includes the number of rooms, utilities, parking, and other details renters will want to know. If you are showing the property yourself, create such a packet for renters. any people turn to timeshares as a way to enjoy annual vacations. But is investing in a timeshare a financially sound decision? That depends on who you ask.

Getting the facts about how timeshares work and learning a few tricks can help anyone make an educated decision about timeshares.

In a timeshare, individuals purchase a place to stay in vacation property. They typically can then use this room and the surrounding amenities once per year, and often must travel to the same location time and again. Timeshares long have

held appeal because they are marketed toward people who may not be able to buy a vacation home, but still want to vacation each year.

There are some advantages to timeshares.

They provide a guaranteed vacation destination each year in a familiar place. This is great for people who value familiarity. Timeshares also make it possible to afford a vacation in an expensive resort. Sometimes a person can trade times or locations with other timeshare owners, enabling more versatility and new destination experiences. For those who have to skip a year,

it may be possible to sublet the timeshare or let family and friends use it if the agreement allows.

Timeshares have some notable drawbacks as well. Cost-efficiency is one notable drawback of timeshares. The American Resort Development Association, a trade group for timeshare companies, offers that the average cost of a timeshare is around $20,000, with an annual maintenance fee of $660. Those fees are paid even if the resort isn’t used that year. Chances are a person can get a comparable vacation elsewhere for a lower cost — especially with the abundance of vacation property rentals available from traditional hotels as well as sites such as Airbnb.

To make timeshares work, individuals can opt to buy used, which is often at a fraction of the cost offered new by resort developers.
