elcome to this special edition of Living Spaces, celebrating the 2016 Parade of Homes, presented by the Saskatoon & Region Home Builders’ Association (SRHBA). Located across the greater Saskatoon area, the Parade of Homes will showcase 24 exciting show homes presented by 12 SRHBA member builders. “The Parade is all about choice this year,” says Chris Guérette, the Association’s Chief Executive Officer. “That choice starts with location, with show homes in mature neighbourhoods, new suburbs, a golf course development, acreage estates as well as Martensville and Warman. “There’s also an exciting choice of homes: starter homes, multi-units, townhomes, single family residences and acreage properties. When visiting the Parade, I think people will be really surprised

by the variety of choice that’s out there. There’s something for everybody!” This edition of Living Spaces features the official guide to the 2016 Parade of Homes. The center 60 pages of Living Spaces provide all of the information and details you need to plan your tours of the Parade homes. W

hen Ben and Jennifer Wiggins design and build a house, their goal is to create a home that reflects their customers’ lifestyle. Their thoughtful design process can be seen in the couple’s own home which doubles as a show home for their company, Westbury Homes. “Our motto is ‘Homes for Real Life.’ We want the homes we design for our clients to fit their lifestyle. It’s not just a catchy slogan; it’s our passion,” says Ben Wiggins. “For us, that means a home has to have really great street appeal. It has to have a good, functional layout. It has to be practical. That’s something we always strive for in our plans. The home has to fit into real life.” Jennifer says, “We really work hard at thinking about people’s lifestyles. If we’re designing a fourbedroom home, the chances are those rooms are going to be filled with kids. That makes a mudroom essential. We want to make sure the dining room is big enough for a large table and that the pantry will be family-sized. The layout and design has to work with a family’s needs.”

New home construction was a logical progression for the Wiggins, who both grew up in the industry. Jennifer’s father was a long-time new home builder in the Swift Current area. Ben is an experienced carpenter and cabinet-maker by trade. “I actually manufacture my own kitchens. My dad is a long-time cabinet-maker with over 40

years of experience. I started working for him parttime as a student and then full-time after I finished school. That’s where I got my eye for design and finishing details,” says Ben. “It was only natural for Jen and I to start building houses together. We both share that background.”


The home’s open concept main floor is ideal for family gatherings. Large windows flood the space with natural light.

Established in 2010, Westbury Homes builds approximately four custom homes a year, throughout Saskatoon and surrounding area. “We limit the number of homes we build so we can maintain the level of quality. We are very hands-on throughout the entire design and build process,” says Ben. “Since we first got started, we’ve used pretty much the same trades people. We think it’s really important to establish relationships with quality trades.” Westbury Homes became a member of the Saskatoon & Region Home Builders’ Association in 2015. Westbury Homes has developed six different floor plans that serve as starting points for discussions with their clients. “Our plans are really functional and well laid out. Most clients choose one of those plans and we tailor it to their needs. Or we can start from scratch and design something that’s just for them,” says Ben. “Everyone who comes through our show home comments on how well laid out the floor plan is, how they like the flow and the functional design.” Located at 617 Evergreen Terrace in Warman, the Wiggins’ 2,590 square foot two-storey residence is not only impressive, it’s instantly welcoming. The warmth one feels in their home begins at the front entrance, with its spacious and inviting foyer. “We wanted to make sure we had a large entry foyer. It’s very frustrating to try and cram guests into a little space,” says Ben. The foyer flows gracefully into the great room, where a lovely living room and supersized kitchen play starring roles. The focal point in the smartly furnished living room is a contemporary linear natural gas fireplace, trimmed in stacked white quartz stone.

In the kitchen, white shaker-style cabinets with elegant crown moulding extend from floor to ceiling on two sides. Oodles of pots and pans drawers and an adjoining walk-in pantry provide ample storage for this family-size kitchen. The ten-foot quartz-topped island is a hub of activity for Ben, Jennifer and their kids throughout their busy day. When entertaining, the island doubles as a serving counter, just steps away from the dining area. A pocket office, with double glass French doors, is tucked into one corner of the great room. “Because we’re a home-based business, when we designed this house, having an accessible office space was important,” says Ben. The couple chose a wire-brushed white oak hardwood floor, attracted by its rustic texture and ability to withstand the wear and tear of three small children. “It’s a very durable floor. If you get dings or nicks, they’re not as noticeable,” says Ben. The family’s access point into the home is from the attached triple car garage into a big mudroom. With individual lockers, storage cubbies and shelving, clutter stops here and doesn’t enter the home. A powder room is conveniently located adjacent to the mudroom.

The Wiggins are the parents of three lively children – Jackson, Mia and Joah – who are two to six in age. With children so young, it was important to Ben and Jennifer that all of their bedrooms be in close proximity. “There aren’t a lot of plans that have four bedrooms together on one floor, but there are quite a few families with three children like ours,” says Ben. “It’s something we hear quite often from our clients: ‘We don’t want to put one of our children

in the basement.’ When designing our own home, we wanted all of our children’s bedrooms to be on the same floor. And now we’re hearing from clients that they also really like the idea.” The second floor also includes a bonus room dedicated to family fun. “We wanted a space where our family could just relax. We intentionally didn’t put a TV on the main floor. If we want to watch TV, we come upstairs. It also means our living room has become more of a conversation area,”

The spacious master bedroom is a personal retreat for the busy couple. A striking coffered ceiling attracts the eye and demonstrates Westbury Homes’ attention to detail and craftsmanship. The luxurious ensuite is elegantly appointed with a free-standing soaker tub, a dual-sink quartztopped vanity and an oversized shower with floorto-ceiling porcelain tile and twin showerheads. At the far end of the ensuite is a spacious walk-in closet with custom shelving. For their new home, the Wiggins selected a lot in Warman’s Rockwood neighbourhood. The huge lot backs onto a lovely linear park featuring a man-made lake. Oversized windows invite those gorgeous views into their home on both floors. “We wanted to maximize the intake of natural light throughout our home,” says Ben. “We also extended the length of the deck so it spans the entire width of the house.” The Wiggins moved into the house in November of 2014 and after 18 months of family living, the house retains its show home look and feel – a testament to the couple’s use of premium, long-lasting materials and trims. This includes the home’s exterior, which is a pleasing combination of Hardie board and stone trim. The 4/12 roof pitch perfectly complements the

home’s prairie-style architecture. “It’s nice to see developers allowing that now. Street appeal is something that’s very important to us. It’s your first impression,” says Ben. W

hat do you do if you’re looking to create a buzz with a show home on the prairies? You build a hockey rink in the basement, of course. That’s exactly what the Kinsmen Winner’s Choice Home Lottery did earlier this spring when they launched their lottery show homes. Built by Arbutus Properties, the family-centred home features an 18-by-36 foot ice rink in the basement. The space includes a locker room where skaters can lace up before stepping on the ice, and two goal nets complete with working goal lights, plus a VIP viewing area where friends and family can watch all of the action. It left everyone asking the same question: Can you really skate on it? With real skates? The answer is, “yes”, thanks to Extreme Glide synthetic ice by Hockeyshot.com. The rink is

composed of tiles made from a plastic material that behaves much like regular ice. According to Rick Groeneveld with Arbutus, they chose the product in part because of the ease of maintenance. “With a lot of products out there, you have to use oils or lubricants to maintain it. This one has the lubricant built in. All you have to do to make it look good again is wash it off with a wet cloth.” The only other maintenance needed is to sweep or vacuum shavings regularly. Installation is relatively simple. All that is required is a rubber mallet and a hard level surface. Dovetail connections are lined up and then pieces pounded together. The most important requirement is the level surface underneath. Any variation can create a dangerous lip that could catch a skate and send a skater flying. If the surface is level, the ice will

feel seamless when gliding. Samuel Daigle, with Hockeyshot.com, says the Extreme Glide synthetic ice is one of their top three sellers. The product is becoming more and more popular in training facilities for NHL teams. Daigle says the usual first reaction is skepticism from skaters, but after only a few strides, they recognize the possibilities. “Then they want to skate all the time, 24 hours a day.” The synthetic ice does create 10 to 15 per cent more friction than real ice. Skaters can adapt to the increased friction relatively quickly. “Your movement feels natural pretty fast,” Daigle says, “and anything you can do on regular ice you can do on synthetic ice.” While it might seem like a pricey endeavour to add a rink to your home, it might be more attainable than you’d expect.

“Upfront it looks expensive, but if you take that amount and divide by the amount of time you’re going to use it, then it’s not expensive,” explains Daigle. The tiles are designed to be flipped over once they show signs of wear. Each side should last between seven and 10 years, bringing the full lifetime of the product to between 14 to 20 years. One of the biggest advantages is that it allows skaters the ability to practice shooting and puck handling while on skates. In the past, once the season was over, players would resort to playing street hockey in street shoes, which aren’t the same height as skates and it makes a difference when learning to shoot. “The way the game of hockey is growing the guys are getting more picky. So shooting the puck or stick handling the puck while on your skates makes a big difference compared to playing in your street shoes,” says Daigle. Back at the Arbutus show home, Groeneveld says visitors were wowed by the basement rink. “People love it. It’s very cool and unique. It’s actually surprising how it’s been embraced. A lot of people are coming out specifically to see the rink in the basement, because it’s rarely done.” For die-hard hockey players and figure skaters, the synthetic ice will be a boon for training. Taking their sport to a higher level no longer means desperately trying to find ice time in the middle of summer and relying on the ice rink in the back yard during the winter when weather doesn’t always cooperate. Further, the basement rink is bound to become the envy of the neighbourhood kids. And for those who simply want to skate any time of day, it’s just a lot of fun. hat does the title “Builder of the Year” say about a company? For members of the Saskatoon & Region Home Builders’ Association (SRHBA), winning the coveted Builder of the Year award speaks volumes about a builder’s professionalism, craftsmanship and dedication. The elegant crystal statue is the most highly coveted honour presented at the annual Bridges Awards, held at TCU Place. At this year’s gala, the Builder of the Year award was presented to North Ridge Development Corporation. Winning Builder of the Year is also reflective of a company’s overall culture, from their warranty service to innovation and

environmental sustainability initiatives.” To be considered for Builder of the Year, the member builder must excel in multiple categories of the Bridges Awards. Each finalist is judged by a total cumulative score of all their submissions, in the following categories: New Home Building, Marketing, Customer and Community Service and Environmental Leadership. The scores given to each of the qualifying entries in those categories are then added up. The overall highest score is named Builder of the Year. Errol Fisher, Vice-President of Operations for North Ridge Development Corporation, says that winning this prestigious award has generated a lot of excitement. “One of our staff members called it a ‘spark’ and it’s just continued,” says Fisher. Even in a slower housing market, North Ridge is enjoying strong sales this year, he reports.

“We have moved just about all of our inventory in our single family homes and our apartment condominiums are doing very well. Is that the only reason? I don’t know. But there’s no way that an award like this isn’t beneficial,” says Fisher. North Ridge is a company that constantly strives for excellence and winning Builder of the Year validates those efforts, says Fisher. “The award says that everything we’ve been trying to do is working. We try to be the best at what we do, to be up to date with all of the newest technologies. We try to build the best home we can and provide the best service. started small, working out of the basement of the Calyniuks’ home. At the time, Saskatoon’s housing market was in the doldrums. Interest rates were soaring. Through hard work and perseverance, the partners maintained their focus and forged ahead. Today, North Ridge is one of the province’s largest single- and multi-family home builders and land developers, and is ranked among Saskatchewan’s top 100 revenue-generating corporations. Thousands of Saskatchewan families in 14 municipalities now live in high quality homes constructed by North Ridge.

The ability to discern and adapt to changing needs in the housing market has kept North Ridge in the forefront of the province’s residential construction industry. They were among the first of the major builders to begin focusing on multifamily developments. In the past decade, housing prices have risen across Canada, making it difficult for many families to realize their dream of new home ownership. “We learned that some of our own staff members couldn’t afford to buy a home. A new joint-use elementary school is currently under construction, set to open in the fall of 2017.

“Lake Vista is comparable to any neighbourhood you can find in Saskatoon. It has got the charm of a small community, but with many big-city amenities,” says Fisher. Extreme weather seems to be more common these days. In the event of rain, how can I ensure that water doesn’t come into my new home? Water penetration is a common issue and often can be avoided. Here are four steps you can take to avoid water woes.

1. SLOPE – New homes will have ground settlement around the perimeter of the house where backfill settles and sometimes the soil can slope towards the foundation and allow water to drain towards your home. Homeowners can minimize the amount of water trapped near the foundation by filling settlement areas with a clay type material, impervious to water (not topsoil that allows water to drain right through it) with a positive slope away from the foundation. (10 per cent is recommended)

2. GUTTERS / DOWNSPOUTS – Eavestroughs and downspouts channel water off the roof and away from the foundation into designed drainage swales or towards the street or back lane. They should be extended a minimum of four feet away and should not be directed towards a neighbours’ home. Be sure to clean them regularly so they do not become clogged with debris and cause water to overflow and become trapped next to your foundation. Window wells must also be kept free of leaves and other debris to ensure that water can flow through the drain tile to the weeping tile system. 3. WEEPING TILE/SUMP SYSTEM – Weeping tile installed at the footing is designed to manage subsurface ground water, however it is not a primary defense to control surface water. Weeping tile reduces the pressure exerted by water standing against the foundation walls and drains water to a sump or storm sewer. Sump systems (sump pump and pit in the basement area) remove water that accumulates under the basement slab. It is important to note that if the sump pump runs continuously, it’s possible the water being pumped out is seeping back down against the foundation wall and is simply being recirculated. To avoid this, ensure that there is proper slope to direct water away from the house. 4. LANDSCAPING – In the process of final landscaping, do not alter the rough grade of the property. Maintaining the function of the swale is a necessity. Swales are shallow depressions in the rough grade designed to direct surface water runoff away from the home. Ensure all landscaping, especially flowerbeds next to the home, also are positively sloped away from your home. You can maintain surface drainage patterns annually by filling depressions and settlement as they occur. LS

FROM THE GROUND UP… Couple completes their

I

n the past three editions of Living Spaces, Saskatoon couple Judy Guenther and Reg Aupperle have shared the real-time experiences of their custom home build. Our readers have followed the couple’s journey, which began with the purchase of a bungalow-style condo at Rosewood Estates, a gated community developed by Boychuk Construction. Rosewood Estates is Saskatoon’s first ENERGY STAR certified multifamily development. In the new home building process, there is no more exciting time than possession day! That’s the feeling expressed by Saskatoon couple, Judy Guenther and Reg Aupperle. On February 12, Reg and Judy took possession of their newly constructed 1,253 square foot bungalow-style condominium at Rosewood Estates, designed and developed by Boychuk Construction. After living for 28 years in a 1,500-plus square foot Lakeview bungalow, originally constructed by Boychuk Homes, the couple was ready to downsize and embrace the carefree condo lifestyle. Boychuk’s new gated community of Rosewood Estates, comprised of 27 single and attached bungalow-style townhomes, proved appealing. The couple liked the idea that they could customize the layout and interior of their condo home. The development’s ENERGY STAR® status and the use of environmentally-friendly EnDur shingles, made from recycled tires, impressed Reg and Judy.

They also loved the location of Rosewood Estates, overlooking the scenic 65-acre wetlands preserve and natural trail system. Construction of their bungalow began in July of 2015. Eight months later, the couple’s new residence was move-in ready. “It was so exciting!” says Judy of the day they were handed the keys to their new residence by Boychuk site superintendent Evan Klassen and marketing consultant Joanne Stanton Hassler.

“We came and did a final walk-through, looking to see if there were any deficiencies. Any tiny things we noted were documented and quickly looked after,” says Judy. “We went through the home systematically, room by room. The list of deficiencies was very minimal. Next, Evan showed Judy and Reg how to operate and maintain the home’s mechanical systems, including the HRV, the furnace and the on-demand hot water system,” says Joanne.


Any qualms they might have had about downsizing to a smaller footprint evaporated after move-in day. “Everyone who comes into our condo can’t believe we have downsized. They think it’s larger than the actual square footage,” says Reg. “It doesn’t feel like a condo; it feels like a house.” “It’s because of the open concept floor plan and the high ceilings. It just feels bigger!” says Judy. “I love the openness of our great room. When we have guests, we can be all together. We didn’t have that in our old house. The kitchen, dining room and living room were all separate.” The flexibility of the great room means that Reg and Judy can continue to host large family gatherings in their condo, without feeling cramped for space. “We had my family here for Easter for brunch. There were 18 of us in this space and it worked great,” says Judy. At Rosewood Estates, Boychuk customers receive generous design allowances that enable them to select their own décor elements from local suppliers, says Joanne. It was a process that Reg and Judy thoroughly enjoyed and none of the choices they made have proven disappointing – from the gleaming granite countertops to the elegant oak hardwood flooring. “We love the large wall of windows in the living room. It’s one of the reasons why we chose this particular unit, because of the full sun exposure to natural light,” says Judy. “I love having a main floor laundry, compared to the basement laundry area that was in our old house. My home office was also in the basement of our old house, and it kind of felt like a dungeon. In our new home, my office is on the main floor, just off the foyer. Here, it’s a main part of the house. I

love working in there,” she adds. Judy is particularly appreciative of the custom walk-in closet that Boychuk designed and constructed in their master suite. “In our old house we had two dressers and an armoire, all full of clothes, as well as a closet in the basement with seasonal clothes. We wanted the walk-in closet to be able to accommodate all of that, so we could eliminate some of those furniture pieces. To expand the square footage of our walk-in closet, we stole some space from the ensuite bathroom and opted for a large walk-in shower instead of a

tub and shower combination.” To double their living space, the couple also opted to have Boychuk professionally develop the lower level of their bungalow home. The layout includes a family room complete with a natural gas fireplace, a four-piece bathroom, extra bedroom, fitness/office area and a huge storage room with floor to ceiling shelving. “The fear of moving into a condo is that you wont’ have enough space for all your stuff. We have ample storage space – more than we thought we would have,” says Reg.

Reg and Judy continue to marvel at the level of quiet they enjoy in their new home. “As an ENERGY STAR property, it’s insulated and built so well, that we don’t hear any exterior noise unless we go outside,” says Reg. “Cars drive by on this street and we can’t hear them.” Having lived in their previous home for almost three decades, the decision to relocate and buy a new home was a major milestone for Reg and Judy.

It’s a decision they don’t regret. “Working with Boychuk Construction over the past year has proven to be an awesome experience,” says Reg. “The communication was great and we found them very accommodating throughout the entire process. We’re very pleased with the quality of construction.” “Five months later, we still wake up in the morning, pinch ourselves and think, ‘Is this really

our house?’” says Judy. Only six bungalow units remain for sale at Rosewood Estates. The show home, located at #14 – 315 Ledingham Drive, is open for viewing from 2:00 to 5:00 p.m., every Saturday and Sunday. City of Saskatoon puts the finishing touches on

NEW NEIGHBOURHOODS BY ASHLEIGH MATTERN

N

ow that the record-setting growth Saskatoon has experienced in recent years has returned to a more normal pace, the City and the land developers they've partnered with are working on making new neighbourhoods more homey, says Frank Long, director of Saskatoon Land. "We're making sure we get those parks in place for the families that choose those neighbourhoods, rather than having to live in a construction zone for a few years without any of those things," he says.

EVERGREEN In Evergreen especially, the finishing touches on the community are coming together. The "Green Bridge," a pedestrian bridge over McOrmand Drive, will be finished this year with landscaping and trails. The first of its kind in Saskatoon, the bridge is 10 meters wide, and will be a seamless extension of the linear parks on both sides. "That’s something we’ve always wanted to do, to connect the two sides of Evergreen together with

that trail structure," Long says. "It's probably the safest way for kids to get to school." The village square in the centre of the neighbourhood is also on track to be finished. With an amphitheatre for hosting live entertainment or community events, Long says it had always been designed to be the community focal point. With the neighbourhood nearly complete, more commercial sites will follow soon, from grocery

stores to medical clinics to restaurants. Plus, the two new elementary schools will be opening next year, with the parks around the schools completed on the same schedule. "The neighbourhood is coming to the point where it’s mostly built out and not a construction site everywhere, which is typically the case in new neighbourhoods," Long says.


ASPEN RIDGE The other new neighbourhood in the University Heights Suburban Development Area is Aspen Ridge, most famous for bordering the Meewasin Northeast Swale – an ancient river valley and native grasslands ecosystem. "Being in close proximity to that is great," Long says. "There's wildlife right out the back door, which is unique in the city." And there are still lots available that back right onto the Swale. In Aspen Ridge, they made their Phase One lots available last year and have sold half so far. With these recent sales, the City of Saskatoon made some changes to their lot draw process: They've created two categories for builders, allowing larger builders who have consistently bought more lots from the City over the years to pick their choice of lots separately from the main draw. This process allows top builders to choose groups of houses closer to one another, which helps them to save on construction costs, and achieve more efficiencies during the home build. "We still allow our smaller builders and general public to come in and select lots – they have access to same amount of lots they had before – but allowing larger contractors to choose lots through a separate process provides them with economies of scale."

Aspen Ridge is one of Saskatoon’s newest neighbourhoods, located in University Heights. Modelled as a sustainable urban village, Aspen Ridge will appeal to a broad demographic.

BRIGHTON & ROSEWOOD has slowed somewhat, but Long points out that's not necessarily a bad thing, especially for consumers. "There's way more choice out there than ever right now in the type of lot you might want, and it’s available now. If you're ready, we have the land, and that hasn't been the case in the last few years. It's one of the good things about a check up in the market." LS

KENSINGTON

While Dream Development is the main land developer for Brighton, the City of Saskatoon also has a small ownership there. They've already sold their entire ownership of single-family lots in Rosewood, and will have lots available in Brighton within the next three years. Rosewood is half built out, and Dream is just getting started with Brighton. Growth and development everywhere in Saskatoon

In all neighbourhoods, single-family lot sales have slowed, and the same is true for Kensington. Evergreen's development started at the height of the building boom in Saskatoon, so it ended up being one of the fastestdeveloped neighbourhoods on record, but Kensington doesn't have that luxury. This new neighbourhood is coming together a bit more slowly than Evergreen did, but that doesn't mean there isn't activity. Long says the City of Saskatoon and their partner land developers Dream Development are working on finishing the parks, including the areas around the community ponds. Further in the future, the neighbourhood will feature a village square, like the one in Evergreen. Once it starts to come together, Long sees Kensington as a location destination that people will choose to live in. "The decision we made as developers in both areas is that we're putting the same amount of amenities in the west side developments as we are in our east side ones," he says. "One of the things the administration wants to see is balanced growth in the city. We like to see the west edge of town grow just like the east. You see a lot of pressure put on road infrastructure when you see growth in one direction only."

Choosing the type of builder to hire ultimately comes down to whether you want to purchase a product or a service. A product is something that is made to be sold. Builders that follow this model choose a floor plan and exterior that works well for the typical family and they build many of them to leverage the scale of mass production. Although you get a very good price, customizations are limited. Some builders will allow the customer to pick paint colours, fixtures, cabinet door profiles and flooring. These builders are known as “production” builders. A service is the result of a personal interaction and refinement to meet an individual’s needs. Homes in this category are usually more customized for the buyer’s tastes. “Custom” builders will take their stock plans and modify them to meet a buyer’s specific needs. Buyers are also involved in choosing finishes for their homes. Taking the custom service relationship to the next level is the “boutique” builder. In order to handcraft a home around your lifestyle, a boutique builder begins by learning about your family and preferences. If you want to realize the full creative process, pick a boutique builder to deliver that high-end build and after-service experience. They will help you create a completely unique floor plan, customize your home’s infrastructure for energy efficiency and comfort, and choose your home’s architectural style. A

l Reisinger has known his way around construction sites since he was a boy. He’s a second-generation builder, easing into his father’s shoes along with his brother Tom at Riverbend Developments Limited (RDL). “My dad started in construction in the early 1960s, beginning with rooming houses and small apartment buildings, and built up from there,” he says. Whenever there was a school holiday, Al and Tom did small jobs on work sites – less glamourous jobs that weren’t assigned to any contractor, like moving lumber or buying coffee for workers, he laughs. “Back in those days, there was less concern about safety and hazards. Even when we were ten and twelve years old, we often worked weekends, summer holidays and Christmas holidays.” Fifty years later, he’s at the helm of a company that has been somewhat reimagined. Tom is the driving force on the construction side, while Al focuses on the finance and marketing side.

We were building condominiums, whether they be apartment condos or townhouses for sale, for buyers.” ‘Back in the day,’ they were a much smaller company with a greater management component. Now they’ve divested themselves of many apartment buildings and are actively constructing condominiums or multi-unit residential developments for ownership. Riverbend currently has luxury townhouse projects in Rosewood, Willowgrove and Evergreen. Their latest project in Evergreen on Rajput Way offers 15 townhomes with a fresh, contemporary vibe. Riverbend Developments has enjoyed the benefits of membership in the Saskatoon & Region Home Builders’ Association (SRHBA) since 2008. “One of the largest benefits is simply to have a voice for the industry, a unified voice that can represent individual members,” says Reisinger. He believes it’s an important platform for trades and subcontractors to gain visibility and make themselves known to

general contractors or developers. Roger Schmid works in sales and marketing for RDL and says smaller trades and contractors likely reap as much benefit from membership in the SRHBA as larger ones, but in a different way. Riverbend participated in the March 2016 HomeStyles show presented by the SRHBA at Prairieland. “We found it to be very valuable,” says Schmid. “The association of clientele was very good.” They appreciated the increased brand recognition and reinforcement of what people see in terms of Riverbend products in the market. Schmid says one of the reasons they decided to enter the show is because the Saskatoon market has slowed down a bit. Riverbend is also participating in the upcoming 2016 SRHBA Parade of Homes where they will deliver a first: a townhouse in the Saskatoon Parade of Homes. The Parade home is located in RDL’s Willow Brook condo development, located at 60 – 1550 Paton Crescent in Willowgrove.

Their current base of operations bears witness to the company’s significant expansion over the past decade. Built about three or four years ago, the attractive headquarters for RDL offers generous office space and greater storage potential at its location on Millar Avenue North. “We used to be downtown and it was strictly office space. There were lots of challenges with not having some warehouse component. And we needed a little more office space as well,” says Reisinger. The spacious, airy complex showcases the design expertise and quality that reflects the company’s philosophy. Reisinger continues to enjoy being in the construction industry. “We take great pride in providing a product that is of exceptional quality at the price point that we’re delivering it.” He finds gratification even ten years later when driving by a project he was involved in, seeing that the tangible result still looks good and knowing the owners are still happy. Schmid adds that superior workmanship is very evident and is something you sense when you walk into a Riverbend home. That commitment to quality is blended with an accessible approach. “What I see from the outside looking in is a family business that is very casual, with not so much formality and just

approachable,” says Schmid. Riverbend will be launching additional projects in the coming months. “Our inventory levels are very low,” says Reisinger. “The project we will be kicking off the soonest is a mixed-use townhouse project in Evergreen. They’re going to be more of a traditional, almost street front style townhouse, where you have

W

hen buying your first home, there are so many questions and often few places to turn for answers. If you’re building a new home there are even more details to keep track of, not to mention decisions to make. This past spring Montana Homes opened up their design centre for monthly workshops to answer many of the questions their clients had when building a new home. Kal Hourd says the goal was to engage potential buyers, but also to answer questions from firsttime home buyers. The workshops are kept small – just 12 spots are available. Hourd says this is in part due to space restrictions, but also to keep the sessions focused and include all questions from every participant. Topics have included design, buying a new home, multi-family homes versus single family homes, as well as one workshop devoted entirely to first-time home buyers. “It’s an hour long. No commitment is required,” says Hourd. “Come and ask your questions. We’re here to answer. At the end of the day if you just want to take your information and go and continue your search (with another builder) that’s completely fine.” The first step is to talk to a mortgage broker or a mortgage specialist at your bank. You can ask for referrals from friends, if needed. These professionals can be invaluable in giving you a good understanding of your current financial situation and what you can afford. You may decide to wait until you’ve tied up some financial issues or paid off a loan. “(With a pre-approved mortgage) It’s easier to go shopping because you know exactly what you’re able to buy,” says Hourd. Then it’s a matter of talking to builders and telling them what your budget is. Hourd’s biggest tip for first-time home buyers is to find a builder you feel comfortable with. It might seem trivial, but it’s vitally important to listen to your instincts and work with people you enjoy and trust. “If you’re not quite sure it’s working or that it’s going to work for the five years that the warranty process is still in effect, you might want to consider talking to another builder,” says Hourd. Building a home is a long process. You’ll be working closely with whomever you choose from design stages through construction and even after during the warranty period. It’s important to feel like your builder has your back and will be willing to work through any issues that could arise.


As the person who will call the end product ‘home,’ it’s important you feel comfortable with the entire process. His second tip is do your homework. “There is a need for education,” says Hourd That’s where workshops like Montana’s can come in. Topics discussed in the first-time home buyers workshop are: what it takes to go from renting to buying your first home; the steps involved, what it takes to get a mortgage; what all the costs will be; how to choose your finishings; and what to expect after you get your keys. Hourd suggests talking with friends or family members who’ve built houses. Everyone’s experiences are different, but they can provide valuable insight on what to expect. “Keep talking to people and keep researching until you find the people who are going to do the job for you,” says Hourd. “You find the plan that you like, you find the builder that you’re comfortable with and hopefully the rest of it is fun and relatively easy.” Anyone interested in attending a workshop can call the Montana Homes’ office to be notified when new workshops are scheduled. When you’ve decided to sell your home, the first mistake to avoid is to try selling the property on your own. To get the best results and top value for your home, it’s crucial to hire a qualified, honest hard-working real estate agent. Other common mistakes that homeowners make is when they don’t prepare their home properly for the market. Be sure to declutter, clean and do general maintenance repairs before showing it. Having good photos of your home is also important, so your listing will entice as many potential buyers as possible. The final mistake many people make is overpricing their property. By starting with an accurate listing price, you’ll attain maximum activity right from the start of the listing.

I feel that early spring is the best time to list a home before too many other homes come out on the market in competition. The market is constantly changing and it’s important to be responsive to those changes. Factors to be considered when determining the timing of your listing include the area you live in, the type of home you have and the current market competition. A good agent will be able to guide and help you with this decision-making process.

If you are working with a hard-working honest agent who is attaining a steady flow of qualified showings on the home and keeps you informed with the feedback of the showings and the current market activity, the lack of offers is more likely an issue of inaccurate pricing of the home. This could be the result of current market conditions or initial overpricing of the home. Talk to the agent and pay close attention to their advice and knowledge, as well as the current market information they are updating you with. If you are still not satisfied with the relationship you have with your agent, possibly it is time to assess that situation as well.

Empowering experience: WOMEN BUILD teaches new skills, supports the community BY ASHLEIGH MATTERN

ringing women to a Habitat for Humanity Saskatoon build site has some unexpected benefits, CEO Barb Cox-Lloyd says. "All the build guys tell me that women are much more meticulous. Everything is done to a finer detail." This isn't a slight against men, and isn't necessarily an innate trait in women, Cox-Lloyd says: It's that many of the volunteers involved with the Women Build are new to the skills they're learning, so they want to get it right, and they're not bringing any bad habits to the table saw. "They also listen to the supervisors," Cox-Lloyd adds. Women Build is an international program of Habitat for Humanity, aiming to get women out to learn construction skills and build homes for people in need in their communities. It's not

significantly different from any of their other builds, except that there are a few more women involved, and there's a big kick-off party. "The Women Build promotes women as leaders and provides an opportunity for them to learn some trades and skills that they wouldn’t otherwise have the opportunity to learn," Cox-Lloyd says. "It helps them to create change in their neighbourhood and their city." Over the past four Women Build projects in Saskatoon, they've had 1,800 participants; about 400 to 500 women volunteer their time each year. This year and next, all of Habitat Saskatoon volunteers will be working on a multi-family development on Slimmon Road. The development is a 12-unit, townhouse-style condominium. This year, they're constructing two three-unit buildings, and next year, they'll construct a six-unit building.

Participants in the 2016 Women Build are working on one of the homes in the development throughout July and August. The homes in the three-unit buildings will be universally accessible, with ground-level entries, wider hallways and doorways, and lower light switches. "The units are set up to adapt to the changing health needs of our families. In one of our families, the mom has MS health challenges, and eventually may be in a wheelchair, so the house can be adapted to that as her needs change." Two of the houses are one level, which helps to make them universally accessible, and while the third unit does have an upstairs, it also has a bedroom on the main floor to help with accessibility. The six other units in the development are typical builds. With 12 units on one site, it's the largest build Habitat Saskatoon has ever done. Last year, they built three duplexes and a fourplex, for a total of 10 homes, but these were on two different sites. "It's nice for us to be on one site and be able to put all of our efforts and all of our tools there." All of Habitat for Humanity's homes are built with 95 per cent volunteer labour, including 500 hours of sweat equity from the eventual homeowners. The homeowners are low-income, working families from Saskatoon. It will take about two and a half years to complete the entire development on Slimmon Road. Habitat's goal is always to get to lock-up by winter so volunteers can work in a heated home during the colder months. "When you build with volunteers, it takes a little longer, particularly in the winter, because you never know if you’re going to have someone on site." Each day, a crew of about 10 people will be working on each house. Habitat Saskatoon has one-day shifts available, and you can commit for one day, or an entire week – whatever works for you. "It's up to the individual how they want to commit their time. For the Women Build, it’s usually a oneday thing because we encourage companies to buy build days for a team of women." Once you're registered on the Habitat Saskatoon website, you can sign up for any shift you're interested in taking. Anyone can sign up anytime. "We try to make it as easy as possible to do," CoxLloyd says. "We build on donations, and we’re really happy for the community support. NARROW LOTS DELONIX

W

hen the team at Delonix Homes builds on narrow lots, they put as much time and effort into those smaller homes as they do their multi-million-dollar ones, says Delonix President Daryl Shannon. "A lot of people in the market for a new home can't necessarily get the financing for a half-million dollar-plus home, but don't want to compromise on the finishings. They want an entry-level home, but don't want to sacrifice those features." Delonix looked at the design features that were crucial to satisfying this niche, scrutinized the plans they already had, and came up with The Narrows – home plans that Shannon describes as "highly versatile template plans that aren’t cookie cutter and are fully customizable." The Narrows homes range in size from 1,200 to 1,500 square feet. The Fir is an open-concept bilevel; the Cypress is a bungalow with a finished basement; and the Hemlock is a two-storey home with three bedrooms and three bathrooms. Narrow lots in Saskatoon range from 24 to 32 feet wide by 100 to 110 feet deep, and the parameters of the lot brings with it limitations in what can be built. For example, The Narrows are not designed to have an attached garage – they must have a detached garage with access from a back alley.

to push the quality, push the creativity of what we do, to make a product that is exceptionally value oriented for our clients." Generally, The Narrows designs are going into new areas of the city, like Kensington, Aspen Ridge and Evergreen, where there are allocated narrow lots to build on, but they would also work well as infill homes on smaller lots. The homes start at $329,000 and go up from there. "That's an exceptionally competitive price point for any of the narrow lot houses out there," Shannon says. Until August 31, the price will be even more competitive, as Delonix is offering $8,000 off any new construction of a Narrows home. Shannon says they're able to provide such a competitive product "with all the extras at no extra cost" because Delonix employees complete the majority of the work on the houses. "We’re not subbing out the finishing work or the

flooring – we employ ticketed and apprenticing carpenters to finish our product. When we go up and we frame a house, Delonix employees are the ones that are framing that wall, and they know in six weeks time, they’re the same guy that’s going to have to hang the finished door, so they take that extra time and show that passion." Delonix has been operating in Saskatoon for nine years, and has been a member of the Saskatoon & Region Home Builders' Association since 2011. They've already made a name for themselves in the city as great renovators. Two years ago, they won Renovator of the Year, and Best Design at the Bridges Awards – and they're well on their way to bringing that same level of dedication to new home builds. "There’s only so much you can do on a narrow lot, but that doesn’t mean we have to sacrifice some of the key design features you'll see in a house that you would pay a premium for just because of the lot size," Shannon says. While some of their clients would reject The Narrows because it can't have an attached garage, for others, this is exactly what they've been looking for. Delonix has built spec homes from The Narrows designs, but clients also choose the designs for their custom homes because they're attractive. When building a home from one of these designs, their clients can edit any aspect of the house, from the style of kitchen, to flooring, walls, and finishes. In designing The Narrows, they worked with a designer who has experience creating multimillion dollar homes, and also searched out feedback from consumers to find out what they wanted. "Our houses we have for The Narrows have been fully thought out," Shannon says. This year, one of their narrow lot homes won the Bridges Award for Best Production Home - Up to 1,300 square feet. "We pretty much pulled out all the stops with that house," Shannon says. "The Narrows are a new addition to our new home designs, but we don't want to follow suit with the status quo. inland Homes is a young company with a lot of history. “My grandfather was a home builder in Dalmeny and Martensville under the name Klassen Acres,” says Graham Klassen, who owns Vinland Homes with his spouse, Kalina. “I remember going to job sites with him when I was three- or four-years old.” He adds that his dad, Don, who owns Crestview Auto, also taught him a great deal. “Whenever there was work to be done on our home, we did it ourselves. He never hired anything out.” Klassen says the company name was also chosen in homage. “I’m a history buff and the name Vinland was given to Canada by the Vikings when they first came here over a thousand years ago.” This homage is reflected in some of the names Vinland uses for its model homes – names such as The Erikson, The Cariboo and The Athabasca. The couple founded Vinland Homes in January of 2012 after operating a renovation company for several years. “We did everything – bathrooms, kitchens, basements, and all that stuff,” says Klassen. “We even flipped a couple of homes. We did everything in those from top to bottom.” An electrician by trade, Klassen says he learned much about the business by “doing everything myself. I didn’t subcontract anything out because I wanted the experience of doing everything with my own two hands. It taught me how the new home construction process worked from a trade perspective.” Moving from renos to flips to becoming a full-time home builder was the plan, he adds. “We learned a lot and made some really good contacts when we were doing that. So we knew we could make the transition easily.” Now he’s proud to be making his own history with Vinland. The company went from building one home in 2012 to three, seven, 10 and 18 houses in the following years. Klassen’s ambition is to eventually build 100 homes every year.

Vinland plans to do that by offering a high quality product with value, reports Brandon Moore, chief marketing officer. “We upgrade many features so buyers will see things like R60 batt insulation in the attic, triple pane Low-E argon windows, a full synthetic underlay on the roof, Watchdog weatherproofing on foundations, and envelope sealant all around the house. These are all included at no extra charge to the customer.” Moore adds that customers are also drawn to Vinland for their starter homes, with base prices starting at $339,900. “We offer models with legal suites so this helps entry level buyers but the homes are also attractive to investors.” While the company offers several models, Vinland Homes also custom builds. A new member of the Saskatoon & Region Home Builders’ Association (SRHBA), Klassen says Vinland joined after “being invited by the City to a meeting with other builders. There were some other, more experienced home builders there but there were also some representatives from the Canadian Home Builders’ Association [the national arm of the SRHBA]. Talking to them during the meetings helped me see the value of becoming part of the Saskatoon & Region Home Builders’ Association.” Klassen talked to the Association after those meetings and decided to join, enrolling in the courses to become a Certified Professional Home Builder. “After what I’ve learned, the feedback I’ve received and the value I’ve already received from being a member of the Association, my only wish is that I had done it even sooner. “The market research they do for members and the way they lobby the government on behalf of builders is really quite valuable.”


Klassen says the Association has helped strengthen Vinland’s philosophy. “I’ve always been very intentional about quality and doing stuff beyond the standard. I’d been studying much of what I learned in the home builders’ courses but it was useful to have it all reiterated.” He says customers also benefit when a builder is a member of the SRHBA. “There are many similar associations that I think people aren’t familiar with but I think the average person knows a lot about the Home Builders’ Association and sees the value in a company such as ours being a part of that.” Vinland Homes is proud to be participating in the SRHBA Parade of Homes, with a show home located at 242 Ells Crescent in Kensington. t all started when Marla Mullie got her retirement savings statement from her office job. She had 37 years until she could retire. Another 37 years at a job she described as “boring” sounded more like a prison sentence. “I thought, ‘No way! I’m not doing the same thing for another 37 years,’” recalls Mullie. It was while watching the Great Food Truck Race on the Food Network that she had another epiphany. She said to her husband, “Why couldn’t I run a food truck?” He replied, “Yeah, why couldn’t you?” Mullie enlisted the help of her niece, Stevie Brown, who also wanted out of her office job. Together the passionate duo have become a two-woman foodie force in Saskatoon – opening their food truck Rebel Melt for the 2015 season. During their first year in business, the intrepid duo say they achieved most of their business goals and were eager to get back at things this spring. For the second year in a row, Rebel Melt is the Saskatoon Food Truck Association’s Food Truck Wars Flavour Champion thanks to a winning dish of Southern Comfort Melt with Mojito Melon Salad. Mullie says growing up she didn’t really like cooking. Her family owned a restaurant at Jan Lake, in northern Saskatchewan. Instead of spending summers splashing around and having fun with friends at the lake, she and her siblings found themselves conscripted to the kitchen. “It took me a long time to realize that I really did like it,” says Mullie. “When I started cooking from home and found that I did like it, I realized I had actually learned some things from my mom.” She is most proud to carry on the family tradition with Brown. “I don’t have kids of my own. [Stevie] being in the truck with me, it’s nice, because now I can pass

those things onto her.” For her part, Brown is just as enthusiastic and joyful as her aunt to be serving up comfort food from a truck. Rebel Melt is one of a handful of food trucks in Saskatoon run by women. The aunt-and-niece partnership is spreading their love of simple food, packed with the signature flavours of the South. Their motto is, “Put the South in yo’ mouth!” – paying homage to Mullie’s mother and her roots in Kentucky. Mullie shares four simple recipes to put the south in yo’ mouth this summer. First is Simple Skillet Chicken. Mullie describes it as “almost fail-safe” with loads of flavour. In addition, she offers a recipe for fresh hush puppies with aioli, followed up with a downhome dessert of Summer Peach Cobbler with Fresh Raspberry Sauce. SIMPLE SKILLET CHICKEN • 2 boneless skinless chicken breasts • 1/4 cup all-purpose flour • Salt • Pepper • 2 Tbsp. olive oil Lightly pound the thickest part of the chicken breast with a mallet until they are a uniform thickness. Season both sides of chicken pieces with salt and freshly cracked pepper. Dust lightly with flour, shaking off excess. Heat olive oil in skillet over mediumhigh heat and add chicken. Sear for one minute per side. Turn heat to low and cover with a tight-fitting lid. Set timer for 10 minutes; do not lift the lid until the time is up. Flip chicken pieces and cover with lid. Turn off the heat and set a timer for 10 more minutes; serve.

EASY HUSH PUPPIES EASY HUSH PUPPIES • • • • • • • • • •

1 cup cornmeal 1/2 cup flour 2 Tbsp. sugar 1 1/4 tsp. baking powder 1 tsp. baking soda 1/2 tsp. salt 1/2 tsp. cayenne 1 1/4 cup buttermilk 1 large egg, beaten 2 scallions, chopped fine

Whisk cornmeal, flour, sugar, baking powder, baking soda, salt and cayenne in medium bowl. Stir in buttermilk, egg, and scallions until batter forms. Do not over mix. Using a greased spoon (cooking spray works well), drop batter into 375°F oil, turning until golden brown and cooked through, about 2 to 3 minutes. Transfer hush puppies to paper towel using a slotted spoon. Sprinkle with sea salt and serve immediately. Serve with aioli or other dipping sauce. 2016 | SUMMER

SUMMER PEACH COBBLER 1/2 cup unsalted butter, melted 1 cup flour 2 cup sugar 1 Tbsp. baking powder Pinch of salt 1 cup milk 4 cup peeled, pitted and sliced fresh peaches (5-6 medium) • 1 Tbsp. freshly squeezed lemon juice • Cinnamon (optional) • • • • • • •

Preheat oven to 375°F. Pour melted butter into 13x9-inch baking dish. In a medium bowl, whisk together flour, one cup of sugar, baking powder, and salt. Stir in milk, mixing until just combined. Pour batter over melted butter – do not mix. Combine peaches, lemon juice, one cup of sugar in a small saucepan. Bring to boil over medium heat. Pour over batter, including liquid, but do not mix. Bake 40 to 45 minutes until the top is golden brown. Serve warm or cold with Fresh Raspberry Sauce.

FRESH RASPBERRY SAUCE • 2 pints fresh raspberries • Juice of 1 lemon • 1/3 to 1/2 cup sugar Add all ingredients to small saucepan and heat over medium until sugar is dissolved and berries just start to break down. Strain sauce through fine mesh strainer to remove seeds and pulp. Chill and serve.
