Choose the right flooring for each room

Just like the different spaces in your home, no two types of floors are the same, so make sure you’re choosing the best option for the environment you’re trying to create. Here are some ideas from Michael Chung, associate merchant of flooring at The Home Depot Canada. Bedrooms. Carpet is the traditional choice for bedrooms, as it adds a sense of comfort. However, wood is a fashionable and functional alternative. Laminate flooring is another smart, cost-effective solution that can add style and durability to your room. Bathrooms. Flooring that can withstand humidity from running faucets and showers is crucial, which is why vinyl flooring and ceramic tile are the most popular choices. However, newer versions

of laminate flooring, such as the new water-resistant Lifeproof laminate that can withstand spills for up to 24 hours, are increasing in popularity. Living rooms. The two biggest trends in living room flooring are wood and carpeting, which provide warmth to your entertaining space. The longtime head coach of the University of Saskatchewan Huskies men’s volleyball program knew a recruit was facing a sexual assault charge in Alberta prior to joining the Huskies for the 2017-18 season. Matthew Alan Meyer, who is from Prince Albert, pleaded guilty to sexual assault on Monday in Medicine Hat in connection with an incident in January 2016. W When Meyer played for the Huskies in the 2017-18 season under head coach Brian Gavlas, the charge had not yet been proven in court. Meyer was sentenced to two years in prison followed by three years probation. As part of his sentence, he was ordered to take courses about sexual assault prevention. Meyer pleaded guilty to sexually assaulting a passed-out Medicine Hat College student at a house party on Jan. 17, 2016, the Medicine Hat News reported. He also admitted photographing her during the assault, pleading guilty to voyeurism. At the time, Meyer was a member of the college’s Rattlers volleyball team. Gavlas declined to comment on Meyer’s guilty plea. “I was aware of the charge, yes. I wasn’t aware of what was happening,” he said Tuesday. S A S K AT O O N

“We had talked briefly about the situation. We didn’t go into a lot of detail.” When he and Meyer “discussed the possibility of being a part of our team and our program, we discussed certain aspects and certain expectations, and what might be best for him individually and what might be good for our team in regards to having him involved,” Gavlas said. “It became a choice and decision that for his time during this past year it would be best for him to be supported and part of a passion and a sport that he enjoyed and a group of guys that could support him ... Nowhere along the lines did we take anything that had happened in the past into account with his involvement with our team.” Asked if he was worried about having someone accused of sexual assault join the program, Gavlas said he “would be concerned about the perception that would be out there, for sure. “My major concern was for him individually as a young adult and what this mistake in his life is causing him or costing him, and what we could do to make sure that the path forward is the best possible path forward. “From my perspective as a coach and as a father, I thought being involved with our team and our program would be best at this particular stage in his life.” In a prepared statement, Huskie Athletics chief athletic officer Shawn Burt said the school will launch an internal investigation into “how this individual was able to compete as a Huskie athlete.” Meyer has been removed from the roster — his bio was no longer found on the Huskie Athletics website — and the circumstances will be reviewed under Huskie Athletics’ code of conduct, Burt said. “We take the matter extremely seriously, as the type of conduct associated ... is not reflective of our values as an athletic program or university,” Burt said. Is it time for new windows?

W i n d o w s h e l p r e g u l at e t h e temperature in a home, let in natural light and keep insects, weather and outdoor elements outside where they belong. The right windows also can add value to a property by providing aesthetic appeal and increasing curb appeal. Although homeowners can typically get many years out of their homes’ windows, ultimately windows will need to be replaced. Homes that are more than 20 years old and still have their original windows could be due for an upgrade. Aluminum- or woodframed windows also may be ripe for changing. As a homeowner, what you get out of your renovation project can often depend on the money you have put into your home. Unless you have physically saved up money to build your dream kitchen or install hardware flooring, as a homeowner you will likely need to access the equity in your home before tackling a major renovation. And according to Angela Quartly, a mortgage associate with Dominion Lending Centres in Regina, this can be harder than people anticipate because the rules around refinancing have changed “quite drastically” in the past couple years. Homeowners now need to have a minimum of 20 per cent equity in their home to refinance their mortgage. “A lot of people think, ‘I’ll renovate down the road’, but there are limitations these days,” Quartly said. “First-time homeowners who put five per cent down are not going to be eligible until sometime in the future. Until you have that 20 per cent equity, you can’t refinance your mortgage; typically you just renew or switch mortgage lenders at the end of every term.” Some homeowners, such as those who bought a fixerupper, may find that waiting to reach the 20 per cent equity level is not the best option for them. For these people, Quartly would recommend a Purchase Plus Improvement Mortgage. This is where a homeowner includes the cost of a renovation in the initial mortgage upon purchasing the property. If a new homeowner immediately wanted to replace a bathroom, for

example, Quartly said they would be allowed to borrow up to 10 per cent of the purchase price to go toward this renovation. “They would need to submit quotes from the contractor they’re going to use and that information would be sent to the bank for approval,” she said. “The homeowner will have to pay for the improvements up front, so they need access to whatever money they’re going to pay the contractor to do the job. After the job is completed, a copy of the

paid invoice will need to be submitted and an appraiser will need to come out and confirm that the work has been completed before the homeowner gets reimbursed by the bank.” Once you have owned your home for an extended period of time and have 20 per cent equity, or perhaps have paid off your mortgage all together, Quartly said you would have access to more equity to pay for a home renovation – up to 80 per cent of the value of your property. A homeowner with

a house worth $400,000 that has no mortgage, for example, could do an equity take out up to $320,000. Quartly said the best time to refinance your mortgage is when it’s up for renewal so you avoid penalties for breaking your mortgage. Homeowners need to calculate how much they can borrow and take a stress test similar to the one you’ll take when first applying for your mortgage. She said it’s also important to be aware of the fees associated with refinancing;

it can cost $700-$1,000 for land title registration and possibly an appraisal that’s required. There’s also increased interest rates to contend with. “The interest rate platform has changed a lot for typical refinances because a lot of lenders have taken an opportunity to charge a little bit higher interest,” Quartly said. “It used to be that if you had good equity in your home you could qualify for lower rates, but it’s the opposite now. If it’s not an insured mortgage the pricing

Shift gears with a new garage door by PaT RedigeR

You may think of your garage door as a place for your vehicle to make an entrance. But by upgrading your garage door, you could be making a statement. “ The garage door occupies approximately 40 per cent of a home’s facade, making an unattractive door hard to miss and a bit of an eyesore for the neighbourhood,” said Lana Winterfield, North American marketing and communications manager for Creative Door Services, a company that supplies, installs, services and repairs Canada’s largest selection of garage doors and overhead doors. “As a primary focal point of your home’s exterior, it’s important to make a good first impression with a garage door.” There are many different garage door styles to choose from. Winterfield said some popular brands are Wayne Dalton and Richards-Wilcox, which include sought-after styles and materials including: modern glass garage doors (sleek modern style with full view windows); classic steel garage doors (high quality materials, excellent insulation, various finishes); carriage house garage doors (look of wood but with the convenience of steel and an old-world). Wint er field said th e trendiest panel styles are flush and ranch, with top row or vertical stacked windows down one side for the window configuration. The most popular colour on the market is black, with the neutral woodgrain look of the Wayne Dalton Sonoma being a close second. Don’t worry, however, if you’d like to explore some different colour options. “Wayne Dalton offers over 6,000 colour choices for its garage doors, which gives homeowners the ability to match their garage door to other elements of their

home for a more cohesive look,” Winterfield said. Making sure your garage door is stylish is important, but it’s certainly not the only factor to consider. Improvements to technology have meant big changes in garage door security and accessibility. For example, all new garage doors come with safety photo eye sensors, which prevent the garage door from closing on an obstruction in its path. There are options for automatic garage door locks and a system that automatically protects against forced openings of the garage door. Opener manufacturer LiftMaster has a built-in MyQ technology that sends activity alerts and opens and closes your garage door with the touch of a button on your smartphone, sets recurring schedules to open and close your garage door and turn the MyQ lights on/ off and syncs with popular smart devices and platforms. Having the proper garage door can play an important role in maximizing your home’s energy efficiency. Choosing a garage door with a high R-Value (Winterfield recommends a minimum value of 12 for Canadian climates) is important to maintaining a consistent temperature in and around your garage, providing better thermal resistance to heat flow in and out of the garage. To combat the cold winters in Saskatchewan, customers may want to go with a garage door that has the highest level of insulation: triple layer. These doors are filled with polyurethane (spray foam) that expands inside the door for better insulation. “An energy efficient garage door will help keep your garage warm in the winter and cool in the summer,” Winterfield said. “This is especially important if your garage is heated (hot air can escape through your gar-

age door and drive up your energy bill). If your garage is attached to your home, and/ or you have a room above your garage, cold air can travel through the weatherstripping, entryways, or vents and contribute to a rise in monthly heating and/ or cooling costs.” In today’s market, garage doors usually start at approximately $2,100 to

$2,300 with an opener and $1,600-$1,900 without an opener. A typical timeframe for installation is between two to three weeks for a standard design without windows and four to six weeks for a custom design. There is an added bonus to upgrading your garage door. According to the 2017 cost versus value report, an upscale garage door is

ranked number one on the home improvement investment scale and can potentially give you upwards of a full return on your investment in many North American markets. “With real estate prices on the rise, and the real estate competition fierce, a new garage door can give you a leg up on your competition by making your property

more enticing so that it sells fast,” Winterfield said. Once you’ve found your perfect garage door, don’t forget the upkeep. Winterfield said your garage door should be maintained yearly to help extend its lifespan. She said homes with garage doors of 20-plus years may experience issues such as higher repair costs if not maintained annually.

Questions to ask before embracing DIY

Home improvement projects are as popular as ever. In its 2017 True Cost Survey, the home improvement site HomeAdvisor found that, between February 2016 and February 2017, homeowners spent an average of just over $5,000 on home projects. That marked a nearly $1,900 increase from the year prior, indicating that homeowners are increasingly opening their wallets to transform their homes. In addition to spending money to improve their homes, many homeowners are spending their time on projects as well. While DIY projects can provide a sense of fulfillment and personal attachment to one’s home, prospective do-ityourselfers should ask themselves some questions before picking up their hammers and getting to work. • Do I have the time? Many home improvement projects require a significant amount of time to complete. Homeowners whose time is already stretched thin with commitments to work and/or family may not be able to

complete projects within a reasonable amount of time. That’s fine if working on a part of the home that won’t affect daily life, but can prove stressful or problematic if the project is in a room, such as a kitchen or bathroom, that residents of the home use each day. Novice DIYers should be especially honest with themselves about the time they have available to work on the project, as such homeowners are bound to experience a few time-consuming missteps along the way. • Can I afford it? While DIY might seem more affordable than hiring a contractor, that’s not necessarily true. Novice DIYers may need to buy or rent tools, costs that can add up.
