he real estate maxim is location, location, location. But for Pat Dell and the rest of the team at Verico Crown Mortgage Services, that should also be right place, right time.
The real estate analogies abound, as the company Dell co-founded entered the mortgage brokerage field just as the industry was starting up — it was in on the ground floor, so to speak. And, it’s more than kept pace as more and more people take advantage of the service. A recent Canadian Association of Accredited Mortgage Professionals (CAAMP) consumer survey indicated 30 per cent of the mortgage market is completed through mortgage brokering. Now celebrating its 15th anniversary, Verico Crown Mortgage Services has ridden the rising trend toward the use of mortgage brokers that has occurred since the company’s formation. “We came in right when people actually started to hear about mortgage brokering. People were looking for something different than what a bank would give them and we were able to do that. Right place, right time, I guess,” said Dell. At that time, many large real estate companies were beginning to establish mortgage brokerages within their offices. While the idea was beginning to become accepted nationally, it hadn’t really taken off yet here in Saskatchewan. Dell, who was working in the mortgages section of an investment firm, liked the concept and, when her boss and another partner decided to break off and set up a separate brokerage, she went along. The three formed Regina’s first mortgage brokerage company. Soon after, they welcomed a fourth team member, Lynda Moore. Not only were there few such companies operating in the city at the time, most of the people working in banking and real estate then were men. The two female brokers, Moore and Dell soon realized they might be able to put their own mark on the industry and decided to strike out on their own, forming Crown Mortgage Services in 1999, located within the Re/Max Crown Real Estate offices. “For the first couple of years, it was just the two of us, in a business that was still very male-dominated,” Dell said of the company’s beginning. However, they soon welcomed a male to the team — Don Schick, a 34-year veteran of the credit union system. Moore stayed for another year before making the difficult decision to move back to Toronto with her family. Upon her departure, Dennis Yanko, another veteran of the Saskatchewan financial industry became a partner of the brokerage.

Crown Mortgage Services continued to operate independently for a number of years before joining Verico Mortgage Brokers Network — a decision that Dell says was “a no-brainer.” The word Verico means Truth, Transparency and Trust, which is how the business plan is modelled. Now with five brokers and an office manager, Verico Crown Mortgage Services continues to ride the elevator of success. “People are ready for change and are looking for something a little different than what a bank tells you. If you’ve got those products, you’re in a good spot to help people,” Dell said, and helping people is one of the factors that makes the job worthwhile for her. “Two of the things I love about this job are putting people into houses and solving financial puzzles” she said, pointing to a recent week when six clients bought their first homes. “That is just so much fun, and such a good feeling when you get people their first home.” The puzzles come from helping people find the right mortgage for their needs, especially if they have had financial or personal troubles that make them believe they can’t get a mortgage. “Just because their bank said ‘no,’ they think that no one wants anything to do with them. And, that’s so not true. Different lenders have different policies, so you just need to talk to one of our team members who understands what they all are,” Dell said. The ability to solve those kinds of financial puzzles is one of the advantages of using a mortgage broker, who can consult with many different lenders to obtain the best possible mortgage to fit the client’s needs. “We don’t have an affiliation to any one particular lender,” Dell said. “We try and find a product that is going to fit the client rather than trying to place them into a product because our boss tells us. As a bank, you have so many products and they have to fit one of those little boxes. That’s not us. We try to find out what’s best for the client and, because we have such a variety of different lenders, we have the ability to see what fits best.”
That kind of flexibility, which can include different pay-out penalties, down payments or arrangements for extra payments, has led increasing numbers of people to use brokerage services. It doesn’t hurt that mortgage brokers often can obtain mortgages for their clients at rates less than those offered by banks. And, the mortgage lender, not the client, picks up the tab for the brokers’ services in almost all cases once the mortgage is funded. Dell attributes her company’s long-term success to the knowledge, commitment and experience of the people working there. “We

Each year, Consumer Choice Award gathers the opinions, perceptions and expectations of thousands of consumers and businesses. Winners go through a rigorous selection process conducted by a third party research firm to ensure only the most outstanding service providers are the winners within their respective industry. A lot has changed in 15 years, more than just the growth of the industry itself. Dell is proud that her company was one of the first mortgage brokerages in Saskatchewan requiring that its representatives be accredited by the CAAMP and licensed through the provincial Financial and Consumer Affairs Authority (FCAA). That requirement is now part of the legislative requirements gover ning mortgage brokers, legislation that Dell considers “excellent.” “You can’t just hang your shingle out and say ‘OK, I’m a mortgage broker,’” she said. In addition, there’s no opportunity to rest on their laurels — the accreditation requires continual education and renewal. Improving communities
RE/MAX real estate agents not only do their utmost to find great homes for buyers, and buyers for great homes, they also strive to improve the neighbourhoods in which those homes are located. To that end, Re/Max agents work with and contribute to a variety of charitable causes. In 2013, RE/MAX Western Canada was the region in the RE/MAX network that made the largest contribution, providing $1.7 million to charity. In 2014, the region contributed $2 million. The Regina offices have been designated as RE/MAX Miracle Offices, a prestigious title that has been given because every agent contributes a portion of their transactions to the Children’s Health Foundation. An event that also raises funds to help make Saskatchewan a better place for sick and injured children is RE/MAX‘s Charity Golf Classic at the Deer Valley Golf Club. This year marks the 10th anniversary of the tournament, and, to date, it has raised $195,000. Proceeds are donated to the Children’s Hospital Foundation of Saskatchewan, which provides funds for the Children’s Hospital of Saskatchewan and for the enhancement of children’s health care in general. But it’s not just that the profits from the event go to a special, worthy cause that results in the golf tournament being sold out in most years. “It’s a day of fun — it really is,” said Kim Oberthier, a member of the event’s organizing committee for several years. “We try and make it a lot of fun by including things like closest to the pin, closest to the line and longest ball.” And it’s not just expert golfers that enjoy taking part. Players of all levels take pleasure in hopping onto their carts in preparation for the 1 p.m. shotgun start and then heading out onto the beautiful Deer Valley course. Those who feel they may need a little help with their games can purchase mulligans to remove that errant shot from their scorecard or putting strings to improve on that missed putt. If that doesn’t bring the team’s score down, there is always the hope of being named Most Honest Team, an honour that reflects the light-hearted nature of the tournament. Everyone is invited to participate in the event. “You get people who are involved in real estate, and you get people who are not,” she said. “The more awareness we make out there, the better — it’s for a good cause.” The entry fee for the tournament, which takes place on Aug. 18 this year, is $175 and includes a pre-tournament lunch, use of a power cart during the tournament, dinner and door prizes, some of which are provided by RE/MAX agents. A shuttle — both to and from the event — is also available. To register online, or for more registration information, visit www.golfclassic.ca. Other businesses are also invited to donate door prizes or contribute through a variety of sponsorship opportunities. An $899 contribution provides registration for four golfers, course signage, table signage and an acknowledgment at the banquet. Other opportunities include providing door prizes or silent auction items and sponsoring holes or competitions, such as short drive, long drive, closest to the pin, chipping or putting. Oberthier said the highlight of the evening banquet is when a child representing the Children’s Hospital Foundation addresses the gathering, an experience that demonstrates the true relevance of the event to those who have worked tirelessly to make the event a success. “It’s so worth in the end when that child gets up and speaks,” she said. “They are young and they are just so great at public speaking. It’s amazing. They just absolutely blow us away.”
