Bright, clean, spacious and airy, the home
of Denis and Lindsay Jones flows so naturally to the outdoors it’s hard to distinguish where the house ends and the yard begins. The house itself, built with the cuttingedge Bone Structure technology, perfectly frames the outdoor living space where the family of six spends so much of their time, playing water sports in the pool, chipping and putting on the green, eating supper on the deck, or entertaining in the cozy yet stunning pool house. The Bone Structure construction system utilizes pre-cut galvanized light steel to frame this one-of-a-kind Regina house.

The technology creates many unique design opportunities within the home. “We took advantage of the architectural features that it allows,” said Lindsay Jones. “We realized how big you can make the windows, and how much you can open a room. I love how bright the house is, how open it is and how decluttered it feels.” Denis Jones is the President and CEO of Deveraux Homes. The company chose the lot for its location, so views through the windows would showcase The Greens on Gardiner Park. When the steel frame was built, the Joneses decided to make the home their own and began to customize it for their family’s needs.
The Bone Structure system accommodates clear spans up to 25 feet in length, ideal for open concept layouts, as seen in the main floor living space of the Jones’ home. Natural light pours in through the near 11-foot floor-to-ceiling windows that extend across the great room, overlooking the 12 by 24-foot outdoor pool where the family enjoys water sports. The steel also provides enough support for concrete floors. As a result, in-floor heating was installed throughout the home. Combine that with spray foam insulation, and the R-value is phenomenal. Dual furnaces and air conditioners heat and cool the house only when necessary. The open living space features a high

gloss walnut kitchen, which connects to a sitting area and wine corridor with a tasting table. Lindsay, who decorates Deveraux’s show homes, designed her home as well, and the company received the Interior Decorating Award at the 2016 Regina & Region Home Builders’ Association Master Awards. The breathtaking house also won Master Awards for Custom Home over 2,200 square feet, Best New Home Kitchen, and Green Build of the Year. “It wasn’t intended for awards or being showcased, but for us to live. And it turned out really well – we just love it,” said Lindsay. “Once I picked out the walnut, it dictated every other finish in the house.” The distressed plank flooring is a base to

the natural limestone fireplace, which matches the Hollywood staircase with its custom glass railings, and flows to the exterior’s floated acrylic stucco. The soft earth tones are a natural extension of the grey stampcrete surrounding the pool, the walnut grain PVC fence, and the colours of the park itself that can be seen not only from outside but spectacularly from the massive windows of the master bedroom. their room, Denis and Lindsay can walk onto the deck which wraps all around the second floor. Unlike most Regina homes, the house doesn’t have a basement, but rather the second floor is where the family often relaxes, in the bonus room surrounded by the kids’ bedrooms, all which were built for them with custom cabinetry and built-in desks and shelves.
Denis and Lindsay’s daughter Madison has a hot pink-accented room featuring a cute balcony off the side of the house. Their sons, Aiden and Logan, have similar rooms with LVP wood walls and industrial features. Lindsay’s latest project has been planning space for their new baby, Brooklyn. Lindsay was able to design the bathrooms so that despite the high ceilings – nine feet upstairs – they felt comfortable. “In the bath-

rooms, we have a full wall of Carrara and quartz tile to frame the vanities, with hanging pendants to match,” she said. “In the downstairs half bath, I was thinking of what we could do to break the space, so we built the custom walnut alcove.” The pool house outside is much more than just a changing space. It features a natural gas fireplace, a barbecue with hood vent, full fridge, and entertainment system. In the back is a half bath, sink, storage room and change rooms. It’s where the family loves to entertain, and “solve the world’s problems” around the fire. “My favourite part is the outdoor space, as it’s so unique,” said Denis. Q: What if I have water penetration issues concerning the basement?
A: Your home is covered for water leaks following possession. Contact your builder for details and to arrange for an inspection. A basement isn’t necessarily constructed to be waterproof. The minimum requirement of the governing National Building Code is for the concrete foundation to be “damp-proof” only. Water penetration doesn’t always mean there’s an issue involving structural failure, material quality or workmanship. Other contributing factors could include subsidence of the soil around the foundation (which effectively changes the grade), watering too close to the foundation or removing downspout extensions so rain water is released too close to foundation walls.
Q: What if I have water coming in from the windows after the first year?

A: Not all warranty providers cover water penetration for the above-ground portion of your home. Check with your builder to make sure you are covered in all cases. A: Some warranty providers only cover structural defects if the house is rendered uninhabitable! Ask your builder if you are thoroughly covered. A structural defect is a failure of a load-bearing component, which if not properly addressed could lead to failure of your home to provide support. By that definition, a basement crack isn’t a structural defect, but it may be an indication that such a possibility exists. If you still have concerns regarding a possible Structural Defect, after discussing it with your builder, who is a member of SNHWP, you may contact the Program. A Program Representative will take down the details and a Program Inspector may come out to investigate at no charge. If there is a structural failure, the builder will respond with repairs to correct the cause or causes of the failure within the limits of the structural integrity coverage. Q: Which builders have full coverage? A: A list of builders that are members of The Saskatchewan New Home Warranty
Program can be found at www.nhwp.org. SNHWP is solutions-oriented. It will provide solutions for both new home builders and buyers and is always available to offer helpful advice. They have offices in both Saskatoon and Regina.

most recent show home at 1620 Maple Street is beautiful and modern, clean and contemporary, at a modest price point that works for young families. “The joy of a compact, 1,560 square foot twostorey is it fits on a narrow lot, so the land is less expensive, and building up is always less expensive than building out,” said Heather McGinnis, project consultant at Munro Homes. “That’s why you see more two-storeys for young families than you do bungalows. You get a big-

ger bang for your buck.” Munro Homes is known for building fabulous, award-winning expensive show homes. However, this $580,000 show home in Maple Ridge reminds buyers that Munro builds more than high-end, luxury homes, although all of their homes maintain the quality of material and workmanship. This plan, the Youngstown, has had an update from the original that Munro built throughout the city in recent years. The former turret style dining room has been squared off, the corner ensuite tub has been replaced with a custom walk-in shower and the exterior finish
and roofline has been modernized “This home tends to be what everybody’s looking for,” said McGinnis. “It has an open floor plan, with a decent sized kitchen and a very good sized eating area. Many people who are new to Canada are very interested in having big eating areas for family to gather.” The kitchen cabinets are designed by Rick’s Custom Cabinets, and showcased by LED stroke lighting, an undermount sink, a modern faucet and Hunter Douglas blinds to control the bright sun from the western exposure. There is a walk-in pantry, and the kitchen smoothly flows into the living room and front entrance.
The kitchen countertops are Cold Spring granite, while the half-bath downstairs and two full bathrooms upstairs have a matching laminate counter for flexibility in the budget. While Munro builds both spec and custom homes, McGinnis said even with a pre-determined plan, they customize for each client. For example, while the bathrooms in the show home have a linoleum floor, they can easily be modified to match the knotty, wood-grain laminate flooring that runs throughout the main floor of the home. Carpeting begins on the staircase and up into the hall and three upstairs bedrooms. “Almost everything we build is custom built for a client,” said McGinnis. “What will happen is, from this show home we will have people say, I love this but – it needs to have a triple garage, or a bonus room – and we modify this plan for the people it appeals to.” The glossy woodgrain tile is a gorgeous backdrop for the landscape gas fireplace, which is low enough to allow the television to be mounted at the perfect eye level. It’s the focal point in the clean, contemporary style of the home. Interior designer Marina Hildebrand chose Ingenious Gray Sico paint throughout the main floor, with a Para Paint Brushed Nickel in the bathrooms. The newest trend is not brown or gray paint but a mixture – more of a “greige.” The artwork on the walls of the show home is original Canadian artwork from the Assiniboia Gallery. While touring the home, visitors may view the beautiful works and contact the gallery to purchase. While most features of the home are in keeping with a lower price point, there are a couple of upgrades included. The upgraded trim package includes a standard baseboard but a header over the windows and doors as a beautiful accent. Upstairs in the master bedroom, the ensuite includes a large vanity with double sinks, as well as a striking custom shower. Of particular note in this home is the oversized garage with the offset door. The 26-foot wide by 30-foot deep garage provides ample storage space for snow machines, lawn mowers, motorcycles, bicycles and other toys. The exterior of the home is contemporary acrylic stucco with cultured stone, and large modern house numbers complimenting the look. The basement is not finished, however it is insulated and framed with a bedroom and a roughed-in bathroom allowing future flexibility to the homeowner. The retailer sells a variety of refrigerators, freezers, ranges, cooktops, microwaves, washers and more from brand names such as Samsung, Frigidaire Professional, KitchenAid, Bosch, and premium brands like Sub-Zero, Wolf and Jenn-Air. “You know what to expect when you walk in our store,” said Jeff Sastaunik, store manager. “We specialize in selling appliances and that’s our only business. We take the worries away from the customer with our many years of experience.” Coast Appliances is a national chain established in British Columbia over 35 years ago. There are now 16 locations from B.C. to Ontario, including one each in Regina and Saskatoon. The Regina location was established in 1982, and has relocated a few times as it increased in size. When Sastaunik started with the company in 2000 as a builder sales representative, he said there only around three sales staff and the company dealt mostly with builders on a wholesale basis. 2008, it has opened its doors, so to speak, to a much wider customer base with their state-ofthe-art 9,000 square-foot showroom. “We didn’t turn away retail business, but at the same time we didn’t seek it,” Sastaunik said. “We now seek retail business and we’ve grown to become a major player in the appliance business with 17 employees. We got a new president and new regional manager about three years ago and have done a lot more advertising. It’s been a real positive growth aspect. They have been a huge part of our success.”
He added that Coast Appliances has supplied appliances for all market segments ranging from apartment replacements to homebuilders to contractors. The company has even supplied the Saskatchewan Roughriders with fridges for the old Mosaic Stadium and now the new Mosaic Stadium. Sastaunik said that one of the major advantages Coast Appliances has in the marketplace is being a specialty store. In Europe, a lot of the clothes washers are small and are located right in the kitchen. The durability of quartz has made it a popular option in stone countertops with homeowners and designers.
For years, almost all conversations about countertops centered around granite. It was the must-have material for kitchens. But preferences are changing, and granite is not as trendy these days, says Glenn Ruzicka, general manager with FloForm Countertops. “It’s the godfather of hard surface options like quartz. Granite is the thing that started all this, but quartz has taken over.” In addition to these popular stone options, homeowners and designers are also looking for styles that will stand out. Wood is coming in as a feature piece in the kitchen, and solid surface products like Corian are moving from commercial settings into the home. Even laminate is seeing a resurgence as manufacturers improve their ability to mimic premium materials. With so many options, how do you choose which is best? Here is a rundown of the most popular choices. QUARTZ
One of the reasons quartz has overtaken granite as a popular choice is because it’s so durable. Granite can break during shipping, and at home through use, plus you do need to reseal it regularly. Quartz has far less breakage ‒ even if you get a chip in it, it likely can be repaired ‒ and the maintenance is easier. ate a build-up on the top, which will dull the shine.” The price is on the higher end, but the easy maintenance and durability makes it worth it. Plus, Ruzicka says great designs from manufacturers like Cambria keep quartz competitive. “It’s the hard and shiny that really sells…. It seems to be taking over.” WOOD
Wood is also a “mover and a shaker,” Ruzicka says. When people put wood in their kitchens, it’s usually as a feature piece, like on an island. It’s a cost-effective accent to have in your kitchen, coming in at a price range between stone and laminate, but it’s still a premium product and does require special care. This is not a butcher block! “It’s a natural product, so it does require maintenance. It does scratch if you use knives on it, and it will dent if you drop something on it. There are cons, but the pro is the beauty of it. If you like the natural look, that’s the way to go.” LAMINATE
While it’s hard to say laminate is trendy, it’s a perennial favourite because of its low price point. And laminate manufacturers are now mimicking granite, quartz, and wood with impressive results, giving you the ability to be on trend without blowing through your budget. Though Ruzicka says an expert would still know the difference, look-a-like laminate countertops can still look great. Ruzicka also says laminate is a good option if you want to stay up to date with the latest trends and colours ‒ it’s a more reasonably priced option if you plan on updating your 20 | You’re Home Fall 2017
decor regularly. “Some people like to have that change in their house every five years. This lends itself to be fun. They can put something in that mimics the granite or wood, and change it up five years later, but save a ton of money.” SOLID SURFACE
In the same price range as quartz, solid surface countertops are an up-and-coming option for residential projects, especially for people who use their kitchens a lot. The material has been used commercially for years because it’s a totally food safe product and it’s super durable. “After two years, if it starts to dull, it can be stripped down and resurfaced, and it comes out the way it did the day you bought it. It has many years of life in it, for sure.” SPECIALTY
In addition to classic choices like the ones listed above, you can find a huge array of specialty materials, like marble, concrete, recycled glass, stainless steel, soapstone, and copper, to name a few. Ruzicka says specialty materials are more costly, and usually require more maintenance, so he encourages homeowners to research their choice thoroughly. No matter which product you go with, Ruzicka says there are important questions you need to ask when making your choice: “What does the warranty cover when it comes to installation and the product? How do I clean it? Can I put anything hot on it? For example, if a contractor does not have adequate commercial liability insurance, proper permits or licenses and damage occurs to your home – even if it is a simple paint spill – you may have a challenge with your own insurance company. Something else to think about is if someone is injured on your property and they are not covered under the Workers’ Compensation program. our entire team,” said Leanne Ripplinger, who co-owns the company with her husband Ken. “Consultation with our clients is very important throughout the process.” Designing a custom build always begins with an initial consultation to determine the vision of the client. Some have a very specific idea in mind, while others look for a starting place to work from. “We have a wide variety of custom plans that can provide people with a concept of an idea rather than starting with a blank piece of paper,” said Leanne. “We start with some basic pricing for what a home would cost on an initial square footage amount, and then when a client is comfortable with the initial idea and budget, they’ll meet with our draftsman to create a tailored custom plan designed to suit their needs. At that point, the house might grow or shrink in size, as we work through the process until the client is happy with the plan.” Ripplinger Homes maintains close relationships with clients. In fact, many become friends. They are often able to tour new clients through homes they have previously built in order to visualize components of the design. Establishing open communication with clients is essential during a custom build, particularly during the initial design stage when crucial design elements need to be determined. It is very rewarding to take a plan and build a home where during the walkthrough at the time of possession the new homeowner is excited and everything is perfect.” To save both time and money, focusing on specifics in the design stage is also very important. You also need to be sensitive to the surrounding neighbours’ homes, especially on the narrower lots. Home Builders’ Association (RRHBA) returned home from the 74th annual Canadian Home Builders’ Association (CHBA) National Conference in St. John’s, Newfoundland, carrying some precious cargo: two national leadership awards. At the gala event held in May, the RRHBA was named the 2017 Home Builders’ Association of the Year and also received the 2017 Community Service Award. The Home Builder Association of the Year Award recognizes “The Regina & Region HBA’s overall excellence in delivering a strong and positive voice for the industry, and in supporting the business success of members in providing affordability, quality and choice in housing. The Association has focused on the importance of growth in building a strong and vibrant City of Regina,” according to the CHBA. The national association represents 68 different local and regional HBAs. Incredibly, the Regina & Region Home Builders’ Association has been named the Home Builders’ Association of the Year in 2010, 2011 2012, 2013, 2014 and now 2017. The Community Service Award recognizes an HBA for community service or charitable projects that demonstrate the commitment of the housing industry to making a difference in their communities. The exhibit provides children and adults of all ages a fun, interactive way to learn about the science of building.” Stu Niebergall, RRHBA President and CEO, says the Association is honoured to once again receive national recognition for its support of the home building industry. “Winning the Home Builder Association of the Year Award recognizes for us the many different areas that we participate in within the industry to be the voice of the industry. We’re quite diverse in terms of the things that we do. Some of the things that we specifically do is invest a lot in consumer education, marketing and communication about the housing industry within the marketplace,” said Niebergall. “An example of that is You’re Home Magazine. We’ve probably produced this consumer magazine longer than anybody in the industry across the country.” Last year, in partnership with the Regina and District Chamber of Commerce, the RRHBA introduced the “Keep Regina Growing” initiative, which includes the website: www.keepReginagrowing.ca. “This was related to the municipal election last year. We asked citizens to get involved and tell us about why growth matters to them,” said Niebergall. “This campaign was not so much about hearing the stories from our members

but hearing the stories from the public – about why growth matters to them. We only ran the program for a month and we had over 5,000 comments and shares by citizens on why and how growth is good for our city.”

Another area where the RRHBA stands out is its focus on research, working with the University of Regina, as well as organizations including Praxis and the Frontier Centre for Public Policy. “We have led the industry in Canada in terms of the academic research we have compiled and continue to invest in. We’ve done studies on municipalities and the land development business across the country. We’ve also just completed a study on the cost of construction. We did that in 2006, 2011, 2014 and now in 2017, looking at single-detached, two storey and condominiums (in the later studies). We were able to get the majority of our land developers plus a cohort of our builders to participate, to really understand what’s gone on in the marketplace as the prices of housing have risen through that period of time. We are the only organization in the country to have 10 years of specific data in our marketplace that can really map out what caused housing to go from what it was priced in 2006 to today in 2017,” said Niebergall. “Where the research and the pieces come together have been in our advocacy model. We’ve been able to take more informed public policy recommendations forward, whether to the municipalities or provincial government.” Among the current industry concerns being voiced by the RRHBA is the level of taxation on new housing. “One of the things our research really demonstrates is, when you look at all of the players that generate revenue from the sale
of a house, there’s no group that takes a larger piece of the pie than the three levels of governments. It’s interesting to see all three levels of government talk about the importance of the middle class and yet be so dependent on that high level of taxation on new housing,” said Niebergall. The RRHBA is also busy working with builder members to prepare for the adoption of the new National Building Code, later this fall. “There’s a good example again of why we won the Home Builder of the Year Award. When the new Code books became available through Natural Resources Canada, we provided them to every single one of our builder members. That gave our members a significant amount of time to prepare for the Code changes. We, and the Saskatoon & Region Home Builders’ Association, are probably the only HBAs in the country to provide that type of information to our members,” said Niebergall. Why does the RRHBA have such a “winning” record? “I would say that it’s because of the member support for what we’re trying to accomplish. That’s also true of the Saskatoon & Region Home Builders’ Association. We are able to deliver services to our members that the residential construction industry would experience in much larger cities than ours. I feel we deliver the same levels of services that you would get in Calgary, Vancouver, Ottawa, from that perspective,” said Niebergall. He’s also gratified by the support the Asso-
ciation receives from its 260 members. “We are very fortunate that our members are so engaged and participate in the Association’s activities and initiatives – whether it’s our annual Master Awards, regular meetings, special events or our advocacy efforts.” Niebergall remains optimistic about Regina’s residential construction industry, based on the Association’s continuing research. “The forecast for housing starts is around the 1,400 mark. It looks like we’re on track to be at the 1,500 to 1,600 mark. At the peak of the housing boom in 2011 – 2012, it was 3,100 housing starts. So on the face of it, it looks like the number of housing starts has been cut in half. But because last year was our 60th anniversary as an Association, I went back and looked at housing starts over the past six decades. The 60-year average for housing starts in Regina is 1,335. If we have 1,400, 1,500 or 1,600 housing starts in a year, that might be below the five or ten-year average, but it certainly is above the long-term historic trend line. I think that describes a healthy housing market,” said Niebergall. “What comes out of our most recent research study with the U of R, which will be published this fall, is that the demand for housing is really driven by two things: population growth within the community and within the province; and a low unemployment rate. When the unemployment rate is low, it’s not just that more people are working, it’s that more people have confidence to make a long-term decision like buying a house. “What’s really important for the provincial government and for the City of Regina to get their heads wrapped around is that we need them to be attracting investment into our community that creates good paying jobs and attracts more people. That’s what fuels the housing industry.” Niebergall says that all factors point to unlimited horizons for growth as a city, as a province and a country. “We should take advantage of that. As an Association, we’re going to continue to advance our mandate – to keep Regina growing. We just made a sizable investment into Economic Development Regina’s initiative – the Regina Advantage. We look for every opportunity we can find to communicate that message to our industry, to the policy makers and to citizens. Yes, there are some challenges that come with growth – like more traffic. business in 2010, it was with the intention of offering innovative home building methods to the market. One of those methods was using Insulated Concrete Forms (ICF) to create foundations. Using ICF, a builder can create a foundation that is strong, safe and more efficient. Like pieces of Lego®, foam blocks are piled atop one another to create the shape of the

foundation. “The blocks are generally about 48 inches long by 16 inches high, and they’re composed of two pieces of EPS foam that are connected by a plastic web that is embedded in the foam,” said Chad Christiansen, an architectural technologist and one of the owners at Spring Green Homes. “As they go together, you stagger the joints, but each brand has a different interlocking patent.” In order to place rebar precisely where it will best support the structure, the steel bars are threaded through the plastic webbing. Then,
concrete is poured through the web of rebar and plastic and into the EPS forms, where it will cure and solidify. Unlike standard foundations, which use a coating of tar on the exterior of the foundation to waterproof the structure, ICF foundations then receive finishing surfaces on both the exterior and the interior. The inner wall of the foundation is lined with drywall, and the outer wall is sealed with a membrane. “The SuperSeal dimpled membrane is an HDPE plastic that is formed into a roll that has dimples in

it for drainage,” Christiansen said. “You fasten that through the webs of the blocks, and that creates your waterproofing on the exterior of the foundation.” For the consumer, ICF offers many benefits. There is less risk of mold, mildew or rot. The interlocked, uninterrupted insulation creates a more energy-efficient home and reduces sound transmission. Due to ICF’s more efficient curing process, the structure is even more durable than traditional foundations. “They claim it to be a stronger wall because the concrete is protected and kept from exposure to the elements for the full curing process within the foam,” said Christiansen. “So, the water in the concrete isn’t evaporating more rapidly than it should, and it’s not freezing or exposed to the wind and elements.” This curing process also allows Spring Green to be more flexible in its construction schedule. “We can build year-round, and the biggest plus for the ICF system is in the winter, because we don’t have to hoard the whole basement in and heat it while it cures,” Christiansen said. “With a typical, standard foundation, you’d have to tarp the entire basement in and heat those walls. With the ICFs, the foam on either side keeps that concrete so warm through that curing process that we just tarp the tops of the forms.” For a builder like Spring Green, which strives
to use its own tradespeople wherever possible, ICF has an additional advantage over conventional foundations. In constructing a traditional basement, said Christiansen, “You’d have a foundation contractor, a tar and tile contractor, a framer that would frame the interiors of the walls, an insulator, and a poly vapour barrier contractor, and then a drywaller.” By contrast, ICF only requires one tradesperson to work on the foundation itself. “With our basements, we set the forms up, we put the membrane on, and your insulation and vapour barrier are complete with the forms, so you just need to drywall at the end,” said Christiansen. “We have journeyman carpenters on staff, and one of our owners is one, so we try and keep as much of the work as we can in-house. Using the ICF basements allows us to do that.” That reduction of labour, in addition to the efficiency of the foundation, helps to offset ICF’s major drawback: its price. “When people are comparing the ICFs to just a traditional foundation, yes, they’re going to be more money, but, once you include the entire package of framing, insulation, poly and drywall, they come out relatively close,” Christiansen said. “Then, in the long run, the energy-efficiency of them pays off pretty quick in the lifespan of a house.” For more information, visit springgreenhomes.ca.

It’s not too late to plant trees, shrubs or perennial bedding plants – they just have to get in the ground long enough before the soil freezes to establish a root system. There are many bulbs and rhizomes that actually prefer fall planting. Lilies, for example, will grow taller and produce more blooms next year if they are planted now, rather than next spring. And, of course, spring bloomers like tulips, irises and daffodils should go into the ground now, too. This is also one of the best times of year to divide and re-plant peonies and many other perennials. Late summer or fall planting even has advantages over planting earlier in the year, said Waliduda. “The clay soil we have in the Regina area is good for holding soil temperature. The ground is much warmer in fall, which contributes to strong root development. Warmer soil is also drier, easier to work and provides better drainage.”

While fertilizing should have been stopped in mid-August to prevent too much leaf growth going into winter, a sprinkle of bone meal around the base of perennials, trees and shrubs, raked and watered in, will help ensure strong roots during the cold. Waliduda suggests the following steps: • Clear debris from the base of roses and peonies. Fallen rose foliage can give diseases and insects a safe place to overwinter and create problems in your garden next year. Plant shrubs and evergreens. • Amend your soil. Get the ground ready for next year’s beds and your fall bulbs by tilling the soil and adding compost. • Plant fall annuals. Once your summer blooms fade, add colour to your garden with fall annuals, such as mums, pansies and ornamental kale. Many garden centres offer these plants at reduced prices in late summer and early fall. • Get bulbs in the ground. Plant your favourite bulbs now for colourful springtime blooms. Most will have planting instructions on the package, but, if in doubt, a general rule is to plant at a depth of three times the height of the bulb. Garlic should be planted in autumn to ensure a good harvest next year. • Lift summer bulbs. Love the way your favourite summer bulbs performed this year? Save them for a repeat show next year. Dig and store dahlias, cannas, caladiums, callas and other tender bulbs in peat moss or sand in a cool (around 50 Fo is best), frost-free and dry spot over the winter.
• Bring tender container plants indoors. Remove dead foliage and break up any hardened soil before hauling your cherished tropical plants (such as mandevilla, passionflower, and citrus) indoors for the winter. Give them a good wash under the kitchen tap or spray with insecticidal soap to ensure they don’t bring any unwanted insect guests into your home. • Clean up the vegetable garden. Remove weeds and debris so pests won’t make your garden their winter home. • Dig up annuals. Spent and dead, your summer annuals can now nourish the compost heap. Or, if they’re mixed in with perennials, leave them all standing over the winter to trap the snow to form an insulating blanket over the winter. The snow will provided needed moisture when it melts in the spring. • Divide your perennials. Older plantings can be rejuvenated by removing some of the material and replanting the new growth in a new location. Have too many? Share with friends and neighbours; maybe they have some to share with you, too! • Protect cold-sensitive plants. Shrubs, roses, and perennials that might succumb to blasts of cold should be protected with mulch or another protective covering. Place these frost barriers after the first freeze. • After the first hard freeze, water all your perennials, trees and shrubs thoroughly so their roots aren’t stressed going into winter. NIMBY to YIMBY Maybe you have noticed new home or condominium building in your neighbourhood. A new restaurant or shop opens down the street. Are you wondering, “Is my neighbourhood going to become overcrowded? Why can’t my neighbourhood stay the way it always has?” Regina has always been, and should be, an innovative and forward-looking city that is diverse and inclusive. We need to create opportunities to respect our indigenous and immigrant culture and history, while creating opportunity for those communities to thrive. We also need to ensure Regina is welcoming to all new and potential residents. So, where should newcomers and our children and grandchildren live if we all say “Not in My Back Yard,” or what is often referred to as NIMBYism. Understandably, NIMBYism is brought on by concern of increased traffic, lowering property values and for some fear of ‘unwanted new residents’, but in truth it is the fear of the unknown that brings on NIMBYism. We can all say, “I don’t like things the way they are” and at the same time resist change, but where does that really get us? The reality is, over time, your neighbourhood is going to change. This is for two reasons: 1.In 2013 the City of Regina adopted a new Official Community Plan (OCP) that will direct 30 per cent of the growth of our community into the existing City and 48 | You’re Home Fall 2017
neighbourhoods. The OCP demands that development uses less land to accommodate more people and jobs. As Regina continues to grow, the OCP anticipates a population of 300,000 somewhere around 2035. Where will all these people live if not in our backyard? 2.Neighbourhoods evolve and have a natural lifecycle. Young families grow up, kids move away and households become smaller. When a community is 40 years old, a smaller older population makes it difficult for businesses to thrive in the neighbourhood and for municipal
government to fund amenities and services. We all want our neighbourhoods to thrive. Development and neighbourhood renewal help that happen. In Regina, our communities are slowly becoming more densely populated and sustainable each year. We are also creating a variety of choices for new home buyers. When neighbourhoods grow and intensify they support more amenities like shops and restaurants. This creates more jobs so people can work close to where they live. All of this leads to property values increasing. As a result, the municipal government can collect more property tax, which it can then invest in parks and invest in transit and infrastructure. It also means more revenue for the City to maintain and care for what is already there. Living in a community under construction isn’t easy. It is important to remember that Regina is growing because it is attracting people and business and that’s a good thing. As Regina grows and our neighbourhoods evolve we can accommodate more neighbours and make sure people have a place to live. Help Keep Regina Growing and Welcoming.
