Timber Kings rule

In any forest, no two trees are alike. The same

holds true for the amazing one-of-a-kind log homes designed and built around the world by Pioneer Log Homes of BC. From their workshop in Williams Lake, B.C., this passionate team of artisans creates the world’s most unique log homes. You probably know them better as the “Timber Kings” – stars of the hit reality TV show entering its fourth season on HGTV Canada. When asked what inspires the magnificent structures showcased on Timber Kings, general manager André Chevigny has a simple answer. “The wood inspires us, 100 per cent. I always say, the wood speaks to you. When you walk up to a cedar that is centuries old, and you think of what it’s seen in its lifetime, compared to what we’ve seen in our lifetime, it fills you with respect. The wood kind of talks to you as to where you’re going to place it in the house, how you’re going to cut it, how you’re going to shape it.” The ambience and warmth of a log home is truly unique, he adds. “I’m not talking about a physical warmth, although it has that as well. It’s the structural strength of having these wooden timbers around you. There’s also something warm about wood. It warms your heart and gives off positive vibes.” While TV audiences have become familiar with the Timber Kings over the past three years, Pioneer Log Homes dates back 44 years, founded in 1973 by Bryan Reid, Sr. “I

began working for him, peeling logs, before I got out of high school,” says Chevigny, of his older brother. “In 1986, we went full time. Often, we’d be finishing one person’s house and didn’t know what we were going to do tomorrow, but something always came along. We built our first house in the U.S. in 1986, and in 1990, we did our first house in Europe. That was the leap that took us to the next level.” The brothers were determined to set their company apart from other log home builders in the province, who were producing machine-built log houses. “I wanted to do something different. I wanted our homes to be known for their character and longevity, with craftsmanship that would last for cen-

turies. We really tried to separate ourselves and all of a sudden we were building for some very affluent folks,” says Chevigny. “We were blessed to have some special clients. Their budgets allowed us to build spectacular homes, with unique designs and logitechture.” Every Pioneer log home is handcrafted from Western Red Cedar, exclusive to North America’s west coast. Chevigny says it takes between 60 to 90 logs to build an average-size log home. “We fit logs one on top of the other. Some of these logs are 4,000 to 5,000 pounds. The sheer weight of the timber holds it together,” says Chevigny. You won’t find any nails in a Pioneer-built


log home. “We don’t need them. The wood locks together using compression notches. As the wood loads and compresses, it locks together itself,” says Chevigny. Threaded rods provide extra bracing in the event of seismic activity. Chevigny says their team has built log mansions in many earthquake hazard zones, including Hawaii and California. “Or we can build a home in Lanigan, Saskatchewan!” he says. Each home is built on-site at Williams Lake, then dismantled and shipped to the customer’s lot for re-assembly. “It takes us about three to four months to build an average-size home of 2,500 to 3,000 square feet. There’s a huge amount of work that goes into building a log home. It’s all done by hand. There’s a lot of chainsaw work; special lifting tools are required,” says Chevigny. “That same home will come apart in three days, be loaded on trucks, and when it gets to the site, it will be standing in three to four days.” Chevigny notes that this method of construction has environmental benefits. There’s no mess or debris on site. Wood waste produced at the Williams Lake facility is utilized

by the local co-gen power plant. In 2010, Pioneer Log Homes was featured on several episodes of the ABC series, Extreme Makeover: Home Edition. Around the same time, a producer with HGTV Canada called Chevigny to ask if they would be interested in doing a reality show. “Over the next 18 months, we produced two ‘sizzle reels’, which are examples of what a show would be like. Their producers came up here and we spent seven or eight days with them. They did a 10- or 12-minute segment on us and shipped it to the network. All of that was at our own cost. We spent about $100,000 on those two sizzle reels,” says Chevigny. The network liked the concept, but told the Pioneer team they were competing against 17 other sizzle reels. “That was about June of 2012. We said to heck with it and went back to work. A few weeks later, they called us and asked when we could start filming,” says Chevigny. “We started filming the show that same summer. Joel (Roorda) delivered a home to Ontario where the truck went over the bank ­– which the producers loved! That was the start of Timber Kings, Season One.” A fourth season of Timber Kings has been

filmed and will soon begin airing on HGTV Canada. Episodes are also broadcast on the Discovery channel as well as Country Music Television (CMT) Canada. “It’s a great season, probably our best yet! We’re excited about it,” says Chevigny. One of the season’s 10 episodes is the result of numerous viewer requests to do follow-up stories on past builds. “We go back and revisit these homes, showing the viewers what they look like three or four years later.” Saskatchewan residents can meet the Timber Kings in person at the Regina Spring Home Show, March 30 to April 2 at the Canada Centre Building, Evraz Place. During his stage presentation, Chevigny will talk about Pioneer Log Homes’ growth over the past four decades and the importance of building for generations. “I’ll talk about the houses we’ve built over the years, the importance of sustainability, and of course, some cool stuff about the Timber Kings’ TV show,” says Chevigny. “I’m really excited to meet folks in Regina, answer questions and have some fun!” For more details about the Timber Kings’ story, visit www.pioneerloghomesofbc.com or www.hgtv.ca.

When Samuel Sthamann moved into his

home in October, it was a five-year dream come true. While the build took ten months, he had designed and re-designed it in his head for years. Through growing up in the home building business, earning a Business Administration degree at the University of Western Ontario and, finally, working for and becoming President of Sthamann Homes Inc., Samuel has seen and built many houses for clients. His dream home indirectly became an amalgamation of all the cutting edge concepts that have inspired him along the way. “This was truly a custom design,” said Samuel of his 1,625 square foot bungalow in the Creeks in the east end of Regina. “I planned every detail. I kept finding features to incorporate, which continued to evolve my plan. I don’t think I was ever really at the point where I was finished, but I finally felt like I had to start.” As a master custom home builder, Sthamann Homes always designs with the individual client in mind. This build was no different. Every element of the house fits Samuel’s busy lifestyle, from the way the floor plan flows

seamlessly from the garage through to his bedroom, to the open concept living space designed particularly with entertaining in mind. A wide foyer opens up to twelve-foot high

ceilings in the main part of the house, reminiscent of a downtown Toronto industrial loft. The centrepiece of the open space is the custom concrete fireplace with a maple bench hearth You’re Home SPRING 2017 | 17


in the style of mid-century modern designer George Nelson. Directly across the room is a generously equipped modern kitchen of glass and aluminum doors with exotic sapele wood cabinets. Smooth soapstone countertops add sophistication. The dining room features a uniquely captivating light fixture that carries the loft feel throughout the open space and sparks conversation. The wood and glass staircase railings are complemented with sleek stainless steel capping. Expansive windows in the common areas spread natural light through to the front entrance where an earthy green wall sports back-lit succulents and welcomes visitors as they walk through the generous eight-foot custom mahogany front door. The windows and dining room garden doors offer full view of the covered deck. Each bathroom features a frosted glass window to maximize natural light. In the master bedroom, the automated blinds rise at sunrise. The doors throughout the home are solid wood with frost glass inserts, while the baseboards are painted to match the neutral wall colours, allowing the many unique features to shine. “The idea was to create a picture frame look around the windows and doors. I created my own custom profile for the trim throughout the house. It’s a fine gallery-style maple trim that features a dark stain,” said Samuel. The bungalow is the perfect amount of space for Samuel, who uses the front bedroom as an office. “There is also a walk-through pantry from the mudroom. Again thinking of lifestyle, when I’m coming in I can drop off groceries directly from the door,” he said. However, his favourite room in the house is his master ensuite. “I designed it as a flow-through from the mudroom, laundry, walk-in closets, right to the shower.” Samuel laughed as he referred to the sixfoot custom shower as the “car wash,” which includes a main shower head, four body sprays and a hand-held shower, as well as two speakers inside the shower itself. “Imagine waking up in the morning to all the natural light, stepping foot on the heated tile floor, turning on your favourite music, and being immersed in this spa-like shower – it is perfect,” he said. The hardwood floor throughout the house is stained walnut with an oiled finish. If the floors are scratched or dented, they can be easily touched up, unlike a traditional lacquer 18 |  You’re Home  SPRING 2017

coating. “It is the first time I’ve used this product,” said Samuel. “A lot of what I’ve done here is to experiment with different products before I recommend it to our clients, so I have firsthand knowledge how it performs over time.” This is also true for the soapstone countertops with the honed finish instead of the typical high gloss of granite or quartz. While soapstone is softer, scratches can be easily polished out of the natural stone. Samuel also played with various geometric shapes within the home. The guest bathroom features a large circular mirror, while the master ensuite mirror is a floating rectangle. For the backsplash in the kitchen, Samuel cut rhombus shapes out of wood then painted them in alternating sheens of gloss and matte. The entire ENERGY STAR® home is automated and can be controlled from a smart phone, or through choosing from pre-set scenes on the wall keypads. Completing the entertainment feature in the living space and complementing Samuel’s love of music is the 7.1 surround sound system in the living room. Built-in speakers are also included in the den, master bedroom, ensuite bathroom, shower, garage, and above the huge backyard deck. Experimentation continues outside, where slate tile rather than stone accents the exterior. Samuel works hard to create unique address features that set Sthamann Homes apart from other builders. For his own address plate, he designed one made of cor-ten steel which rusts naturally over time, creating a unique patina finish. “I’m pretty pleased with how it turned out,” said Samuel. “I don’t think I would change anything really — I guess that’s what five years of planning gains you.” To see more great builds by Sthamann Homes, visit www. sthamannhomes.com.

WIth 11 years in the construction and tele-

vision industries under her tool belt, construction maven Kate Campbell recently chose to direct her considerable talents in a new direction – her own project. The HGTV star has nearly finished transforming a shabby 150-year-old farmhouse into a beautifully renovated home. Although it is a massive project, Kate found time to do some TV work. Most recently, she appeared in two seasons of the HGTV Canada design and reno competition show, Home to Win. She is also a familiar face on shows like Decked Out and Custom Built starring Paul Lafrance and Mike Holmes’ popular series, Holmes on Homes. “I’ve been working under Mike Holmes, and I’ve been working for Paul Lafrance. It’s been a great learning experience but I finally have the confidence to take on big projects,” said Kate. “The best part of this farmhouse renovation has been finally stepping out on my own and working independent of someone else.” Kate’s husband Dave is helping with some of the heavy lift ing, but she’s taking the lead. The couple bought the farmhouse in the Durham area northeast of Toronto just under two years ago. The home had been partially renovated and pieced together. “It’s got a lot of character, but it also had a lot of problems. We had to completely gut it. We took it back to the studs, we leveled all of the floors and we got married!” says Kate. They moved in just under six months ago and are currently

As a woman in a nontraditional career, Kate Campbell knows how to hold her own with the boys. When she’s not filming a TV show, renovating a house, climbing mountains or getting married, she still takes time to encourage other women to enter the trades.

finishing up the final trim, paint and bathroom tile. “There’s still a lot to do but we can see the finish line.” Renovating the farmhouse together was definitely a roller coaster, she adds. “I almost think I could give marriage counselling based on having to negotiate a renovation,” she laughed. Kate filmed the project herself and will be releasing those ‘webisodes’ in early March (on YouTube and katebuilds.ca). Kate and Dave climbed Mount Kilimanjaro within the same time frame, so they’ve tested their relationship in almost every way and came out smiling. As a woman in a non-traditional career, Kate knows how to hold her own with the boys. When she’s not filming a TV show, renovating a house, climbing mountains or getting married, she still takes time to encourage other women to enter the trades. “One of the best things about my job is I get messages from girls who started a trade course because they watched me on one of the shows I’ve been on. Or even women who are looking

for second careers shooting me an email and saying ‘Thank you so much, you gave me the confidence just by being you’.” But change comes slowly, Kate says. “A statistic I read once said seven per cent of women are in non-traditional trades in Canada. I don’t think that’s changed much since the ’70s.” Kate once heard an advocate for women say, ‘as a woman you have to get over yourself.’ “Maybe it seems harsh. But it’s almost like you build it up in your mind that you’re stepping onto this job site and you’re probably the only woman.” She feels that as women prove themselves by showing up and either being learners or revealing their skills, they will command respect. At the Regina Spring Home Show, Kate will talk about her experiences renovating her farmhouse, some of the materials she incorporated and some of the processes and design aspects she utilized. “And especially in the spring, it’s great to talk about the outdoor space. I’ll bring a number of pictures with

me from Decked Out and talk about how to incorporate different designers’ and homeowners’ wants and needs into their backyard oasis.” Kate will also talk about her experiences on the shows she’s been on, the little known family dynamic on Decked Out and possibly other glimpses from behind the scenes. “Paul and Dave and Joey and Pat are all related in one way or another. The familyowned home building and land development company has been active in the Regina market since 1998. The Sapphire is a 1,793 square foot two storey model home, located in Harbour Landing at 4100 Delhaye Way. With three generously sized bedrooms and 2.5 bathrooms, the Sap-

It’s the first Sapphire model we’ve built in Saskatchewan,” says Krista Nakonechny, marketing and events coordinator for North Prairie Developments. A bright, sun-filled bonus space – referred to as a “lifestyle room” ‒ on the second floor is a great haven for parents and kids to kick back after a busy day. “In our show home, we have designed the space as a SaskTel media room,

with four TVs linked through a Control4 system, so the TVs can be controlled using one remote,” says Nakonechny. “We began introducing lifestyle rooms in a few of our show homes in Saskatoon and found people were really responding to them. The space can be used in many ways ‒ as a home office, a fitness studio or a gaming room.” With a family relaxation zone on the second floor, the home’s main floor can always be at the ready for entertaining, she adds. The Sapphire is the first new show home to be constructed in Saskatchewan featuring SaskTel’s new Smart Home package. “North Prairie is proud to be participating in the launch of SaskTel’s Smart Home initiative. We have a great relationship with SaskTel,” says Nakonechny. SaskTel has introduced three different Smart Home packages, each priced at an affordable monthly fee. “Each Smart home package includes the SecurTek home security system in addition to home automation features that make your home more convenient, accessible, safe and energy efficient,” says Nakonechny. Homeowners can choose such innovative tech features as a video doorbell camera, WiFi connected garage door opener, exterior and interior image sensoring, keyless door entry


and smart sockets. “With a smart socket, if you forget to turn off your flat iron before you leave the house, you can do that remotely,” she adds. North Prairie is also now installing Nest learning thermostats in all its new builds, says Nakonechny. “The Nest thermostat learns your lifestyle routine during the first week of use and automatically programs itself.” The tech features incorporated in the Sapphire’s design are budget-friendly and easyto-use. “Home innovations don’t have to be expensive. Everything we’ve included is very affordable. One of North Prairie’s goals for 2017 is to ramp up innovation features in our homes that buyers are looking for,” says Nakonechny. Interest in innovation features extends across all home buyer demographics, she notes. “It’s wide-range, depending on the features. Parents with kids or pets like the interior and exterior imaging sensoring and doorbell cameras, for example. Tech innovations are really become part of our everyday life.” The Sapphire also excels for its thoughtful design, offering a modern open concept floor plan with a contemporary fresh décor. “The kitchen is so beautiful,” says Nakonechny, highlighting the design team’s choice of trendy two-tone tuxedo-style Fusion cabinets, quartz countertops and arabesque tile backsplashes.

“The master bedroom is also very nice and spacious. In addition to a large walk-in closet, there’s a five-piece ensuite bath featuring highend finishes to match the finishes in the kitchen, including a quartz-topped, double-sink vanity. We’ve also included bathroom light sensors,

that turn the lights on and off automatically when you enter and leave,” says Nakonechny. The show home’s location in Harbour Landing is another popular selling feature among all age groups. “Harbour Landing is really maturing as a community, including well-designed


parks and green space. There’s such a great mix of commercial and retail in Harbour Landing, including a lot of new restaurants, shopping and amenities. It’s very well planned out,” says Nakonechny. “This will be a strong year for us in Harbour Landing. We’ve purchased quite a few lots there and will be releasing two additional new floor plans for the Regina market: the Summit and the Lincoln. on HGTV Canada, Damon Bennett returns to Saskatchewan to share his wit and wisdom at the Regina Spring Home Show, produced by the Regina & Region Home Builders’ Association, March 30 through April 2. The 43 year-old construction contractor has had a very busy year. As part of his ongoing commitment to support Canada’s military, Bennett recently completed the construction of an all-ranks pub at CFB Trenton. The pub was built as a thank you to the men and women who risk their lives every day to keep Canada safe. “We did excursions to show exactly what our air force and our military actually do for us on a daily basis,” explains Bennett. “Our country is so vast and I really wanted to show what these folks do. It was one of the best experiences of my life.” The huge construction project was documented and Bennett hopes the project will air on a Canadian television network for Canada’s 150th this year. As well, 32 Battalion asked Bennett to be an honorary Colonel and organize the Garrison Ball – the biggest event of the year for Canada’s armed forces. The event took place last month in Toronto. Bennett says spending so much time with the military and on CFB Trenton has taught him the value of safety. He promises a message of safety at this year’s Regina Spring

Construction accidents this year in Ontario also highlighted the need for extra-vigilance, but it isn’t just commercial construction that needs his safety message. “I want to talk about homeowner safety tips, how to better improve your home safety,” says Bennett. One of the biggest concerns for him is fire. He recently partnered with a company called Haven that manufactures a fire suppression system for residential use. “I signed on with them because I was so impressed. It’s a suppression system for your house. It does not include water,” he explains. A tank is retro-fitted into your home’s ceiling. The chemical application won’t necessarily put the fire out completely. Instead the goal is to give you and your family extra time to get out safely. The non-water application means less clean up or water damage. Once installed, the tank lasts for five years before it needs to be replaced, giving your family peace of mind. This year, you’ll see Bennett’s face online more and more. After rolling out his new website last year, which Bennett notes is still in its “infancy”, Bennett plans to do even more with it this year. “I want it to be more interactive. I get so many emails and calls every single week that we really want it to be a place where people can go and see, ‘so he uses this product for

that and what would he do here?’” He hopes the website will become like a video reference library of renovation tips with a section for frequently asked questions and recommended products. He particularly loves to help Canadians with the challenges of building in a northern climate. I’d rather stick to the medium of web because it’s got a much bigger audience that you can reach,” says Bennett. He loves to pass on that passion to the next generation by encouraging young people – especially women – to get involved in the trades. “There are all kinds of positions for women. new Regina business: Shaver’s Sash and Door. Shaver was a self-taught carpenter who began his career building homes in the Queen City, during the war era making windows and doors. Over 100 years later, as the business has passed from one generation of family to the next, the company is still committed to the hard work and dedication of its founder. Today, Shaver’s Sash and Door is a custom manufacturer of doors, windows, mouldings and millwork. As owner Roy Shaver – the founder’s grandson – explains, the company’s rich his-

tory drives its operations, especially when it comes to its heritage projects such as the Saskatchewan Landing Heritage House; court house restorations at Wynyard and Weyburn; the Prince of Wales entrance at the Legislature; and the latest work on the Legislature dome. “Historical reproduction is something that we are very well-versed in because we have been in business for over 100 years and maintain the same manufacturing methods of our forefathers,” Roy said. “Our motto is that good as new is easy, good as old takes talent.” In the old days, when the business was located on the 1200 block of Cornwall Street,

Roy spent eight years working alongside his grandfather, a master craftsman. Upon his grandfather’s death in 1953, Roy and his wife, Florence, took over operations and in 1964 moved to a custom-built facility on 6th Avenue East. In 1998, the company moved to its current facility, a 15,000 square foot office at 230 4th Avenue East. The couple’s son, Allen, got involved with the company in 1977 and their daughter, Arlene, joined the team in 1985 to manage office operations. Asked to describe how the company has been able to reach this point, Arlene said it’s all been about sacrifice from the entire family.

“Sacrifice at many levels by the key players to keep the business alive and well is simply part of a lifestyle,” said Arlene. “Mom and dad sold their first house – which they built together – so they could afford to build the shop on 6th Avenue. Mom also had a fulltime job at a local theatre and did the shop’s books after hours. All of us have worked hard, through thick and thin; and over a period of time you grow to love it. The rewards make it worth the effort and sacrifice.” The dedication the Shavers have showcased toward the business is evident when examining the quality of their products. When creating doors, the company’s craftsmen practice the same techniques as master craftsmen of previous generations, using only kiln-dried solid lumber and the traditional mortise and tenon joinery. When it comes to windows, the company builds sashes, wood windows and metal clad windows, which pay tribute to the olden days while including modern-day updates like energy efficiency and maintenance reduction. with a variety of products and services, from small jobs such as straightening or surface planing material to large jobs such as custom home packages. “What makes us stand out amongst other companies is that we are making our products from scratch here at the shop,” Florence said. “We are not limited to design, size, or species of material. We are a custom manufacturer and will do what our customers want. Our shop has the ability to reproduce millwork for any project. We are very fortunate to have the best craftsmen working with us. Nothing is standard or the same and our guys have to be very knowledgeable with the procedures and the equipment. They take great pride in their work and it shows in the quality of their work.” Today, Allen now heads up operations at Shaver’s Sash and Door. His partners are Arlene and Gord Plessl, who started with the company in 1996. According to the family, it’s not surprising that Allen is committed to the family business. “Allen worked along with Dad since he was in grade school,” Arlene said. “Actually, when Allen was around three or four years old, Dad had him with him at the shop and Al took off on his tricycle and wheeled it all the way home. He knew the route to the shop at that age. He always seemed to be around the shop. Great gadgets ‘n’ gear for the back yard

Avana Homes strengthened by family ties

In 2014, when many observers saw a housing

market that had plateaued, the family behind Avana Homes saw an opportunity to take the initiative and invest in Regina’s continued growth.

At that time, Avana’s founders were engaged in other careers: Jennifer Denouden was a private banker with RBC; her husband, Troy, was a firefighter; her brother Matt Ackerman was a carpenter; and his wife, Nicki, worked for the provincial government. However, the two couples had already made 40 |  You’re Home  SPRING 2017

profitable investments in real estate, and they had a plan. “With the low-vacancy rate and the way things were going in the real estate industry – we saw an opportunity,” said Jennifer Denouden, who is now president of Avana Homes. “We had not originally intended on our business to grow as large as it has so quickly, but we capitalized on opportunity and crucial relationships were formed. We found a niche in the market and went for it. It has worked out really well for us so far.”

As a family-run organization, even the company’s name would reflect their close ties. “We each had a baby when we started Avana Homes,” Denouden said. “Their names are ‘Juliana’ and ‘Ava,’ and we joined them together to come up with ‘Avana.’” Avana’s initial entry to the market would focus on building properties that would allow for revenue-generation. Two-storey homes with basements suites remain its most common housing product, allowing the company to cater to

their real estate investor clients. “We just completed a project where we built six single-family homes with carriage suites over the garages,” Denouden said. “Either somebody lives in the main house as their principal residence and rents the garage, or a real estate investor buys it and rents out the whole property.” Although Avana does not market to the traditional homebuilding client, they do build custom houses on a referral basis. In the future, Avana plans to construct larger, multi-family residences. “We’re just right now in the process of acquiring land where we’ll be constructing probably two or three 12-plexes,” Denouden said. As often as possible, Avana retains ownership over its structures so as to continue to benefit from the initial investment. “We also have another division of our business called Avana Rentals, which is a full service property-management business, and, right now, that company has approximately 100 doors under management,” Denouden said. Consequently, Avana benefits from numerous revenue streams from various aspects of the property market. “We have a real estate portfolio, the property-management division of the business, the home building division of the business, and then the commercial project management,” Denouden said. The venture has proven not only profitable for Avana’s founders, but also fulfilling. “For myself, I just really enjoy the process of designing homes and contributing to the community,” Denouden said. “You look at a bare lot, and you design a home that you then watch your own team build hands-on, and everybody works together. of the Regina & Region Home Builders’ Association (RRHBA). Since then, Avana’s management and staff have taken full advantage of the RRHBA’s many opportunities to network and learn. “Pretty much everything that they offer, we try to have somebody present from our company,” Denouden said. “They regularly have events and meetings. Some are more geared towards networking; some are more geared towards development and learning about different products or services; some are just for fun.” Some benefits, such as access to the Certi-

The old letter carrier creed talks about snow

and rain and gloom of night, but nowhere does it mention the aches and pains that come from lugging around heavy sacks of mail all day. For two female Regina letter carriers, relief was found in the bubbling waters of a back yard hot tub. Kelly Goff and Gail Goff found that soaking in a hot tub was the best way to ease the pains of the day, be they physical or mental. “Everything is better in a hot tub,” they believe and, back in 2011, they decided to take the plunge and started up Aloha Beachcomber Regina. A bad experience with a hot tub bought over the Internet was a hard lesson in caveat emptor, compounded by the difficulty in

getting it serviced. “I finally just fixed it myself,” says Gail, who now services the tubs the company sells. Realizing the need for quality products and service in the market was the motivation behind Kelly and Gail’s decision to open Aloha Beachcomber. The company recently celebrated its fiveyear anniversary. “It’s been going pretty well,” Kelly says of their success to date. Quality, both in terms of product and service, is a key component to that success, with more than 98 per cent of the business coming through referrals by previous customers. There is even a discount for repeat buyers as well as trade-in allowances. The company not only does an initial site

inspection, it also offers any needed financing, does the installation to the client’s specifications and follows up with service. The pair get a laugh out of customers who call for service and when the (male) sales person answers, there is often the expectation that he, not Gail, does the servicing. “We won’t charge for a service call if we come out and there’s no need for work,” Gail said. For any business that’s been in operation for 35 years, the ability to change is part of its equation for success. “Style changes repeatedly over the years, and sometimes even within a year,” says manager Robert Grain. Vermicomposting driven by by Carol Todd What kid hasn’t delighted in a handful of

squiggly, wiggly earthworms? Now the cousins of those little fellas can bring more than childish delight to the classroom and the home, and may well be one of our best partners in recycling household waste. While it uses another kind of worm than the common garden-variety earthworm we remember from childhood, vermicomposting uses red wriggler worms to divert household waste, reduce carbon footprints and feed the soil, according to Karen Allen, owner of Regina’s PV Waste Solutions. Vermi is Latin for worm, so vermicomposting is the process of composting food scraps using worms. Perfect for apartment or condo dwellers, or homeowners who don’t want a compost pile or even a molded composter in their yards, vermicomposting doesn’t take a lot of room and, if done properly, doesn’t cause odours. It’s inexpensive, and it’s fast – the worms eat about half their own body weight in food waste a day, converting it into fertilizer that houseplants and gardens love. According to Statistics Canada, the total amount of trash that Canadian households threw out increased by almost seven per cent from 2004, to 9.6 million tonnes in 2012. That increase comes at the same time as increased usage of curbside and other recycling programs. While not all that trash can be recycled or composted, Allen says more and more people do recognize the value of composting and other recycling programs. “It’s not just an interest,” 48 |  You’re Home  SPRING 2017

she says, “it’s a need.” Up to 30 per cent of the garbage produced in Regina households is leaf and yard waste that can be diverted from the landfill and recycled into nutrient-rich compost. The City of Regina has set a goal of diverting 65 per cent of residential garbage from the landfill by 2020.

PV Waste Solutions is a family owned and operated disposal company that has been serving the citizens of Regina and surrounding area since 2009. From its start providing disposal bins to residential do-it-yourselfers and general contractors, the company has grown to include a scrap metal recycling operation and a soil remediation/


compost facility, the only one in the city. PV Waste Solutions recently bought a large scale vermicomposting unit and has begun composting food waste and farming red wiggler worms. Allen says the composting and now vermicomposting are natural extensions to the company’s disposal and recycling programs. “We know that waste reduction is becoming increasingly important,” she says. She believes that changing the way people think about trash starts with the young and the company’s Clean Earth Warriors program to Regina schools. Allen, along with some of her wriggly friends, regularly visits classrooms, usually in science classes. “The kids are where it starts, giving the power to help the earth into their hands,” she says. The free program has been so successful that Allen has begun offering vermiculture classes at the University of Regina. The company website proudly states: “We’re worm farmers!” and includes information on composting, as well as vermicomposting. Allen stresses that vermicomposting is a safe and easy way to build compost indoors. PV Waste Solutions advises starting out with a halfpound of red wriggler worms in small bin. Following are some tips from the website: Red wrigglers are most productive at room

temperature. Exposure to hot sunny conditions or temperatures below 10° C should be avoided, as your worms can die in extreme temperatures. Keeping your worms indoors year round is likely your best option. Keep your bin somewhere that is easy to access like under the kitchen sink, in a bathroom, closet, basement, or in the garage (only in summer unless it is heated). Place your bin on a tray or in another bin to collect any excess liquid that might drip out through the bottom. Moisture from the tray can be drained outside or dilute with 10 parts water to feed your plants (indoors or out). Before you can put your worms in your bin you need to provide them with some moist bedding material such as shredded newspaper and computer paper. Glossy paper like flyers or magazines should not be used. The bedding should be about as wet as a wrung-out sponge: not soggy, but not dry. Your worms should be covered with a layer of bedding at all times. Don’t pack it down as red wrigglers like loose bedding as they don’t burrow as well as garden earthworms. When you first start your bin, you can add a handful of soil or sand just to help things get started. Red wriggler worms are vegetarians. While they can eat most foods that you would put in an outdoor compost bin, there are some important differences. Foods like citrus peels and cof-

fee grounds can make the bin acidic and should only be added in moderation. Crushed or finely ground egg shells will help control acidity and also provide the worms with valuable nutrition. It is best to collect your worm food in a container and feed your worms once or twice a week. To help break the food down more quickly, you should cut or chop it into small pieces. Storing food in the freezer also helps break it down and reduces any odours from the stored food. Always thaw the food before feeding your worms. There’s little ongoing maintenance required other than keeping your new friends snug in their bedding and well fed with the food waste you would otherwise throw out. when planning a deck

Recently I took on the weekend project of transforming the small patio on the back of my in-law suite for my mother-in-law. We decided that while the patio might be okay in some ways, having a large deck with a pergola all made from a low maintenance material like MicroPro Sienna, was a significant improvement. As I was building the space, it occurred to me that most people struggle with this decision for their own homes. Here are the questions you need to ask yourself when planning your outdoor renovation. 1. What is the purpose of this space? Do you really need the space for a reason? Knowing the purpose will help you de-

sign and understand the square footage that you require. In my case, my mother-in-law wanted a patio table, an area for conversation, separate to the table for when she has guests, a spot for a comfortable lounger and maybe a spot to read. Each of these requests requires a footprint (occupied space). For example, a four-person table needs a 10x10 area so that You’re Home  SPRING 2017 | 53


(and it can be done), the entire substructure has to be dug out, which can be extremely labour intensive.

all of the guests can sit comfortably and still have some room around the back of their chairs. For the wish list I was working with, I needed a deck that was at least 24’ x 24’ or 476 square feet. 2. What obstructions are you working around? Too often, homeowners want a deck with-

out realizing that their doors are ground level or that they have windows to the basement that would get blocked by a wooden structure. A deck such as the one I built requires a substructure which is at least eight to 12 inches high… and that is before you install the floorboards on it. I think some people believe decking can be installed like a floating floor in the kitchen. To get a deck to be flush to the ground

3. Plan for stairs and railings. Too many DIY’ers build home decks without proper access. What might start as a low deck can quickly get taller in areas where the ground is not level. While building codes differ by region, usually any deck above the height of 24 inches requires a railing. This 24-inch measurement is from the longest point between the ground and the top of the deck surface. Also consider that the optimal height for a stair riser is seven inches. When you are measuring the distance from the ground to the top of the completed deck, try and plan for a number that is divisible by seven so that you will have stairs of equal height. In my case, I was able to keep the deck low, with only a single riser and no railing required. Some of these questions may seem obvious if you know what you are doing. If not, then make sure you really take your time planning the space before you run out and buy the lumber. I’ve had to come in and finish too many half completed jobs!

are heavily sought after, it’s important to stand out. Dream Development is doing just that with its new neighbourhood in Regina: Eastbrook on the Greens. Located in southeast Regina, just north of The Greens on Gardiner by Yagar Developments, Eastbrook on the Greens has some features that Dream Development feels will are sure to attract home buyers. “The average house prices in this area are a little bit more than in some areas of the city. The ground floor might be retail or commercial and two or three floors above would be residential. “The heart of the community will be centred on this plaza, which will serve to host events and be a place of gathering. We certainly wanted to have the types of public amenities people have told us they enjoy in other neighbourhoods like Harbour Landing.” In obtaining feedback from residents of existing Dream Development neighbourhoods, Carlston said the company has determined that the highest rated amenities among existing residents are having a variety of park spaces

and linear path systems. In Eastbrook, there is a linear pathway system in the form of a storm channel that runs north and south. The neighbourhood also boasts some beautiful green spaces. “Our unique use of park space and outdoor amenities are spaces which bring communities together and build a strong sense of community,” Carlston said. “In the central plaza of the neighbourhood, we’ll have some structures that will be focused on children and we’re also going to have some adult-type structures, such as a checker or chess board.” One of the unique outdoor features of the neighbourhood is a pirate-themed park. “It’s going to have a pirate-themed play structure and open field,” Carlston said. “We tried to

look at what we’ve done in the past and keep it diverse so that we don’t just replicate park after park. Our landscape architects came up with some options and we thought this was a cool idea that hadn’t been done locally before, with some really great looking play structures that would be visually appealing as well as great for children.” In the development area, Dream Development owns 55 per cent of the land and the City of Regina owns 45 per cent, which it’s calling The Towns on the Greens. Carlston said the company has collaborated with developers in the past – serving as the 100 per cent residential developer in Harbour Landing, but selling Grasslands to Harvard Developments. Working with the City has proven to be a “very posi-

tive collaboration,” he said. The public will be able to get its first glimpse at Eastbrook when the neighbourhood serves as the presenting sponsor of the Regina Spring Home Show, March 30 to April 2 at the Canada Centre Building at Evraz Place. Those in the construction industry are al-

ways focused on the next project, whether it’s a residential home, an interchange or a giant structure like a hospital or stadium. Amidst the hustle and bustle, however, there’s often one area that can be neglected: building up the next generation of construction leaders. This is something the Regina Construction Association (RCA) has certainly taken notice of. A few years ago, the RCA launched the Future Construction Leaders Committee to develop a communication group among future construction leaders. “Issues were arising over the past number of years with how folks in this industry were not interacting with each other on a personal basis,” said RCA Executive Director Brenda Braaten. “With social media, email and all of the online services available, members were no longer interacting with one another. In particular, we noticed it with the younger members. They were not experiencing the networking and learning opportunities the older people in the industry had experienced.” The Future Construction Leaders Committee was launched with a mandate to promote networking within the construction industry; develop a forum to provide information on industry activities and opportunities to enhance the individual and benefit their company; and provide an opportunity for member companies to invest in their employee’s development as the

next generation of construction leaders. Starting off small, the group has grown to 90 members under the age of 40. Typically, the group holds four events per year combining

both professional development and networking opportunities. Braaten said that when planning events, the group takes into account how busy workers are and how important work/life bal-


ance is to young members. “In the past, there were the breadwinners and homemakers, but now families participate equally, so I think the opportunity for folks to get together during evenings is restricted because they’re tied to family life and have responsibilities,” she said. “The group tries to schedule events close to the end of a day so people can still be home at a reasonable time. We’ve had to adapt and adjust from previous networking events.” This past December, the Future Construction Leaders took part in a presentation on the Regina Bypass, followed by a reception with appetizers and refreshments. In 2017, the group is continuing the momentum with some exciting events planned. The Construction Specifications Canada Regina Connections Café is another recent event, held on February 16 at the Hotel Saskatchewan. The event provided networking opportunities for those in the industry. In June, the group will be hosting its annual Mentors’ Golf Tournament, hosted this year at the Royal Regina Golf Club. At this tournament, participants compete in teams of two, with one team member aged over 40 and one under. A fourth event is in the works however details have not been fine-tuned at this time. Braaten said the Future Construction Leaders initiative has had a huge impact on the industry in Regina. “A significant part of our association’s purpose is to provide networking and educational events. I would offer that attendance at all of the Regina Construction Association events has visibly become younger over the last few years,” she said. “It’s all about leadership development. The more confident younger folks feel, the more they contribute back to the industry. At networking events, I’ve overheard people saying, ‘How many times have we chatted over email but never really met?’ ” Braaten said the demographic of the RCA has certainly changed, as seven of the twelve Board of Directors are now part of the 40-andunder age group. “We see the value in having these folks at the table,” she said. “They are eager and interested in learning from experienced generations at the table. While contributing significantly to the association, these young Directors members are acquiring sound business practices from experienced members. The Saskatchewan winter can seem to last

forever, but spring is on the horizon and with it comes the warmth of the sun and the many projects homeowners have been planning all winter. It’s not something many people devote a lot of thought to, but the amount of natural light in a home can make a big difference. Think of the impact long winters have on those hardy souls who live even farther north than the Canadian prairie. The situation isn’t as extreme here of course, yet even that weak winter sun can make a difference in a home when channelled through a skylight or sun tunnel, and the blazing summer sun gets turned down a notch. Adding skylights or sun tunnels are an easy way to invite natural light into a home, says Brenden Owens, co-owner and operator of Optimum Roofing Inc. In addition to laying shingles and offering other roofing services (Optimum Roofing uses GAF Timberline HD Shingles, with a 50-year warranty), Optimum also installs skylights and sun tunnels for both new construction and renovations. Owens, who was working with another company at the time, got together with business partner Derek Galger back in 2008 to start their own roofing company. While his degree in engineering is an asset, Owens credits his and Galger’s experience with helping to forge what is now a going concern, largely as a result of positive client experience. As the company website states: “With each and every interaction, we strive to leave our customers with not only a quality roof, but also a smile on their face…We believe that a successful business can only be created through a positive customer experience.”

Those smiles can get even broader when the skylight or sun tunnel helps reduce electricity costs by providing passive solar heat to a home. “They offer a real advantage to the homeowner. Skylights bring in two times the amount of daylight as a vertical window. And, skylights and sun tunnels reduce electrical costs by eliminating the need for artificial (electric) daylight during the day,” says Owens. While most people are familiar with skylights, sun tunnels may be a new, and bright, alternative or addition to regular paned windows or skylights. Sun tunnels bring light into places where a conventional skylight won’t fit. They can be especially useful in hallways or closets where there is little light, Owens says. ”Sometimes these areas are quite dark, and we can bring in a lot of natural light. It makes a big difference. I’ve even seen people reach for a light switch because the area is now so

bright,” he says. He adds that sun tunnels are relatively easy to install, as they don’t require any structural changes. “They bring in an unbelievable amount of light,” he says. “We do quite a few,” he says, adding that the features are of particular interest to custom builders. Owens says the skylights and sun tunnels stand up well in our Saskatchewan weather. “They do fantastic, but they need to be installed correctly to prevent heat loss,” he says. Optimum Roofing also replaces and upgrades existing skylights, which Owens points out should be replaced about every 20 years to keep the seals around them intact. Optimum Roofing features and is certified to install Velux brand products, which have been manufactured for more than 75 years. In addition to sun tunnels and the standard sealed and fixed skylights, the Velux line includes venting skylights to let in air as well as light. While the basic venting skylight opens manually, there are also solar-powered or electric venting skylights, some of which even include a rain sensor that will automatically close the skylight during inclement weather. It’s a bright idea that will shine the light into some dark corners and save on heating costs at the same time. How do you tour

a show home?

One of the fun parts of my job is seeing all the great show homes and model homes our Builder members open to the public to view each year. This year in Regina we anticipate over 70 new show homes and model homes to be open in 2017.

As I have traveled to markets all over North America, I have discovered some best practices you should consider when you are touring show homes and model homes. Let’s start with your real estate agent. They should always include new homes in any tour for their clients. A newly-built home often can fit your criteria based on location and price. A good agent knows a new home offers a lot of perks for their client that you simply can’t find in resale. Although you can always just show up and browse through the numerous show homes in Regina and area, a little planning can go a long way to finding the right home for you and your family. Here are a few do’s and don’ts to consider. DON’T look at too many show homes or model homes in a single day. You may think you will remember what you saw and the details at each show home, but it is just too difficult to retain all that information. The best recommendation is to only look at a few each day. Take some time to drive and walk around the community to give yourself time to reflect on your thoughts and feelings about each home you viewed. DO look past the staging. The show home is perfectly styled and represents the home we are all dreaming of residing in. Staging inspires and provides some great perspective on how the space can work best. You also need to imagine your belongings and furniture in the space. Maybe a new home is

an opportunity to upgrade your décor and furniture, so you will want the space to align with your vision of your future home. You want to make sure you see the structure of the home and that it is the best place for your family. DON’T start right at the entrance. Ask to see the floor plan options before your full walk-through. The show home or model home may not have that extra bedroom, office or loft you were looking for, but it may be available to build. Having the options in mind while walking through the show home will help you to not subconsciously rule out a home that could be built to your liking. DO look at the community before focusing on the specific homes offered. Drive and walk around before visiting the show homes in the new neighbourhood to get a feel for the community. At this point in time if the development has partially built homes, lawns and landscapes may not yet be completed. Often the community developer will have renderings of the finished neighbourhood online that you can access through their website or www.reginahomebuilders.com. Attempt to visualize how the new neighbourhood will look when it is complete. Can you see yourself falling in love with this community? The show homes and model homes will look different to you based on your frame of mind of the community. DO document your experience. Most of us have smart phones; take pictures of your favourite features as well as of the least attractive traits. This will help you draw comparisons and start eliminating floor plans that don’t fit your needs. DO bring your list of must-haves, niceto-haves and wish-to-haves so you can

quickly assess whether the show home or model home is right for you. DO ask lots of questions. As a potential home buyer you need to know what you are getting yourself into. There are many great reasons to consider a newly-built home. Here are questions I would recommend: • What are the warranties that will come with the home and who warranties them? How does the warranty work if a problem does arise? • What is the design process? • How can this home adapt to future needs? • What options and design choices are available? • What is extra and how does a change order work? • How many other builders are in the community? • How does the financing process work? Is there a preferred lender? • What kind of amenities will be in the community? • How long does it take to build? • Can the home buyer come to see the home while it’s under construction? • Will this home be built by a Certified Professional Home Builder? Show home and model home visits are meant to help you find a new home that will fit your lifestyle and preferences. With these helpful tips, you’ll be able to get the most from your show home tours.
