GTV Canada star Paul Lafrance is turning the world of renovations ‘outside in’ on his latest TV series: Custom Built.

The new show, which debuted February 17 on HGTV Canada, sees the dynamic host of Decked Out, Deck Wars and Disaster Decks, head indoors to design and construct one-of-a-kind home interiors. “This is the kind of show I’ve been waiting for,” said Lafrance, in a recent telephone interview. “Don’t get me wrong – I have a huge passion for outdoor living spaces! But what most people don’t realize is that I’ve been doing interior renovations for close to 20 years.” More than just a popular TV personality, Lafrance is the creator, owner and CEO of the international design and build firm, Paul Lafrance Design. “In the same way that I’ve been trying to change people’s mindsets about the outsides of their houses – and take the indoors outside – now I have the opportunity to flip it again and take the outdoors back in,” said Lafrance. “I want to show people the true potential of the inside of their homes and rethink, on a personal level, the way we look at interior design. In a culture that moves so quickly, it’s vital for people to have a place of rest and sense of serenity within their own homes.” Lafrance stands out in the world of TV home improvement celebrities as an indomitable creative force. His artistic vision and innovative spirit is evident in all facets of his life: designer, carpenter, musician, author and philosopher.

“It’s not just about being creative, or showing people how creative I can be, because that’s selfserving. What makes it powerful is when your creativity has an emotional impact on other people. As a musician, that’s my goal when I’m writing a piece of music. That’s what makes me a bit different as a contractor and why I prefer the term ‘artisan,’” said Lafrance. In comparison to his previous TV series, Custom Built provides Lafrance with a much larger canvas for his creative expressions. “This show allows me to take someone’s personal story and design it into any room of the house. A kitchen, master bedroom, bathroom, laundry room, basement – we’ve done them all, but in a way that’s unexpected and that creates an emotional impact,” said Lafrance. On every episode, Lafrance not only completes an amazing interior renovation, he also designs a oneof-a-kind furniture piece for the homeowners. “The custom furniture pieces are just wild! They’re my designs and built in our shop with the help of my fantastic support team,” said Lafrance. On one episode, Lafrance created a bespoke music stand for a young music school graduate. “She and her mom came in with the rocking chair that her mom had nursed her in when she was a baby. Her mom would rock her in the chair, while listening to Mozart and Beethoven. It was such a personal treasure; she couldn’t part with it,” said Lafrance. “We took the rocking chair apart and transformed it into a music stand for her guitar, flute and sheet music. It’s a one-of-a-kind piece made entirely out of her old rocking chair.” In another episode, Lafrance transformed a dark, empty basement space into a tropical island cabana. The homeowners had asked Lafrance to design and build a cocktail bar in their basement, but he argued with their decision. “I told them, ‘Psychology states you’re not going to come down here unless there’s something powerful to draw you down into your basement.” Inspired by the ‘Holodeck’ virtual reality system portrayed on Star Trek, Lafrance asked the couple,


‘If you could go anywhere in the world, where would it be?’ Their answer was the Caribbean, where they first met over drinks. “We created a totally chic night-time cabana with backlit wall murals, where they could imagine themselves staring out over the ocean under the stars and moon,” said Lafrance. Fourteen 30-minute episodes of Custom Built will air this spring. Lafrance is currently filming another 12 episodes, scheduled to begin airing on HGTV Canada later this summer. “It’s a marathon season! We’re racing right now to have the final episodes done by deadline,” said Lafrance. Where does Lafrance find his design inspiration? “The best answer to that is, I do my best work by not thinking like an adult. And when I say that, most adults in the room nod their head in agreement. Most people who know me think I’m not a day over 11,” he laughed. “I find people’s stories inspiring... who they are and what their story is... how can I tell that story in what I do? That’s my inspiration.” Lafrance doesn’t worry about the latest trends; in fact, he rejects them. “Don’t use the ‘T’ word with me. All trends do is tie a bunch of people together and tell them, ‘this is what you should do.’” He’s definitely not a conformist, tied to convention. “I approach every room that I design as if the previous design of that room doesn’t exist. I can take an individual room and say, ‘We’re going to take this kitchen and blow the doors out of the way things have

been done. We’re not going to be influenced by the past and allow ourselves to see what we can come up with. I’ll bet it’s going to work better than it did before.” A self-described ‘Energizer Bunny’ who survives on four or five hours of sleep a night, Lafrance is not only busy filming this season’s final episodes of Custom Built, he’s writing music, penning a men’s advice book and working on the launch of the self-titled “Paul” Magazine. Lafrance is also careful to maintain a healthy work/life balance, devoting time to his wife and four daughters. He is taking time from his busy schedule to appear as one of this year’s guest speakers at the Regina Spring Home Show, March 26 to 29 at the Canada Centre Building – Evraz Place. Lafrance says he’s excited to make his first visit to Regina. “It’s funny! I’ve been everywhere in Canada, but I’ve been rejected by Regina until now! I finally feel like the love is coming from Regina,” he laughed. “I have family there too, so I’ll get to see relatives I haven’t seen for a number of years.” Lafrance says audiences can “expect to see a mixture of the deep and the ridiculous! I’ll be talking a lot about what’s personal to people... how we can look at our homes in a way that creates more of an impact. Even after moving in, there were a few minor changes, and touchups — they fixed everything right away. It was a very good experience, and I’d recommend them to anyone,” says Beverly.

Since settling into her new family home, Beverly can’t wait to get back into her garden. She even had an industrial-style kitchen designed to handle all the extra cooking and baking she’ll be doing. However, her favourite part of the new home is the windows. “We put windows everywhere, without worrying about our neighbours. Now we can sit in our living room and watch the horses run by next door,” says Beverly.

he home of Jamie McDougald and Aleasha Morris is not your average Regina residence. That’s because the McDougald-Morris family is not your average Regina family. The couple returned to Canada last year with their two young children after spending 10 years working and travelling in Southeast Asia − an adventure that not many people have the opportunity to experience. In addition to their memories, they brought home unique décor items, distinctive tastes and an appreciation for the open space in and around their new Regina home. McDougald, who returned home to take a new position as the chief operating officer of Deveraux Homes, has a family connection to the company. His brother, Jared McDougald, is Deveraux’s general manager, and his brother-in-law, Denis Jones, is the president and CEO. Construction on the custom home in The Greens on Gardiner began before McDougald and Morris had even left Singapore, where McDougald worked as a principal at Singapore American 22  You’re home  Spring 2015

School and Morris was a school counsellor. “We actually purchased the land when we were still overseas,” said McDougald. “We picked out a home design in consult with my brother Jared. The first time we saw our lot and our home was in June 2013, and we were well into the process − the foundation and subfloor were already complete. Of course, having that family connection and years of experience in the industry, Jared had an understanding of what we valued as a young, growing family. “If you’re working with a good, professional team, as we have been fortunate to, you clearly define your expectations and what’s important to your family, and then you sort of step back and let the professionals do what they do best,” said McDougald. The result: the family has the home they dreamed of: a spacious, three-storey walkout that is bathed in natural light and has areas specifically designed to meet the needs of the children and their parents.


In addition to their memories, they brought home unique décor items, distinctive tastes and an appreciation for the open space in and around their new Regina home.

To replicate one of the characteristics of their Singapore home and to maximize the effect of the light that streams in through large windows, the interior of the home is a bright white and is trimmed with high-gloss white baseboards, window casings and cabinetry. In the living room, three high-gloss white cantilever shelves flank the fireplace and a mantel extends across the entire wall. On the mantel and shelves, unique collectibles from their travels abroad are displayed. “We certainly have a lot of ornamental ware from our excursions throughout the world,” said McDougald. “Our travels to Japan, Indonesia, Burma, China, and Thailand served to influence both the design and interior style of our home.” Upstairs, a study area has been built for the children (Jaxon, 9, and Ruby, 7) in the bonus room, which is just outside their bedrooms. There, they can maintain the focus on education that was established when they studied abroad. But, with dual purpose in mind, this area also gives the children their own space to relax and

have fun. “They have a pull-out sofa with a television and there is also a gaming system and built-in cabinetry for art supplies,” he said. For the parents, a custom-designed walk-through closet, laundry room and ensuite bath are laid out in a circular pattern just off the master bedroom to make the daily routine smooth and efficient. “It’s a modification or, as I like to call it, a personalization of the original plan that we had with Deveraux. We just adjusted the layout a little bit to fit our needs and patterns.” The design of the master bathroom also incorporates aspects of the wide range of styles and tastes that McDougald and Morris were introduced to in Asia. “Functionality-wise, it’s designed with hints of our travels, and there are things we’ve pulled from some of the nice resorts that we visited. It’s long and linear, with his and hers sinks, a deep, drop-in bathtub and a private toilet area − it’s almost hotel inspired,” said McDougald. You’re home  Spring 2015  23


A feature of the home that may be considered more practical than aesthetic, but which benefits the entire family, is the mudroom just inside the door from the garage. It has bench seating, a large shoe rack, and hooks for backpacks, outerwear, sports gear and accessories. Adjacent to it is a walk-through pantry, which reduces the steps from vehicle to storage when making trips from the supermarket. Two pocket doors screen the area from the rest of the house.

One of the advantages to living in Regina – as opposed to a densely populated Asian city like Singapore or Taipei, is the abundance of both interior and exterior space. Another area of the home that benefits the entire family and is particularly enjoyed by McDougald himself is the lower level. “Of course, every guy likes the basement and I do like that space because that’s where we have a big screen TV and we’ll watch movies with the kids. We have double doors that open out onto the patio and it takes you right outside to the entertainment area overlooking the park,” he said. “We also have double doors that lead into what we’re using as a flex space. It’s technically a fifth bedroom but we have modified it to meet our current needs. While we still have young children, the intent is for that room to be just an extension of the family room.” 24  You’re home  Spring 2015

Their new home takes full advantage of both. With 3,200 square feet of developed living area, the home is considerably larger than any of their previous abodes. Outdoors, this extension is even more evident. “In Asia, real estate is at a premium − there are certainly parks available, but you live in much tighter confines. So, moving home, it was very important to us that our children have access to wide-open spaces. We purchased property that is park-backing and faces onto the Green Meadow Park. We have many windows − our intent was to bring the outdoors in and see the 180-degree view across the park.” Building the home was a great learning experience for both McDougald and Deveraux Homes. In fact, the process has resulted in heightened customer care for the company. “We really try to guide and de-mystify the home-building process. Having had my wife and I go through it from start to finish, we were able to identify some of the areas where Deveraux could ameliorate the service for all of our clients. Now, if you go to our website, there is an entire section that defines the building process − every step of the way − and what people can expect from signing the agreement, financing, home handover and finally to the warranty and service work. We tried to simplify what can be a very complex and overwhelming process for any home buyer.” Evidently, the improvements to Deveraux’s customer service have been well received. I

n today’s modern world, many homeowners are seeking to maximize their leisure time. As such, hardscaping has become an increasingly viable option, allowing for elegantly designed back yards that combine functionality and visual appeal with the added bonus of minimal landscape maintenance. Simply put, hardscaping takes the lifestyle advantages of indoor living and brings them outside – some of which can be accessed throughout the entire year. Wood-burning or natural gas ovens, outdoor bars and kitchens, extended patios, lounge areas, stairways, water ponds and retaining walls are just a few selections made from concrete, brick and paving stones that serve to increase the usability of one’s back yard. “The back yard is an extension of one’s home, and with hardscaping you’re able to take that space and really celebrate it with family and friends,” said John Moroz, marketing manager of western Canada’s Expocrete, an Oldcastle company. “When people go to homes for Christmas parties and the like, they typically congregate in the kitchen because it’s the centerpiece of the home. In summer, the back yard can also become that nucleus of space.” Moroz said the trend in hardscaping in recent years began slowly with homeowners dabbling in more basic installations, like fire pits and small patios. However, thanks to cable channels like HGTV showcasing the benefits of efficiently designed outdoor living areas, Moroz said homeowners have been inspired to really run with their concepts of what a back yard can be. “You start with a patio, and then people gradually begin incorporating retaining walls to surround their barbeque, then you get a bar island to incorporate an outdoor kitchen,” he explained. Bringing that indoor feel to the outdoors is also extended in terms of aesthetic style, Moroz said, as hardscaped back yards continue to follow trends popular with interior design. For example, Moroz noted the move toward larger tiles in kitchens and living rooms has led to the utilization of bigger paving slabs in outdoor patios, resulting in a more modular and streamlined look. Adding a little pond, a waterfall or an intimate courtyard Zen space takes the luxury of outdoor living one step further. While some hardscaping projects can be tackled by the homeowners themselves, HGTV’s website recommends bringing in a professional designer to

help with layout and plans. Backyard designs can range from rustic charm to modern sleekness with a variety of textured products to choose from. HGTV also says an ideal hardscaped yard will include balance, a focal point and appropriate materials. One of the key benefits to hardscaping can be the minimization of grass and plant areas that require routine maintenance, although Moroz said most of these constructed yards do not eliminate vegetation completely, and in fact add to the scenic ambiance. “Hardscaping allows individuals to sculpt and mould their space to showcase their own personality and tastes,” Moroz said. To what extent homeowners hardscape their yards comes down to preference, square footage and budget. However, Moroz stressed any amount of money put into a backyard living space can offer a worthwhile investment return. “It totally depends on what type of house people want,” Moroz added. “You can be as economical as you want and get some value from a basic element – as simple as laying down a patio and fire pit for a couple thousand dollars. Or you can do a complete layout that can end up in the tens of thousands of dollars.” For Moroz’s money, the Bellgard Hardscapes Collection – which features a wide range of product lines from fireplaces to retaining walls to paving stones – is one of the finest hardscape lines in the industry. That was the original intent: just sell for three or four small builders instead of one large builder. We ended up selling for about four or five small builders. Crawford Homes is enjoying the strong market trend that has prevailed in Regina since 2007. “Our percentage is better than the city average at times, but you’re still going to follow the waves of the whole city,” said Bashutski. “1986 was a very good year – that was our top year. We did 265 new homes that year. Then, ‘91 was the worst year in recorded history. We dropped to 19 homes from 265, so trying to keep the same overhead was pretty tough.” .

Q: How do I know if it is more worthwhile to renovate or build new?

A: Any renovation or addition to your home has to solve your space problems and suit your style, but must also meet your budget. Before you can get an estimate of the cost of your proposed project, you need a design that you can submit to contractors to obtain a cost estimate. You must consider if financially this amount will work with what you have already invested in your property, or if it is better to look at a different existing or new home to solve your space issues. It is important to know the current value of homes in your area, and what the optimum value would be if you were to sell it in the future. You must also consider the implications of being out of your home for several months while the work is being carried out, re-instating landscaping and fencing, versus being in a locale you like and feel comfortable living in. Q: What are some of the critical points in planning a home renovation?

A: It is important to have a clear understanding of the current state of your home. With the assistance of a structural engineer, the architect or designer would visit your home and assess its current structural and special issues to ensure that your initial investment is worthy of an upgrade and addition. It is also important to review any zoning aspects which would affect your plans including lot coverage, building setbacks, parking and floor area ratio. You may want to consider a secondary suite for additional income to help offset renovation and operating costs. It is imperative to set a budget based on your maximum construction cost and to not exceed that amount. When planning projects such as this, we make every attempt to minimize the extent of demolition and renovation, and to keep the structure of the addition as simple and straightforward as possible to keep costs as low as they can be. oncrete has long been the cold grey base for driveway pads and basement floors, and not something often considered as a designer finish for residential construction. Rock gardens aren’t difficult to create or maintain and are one of the most versatile uses of any space, large or small. From the serene minimalism of a Zen-like expanse, to a bright cascade of flowering plants in amongst some stones, a rock garden can be as much, or as little, as the homeowner wants. While there is no law against using shade-loving plants, most people think of rock gardens as a desertlike environment, with low-growing, sun-loving plants interspersed between rocks and stones of various shapes, sizes and colour. In general, these plants need lots of sun, at least five to six hours a day. The good news is that, once their roots are established in two to three weeks, many of them won’t need much in the way of watering or other care. So, other than needing all that sun, a rock garden is affordable, low-maintenance and can be as large or small as desired to fit in any space. As in any other landscaping venture, it’s best to involve a professional to ensure best results and avoid potential problems. Horticulturist Brent Waliduda, owner of Paramount Plantscapes Ltd., can help properly plan the landscaping, prepare and create the area, and can also suggest or even install the best plants to fit the space and the homeowners’ expectations.

The great thing about rock gardens is that there are so many options.

He recommends having at least a rough idea of how big and where the rock garden will be located on the property before taking the first step, which is to start with a clean slate, so to speak. “You'll want to work with a cleared area of land,” Waliduda said. Most of the plants used in rock gardens do not thrive in damp soils, so a good base of gravel will ensure proper drainage. “Planning a rock garden that is raised in the middle or to one side will not only make the mainly low-growing plants easier to see, it will also help the water drain away,” he said. Plants with higher water needs can be placed at the bottom to take advantage of the run-off. Next, he suggests shaping the area and adding the filler soil to build up the higher part of the bed. “You’ll want to use a mix of soil and sand, firm enough to maintain the shape, yet porous enough to encourage good drainage,” Waliduda said. The rock garden can be clearly separated from the lawn with a deep

edge, can flow seamlessly into the surrounding landscape or can even have a border of similar sized stones. “The great thing about rock gardens is that there are so many options. They really allow the homeowner to decide what, where and how much they want, not just in terms of location and shape, but composition. They can have a lot of rocks and just a few plants, or vice-versa,” Waliduda said. Once the shape is decided upon and the site is ready, the larger rocks can be placed. Again, there are no hard and fast rules, though the larger specimens are usually placed in the centre or towards the back, and the strata lines (or grain) if there are any, should be in the same direction. “Partially burying them will help make the whole arrangement look more natural. Filling in and topping up the rest of the site to prepare for planting should be done with a mixture that contains at least one-third sand to, again, ensure proper drainage,” he said.

Waliduda suggests saving the smaller rocks and the plants until the last phase of the operation. “Leave the plants in their pots and move them and the smaller rocks around until you find the arrangements that you want,” he said. Using plants of varied sizes, heights and colours will add to the interest of the space, but plant selection is largely a matter of personal preference. In general, any plant that prefers full sun and little water will do well in a rock garden. Some of the best shrubs include lowgrowing junipers or the smaller potentillas. Plants such as both the annual and perennial sages (salvia) add a spike of colour, and ground covers like creeping phlox or creeping baby’s breath will quickly fill in any spaces and cascade down an incline. Annuals like portulaca or gazania, with its daisy-like striped flowers, can fill in the gaps until the perennials mature. Many herbs, such as thyme and culinary sage, will also grow well in a rock garden, and grasses like Elijah Blue fescue can add a different texture.

Favourites for prairie gardens, and rock gardens in particular, are the succulents. “These sun lovers need little water or ongoing care and most are fully hardy for the Regina area,” Waliduda said. Best known is probably hen and chicks, with its large central rosette of leaves surrounded by numerous tiny offshoots. Incredibly easy to grow, they need only a slight depression in the sandy soil to take root and thrive. Sedum, also known as stonecrop, come in an amazing array of leaf sizes, shapes and colours, along with a wide range of flower colours. hen building a new home, you want to find a builder who you know will deliver a great product, on time and on cost. After all, a house is the single largest personal investment you'll likely make in your life.

Home buyers often look into a builder’s track record, reputation, and professional memberships, but one area that sometimes gets overlooked is safety. Does selecting a builder with good safety management practices bring additional value to your purchase as a consumer? Homeowners dread the phone call from their builder saying that their possession date has been delayed. Even worse is to move into a home and find problems because the builder’s “best worker” was injured and was not available to finish the job to the standard you agreed to. When craftspeople are injured on the job, it can impact the costs and time lines, and therefore the quality of your finished home. A home builder with proper safety certification is better able to ensure projects are finished on time and within budget because they have a reduced risk for delays and unforeseen costs associated with injuries. One certification homeowners should be asking about is the Saskatchewan Construction Safety Association’s Certificate of Recognition (COR) National Standard. “Being COR certified means they are meeting and exceeding legislated safety standards,” said Collin Pullar, President of the Saskatchewan Construction Safety Association (SCSA). For a company to become COR certified, employees must take courses that provide training in both safety leadership and occupational health and safety standards. As part of the certification, the company must also develop a safety management system. After six months of documentation on the job, an external audit is conducted to ensure the company has implemented a proper system that meets national standards. A safety management system is a methodical way of managing and preventing issues from happening. “It’s creating a set of methods within your business of how you’re 50  You’re home  Spring 2015

going to assess, prepare for, and have plans to address any sort of risk to your company,” said Pullar. “That could be a financial risk, it could be a human risk, or a risk to materials.” Pullar’s background is in the business world, so what initially grabbed his interest about safety was using it to manage and reduce risk from a business perspective. “I want my people to go home safe, of course, but on a day-to-day management level, trying to have a predictable result and having a project done by a certain day and time, seemed to me like a good business principle – like having an accountant or auditor or controller in my business to make sure I’m not losing everything I’m trying to gain,” said Pullar. "As a business person, I could see the value of it." Putting a high value on safety helps companies pay close attention to the details, allowing them to deliver a smoother experience and make even fewer mistakes. “A builder recently shared with us that they have noticed a marked difference in the work completed by their sub-contractors with certified safety management systems and strong safety cultures,” said Pullar. “Quality actually went up while error rates and deficiencies dropped.” Having COR certification doesn’t necessarily mean nothing will go wrong. Any construction or renovation project will have surprises, and sometimes accidents happen, but a COR-certified company will have an action plan ready to go when it’s needed most. A culture is what people accept as their norm; it’s about what people do on a daily basis, no matter what you tell them to do. Creating a culture of safety makes being safe second nature. Home buyers can encourage that culture simply by asking a few simple questions: Is the company COR certified? What do they do in terms of safety management? What do they wear for protective equipment? “It’s amazing what a hard hat and glasses and proper boots can do,” said Pullar. In some cases, people will make the top level of their deck a sunroom or screen room and then transform the lower level as a barbecue area.” Scenic railings are also growing in popularity. They have no top or bottom railings and therefore do not obstruct your view. These railings, Korchynski notes, are popular for lake and walkout decks. Another design trend sees the addition of lattice-topped pergolas, which look great and provide shade on a hot summer’s day.

“They appeal because of our weather in Saskatchewan. We don’t get a lot of time in our climate to enjoy our decks and the addition of a built-in gas fireplace extends the outdoor living season,” said Korchynski. The choice of decking material is key as homeowners want the leisure time to make the most of their backyard decks. “It used to take a lot of work to maintain decks. Now, there are a lot of lowmaintenance options,” said Korchynski. Composite decking, for example, never requires painting or staining. A simple power washing will restore its original beauty. How much a backyard deck will cost depends on the features and amenities you desire. Korchynski said a standard deck costs around $6,000 to install. On the other hand, their largest project cost $50,000. “We offer retail sales of all of the products we use, so we can sell to customers, who will also come to us for advice,” said Korchynski. In the future, Korchynski feels the evolution of backyard decks will continue.

hat’s life like for reality TV stars after the cameras stop rolling?

Elissa Reilly Slater, star of CBS’ Big Brother Season 15, and her husband Brent Slater, President and CEO of Advance Door Systems Ltd., are now finding time to join other members of the reality TV community in supporting a variety of charitable endeavours. Last summer, the Slaters were excited to join alumni from the hit reality shows Big Brother, Survivor and The Amazing Race at a ‘celebrity build’ supporting Habitat for Humanity in Topeka, Kansas. The event was organized by Brian Haug, marketing representative with the local CBS affiliate, WIBW-TV. Haug said, “This was the largest Habitat home ever built in our community for a family of eight from Africa.” “It was our pleasure to go out there and be involved in such an amazing charity project,” said Elissa Reilly Slater. She and husband Brent were joined in Topeka by other reality TV celebrities including Elissa’s sister Rachel Reilly and her husband Brendon Villegas (both stars of Big Brother and the Amazing Race). Survivor winners Richard Hatch, Tina Wesson, Bob Crowley and Danni Boatwright; Amazing Race winners Cindy Chiang Halvorsen and Jordan Pious; and Big Brother alumni Judd Daugherty and Amber Borzotra rounded out the list of hammer-swinging TV personalities. Brent Slater, who has been at the helm of Advance Door Systems Ltd. in Regina and Saskatoon since buying the business 11 years ago, was immediately tasked with overseeing the team of all-stars. “The event organizers were excited that someone who actually knew about construction was there. They put me in charge of 14 reality stars,” laughed Brent. “We sheeted the house and then started with the exterior siding.”

So I kept them all in line!” The Habitat for Humanity volunteers quickly transformed a vacant lot in Topeka into a 2,400 square foot home, on behalf of the Munganga family who had emigrated to the United States in 2009 from Burundi, one of the poorest countries in Africa. The opportunity to meet the Mungangas and assist them in their dream of home ownership was a reward onto itself, said the couple. “Getting to meet the family, seeing their little boys run through the house that was soon going to be their home, was so touching. It melted our hearts!” explained Elissa. “The father told us that no one in his family had ever owned a home, so having this assistance from Habitat for Humanity was really, really special. This has given their family a whole new life.” “It’s so touching to be a part of that and be involved in changing someone’s life. It’s the most inspiring thing there is,” said Brent. Feeling blessed in their own lives, the Slaters give back to the community in many ways. “I’m a rags-to-riches story,” said Brent. “I understand what it is to have nothing. Now that I’m fairly successful, I have 60  You’re home  Spring 2015

the opportunity to give back. We’re definitely planning on getting involved in more Habitat for Humanity builds, here in Saskatchewan.” Elissa is appreciative of the success she has achieved in her TV and film career, as well as her busy life as a wife and mother. “I think you have to pay it forward and that you should use your blessings to bless others. Being involved in charities is very important to us, because if we can make a difference in someone else’s world and give them joy, it always comes back to you.” The Habitat for Humanity build in Topeka is just one of many charitable events that Elissa has participated in since leaving the Big Brother house. “Every month, I’m in a different city involved in charity projects,” said Elissa. Among her favourites was the Toys for Tots drive in Massachusetts which raised $50,000 for children in need. The Big Brother star is also busy advancing her acting career. “Since Big Brother, I’ve done many TV appearances, including The Bold and the Beautiful. Now I have a role in a movie – A Million Happy Nows – which is being produced by the Emmy Awardwinning Crystal Chappell,” said Elissa.


The production began filming in Los Angeles just before Christmas, added Elissa. “I’m absolutely thrilled with my role. I’ve been practicing my script and making Brent read lines with me!” Married for three years, the Slaters’ own love story could be the plot for a TV or film script. Brent was first introduced to Elissa by her sister Rachel, a Big Brother and Amazing Race all-star. “My sister has been friends with Brent for close to 10 years. I was visiting her in Las Vegas and she wanted me to meet him. She told me, ‘Brent’s so awesome; you’ll really like hanging out with him.’ She introduced us and we’ve been together ever since,” said Elissa. The couple maintains homes on both sides of the border. When in Regina, Elissa enjoys being her husband’s “wing man” and taking part in local charity events and functions, including the Master Awards presented by the Regina & Region Home Builders’ Association. “We have some great friends in the home building community who we get together with a lot as well,” said Elissa. Would the couple ever consider starring together in their own reality TV series? “We’ve been approached many times to do a reality TV show together. With a family reality show

comes a lot of drama. That’s what they’re looking for. I’ve been uncomfortable with the idea of making my family a spectacle on TV, but you never know,” said Elissa. Prior to launching her TV career, Elissa worked as a fitness and nutrition specialist, a registered yoga teacher and obtained a degree in Sports Management. She intends to build a yoga studio and wellness centre on the upper level of the Advance Door Systems building in Regina, and plans to offer community outreach events there in addition to her “Advance to Wellness by Elissercise” program. Brent continues to grow Advance Door Systems, which last year marked its 30th year of business. “Since I bought the business 11 years ago, I’ve grown it into one of the largest door companies in Saskatchewan,” said Brent. Advance Door Systems offers an extensive range of interior and exterior doors, windows, moulding, locksets and finishing components, selling building materials across Western Canada. “Last year, we opened a store in Saskatoon and have now expanded into that market as well,” said Brent. The TVs are built with heavier indoor/outdoor casings that protect them from the outdoor elements such as humidity, moisture and temperature fluctuations. On the audio side, Porter said there are also wireless speakers available to provide the sound for your outdoor TV or sound system, including some truly unique options like the Bose speakers that are placed right in the ground. “Typically, when you put the speaker up higher, everybody hears it. So they’ve [Bose] designed a speaker that is 360 degrees, but stays much lower on the fence-line so it doesn’t bother the neighbours,” Porter said. And, it is now possible to control your outside electronics without running back and forth into the house to make adjustments. Porter points out that some of the electronics now available can be controlled with smart phones or through the home’s Wi-Fi. “So we can take these things outside and control the music and TV and everything from outside, which is fantastic. You don’t want to have to run indoors to do things. It’s very exciting and easy for the customer to use,” he said.

Regardless of how big or small they are, outdoor electronics do need a bit of extra care. “The electrical still has to be done properly,” said Porter, adding that in many cases, existing outdoor outlets will be enough. He suggests homeowners place TV and home theatre screens out of direct sunlight, which can affect the quality of the picture. And, even though the entertainment system may be rated for outside use, this is still Saskatchewan. “Our elements in Saskatchewan are a little more aggressive than a lot of other places, with the extreme of both hot and cold, so you still want a little bit of cover for them if you can and ensure they’re in a safer spot,” he said. Porter recommends that homeowners consider incorporating an outdoor entertainment system sooner rather than later. He points to places like Phoenix, Arizona where the setting and supports for the system are included in the home’s initial design. “Think it through,” he said, “especially with a new house build. People really should be thinking about it [entertainment systems] when they’re doing their design, instead of after the fact.”

hink every new home automatically comes with a guaranteed warranty? Think again!

Denise Mildner, CEO of the New Home Warranty Program of Saskatchewan Ltd. (NHWP), advises consumers to do their homework and ensure that the new home builder they are considering is a registered member of a third party new home warranty program. “Third party warranty is not mandatory in Saskatchewan. Consumers who purchase a new home from a builder without third party warranty have no protection if the builder goes bankrupt. Also, they do not have an avenue to dispute any disagreement between themselves and the builder,” said Mildner. A third party warranty is separate from and in addition to a builder’s own warranty coverage, explained Mildner. “Third party warranty is a guarantee of the builder’s warranty. A builder’s own warranty is only as good as the level of service the company wishes to perform or for as long as the company is in business. If the builder is registered with a third party warranty provider, should the builder default, the warranty program will perform the builder’s warranty obligations.”

New Home Warranty Program of Saskatchewan is the only warranty program headquartered in the province, with offices in both Regina and Saskatoon. “We work entirely just for Saskatchewan. Being developed and operated locally, our mandate is to provide solutions for both the home builder and the homeowner,” said Mildner. Over 55 per cent of RRHBA builder members are registered with New Home Warranty Program of Saskatchewan, added Mildner. New home builders are required to meet specific criteria before gaining approval from NHWP. “In order to ensure the integrity of a new builder, we require new members to submit detailed information which includes a business plan, as well as financial information. It is highly recommended that new builders use reputable subtrades with proven experience. They are also subject to home inspections on their first three homes and are on probation for the first year,” said Mildner.

• Two-year water leaks protection: The registered builder warrants that the building envelope (roof, exterior cladding, windows and doors) and the basement foundation walls will be free of exterior water penetration for two years from original occupancy. • Five-year major structural defects protection (optional 10-year): The registered builder warrants that the new home will be protected against major structural defects for five years from the date of possession. The term ‘major structural defects’ refers to defects in workmanship or material, which have or are likely to have an adverse effect on the performance of the load-bearing portion of the home, such as footings, piles, basement walls, beams, floor joists, teleposts, load-bearing walls and roof trusses.

DISPUTE RESOLUTION PROCESS Should a warranty issue arise between the homeowner and the builder that direct communication cannot resolve, NHWP provides a dispute resolution process called ‘Conciliation.’ “Conciliation is a type of informal arbitration. Under this procedure, NHWP appoints an independent conciliator: someone who is expert in residential construction. The conciliator is generally a professional engineer with considerable related experience. The conciliator schedules a meeting with the homeowner and the builder. A representative from NHWP usually attends, but only as an observer,” said Mildner. During this meeting, the homeowner and the builder both present their sides of the issue. The problems identified by the homeowner are inspected by the conciliator. On completion of the investigation, the conciliator prepares a written report, which outlines the complaints, their observations and decisions.

If the builder is found to be responsible to repair an item under the terms of the warranty, the conciliator will include a deadline to complete. The decisions of the conciliator are binding on all parties. If the builder fails to meet those obligations, the warranty program may step in and fulfill them. The conciliation process benefits both the homeowner and the builder, eliminating lengthy court battles and expensive fees. “This process tends to resolve differences quickly and efficiently, without having to resort to the legal system. The only cost to the homeowner is a $200 conciliation fee. However, if any one decision goes in their favour, the conciliation fee is returned. NHWP pays for the cost of engaging the conciliator as part of its services,” said Mildner.

BUILD WITH CONFIDENCE The primary reason for an independent third party warranty is consumer protection. Third party warranty coverage allows home buyers to proceed with confidence, knowing their interests are going to be protected, said Mildner. All builders registered with the New Home Warranty Program of Saskatchewan are listed on the organization’s website: www.nhwp.org. “The website is kept up to date and has further information helpful to the consumer,” said Mildner. Front porches, whether in the form of small areas adjacent to front doors or grand wraparound-style verandahs, are making a dynamic return in Regina neighbourhoods. Many of the city’s new communities are being built with Craftsman-style architecture, and the front porch, being a chief characteristic of this design, could soon be as popular as it was decades ago. This extended entryway provides an opportunity to offer a cordial welcome to guests before they even enter the home. It can bring a little of what’s inside out and set the tone for what’s to come. “The front porch is an extension of the soul of the home. It is a visitor’s first impression of what lies beyond the front door,” said Christy Dunbar, a Regina design consultant and owner of House Envy Interiors. Rather than merely a place to pass through on the way into the home, the front porch can be a place for family and friends to gather and chat. With such a purpose in mind, creating a cozy, 72  You’re home  Spring 2015

stylish outdoor sitting area is similar to decorating a comfortable living room.

A good place to begin is with seating. “I would only add seating for two at most. The front porch should be a quiet serene space to enjoy − the back deck or patio is more appropriate for [a larger] gathering,” said Dunbar. “And the seating should be away from the front door so that it doesn't feel cluttered and overwhelming.” The best choices for furniture are those designed specifically for outdoor use; they will stay looking fresh longer when exposed to the elements. “I would stick to outdoor furniture for sure. They make really fabulous resin wicker now, which has a plastic feel and can withstand almost any element,” said Dunbar. These furnishings mimic the look of wicker but are definitely more durable.

Choosing fabric requires the same consideration. “If the fabric will be exposed to the rain and sunshine, then I would recommend decorating with outdoor fabric only, as it is durable enough to withstand the wear and tear of the natural elements,” said Dunbar.

“If the area has a roof covering it, then you can be a bit braver with the fabric choices. You can style your front porch as if it’s almost an extension of your living area in the summer months, and you can buy a little bit fancier, a little bit prettier outdoor cushions.” All cushions, toss pillows and upholstered furniture should be taken inside during the winter months, though, to prevent possible mildew growth and fading. “Even if you do use outdoor fabric, it can fade. That sun and all the elements will wear it away relatively quickly,” Dunbar said. Front porch gatherings often include some sort of beverage, depending on the weather and the occasion, so a small bistro-style table for cups and glasses is handy. “You can position it between the two chairs to create a cozy, conversational seating area,” said Dunbar. Lighting is another consideration, in case get-togethers stretch into nightfall. Dunbar recommends a hanging, pendant-type fixture above the front door, with accent lighting in the seating area. She said the addition of vintage lighting or a vintage mailbox

helps portray a sense of style. Other accessories that add a homey touch to outdoor décor include lanterns, potted plants and herbs, hanging pots, toss cushions and candles.

Where space allows, fixtures, large pots, plants or other décor items placed on either side of the front door provide dynamic symmetry, creating a grand entrance to the home. This can be modified to fit the season. Dunbar said, “You can flank either the front door or the top of the stairs with large pots in the summer or winter foliage in the winter. To add more visual interest and set your home apart from the neighbours, add an accent colour to the front door. “A bold, bright colour has big impact without a lot of investment,” she added. The choice of such a feature depends on the homeowner’s lifestyle, wants and needs. “To us, it’s usable space,” said Deck. “So, if barbecuing and being outside with the kids is how they spend their summers, then, by all means − a deck and a patio or a play structure for the kids − those focal points are what we build around.” Many homeowners have long wish lists of what they would like to include in their landscape, but they don’t know how to put them all together without creating an unfocused, patchwork effect. Recently, artificial grass has become popular as a way of escaping the watering and mowing routine required with natural grass. “Over the last five years, it’s gone from one or two (enquiries) a year to now every second estimate is for artificial turf,” said Deck. “I couldn’t even guess the square footage we put down last year.” Artificial grass products now on the market are virtually indistinguishable from healthy Kentucky bluegrass, even when they are placed side by side. There are still those who prefer the natural alternative, though. n Canada, we already ask a lot from our garage doors; and on the prairies, we ask a little bit more.

In the winter, blasts of Arctic air torture hardware and relentlessly probe the seams, and in the furnace of summer, an unforgiving sun tries to warp panels and blanch the finish. It’s a real life test chamber with an 80°C swing in conditions. Travis Reynolds, national marketing manager for Steel-Craft Door Products, points to over-engineering as the shield homeowners can wield against those extremes.

Because of that, R-factor – the measure of insulation effectiveness − enters the conversation when shopping for a garage door. “Increases to the R-value of the insulation in the doors results in higher efficiency and lower heating costs,” Reynolds said. “The garage door is the largest opening in the home, so it’s critical that it be well insulated.” Major improvements in recent years have boosted garage door performance. “High-quality polyurethane panels provide the best insulation for the door opening. Lower grade types of insulation, like polystyrene and Styrofoam, are starting to be installed less and less.” Reynolds says polyurethane offers twice the insulating value of polystyrene, and its high-density composition means it takes less to do the job. It also offers better resistance to mould and mildew, and won’t soften or melt in high heat. “Our polyurethane is also CFC- and HCFC-free, making it easier on the environment.” It may be what’s inside that counts the most, but looks are important too when it comes to outfitting a home. “Garage doors are a huge part of the 'face' of a home,” said Reynolds. “People should think about them as an investment in the street appeal of their home. And since it comprises up to 40 per cent of the front of the house, adding a new garage door can have a large impact.”

There are a huge variety of styles, embossing options, window offerings and colours, giving homeowners many ways to express their character and individuality of their homes.” Reynolds says the current design trend is moving towards carriagestyle doors with decorative hardware, as well as contemporary steel doors that appear to look like wood. “Steel panel doors pre-finished in a walnut or cedar have none of the maintenance issues that wooden garage doors have,” he said. “And our Carriage Craft line of doors features a distinctive nod to the past in design, with custom hinges and handles to bring just the right touch to heritage-style homes.” The Esteem Series of aluminum doors merges quality with modern design. They are highly customizable and help achieve a contemporary look that is very popular with architects and designers. any adults understand the joy of gardening, but gardening can be equally fun for children as well. While some adults may feel that certain children do not have the patience or perseverance to see plants grow from seeds to adulthood, selecting plants that are hardy and sprout quickly may be the key to igniting a love of gardening in children. Choosing seeds that sprout quickly can hold the attention of children who are new to gardening. Many different plants fit this bill. Beans, peas, sunflower seeds, and bell pepper seeds are easy to start and germinate quickly. In addition, many leafy vegetables, such as chard, lettuce, spinach, and mustard, germinate in three to five days. Herbs, such as basil and parsley, also sprout fast. All of these plants are good options for introducing children to gardening, as each provides quick gratification. To further interest children, it is a good idea to plant seeds in a way that allows youngsters to monitor the progress of growth. Use a transparent container, such as rinsed-out glass jars and canisters, to house the plant. Such containers give kids an unobstructed view of the process, during which children can plot the progress of seed germination and easily spot root and stem development. Once the seedlings grow larger, they can be transplanted into different containers.

Cotton balls also make a good place to nestle seeds. Either material will hold on to water, keeping the seeds moist until they sprout. Edible plants often make good choices for children because kids can reap the rewards of their efforts. Kids can show pride in their accomplishments, especially if they have tangible results on the dinner plate.

Children who want to try something different can explore other types of plants. Aquatic plants, or those found at the pet store to grow in aquariums, can be easy to grow. These plants are quite hardy in that they can stand up to moderate abuse, such as failure to water frequently enough. The unique appearance of cacti make them interesting focal points for an indoor garden.

A love of gardening that's fostered inside can also be explored outdoors. Set aside a plot of dirt where kids can sow their own seeds and tend to their own gardens. ainting is one of the easiest and least expensive ways to transform the look of a space. The colours homeowners choose for their walls can give rooms their own unique feel and even affect the moods of the people within them.

Finding the right shade for a bedroom or kitchen involves more than just selecting the first colour that catches your eye. Design experts and psychologists alike say it may be worthwhile to choose a colour that helps you feel good rather than just following design trends. The paint colour you pick may add energy to a space or create a tranquil retreat where you can unwind at the end of the day. BLUE − To create a spa-like environment and a more serene space, look to shades of blue in soft variations. Cool blues are soothing colours that can help lower stress levels and promote sleep. That’s why blue is a frequent fixture in bedrooms and bathrooms. Just be advised that too much blue can make a room appear cold and stark, so balance out blue with some warmer accents. orange − Many people do not immediately consider bright orange for their homes, but when used as an accent shade, orange can really brighten up a home. Orange is considered a shade that expands creativity and imparts a youthful appeal to a space. Consider an orange accent wall or a burst of colour with orange throw pillows. If pumpkin orange is a little too bold for you, tone it down by choosing a more pastel, peachy hue, which is equally warm and energizing. red − Red stimulates energy and appetite, which is why the shade is so popular in restaurants and home dining spaces. Red is a good choice for social gathering rooms but may not be the wisest choice for a bedroom, as the colour may prove overstimulating. green − Green can evoke composure and tranquility and works in any room of the house. Since green is the primary colour of nature, it also works well for those people who want to bring some of the outdoors inside and work with the fresh starts and new growth that green can inspire. To make green feel less subdued and sleepy, work with its complementary opposite, red, by using a few bold red accents here and there to balance out the tranquility of green. purple − People have long related purple to royalty, and this dramatic colour can add a formal, regal aspect to a home depending on the hue. Purple also may help stimulate the creative side of the brain. In paler shades of lavender, purple can seem almost ethereal and spiritual. Some designers suggest avoiding purple in a bedroom because that is a place you want your brain to rest rather than be stimulated. yellow − Few colours are more vibrant than yellow, which can help stimulate conversation and make thoughts more focused. A luminous shade of yellow is an ideal way to make any space more welcoming and bright. Just use it sparingly, as too much yellow may not be a good thing. Yellow accents mixed with touches of purple can offer the balance needed to prevent yellow rooms from overwhelming residents and guests. Home decorators should keep in mind that colours can be blended to create the desired environment. A colour scheme based on complementary colours, or those opposite on the colour wheel, may fit. Otherwise, analogous colour schemes, or those colours that are next to one another on the colour wheel, can create a variation that suits your design needs. (MNS) n

s we go through a period of financial uncertainty, homeowners are focused on making sacrifices in order to put a little extra aside. The back yard is a perfect opportunity to save a little money. The kitchen garden has become fashionable again. Call it homesteading: people are adding gardens, raised planters and containers filled with attractive herbs and vegetables to their outdoor spaces! If you are new to growing your own food, there are definitely a few pitfalls that you should avoid. Companion planting is a lot like creating a seating chart in a wedding. There are some plants that don’t work well with others. 1. Beans are the ‘problem child’ in the garden! It seems that beans don’t play nice in the veggie patch. Beware of having beans with any of the onion family: no leeks, no chives and no garlic near the beans! Beans and peppers are also not a great mix. 2. Tomatoes are definitely considered the jewel in any vegetable plot but they have lots of specific needs! There are several plants that inhibit the growth of tomatoes including all of the Brassicas family (cabbage, broccoli, cauliflower and brussel sprouts). Corn, fennel and potatoes are also all bad ideas near your tomatoes. Instead, plant your tomatoes with all of the plants that your beans didn’t like. Onions, chives, even basil make tomatoes shine.

3. Plant lots of sage and thyme. These two herbs are the popular ones, getting along with almost every other veggie. Just be careful how you plant them as both of these perennials can take over your garden space.

THINK OUTSIDE THE PLOT Don’t restrict your vegetables to plant beds. We’ve been growing tomatoes in containers for years, but how about lettuce in a pot? Salads always taste best when they are fresh and you’ll have no excuse with a beautiful urn filled with gorgeous frilled and colourful leaves.

I usually go with a recycled plastic option instead of the traditional terracotta. Terracotta is really good at absorbing water… so good that it often dries out plants faster than other options.

Having the garden at an easy-toreach height makes it easier for some homeowners to get into home agriculture but be careful when creating those raised planters. It is really important to choose the right type of wood to grow food in. Avoid those tar-covered railroad ties and other types of wood that use harmful toxins. These chemicals are able to leach into the soil and in some cases directly into your produce. Instead, opt for clean cedar or the new type of pressure-treated wood called MicroPro Sienna (MPS). By using new technology, MPS has been awarded several accreditations and has been shown to be safe, even in areas of open water. When building your planters out of wood, make sure that you line them with a geotextile fabric to prevent soil from leaking out between the boards after each watering. Water your garden from under the plants. Vegetables and herbs are very susceptible to different types of fungal infections, brought on by water on the leaves. Drip hoses are perfect for most vegetables because they keep the leaves dry.

A: Over the last four years, we have been asked this question a lot. We believe that your reach-in closet should grow and change as your children do. If your kids are preschool age or younger, consider designing one side of the closet with triple hanging (three separate) rods. Little people have little clothing and as they grow the bars can be changed to double hanging. The other side of the closet can be equipped with double hanging rods, ideal for dresses or outfit sets. In the middle of the closet we recommend your design include roll-out drawers or baskets for socks, tees and undergarments. A built-in hamper should be included in the design. With children sharing spaces, putting the laundry hamper in the closet saves a lot of space. Our built-in hamper allows for the basket inset to easily be taken out and carried to your laundry room. Children love pulling this feature out and actually tossing clothing in! If you have a boy and a girl sharing the space we recommend having some clearly defined areas for each of their clothing. This will help when planning outfits and putting clothing away. n

W

hat are the design hallmarks of the ‘new moderns’ – the contemporary homes that are bringing a new sense of style to Regina’s developing neighbourhoods?

Unlike the Cape Cod with its many dormers, the pastels of a Miami Beach art deco or the wide front porch of a Craftsmen style two-storey, the contemporary home does not have one set architectural style. Instead, the contemporary home is defined by a collection of ideals. First on this list is the welcoming of natural elements into the home. Natural light is king in so many contemporary homes. Advancements in technology and energy efficiency mean that a large bank of windows is no longer a pipe dream for the prairie home. A high quality window attracts warmth in the winter and reflects it in the summer, so larger installations won’t send monthly energy bills through the roof. Similarly, advances in window technology mean that skylights and light tunnels are less prone to leaks and are being used more commonly to invite

natural light into inner areas of the home. The innovative NanaWall Systems out of California are folding and sliding glass solutions that allow an entire wall to be opened up to the outdoors. This isn’t simply a double garden door. Rather, the transition from inside to outside vanishes and the back yard becomes part of the living space. One of Regina’s recent Stars Lottery homes features a NanaWall that is about six metres wide. Finally, the nature-inspired colour palette is on the list for bringing the outside into the contemporary home. “Colours and features that are more reflective of earthy materials are being brought seamlessly into the house,” said Kelly Nadler of KRN Residential Design Ltd. Materials conventionally used for exteriors like stone, cedar and earth tones are used inside, or brought in through a frameless window. Open concept living is another mainstay of the contemporary home. “I find it’s a cultural thing in western living. KRN Residential Design was established six years ago, but Nadler brings two decades of experience to his business. After getting his start in the residential field, Nadler spent a number of years in commercial design before feeling the pull to return to residential work. KRN quickly grew, and a sister company was registered with the Saskatchewan Association of Architects. Today the companies have the capability to undertake a wide range of projects from the smallest pocket suite to a multi-storey building. The open concept plan creates a grand feel without breaking the bank, or going into a sprawling square footage. However, Nadler warns there can indeed be too much of a good thing, and many clients find that carving out a small space for a personal retreat like a yoga room or small media room can be a welcome haven.

The exteriors of contemporary homes can vary widely in appearance, but a common theme is a bold signature feature that creates interest and makes an artistic statement. Although the majority of clients are not interested in taking the leap to the ultra-modern flat roof, Nadler says many are looking to incorporate modern elements into the home.

A variety of roof pitches are being entertained, with many clients opting for the Frank Lloyd Wright, or low-prairie, style. “It’s quite interesting and fun to work with, because you can use a lot more creativity and introduce a combination of architectural features using the roof, covered entry and porch,” said Nadler. central chimneys and open floor plans; very different from the elaborate style of Victorian-era homes which he disliked. Contemporary exterior finishes include a mix of horizontal and vertical lines, statement bands to break up those stark garage faces and the mixing of materials. t’s 5:30 p.m. on the first hot afternoon of the summer. The homeowners rush home from work, anxiously wanting to relax on their patio overlooking the golf course. However, the moment they set foot on the patio, they can feel the blistering heat. The Saskatchewan weather just never seems ideal when you have time to enjoy the short summer season we have. The homeowners in this case have a walkout house backing onto the golf course. On the main level of the house is a 400 square foot covered patio offering amazing views of the perfectly manicured fairways and greens. Theoretically it’s a great concept, however the patio faces directly west and during the summer after work, when the homeowners wanted to use it the most, it was more like a sauna than a relaxing oasis in the city. At certain times the space was simply unusable. The fact that it was west-facing made it even worse. The patio was hottest when the owners really wanted to use it at the end of the day after work and into the evening. There was just too much direct sunlight beating down, creating heat and making the space too uncomfortable to use. The family did some research and discovered that Clear View Windows and Doors offered the solution they needed. “After viewing the patio, we knew the line of Habitat screens we carry by Talius would turn the patio into what the homeowners originally envisioned for the patio,” said Stuart Rogers of Clear View Windows and Doors. “The Habitat screens essentially act like sunglasses for the patio.” The Habitat screens are there when you need them and are completely retractable with the push of a button when they are not required. The screens are designed to not only diminish the heat but also can be used to reduce the wind and bugs during Saskatchewan summer months. Windows and Doors install five retractable screens, essentially turning the area from an open patio to an enclosed screen room with just a push of a button on a simple to operate remote control. This made the screens easy to use, enabling the owners to change their climate when they wanted to enjoy the patio. “When we were installing the screens, it was quite a hot day and when you walked behind one of the screens you could tell just how much of a difference it made,” Rogers said. “We’d walked by one of the exposed areas and you could feel the heat from the sun. When you walked behind one of the screens you automatically felt the change in temperature.” The screens were also designed not to completely obscure the view, which was crucial considering the location of the home. While Clear View originally was discussing the screens with the homeowners, the homeowner also was interested in making the patio more connected to the house. Luckily for them, Clear View Windows and Doors also specializes in doors from Kohltech Window and Entrance System. “I suggested they look at a folding door system from Kohltech to connect the patio to the rest of the house. After seeing the folding door, the homeowners readily agreed that a folding door system was exactly what they were looking for,” Rogers said. The door was installed between the dining room and patio. When open, the folding door opened the living space through a gorgeous nine-foot wide opening.

mira and Zemir Mahmutovic, the owners of Amira Homes Ltd., realize the value of a good home.

This can be seen in the quality of the Regina-based home builder’s latest show home. Located at 3433 Green Brock Road, it’s a beautiful 2,154 square foot property that represents the epitome of luxury, from the smartly designed open concept floor plan to the stunning premium finishes that grace every room.

Soon after arriving in Regina, Amira – who has a background in chemistry – was hired by a local engineering firm. She gained experience as a concrete tester and fell in love with construction. Zemir, who had some knowledge concerning stone work, decided to go to Burnaby, BC, to finish his education and become a journeyman.

They also appreciate being able to have their own home in Regina. In 1995, Amira and Zemir fled to the Queen City from Bosnia and Herzegovina to escape the Bosnian War. The war, a result of the breakup of Yugoslavia, led to the deaths of 100,000 people.

With their enhanced knowledge, the couple decided to start working on flooring projects as Amira Construction Ltd. in 2004. Among their clients was Linda Haverstock, the 19th Lieutenant Governor of Saskatchewan.

“Like every immigrant, we wanted to come to a good opportunity country. When you come in as a new immigrant you think, ‘Am I ever going to have a house?’” said Amira.

After Amira and Zemir settled in Regina and had children, they decided to expand their operations and integrated their business into Amira Homes Ltd. From the beginning, their dedication led to success in a tough industry.

“People always ask us, ‘How were you able to come here with one suitcase, no money and are now providing homes over $700,000?’ For them, it’s an inspirational story. For us, it’s been a long road.” Amira and Zemir’s journey from new immigrants to the owners of a respected residential construction company truly speaks to their 92  You’re home  Spring 2015

“People absolutely fell in love with our homes because of the difference,” said Amira. “We ordered our materials from Europe: stone from Turkey, tiles from Italy and the lava rock mosaic used to finish the twin architectural posts in the foyer.”

Eco-friendly lawn care can be easy

H

omeowners know that a healthy lawn can add considerable curb appeal to a property while giving residents of the home a place to relax and enjoy the great outdoors. But few might know that a healthy lawn can also benefit the environment, especially when homeowners take a proactive approach to lawn care that emphasizes eco-friendly techniques.

A proactive approach to lawn care can prevent certain problems, including disease, insect infestation and weed growth. When such problems arise, many homeowners opt to combat them with pesticides, which can harm the environment. But a proactive approach to lawn care can reduce the likelihood of developing such problems and protect the planet at the same time. • Emphasize healthy soil. Healthy soil promotes strong roots, which leads to a more robust, lush and aesthetically appealing lawn. While a lawn needs to be fertilized in the spring and at various points throughout the summer, it's important that homeowners avoid overfertilization, which can create thatch that, when allowed to thicken, will prevent nutrients from penetrating the soil. Lawns need more nitrogen, phosphorous and potassium than soil can typically provide, so fertilizing throughout the warm weather seasons and into early fall can promote a healthy lawn. But choose a slow-release fertilizer so it gradually feeds the lawn. Compost and grass clippings can also be spread around the lawn to promote healthy soil. The pH level of the soil should also be checked to ensure the lawn can fully absorb nutrients. Speak with a local lawn care professional to determine what a healthy pH level is for soil in your area. • Choose a grass that can thrive in your climate. Though you might prefer the look of a certain grass, choosing a grass based

entirely on appearance is a mistake that could cost you money and prove harmful to the environment. When installing a new lawn, opt for one that's suitable to the local climate. Installing a lawn that needs substantial amounts of water in a region known for drought can rob the lawn of its aesthetic appeal and will cost homeowners a substantial amount of money to maintain. If an existing lawn struggles to stay green regardless of your best efforts, then consider replacing it with a new type of grass that might be more suited to the local climate. • Don't cut too low when mowing. Homeowners who don't enjoy mowing their lawn might be tempted to simply cut the grass as low as possible to extend the intervals between cuts. It is recommended that grass never be cut more than one-third of the height of the grass blades. Longer grass can take in more sunlight, allowing it to grow in thicker and develop a deeper root system. That deep root system can help a lawn survive drought and prevent disease, two potentially costly problems that often force homeowners to embrace solutions that are not eco-friendly. Ideal lawn height depends on the type of grass, so consult a lawn care professional to ensure you are cutting your grass to a healthy length. • Avoid overwatering. Excessive watering not only wastes water, which is not very eco-friendly, but also hurts the lawn when dry periods inevitably arrive. That's because shallow and frequent watering encourages roots to stay near the surface, so when dry periods arrive, the roots struggle to find water. An established lawn should not need daily watering. uring the development of Design Regina, the Official Community Plan (OCP) which guides growth in Regina, Forsters Projects and Harvard Developments set out to find new land on which to develop a neighbourhood that would align with the plan’s identified Community Priorities. Forster Projects, Harvard Developments Inc., and a third partner, Westland Ventures, purchased land in West Regina and began planning Westerra in 2012. There is more emphasis placed on the importance of parks, pathways and public amenities, and the road network is planned to reduce vehicle dependency and encourage transit, walking and cycling,” he explained. Westerra’s location is suited to all forms of transportation. The location on Dewdney Avenue is easily accessible from the West Regina Bypass, is adjacent to the Global Transportation Hub, and connects to one of the most direct public transit routes to downtown. Convenience is not the only advantage Westerra has to offer. The community will be home to a variety of retailers. hen building or renovating a home, one of the biggest decisions a homeowner makes is the selection of cabinetry for the kitchen. The first step is to decide between custom, semi-custom or stock cabinets. While custom cabinetry provides options for personal and unique designs within the dimensions of your kitchen, quality and price are just two considerations. It would be worthwhile to know the difference between stock, semi-custom and custom cabinets before making decisions for your new home or renovation project. Mike Zimmerman, owner of Cobb & Company Cabinets Inc. in Regina, offered up some excellent advice for anyone considering new cabinets. “Most stock cabinets are finished by a machine and are built to standard sizes with lower grade material. We use the highest quality material we can get. We go to our customers’ homes, take measurements and build cabinets to fit exactly the size of their kitchen, with no filler strips. Each and every piece is worked on individually. We use solid wood edging. Our cabinetmakers use a special type of screw and glue, so cabinets are stronger and made to last. Higher-grade clear coats and painted lacquers are used in our shop. They don’t yellow over time, as quickly as the standard products do. This amounts to a longer lasting finish that is more durable. Building things differently is the only way to be the best,” said Zimmerman.

hen alternative energy providers WestSource Solutions opened their doors in 2009, CEO Lyle Weichel says 100 per cent of their installations were wind turbines, primarily because solar photovoltaic panels were much more expensive. Times have changed. Wind power has challenges, including moving parts that need regular maintenance. Solar panels are static, passively gathering energy as long as the sun is shining. And their cost continues to drop. "Solar, going forward, will only strengthen, because it's proving at this point in time to be the clear winner, whether it be for a residential home, acreage, or small business," said Weichel. As solar power production becomes cheaper and more accessible, many property owners are looking into its possibilities, imagining the end of power bills. However, there are several factors to consider, according to Weichel. The physical characteristics of the space are important, like the size of the roof and the amount of direct sun exposure the property receives. "What is the orientation of the building?" asked Weichel. "If it's a home, is there a garage in the back that they're also looking to install the solar system on?" If you don't have a south-facing roof with direct sunlight, or a 106  You’re home  Spring 2015

means of installing a separate structure that satisfies that need, solar energy simply won't work on your property. Successful solar systems aren't just about slapping some solar panels on a roof, either. WestSource works closely with customers to monitor, and even suggest changes to, their power usage habits and patterns. Weichel notes that it's always easier (and cheaper) to save power than to produce power. If possible, they like to look at three years of power bills so they can better understand the annual power consumption. Patterns change depending on the time of year, and it gives them a chance to rule out an oddly cold winter. They also look to the future: Is the system for a growing family? Will older children be leaving soon? Will an upcoming retirement mean the homeowners will be spending more time at home? If it's a business, do they expect growth? Through the data they glean from interviewing the property owners and monitoring the usage, they'll design a site-specific system. "The ultimate goal is trying to provide the best system for that person," says Weichel. "It doesn’t make sense for them to spend thousands of dollars more if they didn’t need to produce that much power. This isn’t something a customer buys for five years − it’s a long term investment, and you want it to perform well for the customer in the long term, or it’s not a good investment."

Solar power is challenging because it's weather dependent. A cloudier month will produce less energy, and currently, the technology to store solar energy is expensive. Most people’s demand won’t follow their production; they need to consider what portion of their power bill they want to supplement on an annual basis. In Saskatchewan, solar systems are tied to the power grid, and most property owners participate in SaskPower's net metering system, eliminating the need to store the solar energy. When the sun is shining, that solar power is used to power the house; if an excess of energy is produced, it's fed onto the grid to supplement SaskPower's system; and if there is no or low solar power to be had, the system consumes power from the grid. Each month, the customer is either credited with excess power produced or charged for the electricity consumed. In addition to planning and executing solar systems, WestSource acts as the general contractor for residential construction projects where property owners wish to incorporate renewable energy and energy efficiency from the initial design. Since the price tag on a solar system is relatively high, some homeowners elect to make their house solar ready, so they can add a system when it fits their budget. They might build the house with plenty of roof space at the right angle for solar panels, or prepare the electrical wiring in advance. "They future-proof their house," said Weichel. "It can bring down your installation costs in the future." Weichel sees a sunny future for solar energy. One possibility WestSource is investigating is solar power cooperatives, where a group of people buy into a system or a series of systems installed in areas that are optimal for

There's plenty of space in parks, public rooftops, and parking lots that could be converted into mounted solar systems. SaskPower already has programs in place that would help facilitate such a cooperative, like their Small Power Producer Policy Program. Weichel says he can see a cooperative like this popping up within the next couple of years. Solar technologies that are starting to be developed include incorporating solar cells into paint and glass, so the very surface of any building can produce energy. This kind of technology won't be on the market for years, but it certainly points to an interesting future for solar power.
