Deveraux Homes 2014 Home Builder of the Year focused on innovation

egina’s residential construction industry came together on January 24 at the Delta Regina Hotel to celebrate a year of excellence and achievement. The Master Awards event, presented by the Regina & Region Home Builders’ Association (RRHBA), serves to recognize the successes, best practices and innovative thinking of its membership. During the gala evening, 23 different Master Awards were presented, including a brand new category for 2014: the Innovation Award. Deveraux Homes was honoured in this category, one of five trips to the podium the new home builder made that evening. That evening, the fifth and most highly anticipated Master Award received by Deveraux Homes was that of 2014 Home Builder of the Year. To be considered as a finalist in the Home Builder of the Year category, Association members must have submitted applications in a minimum of three different categories of the six Builder Awards, as well as three of the Industry Awards (Safety, Environmental Leadership and Community Service). The Master Award winners are determined by an independent panel of judges, selected for their expertise in the residential construction industry. “Ecstatic” is the word used to describe the reaction of the Deveraux Homes’ team on winning the Home Builder of the Year Award, says Jamie McDougald, the company’s Chief Operating Officer. “We were extremely ecstatic and happy with being recognized 10 You’re home Summer 2015
by the industry as the region’s home builder of the year,” said McDougald. “It’s a coveted award. Every builder strives for that recognition because it has such a positive impact on your business.” McDougald says that being named Home Builder of the Year has even greater meaning, given the relatively short history of their company. “Deveraux got started in 2008. We’ve been a member of the RRHBA for five years, so we’re a relatively young company. Our mandate is to deliver quality, personalized homes and excellent customer service, and because of that, we have grown exponentially over the past seven years. Being named Home Builder of the Year will definitely result in more brand recognition and awareness and give the people of Regina a better sense of who we are,” said McDougald. “We feel the award and the recognition that comes with it will position Deveraux Homes top of mind, alongside home builders who have been in the region and the industry for three or four decades.” McDougald adds that 2014 was a banner year for Deveraux Homes, in both its residential and commercial divisions. “It was a busy year for us. I believe Deveraux pulled over 30 per cent of all residential permits in Regina in 2014, single and multi-family combined.” Deveraux constructs approximately 30 single family homes a year; the majority are custom builds. One of those customer’s homes earned Deveraux another Master Award for 2014: Best Custom Home (under 1599 square feet).
“We don’t build many production homes; our focus is on custom builds. Our intent is to build a quality home that best suits our individual client’s needs and lifestyle. We’re not so much a custom builder as a ‘personalized builder’,” said McDougald. Clients are quick to discover the ‘Deveraux Difference,’ which is reflected in the company’s commitment to quality craftsmanship, masterful design and superior customer service. “Through every step of the build, from the moment they sign the contract, the client is assigned a home consultant. That home consultant is at their side throughout the entire process – helping them to make design decisions, style decisions, functional changes – right through to the final walkthrough on possession date,” said McDougald. The Deveraux Difference is also reflected in the company’s forward thinking, demonstrated by their pioneering of new housing types in Regina, such as laneway homes in The Greens on Gardiner and this summer in Harbour Landing, to the introduction of new construction technologies such as Bone Structure. Bone Structure is a patented construction system that utilizes pre-cut pieces of lightweight galvanized steel which quickly fasten together to frame a house. Because the components are precision manufactured, there is limited waste in the factory and zero waste at the build site. Structural Insulated Panels (SIP) clip between the steel studs, creating a building envelope that delivers outstanding energy efficiency.

In 2014, Deveraux Homes utilized Bone Structure technology to construct its new offices located at 2102 E Turvey Road. “This year, we will be constructing the first Bone Structure home in Regina on Greenbrook Road in The Greens on Gardiner,” says McDougald. A special ‘Bare Bones Event’ to be held in June will give the public a chance to see the home’s unique infrastructure up close before the interior finishing work begins. Deveraux Homes’ forward thinking earned the company the first-ever Master Award for Innovation, as well as the 2014 Master Award for Environmental Leadership. Deveraux Homes is equally proud to have received the Master Award for Community Service. McDougald says this award recognizes their commitment to an organization that is near and dear to their hearts: Hope’s Home. “Hope’s Home is an organization that offers daycare services to medically fragile children and their siblings, as well as respite services for families. Regina-based, they’ve now widened their services to extend to Prince Albert and Saskatoon. We have partnered with them in several ways, including our commitment to build their new daycare facility in Regina at no profit, which represents considerable savings to Hope’s Home. We helped to kick off their capital funding campaign in the fall of 2014 and have built a playhouse for them that can be used in various ways to build awareness.” Deveraux’s principal owners Denis Jones and Kevin Gelsinger got their start in the industry by doing several multi-family projects and home renovations. “Soon after, they began building single family homes and expanded their involvement in multi-family projects,” said McDougald. “We are now a leader in multi-family development in the city, 12 You’re home Summer 2015
specializing in precision-built modular construction technologies.” Deveraux Developments has constructed over 900 apartment units in Regina over the past four years. The Regina builder is credited with helping to reverse Regina’s rental vacancy crisis, which just a few years ago was at an all-time low of 0.6 per cent vacancies. “We introduced 347 new multi-family apartments in Regina in 2014 and are building over 300 more rental units in 2015,” said McDougald. While celebrating their five Master Awards, McDougald says the success that Deveraux Homes is enjoying has only been made possible through the contributions of its staff, trade partners and clients. “We have a remarkable staff, both in the field and in the office. esigning and building a show home that captures local attention is challenging enough. An even greater feat was achieved by Munro Homes Ltd. this spring when the long-time Regina builder took home a coveted SAM award from the 2015 Canadian Home Builders’ Association (CHBA) National Conference in Halifax, Nova Scotia. The CHBA National SAM Awards recognizes excellence in Canada’s housing industry and is considered the country’s premier competition for new homes, home renovations, community development, marketing and sales. Munro Homes won the SAM Award for “Best Production Home” in the country, in the category for single-detached homes over 2,200 square feet. Munro Homes was presented with the prestigious award for its “Oslo” show home, located at 4302 Chuka Drive in the Creeks. It’s the second time in five years that Munro Homes has received a SAM Award, a singular achievement for a Saskatchewan new home builder. Company owner Colin Chorneyko and project consultant Heather McGinnis were privileged to be present when Munro Homes won its first SAM Award in 2010, and its second in 2015.
“I personally think that it was the elevator that pushed the Oslo over the top,” said McGinnis. Building a two-storey show home was quite a departure for Munro Homes, says Chorneyko. “We have historically built more bungalows than two-storeys. And when it comes to show homes, we’ve done far more bungalows than two-storeys.” Last year, Munro Homes was a SAM Award finalist for its design of a wheelchair-accessible house with an elevator. “Based on that experience, we thought, ‘let’s try putting an elevator in a regular house. The goal was to make it ‘visitable’ to people of all generations and physical capabilities,” said McGinnis. “That’s how it started. As it evolved, we realized that the appeal of this style of home extends beyond people who are concerned about aging in place. The demographics of our city are changing. Now we have multi-cultural people who like to bring multiple generations together to live in the same house: children, parents and grandparents. The Oslo can fulfill the needs of these families. The elevator offers ease of movement throughout the house, instead of climbing the stairs.”
“It’s like winning the Oscar. I don’t think there’s anything higher than this accolade. Personally, I think the second time around, it was even a bit sweeter,” said McGinnis.
The elevator blends in seamlessly into the home’s design. The elevator doors, when closed, are the same size and style as a closet door. “It doesn’t take up a lot of square footage,” added McGinnis. “It’s about 20 square feet on each floor.”
“When we won the first time, I don’t think we or our staff understood its true importance or how hard it is to actually win a SAM award. We’ve been nominated four out of the last five years. Going through the years inbetween without winning made us realize how badly we wanted it again,” said Chorneyko.
The elevator is also a cost-efficient way to enhance the accessibility of a two-storey home. “When you consider the cost of a 2,000 square foot bungalow, versus a 2,000 square foot two-storey, the cost of putting in an elevator in a two-storey is still less than the cost of building a 2,000 square foot bungalow,” said Chorneyko.
In receiving the SAM Award, the Oslo competed against over 100 similarly-sized show homes across Canada. “The other nominated homes were lovely; they were all beautifully finished and decorated,” said McGinnis of the competition. What convinced the SAM judges that Munro Homes’ 2,658 square foot two-storey was the best of the bunch?

“We try to stay ahead of the curve when it comes to designing our show homes. We watch what the trends are doing all over Canada and stay ahead of that,” said Chorneyko.
Modern minimalism has dominated home design in recent years. The style pendulum is now swinging back towards classic traditionalism and Munro Homes is leading the way with the Oslo show home. The show home achieves its standout style with an eclectic mix of finishes, from the detailed millwork on the walls to the rustic barnboard-style wire-brushed oak hardwood and wood-grained patterned porcelain tile on the floors. The kitchen’s timeless elegance begins with exquisitely crafted white lacquered cabinetry, topped with quartz. “The custom cabinets also boast the furniture-style touches that are so popular these days, including furniture kicks on the cabinets and some nice post detailing,” said Chorneyko. The handsome furniture styling purposefully extends to the kitchen’s dual islands. “One is a food prep island; the other is for serving and eating,” said McGinnis. The added convenience of a butler’s pantry is another feature rooted in tradition. “It’s a true butler’s pantry, with a second sink, a second dishwasher and a prep area,” she added. The homeowners can cook up a storm in the butler’s pantry, while leaving the main kitchen clean and uncluttered when guests arrive. “The home works very well for entertaining. We’ve hosted a couple of parties at the show home, with well over 150 people. The great room is a wonderful area for hosting large gatherings,” said Chorneyko. Just steps away from the kitchen is what McGinnis calls the family centre. “It’s a small built-in desk area - an ideal place for the kids to do homework, or for mom or dad to sort through bills or look for recipes on the laptop. The desk doubles as a built-in charging station for all your electronics. When not in use, pocket doors close off the area,” said McGinnis. A spacious mudroom with custom storage lockers, shelves and closets is another great organizational area, adjoining the butler’s pantry and offering direct access to the garage.
The Oslo is designed with not one, not two, but three defined living areas. “The living room is modest in size, but we did that purposefully. In addition to the main floor living room, there is a bonus room on the second floor and a family room in the developed basement,” said McGinnis. “The upstairs bonus room is a flex space that could easily be turned into a fourth bedroom for a larger family,” said Chorneyko. The Oslo’s exterior is distinguished with elegant tyndal stone, quarried in Manitoba. “The market has been using a lot of manufactured product. We wanted our home to stand out with the use of natural stone,” said McGinnis. “It’s a very timeless look. We also added stylish stucco detailing around the windows and doors,” said Chorneyko. The ENERGY STAR® certified home’s comfort level is boosted with an upgraded mechanical system that includes motorized dampers and separate thermostats on each floor. “The SAM Awards isn’t just a beauty contest. You’re judged on energy efficiency, methods of construction, innovative features, the floor plan. It’s the whole concept. There’s no question, it has to be pretty to get you there. But you have to have all those other things,” said McGinnis. “We build beautiful homes all the time. Do we enter all the time? No. But if we think we have something special, we try.” Munro Homes was founded by Garry and Virginia Munro 30 years ago. Thirteen years ago, Colin Chorneyko joined the staff. After working on site for close to seven years, he bought a 50 per cent interest in the company. When Garry and Virginia decided to retire just over a year ago, Chorneyko purchased the remaining interest in the company. “It’s been a very smooth transition, I think, for taking over a company that’s been family-owned for almost three decades. We have a good relationship; the transition was almost seamless,” said Chorneyko.

He is quick to share the company’s success and recent SAM Award with the entire team at Munro Homes. “No one person can do this. It takes a team... it’s our staff, our trades, our suppliers. It’s everybody working together,” he explained. While the Oslo show home has garnered national acclaim, McGinnis and Chorneyko say that all of the homes constructed by Munro Homes are built to the same exacting standards. “Every house we build is treated as if it is a show home,” said Chorneyko. “Every house is built by the same tradespeople. That’s how we maintain the quality of the homes we build.” McGinnis adds, “We build 22 to 25 homes a year. We use the same painter, the same flooring contractor. What you see in this show home is the same quality you’re going to see in your home.” The Oslo show home will remain open for viewing throughout the summer and into early fall. hen Aideen Zareh was designing his new home, he followed his own advice: “Keep it simple and you will get exactly what you want.” Those are the words of wisdom that he offers his real estate clients who are buying custom-built homes and, by heeding that advice, he has found that his own new home is, indeed, exactly what he wanted. “I love it,” said Zareh of his home, built by Zarkor Homes, a company led by his brother Shaheen Zareh as CEO. “I love my living room − it’s big; it’s friendly; it’s just great. It has a fireplace, and I’ve never had a fireplace before, so I really enjoy it.” Mounted above the fireplace are a custom mantel, shelves for electronic components and a television. The fireplace is surrounded by high-gloss, grey porcelain tile − identical to that on the chimney outside − and is located on a high wall created by a vaulted ceiling. Flanked by two large windows, it is the focal point of the room. The brightness of the space adds to the room’s appeal. “I have three huge windows in front, so I get to see the outside, and there’s a lot of natural light coming in. Aideen Zareh during the day at all.” The new homeowner is also pleased with the efficient layout of the 1,460-square-foot bungalow. “I love the design − the floor plan is very simple; there’s nothing crazy about it,” said Zareh. “And, there’s not one square foot that’s dead space, which is great. I don’t have much hallway space. It’s not long, so I don’t lose square footage. It’s still nice and wide, so it’s easy to move things in and out. It’s very, very efficient.” The home has two bathrooms and three bedrooms: one bedroom that serves as an office; the master bedroom; and a bedroom for his young daughter. “She loves having her own big room,” he said. Zareh’s must-have list for his new home included a pantry and a natural gas stove. “I had to get a gas stove, because I don’t like cooking on an electric range. It’s very efficient, and you can really control your temperatures,” he said. He also had specific requirements for the kitchen cabinet openings, with some of the doors mounted horizontally above the cabinets so that they open upward, instead of to the side.
When Aideen Zareh was designing his new home, he followed his own advice: "Keep it simple and you will get exactly what you want."
To suit his lifestyle as the owner of two large dogs, Zareh incorporated a number of special features into his home. One is vinyl plank flooring in the kitchen. “It’s laid down like laminate, but it’s [resilient flooring], so it’s really durable for dogs − you almost can’t scratch it if you want to. I love this flooring − it’s more spongy. It’s probably about 8 mm or 9 mm thick.” Another special accommodation for his dogs is a large mudroom with a sink that’s located just inside the back door. There, he cleans the dogs’ feet when they come inside. The area also serves as a buffer between the outdoors and indoors when friends come by for backyard get-togethers. “My house is the entertainment house − I have a lot of people going in and out of my house, so the mudroom is great. It gives easy access right to the back yard for barbecuing, things like that. It’s probably 140 square feet.” The mudroom floor, like the floors in the bathrooms, is tiled with the same grey porcelain tile that is on the fireplace and chimney, thus adhering to Zareh’s principle of “keeping it simple.” The tiled floors have in-floor heating to keep toes cozy, even during cooler weather.
The mudroom is adjacent to the kitchen but is several steps down, close to ground level. A custom stainless steel railing with aircraft cable between the posts provides an attractive barrier between the two areas, and runs along the stairs to the mudroom and then down the nearby basement stairs.
Zareh found the process of planning his custom home to be quite effortless. The basement has an open-truss system, so there are no teleposts. With a nine-foot ceiling and the stairway located on a side wall, the basement is a large, open space in which Zareh plans to build a large entertainment room with a bar, two more bedrooms and a bathroom. The home is located on a 50-by-125-foot lot, a feature that Zareh has taken advantage of by having a 500-square-foot revenue suite built over the attached garage, a first for The Greens on Gardiner. Zareh found the process of planning his custom home to be quite effortless. “I let the builders do their job. I’m not a builder − I let them do what they do, and if there are any issues along the way, they will handle that,” he said. “Don’t overthink it. Know what you want, express it, let them design it, and if you want to make tweaks, make minor tweaks.” The result? His home is exactly what he had hoped for. Said Zareh, “I wanted to make sure it wasn’t a cookie-cutter home. There’s only one of these in Regina, but not two.” n

s we move into summer, shoppers have come out of hiding, and those who have been cooped up all winter are starting their search for a new home. This can feel like a daunting task and some may wonder where to begin, especially if you are starting fresh and going with a newly-built home. “Those who have decided to go with a newly-built home agree that it can be fun and enjoyable, if you follow some simple guidelines,” said Stu Niebergall, President & CEO of the Regina & Region Home Builders’ Association (RRHBA). First, what is your budget? “It is important to understand how much home you can afford,” said Niebergall. If you are a firsttime home buyer, it is particularly important to know how much of a mortgage you qualify for. The best way to determine this is to talk to a mortgage expert. There are also helpful online mortgage calculators. Then, define your needs, creating a wish list that outlines your preferences, being sure to separate your must-have features from the nice-to have. What are the basic attributes of the home? What about the number of bedrooms and baths you need? Do you like to entertain and need a large kitchen and family room? Do you want a home office, a media room or space for hobbies? What about your outdoor living space? Put a lot of thought into what features are most important for you and the others who will be living in the home. Now, think about your lifestyle and what it is suited for − larger lot, with wide-open spaces and hiking trails nearby, or, are you more of an urban dweller, preferring condo living near the downtown? What amenities do you want to be near? How close to work? These questions will help you narrow down the specific area of town. “Many new home buyers start their search on the web,” said Niebergall, “and this is a great place to begin.” A very helpful resource is www.reginahomebuilders.com where you will find all kinds of consumer information on building a home, as well as the New 26 You’re home Summer 2015
Home Locator, where RRHBA builder members post their show homes and inventory. In your search, many of you will have already started visiting show homes in Regina and area. This is the fun part! And what’s not to love. You can tour homes that showcase the builder’s best in design and décor. “Visiting show homes will give you a better chance to focus and refine your needs and wants, and will also give you an idea of what the different builders have to offer,” Niebergall said. Show homes will provide you first-hand with a sense of the builder’s design, construction quality, energy-efficiency, features and finishes, and attention to detail. You will come to see that there is a difference between a production builder and a custom builder, and you will decide which one is right for you. Production builders tend to use stock plans, but usually offer a variety of plan choices and options. A custom builder builds one-of-a-kind houses that are from a unique set of plans for a specific client. “A great tip when you visit show homes is to take plenty of photos, including the exterior with the builder's sign,” said Niebergall. This will help you to stay organized and remember what you’ve seen. Be sure to also collect brochures and floor plans and take notes. And, make sure you ask a lot of questions. You will want to find out about lot availability and more about the neighbourhood. Be sure to also ask which features of the show home are standard and which are upgrades and ask about floor plans and what can be changed. Think ahead as you plan for your new home, so that you can accommodate possible future needs. During this process, you will be getting a comfort level with particular builders. “It has often been said that the single most important key to a successful new home purchase is a good working relationship with your builder,” Niebergall said. Every company has its own way of doing business and be sure to ask the questions that allow you to determine this. For example, what is their policy on making changes once construction has begun?

This provides protection to consumers, at a minimum providing deposit insurance and protection against defects in work and materials as well as major structural defects. When you are dealing with an RRHBA member, you are dealing with builders who have agreed to abide by the Code of Ethics and who have met the Association’s qualifying criteria. Finally, remember that good things take time. From the minute you sign the contract until the day you move in could take months, and for a custom home, over a year. As you journey through the world of choosing your options, do not hesitate to turn to a design expert to help with your selections. Many builders will provide this service for you. ziz Rehman and Rubina Arshad's new home has two kitchens. The large show kitchen is bright and airy, with as much space as anyone could hope to use. The second kitchen is tucked in the corner, behind a frosted glass door where you might expect to find a pantry. This second kitchen is a spice kitchen, a growing trend with homeowners who cook ethnic foods with oils and strong spices. Rehman and Arshad's family eat halal, making it harder to find the right kind of food outside the home, so they do the majority of their cooking at home. The spicy scents of their Pakistani cuisine are evident in the spice kitchen, but are absent in the rest of the house. Arshad says that wasn't the case in their last home. “Whenever I wanted to cook, I had to go upstairs and close all the doors,” said Arshad. In their new home, she doesn't need to worry. Special ventilation and a closed door keep the strong cooking smells contained. Certain types of cooking can permeate furniture, and a spice kitchen can help with resale because it will keep the smell out of the house, says Shahan Fancy, Corporate Sales Development Manager with Superior Cabinets. “East Indian cooking with ghee and things like that can stain your ceiling and cabinetry in a very short period of time,” said Shahan. “Give it a couple of years and things aren't in showroom condition.”

Not only does the spice kitchen keep cooking smells and stains away, it's also specially designed for the type of cooking done there; when frying or cooking curries, you need everything quickly at hand. And despite the smaller size, the spice kitchen doesn't feel closed in thanks to a small window and the glass door. The main kitchen still gets used, say Rehman and Arshad. It's a bigger space to prep meals and a perfect place to host family and friends. While the main kitchen is fully equipped with all of the must-have appliances and accessories, the second kitchen sticks to the essentials, like a stove, some storage space, counterspace and a sink. Some people will include a small fridge as well. Spice kitchens are an example of how homeowners are customizing their residences to suit their own lifestyles. Fancy has only seen spice kitchens in custom homes, and because they're custom-built, they can get pretty personal. At Superior Cabinets, they'll even ask clients whether they're left-handed or right-handed and design the space accordingly. “Cooking is such an essential part of a lot of cultures,” said Fancy. “A client who has this sort of cooking requirement for their home is looking to make this an essential part of the design. We're starting to see more spice kitchens as they become more popular, and as budgets increase. There are a lot of people who would love to have one.” Rehman designed his spice kitchen so that it could be easily remodelled into a large pantry if the next buyer wanted a different option. But considering the attention they've received for the design since they moved into their house in September 2014, they might be able to find a buyer interested in keeping it. “Quite a few families visited our house, and so far everyone loved this, and everyone said that we'd never seen this kind of house,”said Rehman. “Maybe 15, 20 families came here, and from all different ethnicities, and everyone loved this idea.” n You’re home Summer 2015 29

t almost sounds too good to be true: a material that is strong, stylish, sustainable and doesn’t break the bank. Bamboo is the real deal, known as the millennium’s new “wood,” and it may just be a climate change warrior, too.
Bamboo grows at an incredible rate; it regenerates and can be selectively harvested every few years without damaging ecosystems. It is also harder and more dense than most hardwoods. While bamboo flooring and smaller items like cutting boards and trays are familiar, bamboo as a building material is not in your common Canadian home. Anagram Homes’ new-build on Crane Crescent in Regina showcases distinctive bamboo features like countertops, a kitchen island with waterfalls, a built-in desk and a ‘wow’ mantlepiece. and eco-efficiency. Anagram Homes’ bamboo features are made by Teragren. Teragren specializes in bamboo building products like flooring, panels, veneer and countertops. They use moso bamboo that is harvested by hand and carried from the forest by foot. When harvested, the plant’s root system remains intact, leaving the soil as it was. Before six years are up, another culm will be ready to harvest. Countertops generally come in three styles: parquet, tradition and strand. Parquet butcher block is end-grain bamboo made with a formaldehyde-free adhesive. The tradition style shows bamboo at its most natural state, while strand offers a detailed grain. All of these come finished or unfinished, and in natural shade or the darker carmelized. Included in the bamboo brag book are installations at the Environmental Protection Agency Regional Headquarters in Denver, CO and the Key Tower, a City of Seattle LEED Project in Seattle, WA. Many of the 1,200-plus skyscrapers in the world’s tallest city, Hong Kong, were made with the use of bamboo scaffolding.

It looks good, stands for a great value system and it’s not going to break the bank. But, really, what’s it like to live with? Read on for the inside scoop on cleaning, protecting and maintaining bamboo. Protection: Like a hardwood, bamboo countertops need to be sealed. There are all manner of food-grade mineral oils available, often labelled as ‘Butcher Block Finish’ or ‘Butcher Block Cleaner.’ Properly-applied, these finishes protect from moisture loss and cracking, natural reactions to use. A new countertop, or one that has become quite dry, may need five to 10 coats. After this initial conditioning, the surface needs another application every one or two months. Hint: Using olive oil, vegetable or other food-based oils is not recommended. Stick with the food-grade oils described above for the best results. Optional beeswax top coats can act as a natural moisture barrier. The wax will rest atop the oil finish and fill pores that the oil can’t bridge. Beeswax is food safe and even edible.

Cleaning: Whatever your regular cleaning process is, test a small and concealed area to make sure it doesn’t react badly with the finish. Some solutions that work well are good old-fashioned hot water and soap, diluted bleach, diluted vinegar or a three per cent hydrogen peroxide solution. Combat any lingering odours with a coarse salt rub, baking soda, lemon juice or straight vinegar. A re-season may be needed after these treatments. Maintenance: Monthly mineral oil applications are recommended, and the optional beeswax finish can follow. If this sounds a bit onerous, remember that the initial conditioning makes for easy maintenance with far less time, effort and materials. Refinishing: If the countertop needs a proper perking up, refinishing bamboo is just like wood. Remove those old stains and marks by sanding evenly and repeating the conditioning process. I
nnovations in carpet technologies may have you rethinking the trend of using hardwood everywhere.
Companies are creating all-new synthetic materials specially designed for the purpose of cushioning your feet, like triexta, a genetically modified polyester. “They actually put a kink in the molecular chain,” says Terry Beug, Manager at Alford Floors and Interiors (1967) Ltd. “Instead of being in a straight strand, by putting a kink in it, it retains its twist in a bundle, and it wants to act like a spring – it wants to rebound.” With soft-feel synthetics, the filaments used to make the fibres are half the thickness of a human hair, then bundled together. Soft synthetic carpets will have anywhere from 144 filaments per bundle to 360. And surface protections for stain resistance are added right into the synthetics as they're created. 'Forever clean' carpets use nanotechnology to bind the anti-stain solution to the carpet on a molecular level, explains Brenda Gordon, Interior Design Consultant at Alford's. “This means that every part of the carpet strand is covered with a stain resistant solution, meaning exceptional stain resistance,” says Gordon. "The carpet is very easy to clean, and it doesn’t hold on to dirt. Since the fiber has built-in stain protection, there is nothing for dirt to attach to, and the protection never reduces over time.” For pet owners or people with young children, the advances in carpet technology are even more welcome. A brand new option on the market is waterproof backing called Lifeguard, where a thermal plastic backing is placed between the two carpet backings. “The moisture doesn’t touch the pad or sub-floor; it sits on the surface of the waterproof backing, in the pile, making it 100 per cent 32 You’re home Summer 2015
easier to clean,” says Beug. The new backing doesn't mean you'll start seeing carpet in bathrooms – carpet will always have gaps around the edges of the room – but it will save the underlay of your carpet from spills and pet messes. And choosing this special backing won't limit your choices; carpets with this waterproof backing come in many different styles and colours. Pets especially can cause lingering smells in carpet, but manufacturers are working on solving that problem as well, says Launa Koch, Interior Design Consultant at Alford's. “Some carpet companies have built-in enzymes, which break down bacteria,” Koch says. "That means that any bacteria that can get into your carpet won’t live long enough to smell." In the past, many people have stayed away from carpets due to myths about them being less clean or triggers for allergies. One common myth Beug comes across is that carpet dirties quicker than hard surfaces. “Carpet acts like a filter and catches any dirt and particles floating around in the room," he says. “If you vacuum, you're catching it and putting it in the vacuum. With hard surfaces, it's floating around the room... it drifts and floats under large objects, like the bed or behind furnishings, which you can’t get to.” Beug says synthetics are especially safe for people with allergies, as the materials are the same or similar to the fibres we wear in our daily clothing. Additionally, out of all flooring options, carpet is the lowest emitter of volatile organic compounds (VOCs). Along with the innovations in technology, the modernization of carpet has led to an explosion of colourful, creative options. Gorgeous textures, patterns, and colours have led some designers

to make the carpet the focal point of a room. And new neutrals like soft greens, pale yellows and shades of blue have opened up the possibilities for colour in a room. Yet Gordon says most clients still opt for timeless neutrals like grays and taupes.
“Many people choose to add colour to their walls, accessories, and furnishings, allowing for flexibility when changing seasons or trends,” she says. “Since the flooring is a larger investment of time and money, it is best to choose something that will set the background for many different colour combinations and styles.” Despite the design world's obsession with hardwood floors, carpet has always remained a popular choice for flooring in basements, bedrooms, and living rooms − anywhere you're looking for extra comfort or warmth. “The comfort and softness of carpet make it ideal for these types of spaces,” says Koch. “There are super soft, yet durable carpet products out there that we love. A
growing trend in home design is a dedicated space for wine collection. Wine rooms are a great alternative to a full basement wine cellar. They can be constructed in an existing walk-in closet or even under a staircase. If you have a basement alcove that can be adapted, a wine room makes a beautiful enhancement. Ripplinger Homes’ new show home at 4341 Chuka Drive features an amazing wine room. Leanne Ripplinger talked to me about this new trend and explained some of the fundamentals involved in creating one. “A beautifully designed wine room adds an old world charm. It’s a great way to utilize space that typically isn’t well utilized. You need to look for a cooler area of your house. It needs to be a space where there is no direct sunlight and no heat going into it. An area against outside walls works well. You can find creative ways to utilize space that isn’t very functional. You may want to borrow a little extra room from another area but I don’t think you want to take away a lot from your everyday living space. I like the idea that it’s kind of tucked away, which I think a wine room should be,” said Ripplinger. “My husband Ken and I made our wine room big enough so you could have a few people in for a tasting, while others can be entertained in the great room. We wanted it elegant and inviting, a place to be enjoyed and not just for pure storage,” she said. “As you know, wineries are an old establishment. While there are a lot of new wineries out there, we chose to bring a little history into our room, so we incorporated an oak barrel into the design. It adds charm to the room and people like the barrel with the curved countertop.” You’re home Summer 2015 43
The Ripplingers combined style and function when selecting the style of shelving for the wine room. “For wine racks, we chose a criss-cross design. There are many types of shelving for wines on the market. A slot design looks nice but we felt it wouldn’t be as accommodating. If you go with the slot design, your storage space would be reduced. By having the open concept like we’ve chosen, you can store more bottles and more sizes. We didn’t want to limit ourselves by allotting only for certain sizes,” she continued.
Ripplinger had some great ideas for sectioning your wines. “Keeping them organized is important when you have a wine collection. Some people sort wines by grapes; some sort by regions. Having them organized will give you flexibility and help you find wines when you’re looking for them. When you go to look for a bottle you know that one section is reserved for certain countries that are your favourites. Or, you may want to sort them by certain types of grapes that are your favourites. Others may want to store by special occasion wines and regular drinking wines. It’s a matter of choice when organizing your wine room and people can decide what is most important to them and how they want to utilize their space. Sectioning will help you and a little organization is good.”

Tabletops, floors, lighting and refrigeration are a few other considerations when designing a wine room. “You’ll need some refrigeration for white wines,” said Ripplinger. “We put two wine refrigeration systems on each end of the room. We added a nice touch with light by mounting fixtures on the side of the cabinets, filling the counterspace with soft lighting. Concrete, wood and bricks are typical materials in old wineries. With this in mind, we used large grey tiles on the floor, resembling concrete.” Stone, brick and wood touches were repeated in other aspects of the room’s decor.
“For the wallpaper we used a metallic brick pattern and selected a dramatic granite countertop. The large custom granite table in the recreation room is made of the same beautiful granite used in the wine room. This table complements the wine room design and provides an amazing space for larger tastings.”

upporting the construction industry – literally. That’s what Pilot Butte’s Gang Nail Trusses & Building Components has done for nearly four decades.
“We’re an open web wood truss fabricator,” explained Gang Nail Trusses & Building Component’s Vice-President Dennis Zilinski. “We fabricate roof and floor trusses for residential, commercial, industrial and agricultural applications – basically anything that’s wood-framed today.” Zilinski, who’s been with the company for 18 years, says it was founded in 1976 by Terry and Gladys Bearss. “They saw a market for fabricating trusses in the Regina area and founded Gang Nail Trusses with some investors.” The company was later purchased by brothers Jim and Al Holmes, who were looking for an opportunity with structural wood products. Those were opportune times to be involved, said Gang Nail Trusses’ technical design manager, Dan Sveinbjornson. “In the 1970s, wood trusses were new to the Regina construction industry – homes and buildings were still employing stick frame construction with conventional lumber. Prefabricated floor and roof trusses were new to the marketplace.” As the trend towards open room concepts increased, Gang Nail Trusses was ready. “Trusses span further – 30 to 50 feet or even more – so it enables home and building designs to use fewer load-bearing walls, creating more open spaces,” said Sveinbjornson. 48 You’re home Summer 2015
“Prior to pre-fabricated trusses, the industry was using either steel or glue-laminated timber and beams to span long distances,” Zilinski noted. “The wood trusses allowed greater spans using much less wood.” “This also allows for more complex wood structures,” Sveinbjornson added. “If you look at a 1960s- or 1970s-built neighbourhood, you’ll see many limitations and just a few different designs. Wood trusses allow for more variety and interesting exterior designs. The use of trusses also makes it much easier to incorporate such things as vaulted, cathedral, and coffered or tray ceilings to add interest to a home’s interior.” Today’s homes can have upwards of 100 different shapes, he said. The company takes its name from connector plates that are generically known as gang nail plates. These connector plates are made of 16-, 18- or 20-gauge galvanized steel plate which is stamped to produce the teeth that hold the wood members in place, Zilinski said. “Jim Holmes previously worked for the plate supplier Automated Building Components, which later changed its name to Gang-Nail. Jim and Al got permission to use the words gang nail in the business name, which gave them instant industry recognition. To expand their business, they started supplying additional parts such as pony walls, gables, ladders, valley jacks and other parts. These all help the framers put together a floor or roof system in less time.”
We'll take care of any issues that arise on the job site to keep the project moving forward and ensure it's well-built. Originally based in Regina, success required expansion. The company relocated from Regina to Pilot Butte. They moved from a small one-building operation to a location where they have four large manufacturing buildings and an office building. Gang Nail Trusses has about 90 employees year-round but the workforce can grow to 160 during the busy construction season. Gang Nail Trusses also evolved as technology changed, Zilinski said. “Software is crucial to our truss design and manufacturing and Gang Nail utilizes the newest technology available in the industry. We use full 3D-capable software to estimate and design trusses. The software is very interactive, allowing us to create truss layouts and engineer the trusses all seamlessly.” Technology has also changed procedures in the shop. “Trusses are designed using the software, then sent to computerized saws, which automatically set and cut members for the trusses within seconds. This same information is sent to the truss fabricating shop, which sets the shape of the trusses on the tables automatically,” said Zilinski. “Another technology we employ is a laser system that projects the outline of the truss and connector plates onto the table,” Sveinbjornson said. “Between the automatic truss jigging and the laser projection system, we can set up the truss jigs in a fraction of the time that it used to take us.” Zilinski said another advantage offered by Gang Nail Trusses is their technical expertise. “We have many technical people on staff – engineers as well as architectural and engineering graduates from technical schools that give us a collective expertise into the
knowledge of how trusses are designed and built. “With our technical people, we are able to serve our customers before it becomes a job, while it’s a job, and then after we’ve supplied the project. We’ll take care of any issues that arise on the job site to keep the project moving forward and ensure it’s wellbuilt.” Gang Nail Trusses continues to diversify, he said. “For example, just this year we implemented machinery to fabricate builtup laminated posts, used primarily for farm post and beam buildings.” The company has been a member of the Regina & Region Home Builders’ Association (RRHBA) since 1977. “Our membership is a valuable part of our business. Our long-standing commitment to the RRHBA helps to uphold and strengthen connections to the Regina residential construction community. Q: I see many contemporary homes being built lately, but I can’t decide if I should build in that style, or if a more traditional style suits my family better? A: It has been a while since we have seen homeowners and builders embracing a more contemporary or modern-looking home. It is an exciting time to be building a new home as there are new, improved materials available which provide sleek, clean-looking finishes and are maintenance-free. Typically, traditional styles such as Tudor, Craftsman, Victorian and Prairie adhere to a strict set of crucial elements to be as true to the style as budget allows. There are some great examples of these in our more established neighbourhoods. Contemporary structures have more freedom of choice regarding massing, materials, finishes and roof types. This fresh style is “new” again and home builders are embracing open plans, with large windows and rich stone and wood finishes. This style makes a great connection with how we live today. Q: If I build a contemporary home, does the interior have to be the same “look”? I find some homes quite stark and cold looking. A: Ideally, the interior and the exterior of the home should reflect a similar aesthetic and feel. Just as a Mid-Century Modern interior would look out of place in a Craftsman home, the materials and finishes should appear to be similar as much as possible on the inside and outside. This includes the style of trims, door and cabinet styles, light fixtures and hardware. It is possible to warm up the interior with more wood finishes and less stone on the interior if you want to make it feel warmer, but the exterior should have a similar feel. Colour and texture expressed in artwork, furnishings and fabrics will also set a certain tone and further express your personality. A: Contemporary homes can be costly, but so can a more traditional home. It usually comes down to the choice of construction, materials, and finishing. For example, a contemporary home does not necessarily require a flat roof. A metal or shingle roof can often work well if detailed properly and worked into the overall massing and design. Usually a contemporary home strikes an aesthetic balance between large panels of glass and blank areas of wall where a certain material might be featured. ith summer in full force, it is often best to enjoy one’s back yard with some degree of shelter. With the right outdoor structure, you and your guests can find the ideal protection from nature’s harsher elements. If you buy a high-end hot tub, the Saskatchewan climate can be pretty tough on the cabinet and cover. If you put a gazebo around that, you’re obviously protecting it.” McIvor recommends that gazebos be installed on a solid surface base. “You would want to look at doing a cement pad for a gazebo,” McIvor said. “We suggest doing a concrete pad, and then you can build a base as a sub-floor if you want for a warmer, more comfortable feel when you’re in the gazebo.” Another new option for those who wish to relax or entertain in their back yards is the grillhouse. These hexagonal structures have a more specific purpose. “You’ve got bench seating all the way around the perimeter, and then there’s a grill or a smoker in the middle,” said McIvor. “There are different levels, so you can cook, grill, or smoke depending on where you’re putting the food.”

“The benches can be used as storage as well,” said McIvor. “There are actually storage containers that just slide out. Whatever you want to put in there - cookware, glasses, dishes – you can store.” Unlike its gazebos, Sunset Bay’s grillhouses are equipped with their own floors. “Everything’s all pine, and it’s got a full floor and a full base,” McIvor said. ryan Matheson first moved to Lumsden for work-related reasons. Nearly 30 years later, he’s still there and serving as the town’s mayor.
Lumsden is a growing community of 1,631 people, located in the heart of the Qu’Appelle Valley, and 27 kilometres northwest of Regina on Highway #11. It’s near beautiful golf courses and only 15 minutes away from Last Mountain Lake. “The sense of community made me want to stay,” Matheson said. “In Lumsden, the people create a sense of a community and the atmosphere is one you’re proud to be a part of. Without a coating the concrete is not protected, so salts and abrasive contaminants penetrate through the surface absorbing deep into the concrete and deteriorate the integrity from within. When we coat with our polyaspartic coating it acts as an impervious shield that ensures your floor has been protected. The coating also looks immaculate, hiding sand, dust, water and it has the added benefit of giving the floor a complete and uniform look. We use several products on the floors to ensure it can withstand the abuse of our climate,” said Fuchs.
2. Include a heat source “Some people have the misconception that they can insulate their garage and not heat it. You can do this, but to ensure the longevity of the floor with or without a coating it’s definitely recommended to add some type of heat source. When you insulate a garage and park a vehicle in it, the vehicle will usually have enough heat drawn from the engine to heat the garage and melt the snow and ice off the vehicle. As the day progresses that heat will dissipate and whatever road and vehicle chemicals (oil, brake fluid, transmission fluid, battery acid, etc.) that have melted off the vehicle will freeze to the floor and as this process is repeated throughout the seasons eventually pit marks and potholes are created. Insulation without providing heat is not a good idea and by adding a small heat source you can create an evaporation process which aids in protecting your floor.”

A: The home builder decides whether or not to belong to a third party new home warranty program. Therefore, the cost is then included in the price of the home. Q: Is all new home warranty the same? A: Several different companies offer new home warranty in our province and each one has different coverage. In Saskatchewan, there is no regulation on warranty so they are not all the same. It is important to look not just at the duration of the warranty but to know what is covered for that duration. Both homeowners and home builders need to ask questions of their third party warranty provider. If the home is covered for 10 years structurally, is that for defects or does the home have to be unlivable? Is the home covered for total water penetration through windows, doors, etc. or just from the foundation? These are just a few examples of how coverage can differ. Q: What do most third party new home warranties cover? A: Most third party warranty programs include deposit protection, usually up to $25,000, in case of bankruptcy, default or fraud. Workmanship and materials’ protection is normally one year. This states that the house is free from defects in workmanship and materials for a period of one year from the date of possession.
Water leaks and protection coverage is not all the same. Some companies cover the entire home (envelope) while other companies cover foundation water penetration. ay back in the early 1960s, the Drifters sang about how peaceful it can be up on the roof, and even earlier, Frank Lloyd Wright set the standard for modern architecture with his usonian designs. Now, Regina’s Usonia Homes Inc. combines the two − creating serene roof-top green spaces crowning houses built in the Wright style. Frank Lloyd Wright (1867-1959) is acclaimed by the American Institute of Architects as the greatest American architect of all time. He is said to have revolutionized 20th century architecture with
simplistic, open concept designs that were a big departure from the highly ornamented Victorian style that previously dominated. He was also dedicated to the environment, with his buildings incorporating many of the green principles embraced by today’s builders. Usonia Homes takes that one step farther − with Wright-inspired homes featuring numerous elements of modern green technology, and capping them off with roof-top gardens that add ambience and environmental savings. And, the reverse is true in winter, with the roofs offering an increased layer of insulation.

The other main advantage of a green roof over the traditional shingles is the increased life span. The protection provided by the plant cover and growing medium blocks the effect of ultraviolet rays, and the stresses associated with the extreme temperature fluctuations. As a result, a green roof has a warrantied lifespan of over 50 years compared to the usual 25 to 35 years offered by a shingle roof. McDonald said the membrane used to seal the roofs has two to three times the lifespan of normal roofing materials, and the extra weight from the soil and plants isn’t an issue. “There will be only three to six inches of soil, and the plants all have fairly shallow root systems,” he said, adding that there isn’t a lot of maintenance required. “Just some spring weeding,” he said. It’s very little effort for a green space that offers environmental benefits along with peaceful ambience. While green roofs have been popular in Europe for years, they are just starting to “gain some traction in North America,” McDonald said. The concept has been embraced by Usonia Homes, which got its start in Regina five years ago. Landscaping your new yard By carol todd

t’s axiomatic that good construction must start with a solid foundation, and nowhere is that more true than in preparing the yard for a newly-constructed home.
We don’t think about it much, yet it is a part of our daily existence, especially for homeowners. It’s dirt, or more accurately, soil, and it lies underneath and supports our homes and yards; our gardens and flower beds. Reginans will be familiar with the word gumbo in reference to the stuff that makes up our landscapes and gets tracked in by dogs and small children. No yummy Creole dish this, but yukky heavy soil that seeps in everywhere and gums up the works. It’s the reason our basements tend to flood, and why some of our gardens sometimes don’t grow very well. Brent Waliduda of Paramount Plantscapes Ltd. advises new homeowners to start from the bottom up, ensuring the soil left behind by the building contractor will provide good support for the hardscaping, like sidewalks and flower beds, as well as supplying the nutrients for plants. Even before that point, he urges the new home buyers to draw up a plan. “The first thing is to look at your yard and set up a bit of a plan − because you always need a plan,” he said, regardless of how detailed or simple it may be. “Drawing up a design, even a rough sketch on a piece of graph paper, will save time and money in the long run and will help choose the right landscaping for the right areas,” he said.

Once there is a plan to guide the placement of hardscaping and plants, and the danger from under- and above-ground utility lines is past, Waliduda said the next step is to check that the yard has been graded to ensure proper drainage. “We should assume that, before you move in or just after you move in, all the final grading should be completed by the home builder. You should have a proper slope away from the house and to the front and backyards,” he said. The problem is that the final grade is generally done with fill soils that are not conducive to growing any plants or even a lawn. Citing Regina’s heavy clay soil, Waliduda recommends having some soil removed before starting any outdoor work. “It’s a challenge to work with the clay soil. Removing the top layer of clay and replacing it with clean topsoil will save money in the long term, and the plants will grow better,” he said. He recommends removing the top 100 mm (four inches) of fill for lawn areas and 450 mm (17 inches) for plant bed areas and replacing it with finelyscreened topsoil that has been packed down. “This provides a much better growing medium. The more screened the better, because it’s easier to rake out,” he said. The next step is to bring in the large caliper trees. These are the largest of the trees that can be purchased and they come in sizes based on the diameter of their trunk. While it varies depending on the type of tree, generally speaking, a three-inch caliper can mean a tree almost 14 feet tall. “These can be 800- to 1,000- pound trees that often
need large equipment to put in,” he said, “so do it before you put in your fence or other hardscape elements.” Waliduda also said that the excavation for ponds, ground preparation for sidewalks and patios, and deck foundations should also be done before the fence goes up, as should underground sprinkler installation. This is also the time to install any retaining walls if necessary. “A retaining wall will be necessary if adjacent homes are built at different elevations or driveway heights and this can’t be corrected by simply grading the soil,” he said. The other reasons to build a retaining wall are to provide different elevations within the yard, either for planters or to provide visual impact, or to remediate a slope. In some cases, even here on the mainly flat prairie, a retaining wall is needed for structural reasons. “There are getting to be more walk-outs,” Waliduda said. “People are building acreages near Regina or out at the lake where you have to build a structural retaining wall to gain more usable area or to prevent washouts.”

Finally, now that everything that may need larger equipment has been done, the fencing can be put in. “Before you install your fence, make sure you have identified the correct location of your property line by using your Real Property Report or by calling a property line locating company. A locating company will mark the exact location of your property, so there are no future property line issues with your neighbour,” Waliduda said. With a new home and a yard ready for summertime, all that’s left will be finishing up the hardscaping and putting in the plants that were identified in the original plan, and sowing or laying the sod for the lawn. Like father, like son Father-son duo leads Aspen Homes

ne owns a smart phone while the other avoids computers, but the generational differences between the father-son duo of Frank and Wallie Sich haven’t detracted from their success as the dynamic team behind Aspen Homes Ltd. in Regina.
The father-son team complement each other well. Frank supervises the job site and helps to build and complete all aspects of a new home, while also handling the company’s finances. Wallie excels in customer service and individualizing people’s homes tailored to their specific needs.
A master carpenter, Frank has held a Canadian Journeyman's Status Interprovincial Certificate in carpentry for over 46 years. After working diligently for a local contractor, Frank decided to become his own boss. He established Aspen Homes in 1985 with his wife Rita. Soon after finishing high school, his son Wallie joined the team. For 25 years, the duo has been delivering quality custom homes to their customers.
“We have a good working relationship,” Frank said. “We all work easily together.”
“Sometimes we have our differences because of the generation gap, but overall it’s good to have different perspectives on all situations,” Wallie said. “Dad simply knows how all things are supposed to be done. Aspen Homes’ family connection goes beyond Frank and Wallie. Frank’s wife, Rita, does some general office work for the company – and, as Wallie notes, often ensures everyone is getting well-fed at meal times. Why Building Green
H
omeowners are increasingly thinking “green” when planning their home renovations and new builds. From reducing their water consumption and annual heating costs to using more environmentally-friendly construction products, homeowners are asking for new and innovative ways to reduce the carbon footprint of their residences. A growing number of member builders of the Regina & Region Home Builders’ Association are listening to homeowners’ environmental concerns and are incorporating green building concepts into their standards and practices. Dakine Home Builders Inc. is a leader in the green building movement. “We believe that green building is more than just building an energy efficient home,” said Todd Bodnar, President and owner of Dakine Home Builders. “Disposing of waste in an environmentally-friendly manner is crucial to the survival of our planet.” Bodnar says that Saskatchewan’s construction industry generates an estimated 2.2 million tonnes of waste every year, and about 80 per cent of that waste can be diverted from landfills using the basic green ideas that everyone is now familiar with: reduce, re-use and recycle. Dakine uses only steel beam construction in its houses as they are recyclable when they reach their end life, do not require glues, pesticides or preservative treatments to prevent rot, and require less overall raw material waste compared to wood beams. Dakine also reduces waste by using the shortest route possible when roughing in plumbing and electrical outlets and choosing suppliers who sell environmentally-friendly products packaged in reusable or recyclable materials. However, the company does not stop there. They also use local suppliers to reduce fuel consumption and pollution levels associated with long-haul transportation; opt for preassembled products whenever available to cut down on on-site construction 84 You’re home Summer 2015
waste; have staff members responsible for selecting materials leftover on their construction sites for either re-use (including donations to Habitat for Humanity and using cut-down lumber for blocking at other sites) or recycling; and always setting up recycling bins at their job sites. Dakine, like many other home builders in the province, builds to current ENERGY STAR® program specifications, using low flow toilets and taps to reduce water consumption; motion sensors and timed light switches to reduce electrical consumption; and zone control systems to reduce a home’s overall heating costs and requirements. These are just a few of the practices Dakine employs every day to ensure that they build homes that are environmentally-friendly and sustainable. Some will argue that green building practices are cost-prohibitive to both the home builder and homeowner. Bodnar disagrees saying, “Many associate environmental sustainability with expense; however, it is quite the opposite. When we prevent physical waste, increase energy efficiency or improve resource productivity, we in fact save money, improve profitability and bring about true value for our customers.” That isn’t to say that all green technologies are inexpensive; there are some that are more expensive than their less environmentallyfriendly counterparts. “That’s why it is important, as a builder to know your facts, understand the purpose for the technology being requested, understand the cost versus benefit, and help your customer make an informed decision,” said Bodnar. “Technology has advanced in such a manner that we don’t have to just accept waste as part of doing business,” he added. “We know the building process impacts the environment and ecosystem surrounding the build site, so we don’t offer environmentallyfriendly building practices as an option. We incorporate those practices as a standard whenever possible. It’s a cost that we

ood sense tells us that any time we are making a large financial decision, it pays off to do our homework first. They also found that every age group is using the internet as a resource for purchasing a home, (even us baby boomers) with millennials, of course, leading the way. One of the first decisions that home purchasers will need to make is whether to go with a used home, versus a newlybuilt home, so one of the first resources to investigate would be those websites that provide information to help with that decision.
