Thank you for picking up this latest hard copy Powderlife magazine. Many of us are so focussed on screens these days, it’s nice that there’s still a place for good oldfashioned print. Rather than scrolling into the digital abyss, I hope you enjoy slowing down, flipping through our pages of curated content, absorbing the power of the photography and delving into the articles to give you more insight into Niseko.

There’s plenty more to Niseko than powder. Make sure you take a day off the slopes to discover some of the other treasures hidden beneath the snow and in other parts of Hokkaido.

SHIRAHIGE FALLS

Emerging from an underground river, Shirahige (White Beard) Falls partially freezes in winter creating a spectacular mix of frozen and cascading waterfalls. The turquoise blue of the Biei River below, however, is caused by aluminium minerals flowing from the volcanic Tokachi Range upstream.

Bask in the magical glow of 2,000 handmade ice candles at Jozankei Shrine, an hour’s drive from Niseko. It’s said that if you can carry a candle to the snow tower without it going out, your wish will be granted.

UKIMODO SHRINE

This photogenic vermilion pagoda houses a statue of Prince Shōtoku (574-672). A passing monk gave the statue to a landowner one day, telling him the village would become wealthy if he enshrined it. Just a short drive from Niseko, many foreigners have recently been buying land around the picturesque lake for summer retreats.

In the snowy winter months you will notice jizo statues dressed in warm, handmade coats, lovingly placed on them by local residents. Jizo (地蔵/womb of the earth) are made in the image of Jizo Bosatsu, guardian deity of children and travellers.

THE RECIPE FOR PERFECT POWDER

WHY GOLDILOCKS WOULD LOVE NISEKO

The pinnacle of champagne powder snowflakes is the stellar dendrite – the classic six-sided flake found on Christmas decorations the world over. Lucky for us it just so happens that Niseko resides in a Goldilocks zone where weather conditions are perfect for creating an abundance of these rare, natural wonders – the most prized snowflakes in the skiing world.

The reason stellar dendrites are so sought after is their dendritic (tree-like) branches. When they collide, these branches interlock and clump together creating what appear to be massive snowflakes, like chicken feathers falling from the sky. These are not singular snowflakes, but conglomerates of many interlocking flakes, causing them to puff up like down in a jacket. This is what makes Niseko’s snow so voluminous and deep, and creates that lighter-than-air feeling when we plough through fields of these dendrite-bonded flakes on skis and snowboards.

Two key factors dictate the formation of stellar dendrite snowflakes – temperature and the level of moisture in the air. They form in the upper atmosphere at temperatures between -10C to -20C. Any warmer or colder and the flakes turn into much-less-desirable hexagonal plates, columns or needles. The average temperature at resort level across Niseko United hovers between -5C to -15C for most of the “powder season” between December and February, which is the perfect temperature for the flakes to retain their dendritic form. Just like Goldilocks’ porridge, Niseko is not too warm, not too cold, it’s just right… And along with a unique mix of other conditions, makes Niseko’s snow arguably the best in the world.

ONE LAST CHANCE TO RIDE THE OLD CENTER 4

Niseko United is one of the only ski resorts in Japan where ski lifts are being upgraded. While no one will bemoan that fact, with a touch of nostalgia we note that one of our familiar old friends – the Ace Quad lift (Center 4) – will run its last lap this winter. The foundations have already been laid for the new 10-person gondola which opens next winter. In operation since 1985, the charming old quad chair is one of the first lifts people ride when they come to Niseko, and is especially memorable at night. The new gondola will be warmer, faster and more luxurious, but the memories of the Ace Quad for Niseko’s pre-2024 skiers will never fade.

NATURE IS LUXURY

A dining table carved out of snow, deer-skin snow lounges, your own personal chef, sipping champagne with friends and family by a roaring fireplace as Mt Yotei turns pink with the sunset. New Niseko-based, Japanese travel company Asyatt tailors bespoke nature-based experiences like this for visitors looking for something out of the ordinary. From pop-up outdoor living rooms to backcountry snowmobile skiing tours, these are some of the new high-end activities on offer in Niseko this winter.

Hanazono Ski Resort continues to offer more for guests on the slopes as well as off. For thrill seekers, Hanazono Zipflight hurtles riders up to 110km/hr down a 1.7km span. For those who want to take it a little slower, Hanazono’s new Diamond X Experience Tours can take you deep into Hanazono’s world-famous backcountry powder skiing terrain, no matter your age or ski experience. Board a rumbling snow cat and climb to the peak of Mt Weiss for a selfie, or try snow shoeing through the forest and enjoying a picnic en route.

INTRODUCING LUKE’S NISEKO STEAK & SEAFOOD FORAY

Setsu Niseko introduces another acclaimed restaurant to its multicultural F&B offerings this winter, its second since opening. Luke’s Oyster Bar & Chop House is a fan-favourite on the Singapore social scene, and Luke’s Alpine Club is its first foray outside the country.

Owner-chef Travis Masiero says, “The products and craftspeople of Hokkaido and Japan as a whole will be featured prominently.” Masiero recommends a version of their signature Steak Tenderloin au Poivre, perhaps preceeded by a selection of local and American oysters and their world-famous Jumbo Shrimp Cocktail.

Toshiro’s Bar is shooting for a spot in Asia’s 50 Best Bars with a spectacular new home inside Upper Hirafu’s Sansui Niseko this winter. No expense was spared to recreate the East-meets-West cocktail and whisky bar headed by awardwinning bartender and Niseko icon Toshiro Akinori. The ¥100m interior wasn’t ready for a photoshoot by the time we printed this magazine, so you will have to check it out for yourself. Our tip is to order the Smoked Penicillin (pictured) or Toshiro-san’s famous Ginger Gimlet.

NEW ABODE

Mame tops our list for best new dining experiences in Niseko this winter. On the ground floor of new Middle Hirafu condo Dharma Niseko (designed by Riccardo Tossani Architecture), Hideki Endo comes to the village following 17 years as executive chef at Nobu in Hong Kong and Matsuhisa in Paris. Complementing the food, the intimate interior by Atsuko Tossani brings together an iconic, powder snow-inspired chandelier floating above a Hokkaido ash tamamoku and kiso cypress counter.

The Flats is the coolest new urbanesque restaurant-bar to hit Hirafu, located on the top floor of Odin Place at the Hirafu traffic lights. Entry is by way of a ¥10,000 cover charge – designed to ensure a smaller crowd of refined clientele looking for premium hospitality. While away the après hours around their signature lounge, with exquisite food courtesy of acclaimed chef Shodai Onizaki, and drinks from an exceptional wine and liquor menu.

Lovers of “the old Niseko” will breathe a sigh of relief that the new owner of Yukoro Onsen will recreate the popular Lower Hirafu outdoor hot spring baths. With a renovation of the ageing building out of the question, prominent Niseko architect Makoto Nakayama was asked to replicate as much of the original onsen as possible, and add a restaurant to complement the site and add more life to the lower village. The onsen is scheduled to open in 2025.

YEARS SINCE FIRST TRACKS

From little things, big things grow... This year marks the 20th anniversary of the construction of Niseko’s first foreign-led development, “First Tracks”. Developed by H2 Group and built by WCH (West Canada Homes) in 2003, the unassuming little blue and cream, four-unit apartment block was sold to a group of Australian skiers following an extensive campaign to sell the idea of investing in a Japanese ski resort. It triggered the start of a development boom that literally transformed Niseko into one of Asia’s hottest new resort destinations.

Two new SISO (ski-in/ski-out) condo-hotels open onto the Grand Hirafu slopes this year. Crowning Hirafu Village, Muwa Niseko will allow guests to ski straight out to the Hirafu Gondola. It brings two new Michelin-pedigree restaurants to Niseko – one fine-dining sukiyaki, and the other Italian. A seventh-floor infinity onsen looking towards Mt Yotei will be available to guests. Meanwhile Niseko Kyo opens onto the Ace Family Run, offering 22 suites, most with a private onsen in each apartment.

NAMBA COMPLETES AN INCREDIBLE

15KM OF TRAILS IN FIRST YEAR

A bunch of passionate and visionary Niseko volunteers on a shoestring budget have got the wheels rolling on an incredible eco-tourism infrastructure project. Officially opened in September 2023, the free-toride Twin Peaks Bike Park in East Hirafu is the catalyst Niseko needs to transform it from a winter ski resort into a four seasons outdoor adventure destination –the “Whistler of Asia”.

It has to be seen to be believed, but 15.5kms of manicured trails now criss-cross more than 100 hectares of what was impenetrable forest in the Niseko backcountry a year ago. The trails are so smooth and gradual even beginners can ride them, while there are blue and black diamond trails for experienced riders.

Twin Peaks is the first stage of a masterplan that spans the five ski resorts as well as neighbouring towns, with further expansion plans next year. So far foreign developers, local companies and mountain bike brands have donated a majority of the ¥50 million (US$330k) in funds raised by non-profit trail builder NAMBA (Niseko Area Mountain Bike Association), with the government chipping in ¥8 million. More trail sponsors and significant government buy-in are now needed. Follow @nisekomtb to see the trail maps and follow the progress.

Next summer Hanazono’s ski-slope light-art installation Mountain Lights becomes even more spectacular. Along with an ethereal soundtrack filling the air, world-famous light artist Bruce Munro will add 1,000 colour-changing “Moon Blooms” to the top of the original display of 7,200 firefly plumes starting outside Park Hyatt Niseko. JOLLY FOX INTERNATIONAL: VISITORS VOW TO RETURN FOR NEXT YEAR’S EVENT

The second annual Jolly Fox International in August 2023 went down to the wire with visitors Sean Liao and Vivian Yang only securing victory on the final hole. Sixteen-year-old Liao was the youngest player in the field and this was his second year participating. “I think if you ask any of the participants they all feel they have to come back next year,” he said.

Coined “the US Open of Niseko”, the Jolly Fox Niseko franchise was spawned out of the peak of COVID lockdowns in 2020 as locals used the opportunity to socialise on the wide-open fairways. It uses an innovative tournament format with a focus on fun, but at the same time, serious competition.

Two-person teams are made up of a fox (a low handicapper) and a mouse (a high handicapper). The unique random handicap pairing system mean teams cannot rely solely on the skills of one golfer. Together they compete in a 54-hole tournament across three different round formats – Best Ball, Scramble and Alternate Shot. Hole-in-one and putting mini-competitions with prizes up for grabs are embedded along the way. A gala dinner at the prestigious Park Hyatt Niseko Hanazono caps off the festivities. BALL ROLLING ON RUGBY-AFFILIATED INTERNATIONAL SCHOOL

The founder of Rugby School Japan has secured land and outlined plans for an independent international boarding school in Niseko. The school will be based on a 224-hectare site on a hilltop-plateau just beyond the Hanazono Ski Resort, and will become the centrepiece of an educational village community of potentially over a thousand people.

As well as all the facilities expected of modern international schools such as playing fields, gymnasium and Olympic swimming pool, the community is also planned to include a music hall, housing, restaurants, shops and other services. Construction is expected to take place in phases over the next 5, 10 and 20 years, with opening dates pending.

Rugby School Japan (RSJ) founder Fei-Fei Hu said as well as an international school for local residents and boarders, it would act as an enrichment campus for students of the Rugby Schools in Japan, UK and Thailand, and others operated by Hu’s company CEA Group. “I think Niseko deserves an international school,” Hu said. “Niseko is famous for skiing, but adding a new perspective of ‘learning’ opens up unprecedented possibilities.”

Of Chinese origin, Hu was born and raised in Japan, and spent a decade working as an aide to the then Prince of

Wales in the UK (now King Charles III). CEA Group holds the rights for Rugby Schools in Japan, and has also founded two international education facilities in Tokyo.

Among partners Hu has enlisted to bring the school’s vision to life is long-time friend Shouya Grigg, a prominent Niseko figure who is renowned for creating visionary local architectural and conceptual projects.

The 800-student RSJ boarding campus, located in Chiba Prefecture 30 minutes from central Tokyo, opened in September 2023 with a gross floor area of 28,000sqm and a build cost of over US$100 million.

The thunderous, soul-stirring beat of Japan’s taiko drum echos through Niseko United today more than any other ski resort in Japan – and it’s all thanks to one man who said he started drumming in his mother’s womb, more than 100 years ago.

“My family’s religion is the Nichiren sect of Buddhism,” explained the late Rokurou ‘Roku-san’ Takada when we interviewed him in 2008, shortly before he passed away at the age of 96 in 2010. “While we chant a sutra, we play a fan drum. So I always heard those rhythms when my mother was chanting, and was probably drumming in her womb.”

Roku-san is revered as one of the most loved characters in local history. More than 1,500 people attended his 2010 funeral, the largest gathering ever reported in Kutchan, and there is a statue erected in his honour outside the train station.

The taiko drum has been designated an “intangible cultural asset” by the local town of Kutchan. Taiko is taught in local schools and is at the forefront of the region’s international promotion, regularly providing the soundtrack to promo videos for the towns and ski resorts.

Thanks to Roku-san visitors to Niseko can experience this once-in-a-lifetime cultural experience during their stay. The local troupe Roku-san founded, Koryu Yotei Daiko, plays regularly in Hirafu and at special events across Niseko United throughout the winter. Hokkaido’s native “ezo shika” deer population has swelled to plague proportions following the decline of the indigenous Ainu people’s hunting practices and the eradication of the island’s wolves. With mass culling now required across the island, Satoshi Kamata is making use of ezo shika hides in a uniquely Niseko fashion – creating custom-made gloves and mitts for skiers and snowboarders. Gloves are tailored to each customer, with palm and fingers measured precisely to ensure the perfect fit. “Deer leather is so soft it really fits your hands,” Kamata-san says. “With the number of foreigners in Niseko I decided I should make custom-fitting gloves to suit all different hand sizes, and also something that truly represents Niseko.”

Niseko’s four seasons and cultural history provide endless inspiration for the Kitajima family’s glass art. They use an intricate combination of etching and sandblasting to create seemingly three-dimensional designs on all manner of glassware, from sake and wine glasses, to bowls, dishes, urns and lamps. The patterns bring to life winter’s snowflakes, the sakura cherry blossoms of spring, late summer’s leaping salmon, and the burning red of momiji maple leaves in autumn. Their work is regularly exhibited in department stores across Japan. Visitors can design and sandblast their own creations at their gallery and workshop in Higashiyama, near Niseko Village Ski Resort.

Otaru Art Base is a collection of five historic buildings located on and around the picturesque Otaru Canal, which is lined with old stone warehouses that have been converted into cafés and restaurants, and is illuminated by flickering gas lanterns in the evenings. The Nitori Museum of Art houses a permanent exhibition of Japanese arts and crafts including paintings, wood carvings, ceramics and Japanese swords. JOMON: UNEARTHING A NEW HISTORY OF JAPAN

Long before the age of the samurai; before Hokkaido’s indigenous Ainu people; before the Mongols, the Romans and Greeks; before even the “dawn of the civilisation” in Mesopotamia, lived the Jomon.

Living in organised societies along much of the Japanese archipelago, the Jomon found their home here as far back as 15,000 years ago. This littleknown history is quietly being unearthed and pieced together by a group of passionate and hard-working Japanese archaeologists. In Hokkaido, there are several known Jomon archaeological sites that have

been carefully exhumed and studied, several of which are open to visitors.

The Jomon are perhaps most famously known for their “dogu” sculptures – clay figurines depicting humanoid forms decorated with intricate patterns. Today, the best place to discover more about this fascinating “new” history is the Hakodate Jomon Culture Centre, an architecturally striking museum built alongside the ancient Jomon settlement of Kakinoshima, about two hours drive from Niseko. Somoza Gallery, just beyond the Hanazono Ski Resort, also has several Jomon artefacts on display.

LEAVE NISEKO MORE BEAUTIFUL THAN WHEN YOU ARRIVED

Balneotherapy is the word for the treatment of ailments by bathing in mineral springs. Japan’s onsen (hot spring baths) are categorised by law into 10 types of water that have proven medical benefits. Of these, Niseko’s onsen contain seven.

One of the most prevalent minerals in Niseko’s onsen is enkabutsu-sen. These salt, chloride and sulphate minerals help the body retain heat, which is perfect for treating muscles tired from skiing. Fortunately for fairer visitors to Niseko, they also have a moisturising effect on the skin and are said to make one more beautiful. One onsen – Onsen Yukichichibu – also has a mud bath, from which mud can be picked up off the bottom and used as a skin and face pack (sorry lads – it’s only in the female onsen).

Higher up on the mountainsides in Niseko, another prominent onsen mineral is iou-sen – sulphur. The next mountain along from Mt Annupuri is Iwaonupuri (or Iounupuri), which was originally a sulphur mine. Iousen springs give off a pungent egg-like smell which you may have come across while skiing in the backcountry around Iwaonupuri, and even on the Onsenzawa ski run of Hirafu, just above the Welcome Centre. The water in iou-sen baths is often cloudy or milky, and is good for the treatment of acne and other skin conditions.

A Gentem Trip Across Hokkaido’s Top Ski Resorts

What could be more fun than reuniting with old friends after an extended separation, loading up vans with boards and gear, and heading off chasing powder around Hokkaido... especially when your friends just happen to be some of the founders and icons of the modern Japanese snowsurfing movement.

That’s exactly what Jackson Hole-based Patagonia Ambassador and Gentemstick prorider Alex Yoder did as soon as Japan’s borders opened and Hokkaido’s mythical powder snow buried the island once more in the winter of 2022/23. Yoder first snowboarded in Japan in 2014, where he discovered an unexpected and welcome synergy with the mellow, soulful style of his new Japanese mentors and masters of their art. He went on to visit every winter thereafter, forming an almost spiritual bond with Niseko and his adopted Gentemstick family, until COVID struck and drove an invisible wedge between him and Hokkaido.

Gentemstick was founded by Taro Tamai in the 1990s, and fine-tuned over the following decade in partnership with a pioneering crew of snowboarding disciples who carved their

freestyling signatures into fields of untouched powder right in the middle of Grand Hirafu –day after day, winter after winter. While Gentemstick was born in Niseko, the beauty of Hokkaido is that there are dozens of resorts within half a day’s drive that those in the know can cherry pick and hit at short notice. After reuniting with Taro, Yoder tag-teamed with various characters among the extended Gentemstick family on a two-week “Gentem Trip”, sponsored by the Hokkaido Ski Promotion Council, to rediscover the island’s top ski resorts.

My first time experiencing the magic of winter in Hokkaido was at Annupuri, and ever since I’ve spent most of my time in Japan riding in Niseko. I was lucky enough to join turn-master Okada Osamu for some high-speed, deep-carving night sessions at Niseko Village. We then had an unreal morning on the immaculate groomers at Hanazono with some of my all-time favourite riders – Kenichi Miyashita, Takuya Harayama, and Ingemar Backman – that was followed by some powder hunting over at Grand Hirafu. With the abundance of amazing slopes, it would be impossible not to have a good time there.

A day with the Yogis! Yama-san or “Orange Man” (Kazushi Yamauchi), Sharkboy (Hayato Doi) and JR (Kazumasa Yamada) have long inspired me to live more happily. They are legendary Hokkaido snowboarders, but more so legendary individuals who live fully in each moment. Our first run at Kamui, also with Haru (Harumi Yamauchi), was one of the longest groomed slopes I’d ever been down. It just kept going forever and without a single seam or bump. Following their line, finding little powder stashes, and smiling the whole way down, was like playing in a snowboarding symphony.

Linking up with Hidehiko Wajima was at the top of my list for this trip. Waji rides unlike anyone I have ever seen before, so compact and fully committed to each and every turn. I couldn’t have asked for more than to have him show me around Rusutsu for my first time. We got lucky with a fresh 24cms overnight (as is typical of the area) and spent all day finding unbelievably steep sections and gullies to play on. We even found a little rainbow shaped tree that caught our eyes – Waji shot under it while I rode over the top. Timing that stuff rarely works, but that was a special day and when you’re having so much fun it seems like everything usually does.

I think it will be a while before I forget the tree runs at Kiroro. Riding on soft snow through a forest anywhere in the world is an incredible experience, but something about experiencing Kiroro for the first time made me wonder if I was dreaming. With surprisingly steep sections, wind lips and plenty of untouched snow, the fun kept coming and I can’t wait to go back.

我想我會過一段時間才會忘記在Kiroro的樹林穿梭。

It was just Gentem 2IC Domi Churiki, my buddy Wade and I riding at Teine and without much new snow the previous night it was a perfect day to mount up my new XY 153cm – a board I choose for days when it’s not quite as deep and I feel like trying to fit into tight pockets of terrain. I couldn’t have made a better choice because Teine’s slopes were full of exciting banks, rolls, and side-hits for me to have a blast on all day.

Chasing snow around Hokkaido means you need to be ready for just about any scenario on any given day. With plenty of fresh snow days in the resorts, we also found ourselves searching for the perfect turns in the backcountry – either waiting for the resorts to reset, or just enjoying some soul time in the mountains. Beyond the bright lights and deep powder of the famed Hokkaido resorts is a land of uncharted frontiers. While many visitors to Niseko spend their time getting drunk on champagne powder, there’s another side to the Hokkaido story. One untold. One still being written.

This is a story of discovery, adventure and adversity and it’s one that can only be told by some of the island’s most hardened locals, and most determined visitors. This is the story of the search.

The search is driven by endless wonder – adventureseekers gazing out to ridge lines endlessly folding over each other, keeping Hokkaido’s hidden secrets from view. Peering towards the largest, most foreboding and impossibly distant peaks, standing defiant amongst the mountain chains of central Hokkaido. Staring at singular volcanoes that rise from land and sea, enticing discovery, warning of disappointment.

The search is an undertaking to find the hidden gems of skiing in Hokkaido. The steepest descents, the biggest pillow lines, the unridden peaks… seeking to be the first to discover the unknown and uncover the unseen, while charting new frontiers on this wild, volcanic island. HOKKAIDO’S HOLY GRAIL

Riding pow beneath the lifts of Hirafu you can stop, look up, and see the peak of Mt Yotei – a majestic, picture-perfect volcano. What you can’t see is the immense caldera of powder at its crown. Instead of looking up from the slopes of Hirafu, you could start your morning at 5am and endure the five-hour hike to the summit of this iconic mountain. Weather permitting, you could then be dropping into the crater with just a handful of others in perfect, untracked snow, riding deep into the bottom of a volcanic caldera some 1800m above sea level. If you start at 2am, you might be able to lay claim to first tracks – as long as you can stay ahead of your dog.

With several well-known pillow lines documented by international film crews, what remains to be discovered is even more exciting. Hokkaido receives an uncanny amount of super-dry powder snow, which creates some of the most incredible “snow mushrooms” on the planet. When these form in sequence you get magical powder pillow lines – something professional riders all over the world dream about. Here are three – the famous Hokkaido five-stack and a couple that are a little more off the beaten track. With an island blanketed by pillow-forming perfect snow, surely we haven’t seen them all yet.

Riding big mountain lines is rarely associated with ocean or lakeside views, but in Hokkaido this is something that can be experienced in several places around the island. With a huge annual snowfall right down to sea level, consistently cold temperatures and a myriad of mountains, powder turns can often be found with blissfully scenic backdrops overlooking volcanic lakes, or an ocean expanse all the way to the horizon.

Several peaks stand above and beyond all others. In the deepest reaches of the Daisetsuzan mountains, or on the most remote of Hokkaido’s islands, the search drives us on a journey of discovery. From the wild spines of Rishiri Island, lashed by arctic winds and a peak that rarely welcomes visitors, to the deep valleys of Hokkaido’s central mountain core, hidden by clouds and wisps of smoke from the volcanic heart beneath. HakuSteak is a modern steakhouse that celebrates the flavours of Hokkaido. Located within the private and luxurious HakuVillas, guests are taken on a journey through the very best of Hokkaido produce. Enjoy seafood from the bountiful oceans surrounding the north of Japan, local vegetables from the fertile soils at the base of Mt Yotei and the highlight of the menu, the exclusively sourced, Shiraoi A4 wagyu beef.

The HakuSteak course menu combines these world class ingredients and infuses them with influences from Shanghai to London to the Mediterranean. The restaurant’s most famous dish, the HakuSteak, is a generous portion of A4 wagyu, seasoned with truffle, pepper and Himalayan salt, finished in a Josper charcoal oven. Imported from Barcelona, the oven engulfs the steak in flames of over 600C and creates a crisp, Chicago-style charcoal layer on the outside, while leaving the interior soft and buttery.

Italian restaurant NisekoBion is headed by European-trained chef Naoki Matsuoka. NisekoBion is located in LodgeTONY Niseko, nestled alongside the forest of Izumikyo in East Hirafu. It has been an overwhelming favourite on the Niseko dining scene since opening in 2017.

Chef Matsuoka was born and raised in Chitose, and has worked at restaurants in Singapore and Tokyo. Before that he trained for many years in France and Italy. He has been running "Ristorante e Caffe Nao" in Chitose City for more than 20 years, but has alays kept an eye on the world-class international ski resort of Niseko. Thanks to the support of loyal fans who continue to be impressed by Matsuoka-san’s Italian style featuring only local Hokkaido produce that can never be tasted anywhere else, he decided to open a restaurant in Niseko.

Chef Matsuoka's speciality is meat grilled over wood fire and charcoal. Carefully selected Hokkaido Kuroge Wagyu beef, venison from female deer, and porchetta pork are baked soft and juicy over charcoal, while taking advantage of the smoke flavour of the firewood. His more than a quarter of a century of experience guarantees the perfect taste.

Chef Matsuoka's cooking style at NisekoBion is different from the orthodox Italian, and Japanese taste is abundantly incorporated. Hokkaido Kuroge Wagyu beef is served with mountain wasabi, oma tuna is served with Hokkaido sea urchin, and matcha tiramisu is served in a square, wooden masu sake cup at the end of the course. Chef Matsuoka knows Hokkaido and is sure to use only the best local seasonal ingredients. Therefore, at NisekoBion, there is no a la carte menu, only course meals because he pays close attention to sourcing the best ingredients that can be purchased at specific times. In addition to French and Italian wines, we also offer a lineup of rare Hokkaido wines such as Domaine Takahiko and Norakura.

Perched high on a ridgeline overlooking the rolling hills of Hanazono, the inspiration for Tsubasa (翼) is obvious.

Meaning wing in Japanese, Tsubasa’s owners envisioned a place where they could enjoy the natural beauty of the Niseko landscape. “We wanted the house to embody the peace, serenity and freedom of a bird in flight.”

The residence was designed by Riccardo Tossani Architecture, who also designed the masterplan for Hanaridge Estate in which it resides. The five-bedroom, three-storey home sits atop a steep slope, and cascades down from street level to present a low profile to the neighborhood.

The house itself is split into two reflective wings, responding to divergent view axes towards Mt Yotei and Mt Annupuri. The entire residence is covered by a sublime roof with a curved pitch that flows out to the extremities of each wing and the deep eaves beyond.

In the Yotei wing, the dining room and kitchen sit above the master bedroom suite, and an expansive onsen (hot spring) bathing room at ground level. In the Mt Annupuri wing, the living room sits above a second master bedroom suite, with a yoga studio and gym below. At the lowest level, an outdoor hot-spring bath (rotenburo) projects out into the forest.

Entrance to the residence is by way of an elegantly appointed wind lock, with built-in seating and concealed access to a two-car garage via a coat and drying room. Wide steps cascade down to the living room, past a free-standing fireplace and large bay window looking out to the forest.

“We personally feel that the unique entrance really sets the tone for the house,” says the owner. “The spaciousness, the abundance of natural light, the stone of the indoor and outdoor onsens. It really represents how we want the house to feel – relaxed and quiet, the ultimate place for mental and spiritual exploration.”

Bathing in a hot spring bath while stellar-dendrite snowflakes fall around you is undoubtedly one of life’s most unique, decadent experiences –newfound to many foreigners skiing in Niseko.

However, not many foreign homeowners in Niseko to date have added classic Japanese outdoor onsen to their properties. A rotenburo (outdoor onsen bath) surrounded by boulders was a core requirement in the schema of Lower Hirafu residence Snow Creek. “One of my most memorable onsen experiences was sitting in an outdoor hot spring while it was snowing,” says Snow Creek’s owner. “I wanted to recreate that experience in my own home, including the natural look of stones surrounding the bath.”

Snow Creek is the holiday home for a family who lives in the US and aims to

visit Niseko twice every winter. As well as multiple activity areas for the family, such as the billiard room, movie room and gym, an indoor pool for the kids to swim in after skiing was an essential inclusion. “Our kids love to swim after a day on the slopes.”

Beyond the family utility of the home, the third floor living and dining area offers one of the most spectacular entertaining spaces in Niseko, perched on the edge of the Lower Hirafu cliff. Architect Kenichiro Endo says his architectural theme aimed to maximise views of both Mt Annupuri and Mt Yotei by eliminating external structural walls and columns.

“We wanted high ceilings with big windows throughout to maximise the view and lighting,” says the owner. “I love the view from the living-dining room – it was even better than I expected it would be.”

The homeowner was heavily involved in the project’s development. Interior design was lead by interior designer Valeria Pola, working closely with project manager WCH (West Canada Homes) to make detailed material and design choices.

WHEN AND HOW DO I PAY THESE ON-COSTS?

2. Stamp Duty on Registration is a tax to register the preservation or transfer of ownership and is calculated on the goverment assessed valuate of the land and the building. It is currently taxed at 1.5% of the assessed value for land and 2% for building.

HOW MUCH IS THE PROPERTY ACQUISITION TAX?

Property Acquisition Tax is levied on the sale of the property at the rate of 3% of the government assessed value. A notice will be sent within six months after the settlement of the purchase. H2 Christie’s International Real Estate can handle payment on behalf of buyers.

HOW MUCH IS THE FIXED ASSET TAX?

Fixed Asset Tax is levied annually on both land and buildings at the rate of 1.4% of the government assessed value of the property. The tax is pro rated at the settlement and will be paid to the seller.

KUTCHAN’S NEW DEVELOPMENT GUIDELINES

From October 1, 2023, Kutchan Town implemented an updated landscape code. It sets out guidelines on how new buildings and land developments can be carried out in and around the Hirafu and Hanazono resorts. In most areas, the ability to build and develop in the town is somewhat capped, limiting the volume and size of developments in the area, especially with regards to hotels.

The background behind this change is to tackle three issues that have surfaced in Kutchan Town over the past 10-20 years, specifically: i) over tourism; ii) water supply and other infrastructural limitations (sewage, traffic); and iii) loss of forested area.

While encouraging sustainable tourism growth is vital for the region’s economy, the town’s rationale is to introduce more quality-centric hotels, instead of quantitycentric hotels. The definition of qualitycentric is more or less defined as low-rise accommodation with reduced capacity, with the town citing model examples such as Zaborin (in Hanazono), Fufu

Kawaguchiko, Amanemu Ise-Shima, and Hoshinoya Karuizawa.

The main difference that the new guidelines will introduce is a distinction between zoning for hotel accommodation developments. On the adjacent map the orange highlighted areas represent the Base Zones, which are designated to centralise high-density hotel accommodation.

Meanwhile, the green highlighted area is the Conservation Zone, where guidelines have been introduced to regulate future hotel development by volume, measured by both footprint and bed count.

This map highlights the two major areas of change. But this is further broken down into another two smaller zones, each with slightly different guidelines depending on their relationship to the resorts.

BASE ZONE:

Upper Hirafu, Hanazono and Weiss areas

- These are resort hubs, where mid-tohighrise accommodation, retail and entertainment are centralised.

LOW-RISE ZONE:

Middle and Lower Hirafu, Route 343 corridor between Kabayama Elementary School and St Moritz Bridge

- The function of the guidelines in these areas aims to ensure lower density development while supporting the prosperity of the resort areas.

MAINTENANCE ZONE:

The rest of the Hirafu Area, Country Resort, North Hills and East Iwaobetsu

- The guidelines aim to protect the natural landscape in these outlying areas while still allowing the development of lower density accommodation.

CONSERVATION ZONE:

The rest of the Kabayama and Hanazono areas, plus the Route 343 corridor from the Route 5 intersection to St Moritz Bridge

- This zoning aims to preserve abundant forest and agricultural areas while allowing for low density development.

SPECIAL USE RESTRICTION DISTRICTS

Adding to the implementation of the four new zones, the town is revising Special Use Restriction Districts, which regulate the development of high-density accommodation in the Maintenance and Conservation zones. Based on the size of the land, there are three tiers which dictate the building footprint and bed number allowable for developments.

The biggest real estate news this winter is the completion and opening of Muwa Niseko – now Hirafu’s premier ski-in/ski-out condominium. What’s even more interesting is that its South Korean developer Hanwha reports Japanese nationals represent the largest number of buyers to date.

Niseko real estate-watchers will know that over the past two decades of Niseko’s property market growth, Japanese investors were in the minority, and international developments have sold predominantly to foreign buyers. Two properties bucked that trend – Park Hyatt Niseko at Hanazono and Hinode Hills at Niseko Village. Both were marketed by Mitsui Fudosan – Japan’s largest real estate agency.

The lead agent for Muwa is Niseko Real Estate, Niseko’s first international agency that has traditionally focussed on the international market. Another

property NRE marketed through COVID, Setsu Niseko, also saw a spike in Japanese buyers. The significant engagement of Japanese buyers by a local, foreign-owned agent marks a notable turning point in the interest Japanese investors are paying to Niseko.

COVID appears to have been the critical catalyst. With international borders closed, Niseko’s tourism agencies and international businesses turned their marketing and advertising attention towards the Japanese market. Through COVID and out the other side, the popularity and awareness of Niseko as a tourism and investment destination amongst domestic consumers no doubt increased, evidenced by sales in Muwa, and as reported across the Niseko real estate market and tourism figures.

Japanese tourism and investment is a welcome, and indeed vital, addition to the modern Niseko story – it is

yet another, and perhaps the most important fundamental that will ensure Niseko’s sustainability into the future.

NISEKO BREAKS GROUND AT THE TOP OF HIRAFU

The piping and infrastructure of Niseko’s original onsen have been refurbished as one of the first stages of development of Hoshinoya Hütte Niseko this year. The “modern Japanese meets European alpine luxury” condo-hotel is being developed at the highest point of Upper Hirafu Village on the historical site of Niseko’s first onsen hotel, Yamada Onsen, which opened in 1897.

Hoshinoya is one of Japan’s most prestigious luxury hotel brands, with six properties in Japan (including Hoshinoya Karuizawa pictured), and two overseas. Hoshinoya Hütte Niseko will be the first in a ski resort, although current Hoshino Resorts CEO Yoshiharu Hoshino is a passionate skier.

Hütte is the German word for hut and developer Zekkei says the location at the uppermost point of Hirafu inspired the name. “The idea is that it’s like a cosy wooden hut on top of a mountain, where mountaineers find shelter, warmth and friendship. The peaked roofline (pictured below right) represents huts and lodges in a mountain village, with lots of timber and alpine materials. It gives a sense of adventure, where people can gather in the warmth after a day in the mountains. So that atmosphere is what we feel this location represents – a luxurious sanctuary for skiers at the very highest point of Hirafu.”

The six-storey building will have about 60 units ranging from hotel rooms to 4-bedroom apartments, and include five penthouses. A standout feature of the condo will be an expansive, mixed-gender rooftop onsen pool overlooking Hirafu Village towards Mt Yotei. Completion is expected in July 2027.

LATEST PLANS FOR HANACREEK ONSEN ESTATE REVEALED

Apex Property’s latest Niseko development, Hanacreek, has commenced Phase 1 of development. An onsen-connected land subdivision designed by Riccardo Tossani Architecture, Hanacreek Phase 1 sits on 16ha adjacent to an earlier AP/RTA onsen estate, Hanaridge. Of Hanacreek’s 17 available land plots, six were under contract at time of print in September 2023. Sales launched for Onsen Houses and Onsen Townhouses designed by Hikohito Konishi Architecture HAI in December 2023. Onsen Apartments designed by RTA will go on sale in December 2024. A clubhouse designed by RTA will contain wellness facilities, a swimming pool, gym, pickleball courts, rooftop garden and a public-access café, deli and restaurants. A condominium-hotel designed by RTA will contain 30 studio and 1-bedroom apartments, the latter with private onsens, and a public-access Japanese fine dining restaurant.

Riccardo Tossani Architecture has been asked by Apex Property, supported by other Hanazono property developers, to create a plan to link Hanazono with Kutchan Town. The primary element is a proposed sidewalk on the Hanazono access road, while the plan includes various bicycle, mountain bike and walking trails in and around forest land between the resort and town.

Long before five-star hotels and Michelin-starred restaurants, Lady Ivy Wu and husband Sir Gordon Wu happened upon Niseko’s quaint villages in the mid-1990s. This year the Chalet Ivy brand broke ground on its third Hokkaido property, Chalet Ivy Weiss. Chalet Ivy Weiss will be a year-round hotel that combines elements of its Hirafu and Jozankei properties. The eight-storey hotel will include an all-day restaurant and ski rental shop. The seventh floor will be home to a gym and spa with an infinity onsen pool, while a lounge with panoramic views will occupy the top floor.

The developer of the Lower and Middle Hirafu Pension Village has been sold to Golden Resources Development International. Izumikyo was active in Niseko before the bubble years and was developing and selling properties when the resort went through its first boom, focused on the thengrowing domestic ski market. As well as central Hirafu, it pioneered the development of the East Hirafu Izumikyo precincts and Country Resort estates. Golden Resources plans to develop the acquired land and properties into a “retailtainment” destination.

Hirafu is the beating heart of Niseko – a bustling, old-meets-new, East-meets-West resort village unlike anywhere else in the world.
